Asian mall in the Coquitlam Centre vicinity. Parking is available on the roof of the mall. There's a ramp from the SE corner on Lincoln. This place reminds me of International Village in Downtown Vancouver. Almost looks like it was designed by the same company. Very similar looking signage and layout. Stores and a supermarket along the basement floor, and food court in the central 2nd floor. Interestingly, the general emptiness of the mall also reminds me of International Village. The food court looks pretty decent. Plenty of seating. Not sure if the place would be a shopping destination, but it's more of a food destination if one is in the area. read more

After living in Vancouver so long, I totally forgot about this mall existing. This mall opened 20 years ago. It was built by a rich HK businessman: Henderson Lee who also built Tinseltown. The layout of this mall is pretty similar to Tinseltown. I came here recently and I see how run down this mall has become. It is so old and neglected. The exterior paint was the original. Nothing has change much after it was built (other than it looking older and more run down). After Covid, looks like lots of store has closed. They have a food court in the mall on the second floor and it seems like that is where most of the customers hangout. I came on a Saturday at around 3 pm and it was pretty quiet. read more

For as long as I can remember, I've always walked or driven past this mall so many times. I never really went inside to explore it but I have a few times in the last year. It's not really a place I would gravitate to for shopping but it does have a few decent eats in the food court that I'd go back for. It's not super busy in this mall... it's been pretty dead every time I've gone. read more

I have lived in Coquitlam for over 20 years and I must say that Henderson Place is improving. They have 2 good chinese restaurants and the food court is alright. I do like the fact that I can get in and out quickly because it is never very busy. The supermarket prices is better than T and T sometimes and there is now a place where I can buy frozen wontons . The Korean spa upstairs is great and I enjoy shopping at the ABC store. read more

This mall reminds me of Metrotown Mall in Burnaby over ten years ago. Dying dying dying then boom one day, it was fully alive. Vibrant and killing it. Sometimes land speculation takes years of foresight and luck. Some investment doesn't take off until years if not decades later. This is the case here. Has been at least 10 years, the Henderson Mall has been struggling to fill its lease space. Over the years businesses came and went reflecting faces of variety of people that came to Coquitlam-doing their immigration jail as an investment class. Just open any business to get their PR. Often many of them weren't viable or what people need/want. It has a few anchor tenants that were possibly there since the beginning Henderson Market and Maxim Bakery and the Grand Palace Restaurant (fka Kirin). Though their ownerships may have changed hands couple of times. Over the years, you see the food court filling up, as well as the new tenants move in. Like Steve's Poke, Cup Full Dessert, Coffee Bun, Klever Cafe and Seoul Truck, all IMO rising stars. Growing pain yes still. Things are only going to get better from here on. This mall has a very empty feel to it as there are not many shops. I will come here for maybe 4 things: Maxim Bakery I love the Chinese buns (coconut, bo lo bao, custard....), and the sliced multigrain bread as the loaf is smaller and great for 1-2 persons or those who do not eat sandwiches daily. The nuttiness of the multigrain made it a perfect foil to cold cuts sandwich.You can also get simple congee here too. Pacific Supermarket When you are tired of T&T or want to get other things not available there, this is a good alternative. It is smaller than T&T but the items are comparable. Plus there is also the roast meat section where you can buy the ready cooked meat for your meal. Chinese medicine hall (no idea what the store name is) This is just opposite Pacific Supermarket and has all (or majority) of the typical Chinese herbs or medicine you need for your ailments. I managed to get the dried ingredients for making Chinese soup here. There is also TCM (traditional Chinese medicine) doctors on site who can diagnose your health problems and prescribe the Chinese medicine as well as offer acupuncture service. It is convenient to those living in Coquitlam as they do not need to make the trip to Chinatown or Richmond. Food Court Some stalls have decent Korean and Chinese food, and the food court sees the most traffic in the mall. A plus point is also the Korean Coffee Bun shop on the 1st level for those who like that. read more

This mall has been pretty sad since it first opened. The food court is the only good thing at the moment. There are some newer stores like Steve's Poke that opened since I last visited. However, the mall looks like a ghost town with so many empty store spaces up for lease. It is located in a prime location within Coquitlam and is next to a skytrain. Mall? Or flea market? Henderson is an absolutely piss-poor example of a mall. They don't have any major anchor stores. The majority of the businesses seem third-rate. I did not recognize the names of any businesses here other than Fresh Slice Pizza. The mall is relatively new, but the inside already looks outdated. The escalators were out of order the day I visited, necessitating either one to walk up or take the elevator. I counted four restaurants in the food court offering Beef Noodle Soup. I love Beef Noodle Soup, but it astounds me how the restaurants can have so much overlap as they would basically be competing with and cannibalizing each other. Likewise, there seemed to be too many "dollar stores" selling cell phone cases, key chains and other simar items. Coquitlam Centre is right across the street. I'd highly recommend that you go there instead of this mall. read more

