Tried to rent an apartment from this management company and paid a $500 deposit plus $55 per person in application fees. The verification process was repeatedly delayed over several days, with new document requests added each time (including multiple rounds of pay stubs and employment verification). Despite providing extensive documentation and verifiable offer letters, the process ultimately stalled when they required copies of our Social Security cards and demanded that we sign an SSA-89 form authorizing the Social Security Administration to release SSN verification. They insisted this was "standard procedure for all residents." In my experience, this is highly unusual - I have never been asked to provide Social Security cards or SSA authorization for renting, employment, or even mortgage applications. At that point, we were not comfortable proceeding. The application fees and deposit appear to be non-refundable, and the process consumed significant time just as we were preparing to relocate to Minnesota. If you value clear communication, reasonable verification practices, and respect for applicants' time and personal data, proceed with caution. read more

terrible company to live at and to work for will treat their employees like crap and try their hardest to intimidate them when they see that and employee isn't going to take their BS. use employees to move personal items to other residents apartments which is not included in the job description and is not business but more of a personal task. will stop providing beverages for employees when they don't like you which is inhumane considering you also do a lot of outside work YEAR round ( summer, winter, etc) will constantly taunt you and make you feel uncomfortable when they stop liking you. and if you are looking to work here make sure you are fine with settling for less and don't have any other goals in life because they will expect you to stay stuck and if you think about getting another source of income they will surely find a way to fire you. Overall just save the headache and live at/ work for a much more professional non-biased company! read more

I have never had a worse experience with a management group than I have with this one. They are liars and snakes and will do anything they can to get more money from you and they definitely don't care about their tenants as people. From the getgo they sold me my apartment saying utilities were included. They meant I would pay them at the same time as rent - so it was already $60 a month at least more than I was budgeting. Then I paid for a garage. Ohp, they assigned an already promised garage so I had to move. I had repairs that were needed when I moved in. The "repairs" broke again the next day. I thought, oh well, it'll be okay and was fine for a few months until I was in an unsafe situation with another tenant. I tried to resolve it with management instead of involve police or lawyers and each time I requested they do something it took at least a week response from them and they just said "we'll talk with the tenant." I begged to be let out of my least and felt unsafe in my home for two months before they finally let me out of my lease. Then when they finally agreed to a mutual termination of lease, they ended up charging me all the fees that came with terminating my lease without mutual agreement. I tried to fight it, but they ignored me so I paid it, then after I move out I find they are charging me for the fees AGAIN. I have both called and emailed management with no response. Unbelievable. I was truly enjoying living in my apartment complex. Never had any issues with the unit itself. My building is older and the common areas are often filthy. The elevator is always disgusting and you can't have packages delivered due to rampant theft, but I like the neighborhood and the location. I'm willing to overlook a lot of issues in the interest of convenience. One night I came home from a long day of working both of my jobs to find that my keys are not in my backpack. I can't imagine that I am the only tenant who has ever lost their keys. I call my property office and I'm directed to the "emergency" line. The dispatch told me there was nothing they could do. They suggested I call a locksmith and told me I was on my own. Excuse me, what? You're telling me I pay almost $1400 in monthly rent and that's your suggestion? No one has masters to access the propery office? They raised my rent, and for what? I called my local police non-emergency line because I know that many apartments and hotels give master key copies to local emergency services just in case. Highland does not, yet another indication that they couldn't care less about the health and safety of their residents. I spent the night outside in the parking lot waiting for the office to open so I could try to get into my apartment. That I pay through the teeth for. Owned by an enormous company that just can't be bothered. I had no access to a bathroom, my prescriptions or food for almost 11 hours. I don't have a vehicle, so I had to wait out in the dark while Highland sat on their hands. Atrocious and callus disregard for the safety, dignity and wellbeing of residents. Highland should be ashamed of themselves. You, too, can spend a sleepless night crying in a parking lot for the low, low price of $1400 plus utilities and laundry fees. If you prefer a company that regards you as a human being worthy of dignity, I suggest you find a different place to rent from. The bar is set pretty low and Highland clearly cannot meet it, nor does the company care to. read more

Run/Don't rent from these people/company! (I saw the header above on another post and thought it was very appropriate.) After nearly three years of residency these are my findings: The management "team" representing Highland Management who are representing the property I live at is full of poorly vetted uneducated individuals seriously lacking in customer service skills. I have spoken with a few neighbors here who consistently commented on the serious overall decline they have witnessed in the past 2-3 years. Many also noted the high turn over along with an increased number of renters who are non-paying tenants and cars in the lot that do not have the required parking passes. Residents claim that the management, collectively have favorites and target those who are not. Repairs can take up to 6 months or more and require reminding management along with having to call the home office to get things kick started. It becomes tiring when one must follow up on a previously reported job that a more qualified and organized management person may be able initiate and see through to completion in a more professional manner. When I considered adopting a pet I was misquoted increased amounts, a cat deposit by $100. and a dog deposit by $200. The website clearly lists these fees at a lower rate. read more

