I've lived at Helix 24 for 2 years. Overall have had very minimal issues. Main consistent issue is that the walls and ceilings are on the thinner side and my upstairs neighbors love to walk around in shoes made of lead 24hrs a day. Maintenance is INCREDIBLE. They truly are what holds this place together. If any issues arose, they were there the next day and happy to help. They've always been really respectful (which was initially a worry as a young female), always super accommodating, and they're fun to chat with (shoutout to Billy and Eddie!!). Management has been okay (they were really laissez faire about the complaints about the neighbors which was really irritating). The main reason i am moving is because they have raised their rent and started to implement some price gouging tactics that are ridiculous. This includes required monthly charges of $10 trash valet service, $10 credit reporting, $5 utility service fee, $25 sewer charge, and $15 waiver of liability insurance ($65/month on top of rent and utilities). And they have just started implementing a policy that any guests have to register their vehicle and pay to park (in a lot that I've personally never seen fill up) - $5/hour or $15/day- or they will be towed at the vehicle owners expense. They do offer free wifi (wonder how long it will take for that to become a required charge) but it does go out randomly and frequently enough. I can understand how thats a fair trade off for it being free... still worth noting though. I have yet to move out so i cant wait to see the cleaning fees that are waiting for me in July. But I can say that one of my roommates moved out after the first year and she was charged over $100 (i cant remember the exact amount) as a cleaning fee. When i tell you that girl was minimalistic, clean, and careful, i mean it. She left that room spotless and the cleaning ladies who came in after were not in there for long. It's not a bad place by any means. No bug issues other than the occasional spider, gnat, or ant. Appliances work great and when our fridge didn't, maintenance was right on it. Theres a bus stop for main campus and Hy-vee right out front. If money is not an issue and you don't mind the buildup of $5-10 charges, then I recommend it. If you move here and you are someone who throws parties or regularly has several people over just please, for the love of God, request a first floor apartment....please. read more

This place is very unprofessional : On April 30 a Rockland West assistant manager Felicity and her helper Lauren Life endangers me a resident in a KU students apartments refused to wear a mask when entering a clean environment multiple times in the middle of this crisis... Also maintenance supervisor Brandon and his assistant walked in the same apartment March 10 and April 27 without scheduling a maintenance or calling before coming in all under the manger AKA Will... Noting they also know that the resident have an underlying condition. I not sure why they have two listing on yelp as well ? read more

Helix 24 - This stuff is not wearing protective gear - Apartments Near Me - Lawrence, Kansas

I lived here for 2 years Pros: -Quiet and safe area. I felt safe in this complex most of the time. -My unit was nice. This is different for everyone, but my top floor unit was in pretty clean condition minus my carpet smelling like cat pee when I moved in which I spent a lot of my own money trying to get the smell out. -Free parking. A lot of complexes in Lawrence will make you pay for parking, but it's free here -Easy access bus stop. There is a Lawrence public transit bus that takes you up to campus and comes every 30-45 minutes or so. -Fast maintenance. Our maintenance requests were always met within at least 3 days. The maintenance guys are awesome and friendly and they do a great job. -No bugs. We never had bugs in our apartment. We had the occasional carpet beetle or silverfish here and there but other than that there were no issues. Cons: -They enter unannounced during the summer. They turned my thermostat down to 65° during a heat wave when I was out of town and didn't turn it back up when they left which made my bill skyrocket. -The walls are paper thin. Your electric bill will be sky-high in the winter and you will hear your neighbors frequently. -Management will try and charge you for everything. I mean everything. Take photos of even the tiniest damages in the unit when you move in and fill out that move in form! -Dog poop everywhere. It's impossible to avoid especially if you're walking in the grass at night. -They didn't drain the pool in the winter both years I was here so the pipes froze and the pool was frequently closed in May and June for maintenance. The pool will probably be open and clean for 3 weeks max out of the year. Expect it to be green anytime else! -Lots of people smoke here. Our unit constantly smelled like weed and cigarettes even though none of us smoke. The complex threatened to charge everyone in the building $250 if the culprit did not stop smoking. I'm sure this was a bluff to get the person to stop but it brought some distress. -People drive very fast in the parking lot. You have to be extremely careful taking turns and walking in the parking lot because kids will comes flying around corners without any regard to who might be on the other side. -Huge, car-annihilating potholes -Make sure that if the office promises you anything that you have a document signed by the property manager because they will not withhold any verbal agreement. -People will leave their trash in the parking lot and the trash and recycling bins are often packed so full that you can't even put your own bag in. -The complex itself outside is nasty. Moldy pumpkins, vomit in the stairwells, cigarette butts, dog poop on the sidewalk, trash bags etc -Again, unannounced entry. They did "room checks" in the middle of the year with no warning. My roommate was asleep in her room and they just came in, turned her lights on and started "inspecting". We didn't get any kind of 24-hour email notice or anything, just an email 3 weeks ago that said they would be doing room checks that week. -They make you move out a week early if you want to do a move-out walkthru with management (which I strongly recommend to avoid unnecessary charges) and you will get no pro-rated rent. -The lock on our door stopped working on a weekend while only one of our roommates was home once and we called the office and was told that not being able to lock our apartment "wasn't urgent". TLDR: Its your standard college apartment. Honestly, this place is probably the best bang for your buck if you're a student in Lawrence. Not 5 stars, but its much better than most of the other student complexes in Lawrence! For the most part I enjoyed living here. read more

