Update: I believe the owner has handled this situation with arrogance and intimidation. Yes, we…read moresigned the papers--It doesn't surprise me that he would try to rehash everything publicly rather than take some constructive criticism. I only intended to leave an honest review of our experience with IBA. I stand by my one-star review. As our broker, their job was to represent us and get us the best deal possible--not just push a deal through. The buyers already had their own agent. It became clear that closing the transaction quickly was the priority--not our best interests. That's not just poor service--it's unethical. Mortgage lenders need to know whether they're financing a home or a business. Blurring those lines to push a deal through isn't just questionable--it's potentially harmful. We were not properly represented, and we paid the price for it. I recently posted an honest review about my experience with IBA and noticed they still have a 5-star rating. I probably wouldn't have checked back--except I received a letter from an attorney representing IBA. Here's what it said: "They are chagrined that you posted an online review of IBA suggesting otherwise, and we demand that you remove the review you recently made of IBA NW Business Brokers on Google." To be clear, I shared a truthful account of my own personal experience. I did not name the broker involved, nor did I exaggerate any details. It was a simple, honest, one-star review summarizing what was, for me, a very disappointing experience. I don't appreciate being pressured to remove it. A company that can't accept fair criticism without resorting to legal threats raises serious concerns. There are many business brokers in the Northwest--I'd encourage others to do their research and choose one who values transparency and accountability. Original review: I recently worked with a broker from IBA to sell our business and home together, as the business operated on our property. My daughter and I had one chance to sell the small business we built and dedicated ourselves to for ten years, and unfortunately, we were met with disregard and a lack of respect throughout the entire process. The very first interested buyers ended up purchasing it. While it turned out to be a great deal for them, it was not in our best interest. We felt misled and unsupported from start to finish. If you're a small business owner, I would strongly caution against using this firm. In our experience, their practices were misleading and did not prioritize our needs as sellers.

They recently sold a property and upon involuntary termination didnt pay out any severance or bonus compensations and only referred EAP. This company doesn't care about their employees or residents. Residents go without appliances, water, electric, A/C, and other proper necessities. Employees go without correct routine, property management (leaving the residents fully to maintenance technicians), lack and inconsistency of communication, and a catastrophic employee overturn. THE VERY WORSE place to put yourself. Is with any Cushman & Wakefield organizations.

Matt wasn't the lowest rate, the highest sale volume, nor did he cite a substantially higher sale price. But his recommendations on prep/staging/marketing; his full-service, detailed, and organized approach; and our ability to speak honestly about expectations really stood out. We also appreciated that he recommended ways to highlight the unique touches in the home, rather than (literally) whitewashing everything as some other realtors advised. His approach magnified the things we loved about the home and the care we put into maintaining and improving it. We were out-of-state during the majority of the sale, and relied on Matt and his team very heavily for sale preparation. He made proposals, got quotes, and oversaw work. Matt was upfront about whether he thought each suggested improvement would pay for itself, and actively advised against changes other realtors had suggested that he didn't think were worth it. He was always clear that it was our decision and also happily accommodated us doing some of the work ourselves. Because of his and his team's diligence we were able to hit our target list date, with a house that was shown in its best light. The local market had become more uncertain: markets were softening and a similar house down the street was sitting on the market after weeks, despite a price drop. We adjusted our intended list price (still within his initial range) and our expectations, but Matt remained confident in the home and how it would show. We got an under-asking offer early, and Matt went into overdrive to solicit additional offers. Ultimately we got a very attractive at-list-price offer, the house went pending within a week of listing, and we had a very smooth closing experience. There's always luck involved, but we expect that with most other realtors it would have more work for us to get the house on the market and the sale price would have been lower.

Every project we take on as a building is slowly addressed. Do not recommend them for managing a condominium.

We reached out to Shelly more than a week ago asking about some trees their landscaper had butchered outside our home. She responded, in part, that they'd grow back. We also took the opportunity to inquire for the first time about the "temporary" Ram Board flooring that South Lake laid down in the foyer of our place, after some flooding in our building. It's been there for MONTHS, and has of late been tearing and bowing and creating a hazard and generally making the otherwise very nice building look like shit. Shelly didn't reply to our questions about when that work will be done. When we followed up 8-9 days later, she scolded me that she HAD replied. (She hadn't). She then offered the work "will be done when it's done" and said that since we "are aware of the flooring, it should be easy to just walk carefully through that area." She then refused to provide me the contact information for the owner of our property and took offense at me telling her she has a shitty attitude.

