We made the time-sensitive nature of the matter clear from the beginning. The problem was not that Anne Arundel County controlled the recording process. I understood that. The problem was the communication and follow-through from the company we paid to handle the process. After the deed was rejected because FY2027 taxes and charges had become due, I learned about the problem through my own follow-up rather than being proactively notified. I repeatedly had to initiate calls and request updates. Eventually, I escalated the issue to the attorney. To his credit, he acknowledged the communication failure in writing, stating: "On communication, you're right and it's on us." Despite assurances that the situation would be monitored, I ultimately found myself personally communicating with Anne Arundel County, explaining our federal relocation circumstances, requesting assistance with expediting the matter, following its progress, and eventually going to the county myself to obtain the recorded deed. The attorney himself was professional and pleasant to work with. My issue is with the service and follow-through after the documents were signed. When I pay a professional company to handle a deed preparation and recording, I do not expect to spend this much time doing the follow-up and legwork myself. That experience left me seriously questioning what value I received for what we paid. Based on my experience, I would not use Maryland First Title again for any matter, and I would not recommend them to others.