I'm going to have to give some props to Henderson Place Mall! I've been going to it since my wee years in highschool. It was one of the first places to have a Bubble Tea shop, and its still there, and the prices are still the same, and its delicious. And their golden waffles are the best i've ever had! When going to Henderson.. you need to know why you're there! Food court.. even limited to 4-5 open stalls.. are yummy, delicious.. and all affordable. Good portions too! Kirin is there, and so is Koreana. Both great restaurants! I'm pretty sure the appreciate that the mall isn't too busy, so their customers can find parking :P Maxim bakery is there with their yummy pastries, and a few other shops. I also like how they throw a few special events for the kids and the elderly during special times of the year: Mid-Autumn Festival, Halloween.. etc :) Its all free for the kiddies too~ If only other leasors could see the hidden gem you are, and open some shops that are lasting as long as the others... Wasted Space!?!?? This mall is sad.. really sad. Henderson Place is a large building across Coquitlam centre. Not much in this place. You walk in and walk out. Half of the units are empty and the stores that are open have nothing in them. I walked into a eye glasses store and hardly anything. Food court nothing special. Overall not worth going into. Honestly, I only come here just for eat. I love the foodcourt, since it is not busy. I can just order food, and then study there after finish my food. Food choices are not that much, but i they are reasonable in my opinion (price and taste). My mom loves to go to pacific supermarket. Totally agree with previous review that said that supermarket is similar to T&T, but my mom said if you look for uncommon thing (aka asian product, such as sweet soy sauce, etc), you can find it here! That's why my mom prefer go here instead of T&T. For me, i prefer T&T since has more varieties of snacks (lol! love snacking so much). read more

This review isn't for the mall itself, but for the Gold Flower Castle food stall in the food court. If you love jajangmyeon (Korean black bean paste noodles) or Korean-Chinese dishes, definitely check this place out. The jajangmyeon is $7.99 and they give you a big portion, more than other places usually do. Is it the absolute best jajangmyeon? No, but it's pretty good, especially for the price and portion. Plus, the woman who works there is super nice. Also, if you crave some good Chinese pastries, the Maxim bakery on the first floor is awesome. I like how the mall isn't crowded and how the parking is easy. I'd much rather frequent this mall than try and brave anywhere in Richmond. read more

Quite a few food choices and coffee/dessert shops but some Chinese and Korean food at the food court is great. My favourite is tokki and the coffee shop that are both located on the second floor. A decent Chinese restaurant on the second floor too. Lots of parking spaces and decent people around. Walking distance to skytrain stations and bus stops. read more

But I would say at least 75% of the space was either closed or not developed at all. It was eerily empty. Kind of freakishly so. I felt bad for the few food court vendors that jumped up in anticipation as they heard my footsteps wandering by, as if they hadn't had a customer in a LONG LONG LONG time. I couldn't bring myself to eat though, worrying about how long any ingredients had been sitting around. I kind of feel bad for the developers of this mall, Henderson Development. I heard somewhere that the owner is this super rich person from Hong Kong and built the entire place without a single penny on debt. And that's why the owner can afford to charge super high rent (and have 3/4 of the place empty) instead of filling it up by lowering the rent. I had high hopes when this place was first built but this place is like a ghost town... I go there for their food court or bakery occasionally... There is a karaoke bar, internet cafe.. If it weren't for the fact that the owner is so rich that he can afford to have a nearly dead mall (don't we wish that?), Henderson would've been gone a long time ago. If you were to come here it would be because there's a specific reason to do so. I come here these days because of the Chinese restaurant, Grand Palace (the restaurant that replaced Kirin since its closing) or the other restaurant, North House. The mall has two eyewear shops, a small food court that includes bubble tea, Korean, and Chinese food. There is also a pizza place, a convenience store, a cafe that's attached to a florist shop, a cosmetic shop, a bakery, a Chinese medicine shop, travel agency, a supermarket, Karaoke, dentists, and S.U.C.C.E.S.S. There used to be a HSBC bank, but that has been closed. Despite with these shops, the mall is very much empty except for the restaurants, supermarket, and occasionally the food court when the teens get out of school. I would love to see Henderson really develop into something like Crystal in Burnaby or Aberdeen in Richmond. read more