She then followed up with rude emails in regards to paying our bills. For a property manager, you'd think someone would have better people skills. Go elsewhere. I love the house we're renting, but this company is crap management.

We left the space to pursue other careers however I would go back and lease at ActivSpace in the future for any arts, music, crafts, and woodworking hobbies or businesses. In one instance when I visited, the person I was meeting with was running late, so the staff allowed me to use the entire space until I waited and offered to make coffee or tea for me. The same employee remembered me in my next visit, and I'm not even a member of Hing Hay Coworks. But perhaps I should be?! It's really great that the International District has a coworking space. The times I've visited in the morning, it's pretty busy with people working, but Hing Hay Coworks has a very inviting atmosphere to it. There are desks and private conference rooms, in addition to couches and communal space here. There is a kitchen here, too, that workers have access to. Plus, Hing Hay Coworks is located right by the Hing Hay Park, so is walkable from the light rail station. What's especially cool for Yelpers is if you check-in here, you get a free day pass for Hing Hay! So in case you need to work in the International District, make Hing Hay Coworks your new office!

I am fond of urban architecture, but in ways that helps preserve the historical bones of the structure and continues to contribute to the neighborhood. Best summed up from an excerpt from the Dunn & Hobbes website, "Chophouse Row puts the "mixed" in "mixed-use", featuring state-of-the-art creative office space, an extensive retail marketplace and residential penthouses in the heart of the Pike-Pine neighborhood of Capitol Hill. The project combines the historic Chophouse building, built as an auto parts store in 1924 and used for decades as iconic band practice space, with a new office tower that features open plan workspaces with floor to ceiling windows and exposed steel structure. Salvaged materials were used throughout and the building features highly sustainable energy and water systems. A pedestrian mews and mid-block courtyard connects Chophouse Row through to Dunn & Hobbes' other 12th Avenue Marketplace properties." I do miss shuttered businesses such as Amandine, By Tae, Petti-Rosso, and Kurt Farm Shop, but I enjoy revisiting to see what new businesses have taken their place and newer ones to wander through. A big plus is the juxtaposition of the surrounding mixed materials and the sky above. It brings out my inner photographer. America is #1 in many areas. We are #1 in water consumption per capita, #1 in municipal waste production per capita. We have huge numbers of office buildings and they are not as energy efficient as they can be. If you look at those office buildings, you can run the heating and air conditioning very inexpensively if you try just a little bit. Same for lighting. We are not trying hard enough. And every new building we build is going to be around for many, many years. Seattle has a new entrant for doing the right thing, on the border of South Capitol Hill and the Central District, in the Bullitt Center building. The Bullitt Center is a medium size office building with a solar panel roof that also catches rainwater and stores it. It is one of a few handfuls of buildings in the world striving for certification by the Living Building Institute. The Living Building Institute is today's leading certification standard for building sustainability. They are more rigorous than the LEED certification of the Green Building Council. Think about a flower. That plant gathers energy from the sun. It gathers water that falls in its immediate area. It relates to the land and environment surrounding it. It is beautiful and gives us pleasure. Flowers are as good as it gets. The Living Building Institute measures buildings against that standard - site integration, water & energy use, health, use-reuse of materials, equity and beauty. The certification is tough, buildings have to operate for a year to prove themselves. The Bullitt Center just opened, so check back in a year, but visit now. You can learn about the philosophy of living buildings and ways to meet that challenge. Bullitt Center is known as the greenest commercial building in the world. It is about 4-5 story tall and...of course, it being so green, runs on all sort of energy efficient systems. The floor of the building is sort of like an open space, and the building is heated in an energy efficient way. As strange and gross as this sounds, my friend also got me to check out a bathroom in there. Supposedly, when one flushes a toilet in this building, each flush uses just a drop of water! (well...they use 1 drop of H20 to foam up some cleaning material first, then slowly dropping the foam into the toilet to clean...interesting and the first time I ever saw that. If you are a person who is interested in sustainability, the Bullitt Center also offers a formal tour, too. Worth the time checking this building out to learn about sustainability and various technologies employed in a green building.