I do not recommend leasing from Hazeltine Shores or any properties managed by Highland Management Group, unless you are planning a short-term rental. If you are there for a few years and want to move out, they will come up with any trumped-up excuse to NOT return your security deposits. Wish I'd read the reviews before I rented at one of their properties. After a dispute with their building manager over a health and safety issue lead to us breaking our lease, these people refused to give me any kind of break. Usually landlords are only looking to get paid for any month they go without a tenant, which is completely fair and I was totally willing to pay for. I have been a tenant for 5 years and my rent has always been paid on time, if not early. It takes several contacts by phone and/or email to get maintenance to make repairs. I have had bed bugs once before and now have them again. I have been assaulted here in the past by a drunk man who yelled at and scared children often and was drunk and yelling at my young child. I have new neighbors above me that have woken me up and been disturbing my sleep daily(11PM, 3AM, 4AM, 5AM, 6AM) for about a month now, have called and emailed the management office many times and requested a call from the property manager as that's what the police suggest when I call them - with NO RESPONSE yet but one email asking me what times of the night this tenant has disturbed me. I follow the rules, pay my rent and am a respectful neighbor and not so much as a return phone call to address my valid concerns as we all sign documents in our lease promising to be respectful of our neighbors and attempt not to disturb them. I would highly recommend running and never looking back. read more

Highland Management Group is a highly unethical rental company. They systematically begin the evection process against their tenants if they're only two weeks late. Sadly, their Richland Court Apartments are primarily renting to lower income families and families new to this country that do not know their legal rights as tenants. Very Bad experience I filed an application for a move in for 2/18 with one week notice and paid a security deposit too. They were not able to provide me the move in on 2/18 and still forefeited the deposit of $300. I was told its my fault that application is still not approved. So, if your application takes more time to process and get approved, and they are not able to give you the apartment move-in by the requested date, they will still forefeit the deposit even though you were ready to move-in on that date. So, try to avoid living here or at least get facts straight even if you need to spend 4-5 hrs with the agent to get into details of each and very point while filling the application and discuss each item in detail and ask them to explain each and every item. I had the worst experience of my life with them, and will certainly advise you to stay away from the Highland management group - and specially the Lexington Apartments and Townhomes property which is not professionally run. They are just after your money and do not explain things properly. read more

Run/Don't rent from these people/company. I moved into one of their properties (Fountain head) in Richfield across from the BestBuy headquarters in Oct 2016. Since I moved in nothing was as they said, well first we were told the rent was one amount then when we came to sign the lease it was a different amount (up $40) But we stupidly signed anyway, then shortly after we found out that the free storage that comes with the apt, none were available, the security door was not secure (broken or propped open all the time) because there are a large amounts of people living here that aren't on the lease and they don't want to add them (at a $100 a pop) or pay for the extra front door key ($50 a pop), and the intercom system at the front door doesn't work and we were told they don't know what's wrong with it. On the second day I came home and found a huge roach crawling on the wall, a few day after that there was mouse dropping in my walk on closet, in the four months that I've lived here they have come to spray 5 times but that has not fixed the problem, cause the whole building is infested with them. Then the other day I came home with a friend and there was a man I had seen many times with a machine out side a recently vacated apartment, my friend said he was treating for bedbugs, so I asked and he confirmed that yes indeed that's what he was doing I am not paying $1290 a months for a two bedroom to live in the ghetto or third world country, I have yet to hear back from the head office cause the people here have no clue or answers. Spread the word don't rent or sign any lease with these people ever. Save yourself the time, money and heartache. read more

Be very careful about this group. They were very unresponsive about making repairs even when it came down to the security of the apartment. Also be warned that when you give notice and they begin showing your apartment, they claim they will give you at least 24 hours notice, but when they call 10 minutes before a showing and you refuse they state that in their letter they only have to "try" to give 24 hours notice. Then they tell you if you want to leave you can go out for a while and they will let themselves in with their keys. Of the dozen and more showings only one was done with more than 24 hours notice. Many were done while I was not in the apartment. Lights were left on as evidence of the intrusion, all without notice. Please just be very careful of this group. As with all businesses they are out to make money but this business demonstrates very little respect or concern for their tenants other than to collect rent. read more