The Henderson Center has gone bonkers. There are 4 corridors leading into the circle inside Henderson Center and all of them are 2 way "streets" with an advice on social distancing. Now that is appropriate and responsible. Once you arrive at the center circle that is somewhat wider than the 4 corridors, there is a security guard directing traffic going only one way, anti-clockwise. Of course this is an effort to prevent people infecting each other but it could easily be done by encouraging proper distancing throughout the center, not haphazardly dedicating only the center circle as a one way traffic. This is overboard stupidity. read more

Let's start out... by saying that Henderson was a dead place during 2010 to 2012. that is why it has such a low rating. however, it changed during the last 6 months Henderson has been really popular lately. Henderson Place provides lot of Asian eateries, running the gamut from simple food like pizza to Korean, Chinese, Taiwanese, and Middle Eastern (Donair) cousines. The price is really great if you are eating out at the food court in second floor. Henderson place also has a Karaoke, Internet Cafe, and a Chinese Supermarket. It also has various types of small-business clothing stores, a cafe to enjoy a cup of coffee, and 2 bubble tea shop (one in 2nd floor, and another in the corner cafe). Did I mention the amazing bakery/pastry on the first floor? One best thing about Henderson is that it has a LOT of seats. They are not reserved for any restaurante - you can choose any table, any corner, and you don't have to order either. there is also a dollar store beside the bus stop. Note that there are alot of Asian... population in the mall. Almost everyone is Asian in the 2nd floor. The parking is free - from first floor to rooftop (3rd floor) again, popularity rises and drops. It's like stock exchange. So even if the place has high rating, it might be not as good as you thought, or even if the place has low rating like Henderson, it can be really awesome place. tip - somehow Henderson place is a better place to study than the Public library right beside the mall... so my suggestion is that you should try studying in Henderson; choose a table in the corner, put all your stuff on the chair next to you. this place is very deserted. ive seen more people in target than in this entire mall! too few people, too few stores up and running. it's quite sad, really. i only went in there for a doctor's appointment. i came on a saturday afternoon and i was surprised many stores were closed. even the bubble tea store was closed which was the only thing i wanted to eat because it was hot. there were only a few asian owned shops that were up and running at the time. such as clothing shops and knick knacks from asia. there USED to be an excellent restaurant called kirin but that place closed long ago. a mediocre chinese restaurant repalced it. only a handful of people were in the food court in the entire mall. i saw a few teenagers in the food court hanging about with nothing to do. there is one general store on the bottom floor with the owner waiting all day for a customer with a sad look on his face. pros are the mall is clean. and there are security guards present patrolling the mall so i feel safe. this place has so much potential, it is in the busiest area of coquitlam, but it needs to attract more people and more stores somehow. right now, there is absolutely no reason to shop or go there over coquitlam centre across the street unless you have a doctor's or barber's appointment. here's hoping the mall will gets more people inside and better stores after the evergreen line is finished. i will update this review when that time comes. read more

There is absolutely nothing to see here. The mall is essentially a barren wasteland. There's an Asian stationary stores, a bakery and a couple restaurants. The only thing going for this mall is the Fresh Slice. But even that has a separate entrance from the street.... read more

When the mall opened they let just about anyone to open a shop here. Look at all those identical shops that are closing down and moving out. Recently mall management became more selective on who can rent the place it made the mall even worse. read more

Have always been a favourite place for me to hang out. I go there for the bubble tea, and the food. It's a good mall if you know why you're going there. You need to go with a purpose. Otherwise, there's really nothing to buy from there. There are quite a lot of things you can't get or eat anywhere else in Coquitlam. I use the professional services on the 2nd floor quite often, buy from the bakery, shopping for my groceries, love Westwood Cafe and Grand Palace, love the asian accessories I can get there, get my watch fixed for really cheap at the jewelery store, fix my computer and bought my tv there, and having pictures with santa with no lineup haha. Kirin Seafood is not there any more! It's been replaced by a new Chinese restaurant plus the Korean Restaurant opposite, they are very crowded. I like to go to shop at New Pacific Supermarket & Nutri Herbs ( for my groceries, and Maxim's for Hongkong style cakes & desserts. There is also a dumpling shop opposite to Maxim's. Other places on the G/F I go are: Bon Vivant Fashion Cafe (best known for cheese cakes), Campbell Travel (for my vacation & air tickets), the little gift shop, and the beauty salon by the main entrance. read more

Complete waste of time, it's a miracle people still visit when this place have almost nothing to offer compare to Coquitlam Center next door. The Tung Sing supermarket is low standard, dirty, lack of variety, crappy layout and unfriendly staff who doesn't speak English. T&T across the street has a much better selection, decent freshness and alot more helpful staff. The Price Smart nearby is decent also now they start carrying a small selection of Asian products. The guy who owns this place clearly doesn't know how to run it properly when over 50% of the stores in the mall are empty. read more
