He walked us through all of the services he provides and the cost and answered all of our questions in detail. Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. It says you waive your right to be compensated above the inspection fee if they are negligent!! Do not sign! Do not use their services!!! UPDATE!! Based on owners response: The owner didn't refer me to his insurance as he claims. He referred me to his lawyer, who stated they were not obligated to pay me for their negligence. They will only return my inspection fee if I sign a release form. Mark, please don't make me post the release form next. Finding a vendor that can 'do-it-all' was a head-pulling process until I found Mikhail (he goes by 'Michael') who said yes to all three. He showed up on time, immediately ran a ground scan performing the oil tank sweep, thoroughly went through the house for the inspection, and left a radon test kit in the basement to collect an air sample, all for about two hours. Very next day, I received three reports at 9pm: 1. Inspection 2. Termites 3. Oil Tank Sweep Currently awaiting a radon test result. Since collecting a sample takes two days and the sample has to be shipped to a lab, several more days are needed. He's done a great job and I highly recommend hiring him for your due diligence. They listened to my concerns about the toxic mold growth on my walls following a water leak, and came out the next morning to do air and surface sample testing. The next day they had lab results and emailed me detailed PDFs with the lab report and their recommendation protocol for mold remediation. Ryan also called me to talk through their findings. Powers Environmental LLC is third-party and independent, so hiring them prevented a conflict of interest with the mold remediation company. My situation was particularly complicated, because I wound up having problems with one remediation company and switched to another, and everything had to involve the property managers. There was a lot of disagreement between the property managers and me, and Powers Environmental LLC went above and beyond in helping explain the dangerous mold situation and remediation process to the property management company. It was a multi tiered process, and I felt so protected knowing that Powers environmental 100% had my health and safety as their sole priority. I watched Ryan work when he came for the clearance testing, and I appreciate his methodical and detail oriented approach. I wish everyone was as conscientious about testing and following biosecurity as this company is. He showed up as scheduled and without wasting any time, he went straight to work. He used this handheld machine and tested different random painted areas. There was no need for me to follow him around and I just went on to do some work while waiting. He finished after about two hours plus. There was no moving of furniture needed on my part, or at least he did not ask me to. It was done just about the length of time he had advised me of. I received the paperwork and the report afterward via email. It was very detail and exactly what I needed. He was easy to work with. I found him to be both knowledgeable, thorough and professional. His fee seemed reasonable which was of similar rate as other contractors I had talked to before. I would certainly recommend him for the lead paint inspection.
