From the on-line pictures, this place looks like a million bucks, large apartments, carefully tended grounds and a bubbling brook that cascades throughout the grounds. Well, the reality is, there is a brook, and the apartments are adequately sized, but that value has depreciated quite a bit with time. But let me be fair- its been 25 years since I lived in an apartment complex so maybe I'm expecting too much. Here are the pros of this place. I like the full sized washer and dryer in each unit. And I like having a dishwasher and microwave included. I like that there is either a balcony or patio with each unit and that the quantity of windows lets in a ton of natural light (and my unit faces north). I like that they are set up as condos with each unit having it's own outside entrance and that they answer maintenance issues within a week which is pretty good given the size of this complex. Some units even have a fireplace (I think these are the upper units) There is also a decent pool as well as a work out room available for the residents. On the downside, the water pressure is quite low (can barely wash my hands in the bathroom), when it rains, there is water everywhere washing out what once was beautiful landscaping, and there is really limited storage in each unit although the extra closet out on the patio helps a little. The carport that I pay extra for is quite a walk away ( a sidewalk would help) and the hill behind it washes out with each downpour making a muddy mess to walk through. It's not quiet but the noise doesn't come from my neighbors, it comes from a bad design that puts the air conditioning units outside the bedroom window so not only do I hear it when my unit kicks in, but also when my neighbor's unit kicks in. All in all, Pinnacle Woods is okay. To some it might even be considered really nice. For me? It just reminds me of why I stopped living in an apartment all those years ago. read more

Rent increased by $130 for my 2 Bedroom 2 Bathroom in my first year. Appliances are terrible. Sinks are made of the cheapest white polymer that stains super easily instead of ceramic. Kitchen counters are also made of laminate/particleboard that stains extremely easily. During my first month here, I had to fix the PVC pipes under my own kitchen sink. I also personally had to unclog the shower drains from the previous renter. Also, PARKING SUCKS. You will likely be unable to find parking spaces at night, so their solution is to provide rentable parking spaces to their tenants. These additional parking spaces are $30/month for a "garage," which is really just awnings. There has been a tire-eating pothole in the front of the complex for lord knows how long, and they are finally getting around to fixing it after months of living here. One would expect a booming college town like Lawrence to have better apartment complexes. read more

I moved to the area 6 years ago. Apartments.com had it highly rated as a top tier complex. I read some of the reviews and all were glowing. Set up a walkthrough with Issac. The leasing agent at the time. He showed me the grounds and a potential unit. Enjoyed his canter and attention to detail when showing me the apartment. I never looked at another complex in town. I made my choice. On moving day he directed me to another apartment that I had mentioned I'd prefer but wasn't available at the time. He upgraded me to said unit with more space and a great view from the balcony at no additional charge. Also waived the move-in deposit. He knocked it out of the park. Thank you Issac. The property manager at the time Mary catered to any request or need with upmost professionalism. Mike at the time, head of maintenance absolutely crushed any issue I had with my unit. He accommodated any maintenance or repair to my schedule. And after would shoot the $&/! with me. The old guard was absolutely fabulous. But things change. And as these people transitioned out I was apprehensive of the new guard. My worries we're unwarranted. Ryann the new head maintenance kills at her job. Mike if your reading this. I'm sorry, but she clutch. Ashton the leasing agent is absolutely a delight. She always there to greet me in the morning. Jason the property manager is very methodical and curt. Love that dude. He's also a very successful D.J. spins the ones and twos like no one else at the community pool parties. Cheyenne is the glue of this place. She needs her own five star rating and review. The amenities are outstanding. Every place has some. But Pinnacle Woods seems to have all. Pool, Gym, Conference room, close to K-10, Clinton lake, I-70. But the crew keeps adding things. Complementary coffee/tea bar, monthly community activities/parties. A no joke theater with popcorn. My fellow residents are very polite and courteous to boot. This place has blown any expectations I had for it ten fold. Pinnacle Woods. You've made this not an apartment where I stay. But a home where I live. Thank you. read more