the landlord transferred me into an apartment about 3 months ago because my old one had water damage. However, the apartment they transferred me into has had an infestation of cockroaches since before I moved in. The landlord claims they did not make me aware of the issue because they thought it had been handled, but it has not. The roommate they moved me in with let me know about the cockroaches, not management. When I told management I would not transfer to a unit with bugs I was told that I had to, because my old apartment had water damage. They will not allow me out of my lease, regardless of the cockroaches impeding on an implied warranty of habitability. They simply offered me another transfer or skipping out on my lease which would affect my credit and renters history. read more

They use their residents to keep their reviews looking good. Free Starbucks if you give a great review! All buildings have mold, they won't help if you have roomate issues even when there is a court ordered pfa in place. They cut corners don't get stuck with them because they don't offer lease termination or buyout you will just sublease to the next unlucky person. They deliberately split my lease in two while I was finding someone to take over my lease. As in one lease until July 2023. They had the person sign until this July. From March to July what is not what anyone agreed on. They then either ignored or told people interested in my lease that is wasn't available and they could sign for one of their new leases! They want to make sure they have their money no matter what the cost is. Be careful. read more

Honestly, my list of reasons why I dislike Rockland West has grown so much I stopped keeping track of every instance that they did me dirty. Read if you will, just do not live here please. 1. Cigarette smoke - from day 1 our apartment has reeked of a cigarette smell. The worst was in my room. This is supposed to be a "smoke free" apartment complex. I submitted a number of complains about the smell and one day Rockland came in with an "ozone machine" to clean all the air molecules, but it didn't mask the cigarette smell for long. The smell has lingered the whole time I was living there - even causing my clothes to smell like smoke. 2. Keys stop working - our keys randomly stop working sometimes causing us to not be able to get into our apt or not being able to use the work out facility. 3. Packages - sometimes our packages get left at our front door instead of at the front desk/mailbox. My roommate had a package stolen. 4. Dryer - our dryer's heat wasn't working so none of our laundry was drying. Maintenance fixed it after a few days and then it stopped working again after 2 loads. Then they fixed it again and it worked for a while. Later on it stopped working for the same reason and I put in a maintenance request and they fixed it and it didn't even work for one load. So I decided to call the office to let them know how urgent this was and they said they put in a maintenance request and it would be looked at the next day, but they never did that so I had to call them again. 5. Pool - the pool took longer to open than most pools and according to the Rockland instagram they said they would announce everyWHERE when it was to open - they didn't. The pool is always gross and not clean. They said the pool opening was delayed because they were fixing the tiles - they didn't fix any of the tiles. Two days in a row the pool was randomly closed and they just a note was left on the gate saying there was "maintenance" happening. 6. Parking lot - when the parking lot was getting redone we had NOT EVEN a 12 hour notice that our cars had to be moved from our normal spots (by 7 am) or else our cars would be towed elsewhere and we would be charged. And since the parking lot repairs were delayed because of rain, I had no idea where I could and couldn't park most days without being towed. The cement was also not dry when we were able to park in our spot again because my roommate got black cement stuck to his tires - making it very difficult to drive. 7. Communication - overall the communication to their residents sucks and sometimes even calling or going into the office doesn't help solve your issues. 8. FLY INFESTATION. Over the summer there were minimum 20 flies by our windows at time. We called the office about the flies and they said that they would get an exterminator - of course they did not. Along with flies, there were always spiders in our bathrooms. When subleasing 1. A friend had to pay a crazy amount of money just to move buildings within Rockland West. Almost $400. Let alone the subleasing fee. 2. When they transitioned to their "new system" and I was subleasing, they didn't add me to their system until 3 months later. During those 3 months I was paying by check and I didn't know this until I ASKED THEM, but they had refunded me one check (for a reason THEY didn't even know), but didn't send me the refund check so they just had it in their office. Then they made me write them a new check so they didn't have to destroy the strange refund check. 3. I had to pay a $7 fee when I paid my rent so naturally I asked why I had to pay that, and their response was that that's what their third party charged and they didn't know what the fee was for.
