We had a short 10-day contingency window for our escrow, to improve the odds that our offer would be accepted. We were willing to do it without a loan, but it would have been bad financially. My financial advisor was pushing hard for me to get a loan with a large lender, so I applied with them too. But they didn't care about my 10-day window. They didn't tell me about my credit freeze, probably because they hadn't run my credit yet. Turnaround for answering my emailed questions about early payoff and ARM timeline was two days. They must have bigger deals to attend to than a homeowner loan. Go with a local person who cares.
