I've lived at Helix 24 for 2 years. Overall have had very minimal issues. Main consistent issue is…read morethat the walls and ceilings are on the thinner side and my upstairs neighbors love to walk around in shoes made of lead 24hrs a day. Maintenance is INCREDIBLE. They truly are what holds this place together. If any issues arose, they were there the next day and happy to help. They've always been really respectful (which was initially a worry as a young female), always super accommodating, and they're fun to chat with (shoutout to Billy and Eddie!!). Management has been okay (they were really laissez faire about the complaints about the neighbors which was really irritating). The main reason i am moving is because they have raised their rent and started to implement some price gouging tactics that are ridiculous. This includes required monthly charges of $10 trash valet service, $10 credit reporting, $5 utility service fee, $25 sewer charge, and $15 waiver of liability insurance ($65/month on top of rent and utilities). And they have just started implementing a policy that any guests have to register their vehicle and pay to park (in a lot that I've personally never seen fill up) - $5/hour or $15/day- or they will be towed at the vehicle owners expense. They do offer free wifi (wonder how long it will take for that to become a required charge) but it does go out randomly and frequently enough. I can understand how thats a fair trade off for it being free... still worth noting though. I have yet to move out so i cant wait to see the cleaning fees that are waiting for me in July. But I can say that one of my roommates moved out after the first year and she was charged over $100 (i cant remember the exact amount) as a cleaning fee. When i tell you that girl was minimalistic, clean, and careful, i mean it. She left that room spotless and the cleaning ladies who came in after were not in there for long. It's not a bad place by any means. No bug issues other than the occasional spider, gnat, or ant. Appliances work great and when our fridge didn't, maintenance was right on it. Theres a bus stop for main campus and Hy-vee right out front. If money is not an issue and you don't mind the buildup of $5-10 charges, then I recommend it. If you move here and you are someone who throws parties or regularly has several people over just please, for the love of God, request a first floor apartment....please.

Dave Hamill is the most dishonest person I have ever met in my life, let alone rented from. This is…read moregoing to be a long review, I actually created his yelp page so I could review him and his business from a first hand account, so strap yourself the f in. We started renting from Hamill in the summer of 2016. My fiance worked for him, so it seemed to be an easy choice. He promised us a rental, and then when we went to sign the lease, he rented it to someone else. We gave him the benefit of the doubt and rented another place from him on a month to month basis, with his promise that it would be temporary and short and he would get us into a more affordable place. We signed the month to month lease for 2245 Learnard Ave. That house was a mess when we moved in, to say the least. Dirt everywhere. Broken furniture. Holes in the walls. Mouse trails of poo. Mold. Moisture. Insulation falling out of the walls. Fleas. You name it, we probably had the problem. It took us 2 weeks to get the house clean, scrubbing floors and walls. The walls still had holes and mold and were dirty. When we moved in, we also agreed to a 40/40/20 split on the gas utility. All of the gas was on one meter, so with the occupancy of each apartment the split made mostly sense. Well he had the apartments metered out and had our gas bills split, which seemed fine on the surface. Then we started get our bill. Which was astronomical. We had our suspicion that there was something going on it's the gas, but we thought it might be a leak. My fiance turned the heat down and turned the hot water down to save money because $190 for 2 bedrooms and 2 people is ridiculously high. Well, turning down the water heater got our answer. We were paying for hot water for the entire building, including our heating for our apartment. Dave called and yelled at my fiance about it, demanded that he turn the heater back up, to which my fiance said no. We are paying for it, so it is staying low. That is when he agreed to pay the difference in the bill from what we originally agreed to what it is. My fiance did the math, and calculated almost $200 in gas overpayment over a 3 month period. When we told him the number, he super conveniently forgot our agreement and slammed his truck door in my face. I knocked on his window telling him that if he went back on our agreement I was calling the police. That is when he started yelling, so I called the police. He also is the kind of landlord that walks in whenever he wants. Once I was naked in a towel and hand to duck into another room to keep him from seeing my naked body. He has walked in on more than 5 occasions now. While we were moving he kept coming in when he thought we weren't there. One time we caught him and he said, "oh, u didn't realize you guys were here right now." As if that made his illegal entry ok. And he was propping doors open with bricks...which is how we knew he came in. And once he had maintenance done on our place without our knowledge, and then they left the flipping door wide open. I was gone for hours and I came home to my doors wide open. He does all sorts of illegal renovation without proper license too. His workers do not have electrical licenses or plumbing licenses...or anything. He is shady. He is dishonest. He will rip you off and smile in your face about it. Don't rent from him. Period. Also, pictures of the mess coming soon. Stay tuned

For example, when the solenoid on the dishwasher broke, a very nice new one was promptly installed. The landlord has been pleasant to deal when I needed to speak with him, either answering immediately or promptly returning my call, and quickly took care of the few complaints I had. Overall, it's been a wonderfully uneventful few years in regards to my rental experience.

We didn't have an appointment for a tour or anything like that but we had looked at the website prior so we know what we liked that was open. We walked in and we were greeted perfectly by TieRre who was incredibly sweet and ran us through everything we needed to know about the apartment we saw online!! It wasn't quite done with its renovations but we were able to get a good look at the apartment, which is absolutely beautiful! We went home and immediately knew this was the place we wanted to live. The process of applying online can be a little difficult for someone who hasn't done it before but TieRie was always emailing us back with any questions we had, and helped us through the whole process! If he missed a phone call from us, he was super quick to get back to us with an email to let us know about anything we asked!! He talked about the community and the perks you get, and how he himself lives in this complex and loves it!! We are beyond excited to move in to our apartment in August, and can't wait to live in the community! Thanks again for everything you do TierRie you're amazing!!

I recently visited this apartment complex after being on the waiting list for nearly six months,…read moreand the experience was extremely disappointing. The front desk manager was rude, cold, and standoffish from the moment we arrived. Instead of giving us a proper tour, she simply handed us the keys and told us to go view the unit ourselves, which felt unprofessional and unwelcoming. When we got to the model townhome, the condition was surprisingly poor. The carpet had visible stains, the furniture was chipped, and the staging looked unfinished--there were pillowcases on the bed but no actual pillows for instance. For a place meant to represent the property, it looked neglected and poorly maintained. What made the experience even more frustrating is that we were on the waiting list since last year, and they still couldn't offer us one of the most common townhome types. We were told that transfers take priority, which felt questionable and like an excuse rather than a real effort to accommodate prospective tenants. Overall, the lack of professionalism, poor condition of the model, and the long wait with no real progress made this a very disappointing experience.