Due to economic and terminal medical issues, I was compelled to break my lease at Pinnacle Woods apartments in Lawrence, KS. On paying my monthly rent, which was never late, I informed the site manager in writing that I had lost my job and could no longer afford the apartment. Somehow, my letter got altered to omit "terminal illness" in the response I received from the " Regional Office," telling me I am to pay a $2/k penalty for breaking my lease. A friend, an attorney, talked to the manager to see if the penalty could be waved for hardship reasons. He also spoke to the regional office and got the same response. The management company kept my security deposit. The apartment had been rented before I moved out; basically, they were not out any money. I am 78 years old and cannot find even a part-time job I can do because of my health and the insane policies of our current corrupt government. Living on just my Social Security, I can no longer afford rent and barely afford food or gas. Yet, Maxus Properties, the management company, feels that hiring a collection agency to recover a penalty is correct simply because not helping someone during this economic crisis in our country is necessary, so they don't "set precedence." I don't think Maxus lost any money; they are simply greedy. read more

I was lucky enough to deal with Mary Margaret over at Pinnacle Woods. She was effective and courteous. She answered all of my questions and I'm confident that she knows what she's doing!! When I needed documentation she offered to email or fax the paperwork which helped me a ton. When you're shopping for housing it can be a huge pain because sometimes the person you talk to is not in charge or does not have the authority to make decisions or get anything done. The application process seems to be quick and easy. read more

My wife and I moved into Pinnacle Woods because we wanted a more upscale area (see: not drunken college students) and a quality apartment we could enjoy being in. Pinnacle woods is a fantastically landscaped and welcoming locale that feels much more like a residential neighborhood or park than the usual apartment "complex" and the office staff are extremely nice and open to help with any problems or questions you have about the city. Serci, the current manager, showed us around and talked with us about our lives and interests (Doctor Who, of all things, was a fun topic) and ended up giving us a $50 gift card towards our moving expenses at the end. Our neighbors were quiet and friendly and there is a strict doggie doo rule in which pet owners have to clean up after their animals. (much appreciated) There are nightly security patrols, a swimming pool with a small waterfall, a fitness room, and a game room with pool, darts, ping pong, and a TV; a computer room with 2 computers, printers (byo paper), and internet. The pool may close at 10, but the game room, fitness room, and computer room are open 24/7! We're leaving because we are purchasing a home, otherwise there is no way we would have left - we enjoyed a great year at Pinnacle Woods and heartily recommend staying there if you want quality lodging free of loud college students. This management company is a piece of work-stay away! Up until the last few months I had few to no issues with this place besides having some minor maintenance issues. However, the previous property manager went on maternity leave and chaos has ensued since this loss. The new property managers (we have gone through 2 in 2 months) do not return phone calls, have no idea what is going on with any units or residents and are basically bad at their jobs. I had let them know 75 days before my lease was up I would not be renewing and to call me back if they needed any paperwork signed. I never received a call back and I assumed we were fine. Until 8 days past May when the new property manager leaves me a VM telling me to come on by and sign a new lease. I let her know i had already told the previous people I had spoken with that I was not staying in Lawrence and I had already left a voicemail 3-4 weeks ago confirming this. She then casually told me email it to her for confirmation. I did that immediately after getting off the phone with her. Then she replies to the email and casually tells me I still owe rent for July since I didn't give them 60 days notice. I filed a formal complaint (the process for this is absurd: you can only fax or write a letter of the complaint to Maxus headquarters, whose communication is EVEN WORSE than Pinnacle Woods. It took them 2 weeks just to confirm they received my fax...completely unacceptable. Emily Rutledge only returned my call when I said I would call the regional manager the next morning if I didn't hear back.) And now I know why they have all of these ridiculous procedures: high turnover, zero communication, and poor customer service. Stay away from pinnacle woods and for that fact, anywhere managed by Maxus Properties. If you can't return a call as a property manager (or assistant to the regional manager), you plain suck at your job and residents shouldn't be penalized for this. Please get on the page with the rest of the business world and return calls in 2 business days or assume responsibility for not returning calls. read more

I moved to Pinnacle Woods to live while working in Topeka. The complex was very clean and well-kept and the staff were always available for any concerns I had. I loved being so close to highway 10, and when I had to move, the process was simple and problem-free. read more
