Phil was a great inspector from start to finish. The first time I called him he asked for a bunch…read moreof details about the house and immediately started walking us through what he will be taking a look at given the age of the house. He walked us through all of the services he provides and the cost and answered all of our questions in detail. Other inspectors gave very brief descriptions of services provided, so we felt more comfortable going with Phil. We had the general inspection, wood destroying insect, radon, sewer camera, and oil tank sweep all done through Phil. On the day of the inspection, we were half an hour early but Phil was already there looking at the exterior of the house. He explained his process and invited us to shadow him and ask questions about anything we didn't understand. He was very detailed in his inspection, and took the time to explain to us any issues that needed immediate attention. The inspection lasted almost 4 hours, which I guess is uncommon because both real estate agents thought it would only take 2 hours. We closed on the house last week and have used the report a number of times when hiring contractors. Phil pointed out some structural issues in the basement which we are now getting fixed, and are slowly working through the rest of the items in his report. His detailed report makes it easy for us to send to other contractors so they know the scope of the issue. We would highly recommend Phil for any first time homebuyer with lots of questions about their new house!

Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

The crews showed up on site, when he stated they would and worked straight until they completed the entire job, including Saturdays. Their attention to detail, was incredible, they even went as far as matching the color of the gable vents to the new siding vs the standard white vent on every other home. All holes and corners were filled or caulked with color matched caulk. Every fixture had a white mounting block installed. They used high quality material and the installation was spot-on. At the end of the job, Pete did a full walk-thru with us and identified a couple minor 'punchlist' items. His crew came back the next day to address the issues. Pete even sent his guys back a few months after their contract was complete to add a dryer vent on our addition that I forgot to ask for while they were here. Their estimate, contract, and payment terms were clear and fair. We are very satisfied with the work completed by PJ Sullivan Exteriors and the timeframe in which it was completed. I signed a contract with Peter Sullivan, PJS Builders on Feb 27 with a start date of March 18 and gave Pete a deposit of almost $10k He was quick to come and get a check After a multitude of excuses he finally had his guys show up on May 1. They did 1 day of work and almost covered the deposit. 9 interior doors. primed. I had to call over and over to get a hold of Peter and schedule the work. Needless to say they were over 6 weeks past the start date After the 1 day May 1st ALl I kept hearing was they were backed up with other jobs and a million excuses. We were finally going to schedule July 8 but AGAIN a multitude of excuses like this 1 Peter: We are still working off our back log of work. We are going to be back on schedule with everything in about 2 weeks. However, my best install crew goes on vacation 7/27 until 8/12. So now its ANOTHER 6 weeks so from March 18 we are now mid August 5 months later with only 1 day of work done. Finally I had enough and got the difference in my deposit back and had then change a lock which they installed improperly STAY away from this guy/company. He says 1 thing and does another. NO regard for the customer. From I'm away on my 60th bday golf weekend in Vegas. to I have diverticulitis, to we are backed up. I have never heard so many excuses before. We finished inspection of a 5000sq ft lot house in 2.5 hrs. Got the report the next business day which was a Monday. I have nothing to complain about with these guys and for sure i will get them to do more services in the house in the future.
