They ultimately ghosted me and I began desperately looking for a new company to help me. Several dead end efforts finally brought me to Critter Authority. After speaking to Rachel, she made an appt for me and the next day Mike arrived promptly. He was professional, personable, and shared with me photos of the damage and an assessment of all action that needed to be taken. I was given an estimate and all of my questions were answered before I made my decision to hire Critter Authority. I wish I had contacted them first (in early July) to get on the inevitable waiting list to get rid of this mess. I will be leaving another review after the removal and treatment scheduled for October 27th.

Zion Insulators was the most thorough in their estimate, as well as most competitively priced. I wish all our estimates for home improvements had this same combination of quality and affordability. Felix and Jose replaced the fallen baffles, air sealed everything, created a dam for the attic hatch to maximize the insulation around the hatch, brought our blow-in insulation up to R-49, and took pictures of their finished work. The degree difference is now just 3 degrees, and much more comfortable. To top it off, Felix gave me a ring about a month later to see how the insulation was performing, and will stop by to make some very minor improvements around the attic hatch that I would not have demanded or expected. So I give them all the credit for being amazing professionals who go above and beyond. I'd say I did plenty of research, and can recommend Zion Insulators without hesitation. Thanks again!

My wife and I moved to Arlington about a year ago and at the time passed on insulating the…read morebasement. Our home is a 1998 house built on a 1920's foundation. The insulation and attention put into insulating the basement at the time was lackluster. Coming from California, I didn't really understand what a mistake I had made until the mice found refuge in our basement this November in 2019. Needless to say, they took over, and it made for a rather unpleasant holiday. I found a great mice and rodent cleanup crew (Environmental PC) who recommended Creative Conservation, and specifically Richard Browning, who runs the Arlington area. Impressive, attentive, kind, and thorough are the best words to describe Richard and CC. Richard squeezed me into a tight slot early after the holidays to assess my place. He was prompt with the quote, answered all my questions (even down to the technical details about how the foam was made, how they transported it, how it worked etc.). I felt like he really had my interests in mind. The quote he generated was extremely reasonable. What impressed me most, however, was not just the initial service, but the execution and flexibility. Because our basement was infested, we weren't just insulating. We were getting an environmental crew to clean up, grinding and redo'ing the floors, and then foaming in the gaps all around the edges of the basement to seal out future critters. This required some schedule wrangling, and on the day that Richard's crew was supposed to show up, the basement squad was running behind. Richard knew that our family had suffered from this mice issue, and worked quickly to reschedule the foam treatment, coming in just a few days later, despite having little scheduling flexibility on the calendar. It was this effort to do the right thing and take care of us that really stuck with me. Of course, the best thing out of using Creative Conservation is that their work was incredible. They foam sealed all the corners and gaps in the basement in about an hour and a half. Our basement is now dry as a whistle (we also have sump pumps though), but before there was a serious draft due to the poor sealing that was put in during the 90's. Our de-humidifier which used to run non-stop even during the winter, hasn't come on since. Temperature wise, the basement now stays the same temp as the rest of the house. We are SO grateful to Richard and his team. HIGHLY recommend this to anyone in the Arlington area that's looking to seal their basement, keep out critters, conserve energy, and just make the basement a more pleasant place to store stuff. Now that they've completed the job at my house, allow me to provide yet another glowing review. Chris and I connected not long after my request for a quote and he came by my house in the next day or so. After spending a little time in the attic, he came down to give a thorough breakdown of what was in the attic and a couple of different paths I could take (e.g. removing all the existing insulation before blowing in the new product; leaving the existing insulation and simply blowing the new stuff over the top of it). He answered every question I asked and had a formal estimate (which included detailed photos of what he saw up in the attic) to me the next day. Chris promised that the team coming to do the install would be top-of-the-line -- and he was right. Dave led the crew, who were very respectful of my house and used floor coverings and booties throughout the installation. They removed all the old insulation and got the new stuff in place in about 3 hours. Dave had me inspect the work before departing and was also happy to answer a couple of follow-up questions I had. I wouldn't hesitate in calling Chris if you're in need of assessing your insulation situation or are ready for a replacement. As many folks on here will attest, you'll get outstanding service from start to finish.

TLDR: Gave us run around for months, never got a permit to do the work, lied to us repeatedly…read more AVOID if you care about permits, inspections, or honesty We started the process in Sept 2025 of trying to get our crawlspace encapsulated. We were between Vance and Kefficient. Our sales rep, Evan M. promised to do a great job and offered us a great price, a few thousand dollars cheaper than the competitor. Wonderful. They offered to do the work without a permit, but we wanted a permit. On 10/2 Evan said he talked to head inspector of our county and then on 10/9 said the permit was submitted and waiting for approval. We were told it could take a few weeks. Ok. My husband checked in occasionally. From Oct 20-Nov 24, 2025 we got NO RESPONSE. I had him finally call the office and they said "oh! We just submitted your permit paperwork." What? They had Evan call us back. Evan blamed the county for "changing the rules" and said they had been taking a long time and made Vance re-submit the permit. I was waiting for Evan to apologize for not responding to my husband for a month, but he did not until I asked him about it. He said his phone wasn't working. We tried to give him the benefit of the doubt even though I didn't really believe him. With the holidays and everything we figured things would slow down. But by January 2026 we were getting really frustrated. On 1/16/26 we called Evan and he said he'd been "calling and calling the county" and they didn't have any updates on the permit. We tried to look up the permit request ourselves on the county website, and couldn't find anything. So we called. The county said they had nothing for our address. Absolutely no requests. I asked if there was some mistake, if there's anyone else they could have submitted a permit with, and the lady on the phone told me point-blank this company was BSing us. I didn't know if this was an Evan problem or a Vance Insulation problem, so I called the office and they had me talk to the owner, Rob Vance. Without asking my name, he said "oh yes, I just talked to Evan yesterday and there was some mistake where your permit didn't get submitted, but we just submitted it!" I said, "weird, because I just talked to Evan and he said he's been calling and calling the county and getting no updates, he didn't mention that. Also, I just got off the phone with the county and they said they have zero record of a permit request anywhere." Rob apologized and said he'd definitely talk to Evan and PERSONALLY get to the bottom of this. He said he'd have Evan email us that night or in the morning and CC him and provide written proof that everything was submitted. Rob said he'd call us back also. Well, we never got that email and Rob never called us back. Evan called us a couple times but we were absolutely done talking to him. We have not heard from anyone since. We actually found that our county website has a public record of every single permit request submitted and Vance Insulation hadn't submitted a single permit request in our county for ANYTHING in the last 3.5 months (as of 1/16/26) Since Rob Vance did not actually follow up or contact us again, I'm assuming this is a company-wide issue. So we had to start the process all over again. We contacted the companies that we could see from the county website actually HAD submitted and received permits for their work. All of them said they had no trouble getting permits and could get them in 2-3 weeks or sooner. We ended up working with Kefficient, who quickly got the permit and got the work done and inspected. Kefficient was more expensive than Vance, but upon looking at the permits submitted for encapsulation, which also lists the sq footage and the cost of the project for all the houses in our county, it was actually a fair and competitive price. And for a project this expensive and important to get right, I'd rather work with a company who is willing to get a permit and have their work inspected. I'd never trust Vance Insulation to do any work on my house after this experience.
