The front desk manager was rude, cold, and standoffish from the moment we arrived. Instead of giving us a proper tour, she simply handed us the keys and told us to go view the unit ourselves, which felt unprofessional and unwelcoming. When we got to the model townhome, the condition was surprisingly poor. The carpet had visible stains, the furniture was chipped, and the staging looked unfinished--there were pillowcases on the bed but no actual pillows for instance. For a place meant to represent the property, it looked neglected and poorly maintained. What made the experience even more frustrating is that we were on the waiting list since last year, and they still couldn't offer us one of the most common townhome types. We were told that transfers take priority, which felt questionable and like an excuse rather than a real effort to accommodate prospective tenants. Overall, the lack of professionalism, poor condition of the model, and the long wait with no real progress made this a very disappointing experience.

For the average-to-athletic person, you'll find all you need; and the building itself has high ceilings; so it never gets swampy in there.

The exterior doesn't do justice, the apartments are clean and the landlord is very good at maintaining them in good shape. He is always renovating them, changing carpet, painting, changing air filters and working on the parking lot. If you are not looking to make best friends with the landlord, this is the place. He is extremely extremely reserved and it's better to leave him notes at his office/apt. Price, it's $460/month (2018-2019), no utilities. I paid $36/wk electricity (AC on 24/7 Westar), $16/month water and sewer (City of Lawrence), $20/month gas (Black Hills Energy), $40 Internet (ATT). No pets, only birds and bunnies are allowed. No recycling. No parties or loud music. He is very very strict.

They truly are what holds this place together. If any issues arose, they were there the next day and happy to help. They've always been really respectful (which was initially a worry as a young female), always super accommodating, and they're fun to chat with (shoutout to Billy and Eddie!!). Management has been okay (they were really laissez faire about the complaints about the neighbors which was really irritating). The main reason i am moving is because they have raised their rent and started to implement some price gouging tactics that are ridiculous. This includes required monthly charges of $10 trash valet service, $10 credit reporting, $5 utility service fee, $25 sewer charge, and $15 waiver of liability insurance ($65/month on top of rent and utilities). And they have just started implementing a policy that any guests have to register their vehicle and pay to park (in a lot that I've personally never seen fill up) - $5/hour or $15/day- or they will be towed at the vehicle owners expense. They do offer free wifi (wonder how long it will take for that to become a required charge) but it does go out randomly and frequently enough. I can understand how thats a fair trade off for it being free... still worth noting though. I have yet to move out so i cant wait to see the cleaning fees that are waiting for me in July. But I can say that one of my roommates moved out after the first year and she was charged over $100 (i cant remember the exact amount) as a cleaning fee. When i tell you that girl was minimalistic, clean, and careful, i mean it. She left that room spotless and the cleaning ladies who came in after were not in there for long. It's not a bad place by any means. No bug issues other than the occasional spider, gnat, or ant. Appliances work great and when our fridge didn't, maintenance was right on it. Theres a bus stop for main campus and Hy-vee right out front. If money is not an issue and you don't mind the buildup of $5-10 charges, then I recommend it. If you move here and you are someone who throws parties or regularly has several people over just please, for the love of God, request a first floor apartment....please.

From the on-line pictures, this place looks like a million bucks, large apartments, carefully…read moretended grounds and a bubbling brook that cascades throughout the grounds. Well, the reality is, there is a brook, and the apartments are adequately sized, but that value has depreciated quite a bit with time. But let me be fair- its been 25 years since I lived in an apartment complex so maybe I'm expecting too much. Here are the pros of this place. I like the full sized washer and dryer in each unit. And I like having a dishwasher and microwave included. I like that there is either a balcony or patio with each unit and that the quantity of windows lets in a ton of natural light (and my unit faces north). I like that they are set up as condos with each unit having it's own outside entrance and that they answer maintenance issues within a week which is pretty good given the size of this complex. Some units even have a fireplace (I think these are the upper units) There is also a decent pool as well as a work out room available for the residents. On the downside, the water pressure is quite low (can barely wash my hands in the bathroom), when it rains, there is water everywhere washing out what once was beautiful landscaping, and there is really limited storage in each unit although the extra closet out on the patio helps a little. The carport that I pay extra for is quite a walk away ( a sidewalk would help) and the hill behind it washes out with each downpour making a muddy mess to walk through. It's not quiet but the noise doesn't come from my neighbors, it comes from a bad design that puts the air conditioning units outside the bedroom window so not only do I hear it when my unit kicks in, but also when my neighbor's unit kicks in. All in all, Pinnacle Woods is okay. To some it might even be considered really nice. For me? It just reminds me of why I stopped living in an apartment all those years ago.

You will likely be unable to find parking spaces at night, so their solution is to provide rentable parking spaces to their tenants. These additional parking spaces are $30/month for a "garage," which is really just awnings. There has been a tire-eating pothole in the front of the complex for lord knows how long, and they are finally getting around to fixing it after months of living here. One would expect a booming college town like Lawrence to have better apartment complexes.
