I've had great service from maintenance in the almost five years I've been renting from MPM. There have been a number of repairs needed mostly because of the age of my unit. I don't know if it varies by owner, but I've never had to wait more than a day when it was something their maintenance could handle. And that includes having someone show up on the weekend in an emergency situation. If an outside service/contractor is needed, you're going to have to work with their schedule, just like anyone else. I've always requested maintenance through the app or emergency phone if needed and had zero problems with that. I sublet from the previous tenant and had no issues with that. read more

Midwest Property never did me dirty. Maintenance was always there within 12-48 hours after requests were placed. My roommate and I had our AC stop working and it was replaced within 48 hours of placing the request. About two months later, our dishwasher wasn't working well and it was completely replaced the day after the maintenance request was put in. Every time I called the office, there was always someone nice and helpful on the other end. My roommate and I chose Midwest Property because it was cheap, despite the bad reviews, and we never regretted it. I did have a friend who lived in the same building as us who had bug problems that kept recurring, but they were also renting a ground level unit. Overall, I would say be cautious of the first floor units because of pests, but I have no other complaints! Great experience! read more

They are very rude and disrespectful and they refused to tell me why they won't renew my lease and then they tell me they won't rent another property of theirs for me, which I won't be renting another one of their properties with whatever having to go through since my note of non-renewal, they have been very disrespectful and their maintenance people do not show up on time. They don't even answer the phone when you called into the office and they say rent is due before 5 o'clock well they close their doors before 5 o'clock, so how are you supposed to pay your rent if you can't get there until 440 because that's when I tried to call and they ignored my phone calls while they were still there and when I pulled up at 4:59 which is still before 5 o'clock they had locked the doors already so that's pretty ridiculous and my rent for the month of February they lost my rent somehow out of their dropbox so they lost $500 that I have given them for my rent and then they tried to charge me for a plumbing situation which was going to be $152 and I said hell no I didn't do anything and now they're trying to charge me a late fee for rent for April $40 which is not happening because I wasn't late I was there well before 5 o'clock but they had already close the doors. I'm sorry but those doors shouldn't be locked until 5 o'clock on the dot like they say and if they can't hold their end of the bargain, and they need to change their time. I can't wait to move out of this apartment because they remodeled my unit that I'm currently renting and they literally did the most shittiest job ever the most cheapest coverts one thing I feel like it's not cheap and that whole apartment is the countertops because they have granite countertops unless it's fake granite that could be and then whoever did their carpet replacing did a most shittiest job because carpet shouldn't be coming undone from the seams after two years of living there and I know I'm gonna have to fight them because they're trying to charge me because they'll say my dog did it but my dog is a emotional support animal so where my two cats so they don't do anything like that. But in the two years of living there I've had a leak in my ceiling I've had my bathroom flooded because of the leak and all they did was Paint over it with putty and just left it there. read more

The worst. The rent is cheap, that's the plus. Maintenance doesn't respond, the properties are dirty and run down. Office staff is unresponsive and rude. They also towed my PERMITTED car on a holiday weekend. The absolute worst. read more

They overcharge for rent, and if you're even a little bit late, they threaten to evict regardless of circumstances! They're incredibly rude and have no sense of decency. Do not rent from them! read more

Before renting any property managed by this company I would strongly encourage you to read their reviews on Google. I certainly wish I had. We moved my daughter into one of their properties last fall and it was nearly uninhabitable. After a call to notify the management of the problem they sent cleaners who did a minimal surface wipe down. Throughout the year when the air conditioning quit, when we discovered black mold and brown recluse spiders the company was unresponsive to maintenance requests. Following a thorough cleaning when we moved my daughter out the company sent us a letter notifying us that not only would we not get any of our deposit back but that they were assessing additional cleaning charges above and beyond our deposit. We've rented from a number of companies in Lawrence over the past several years and never experienced anything like this. Look at their Facebook page and you will not find any negative criticism of the company. They immediately delete any negative posts. This is not a reputable company and I would strongly recommend you look elsewhere. read more

I rent from these guys currently. I have no idea why the other reviews are so bad. Maintenance is prompt. The apartment is nice. The price is livable. I'm not sure what else you expect from a rental company, and they're a damn sight better than the last ones I rented from. read more

I lived here from August 2017 - July 2019 (2 years). The place was small, but affordable (Woodward Apartments off 6th Street). I WOULD NOT recommend renting from them. The office staff are not very friendly, and they don't seem to answer the phone all the time during working hours. Then, if you leave a message, they often times do not respond back, even when you request a call back and leave your contact information. I recently received my deposit back, and they charged me for ridiculous things that "needed to be cleaned." I spent an entire week wiping everything down inside and out, and they still charged me for everything they could. I called and they said they couldn't talk about it on the phone, and it had to be in writing, and I just decided it wasn't worth it. IF YOU RENT FROM THEM, TAKE PICTURES AND SAVE THEM! I would have them put them in your file for when you do the move in. Then you have evidence that it came that way! THEY WILL DO EVERYTHING THEY CAN TO KEEP THE MONEY FROM YOUR DEPOSIT. Again, I WOULD NOT recommend living in any of their properties. read more

We have been looking for a home for over a month. We have little time to find a home and school for our six-year-old daughter. Our home was sold out from under us without our knowledge, we were given 60 days to vacate. Having lived in the country all our lives that is where we wanted to stay. It is very difficult to find a decent home in the country, however we found one. We would have to make several adjustments to downsize to go to this house. unfortunately it was not anything like what we had left, plus the rent was higher. After calling and leaving messages and emailing,I was beginning to think that this was a scam as usual on Craigslist. Finally after 3 days I was contacted, it turns out the company was Midwest Property Management. I was relieved and thought okay we're getting somewhere. We wanted to see the property right away she contacted me several times not realizing the different messages. We had to go to the office and meet her and then follow her out to the property of what she had never seen herself. We took a tour through the home , asking many questions of which Maddie could not answer. she gave us papers at 4and asked to have them filled out and returned downtown by 5. we gave her our check for half the deposit and 60 dollars background check for each of us. After leaving on our way home we were called by the office and told we could not write one check for the deposit and the background check and would have to go and get cash for the background check and write a new check for the deposit or have that $60 go towards our final deposit. The house was in horrible disarray but she assured us that it would be in great tip top shape. Just because we liked the garage and the view we were willing to pay the extra rent and to downsize. it was in the school district our daughter was in and that was more important to us. The house was very overpriced , we filled out a credit sheet and I told her that I had gone through a bad divorce and I was trying to clean up my credit but that I was on disability and I had a guaranteed income which they could take it directly out of my account. she told me that sometime they had ways of working around that, and to not worry. So we waited and waited the credit company called and we provided them with the documents that they wanted. after calling our previous landlord and found out that we had been late one time, we were denied. Oh, were you going to let me know or was I just supposed to sit here and drink tea with crumpets? will you be returning my check for $500? We have been looking for a home for over a month. We have little time to find a home and school for our daughter. the home that was not anything like what we had left, plus the rent was higher. So you're going to base it on that! This is a rental community, Come on we are grown adults, people have issues once in awhile. Midwest property Management was unprofessional. didnt follow thru with the answers to our questions and basically didnt give a flying f__k about us or our situation.Hence, there goes that warm and fuzzy Norman Rockwell hometown feeling in lawrence. i will never go thru them again. they tell you one thing and they do something else. I wish that I would have read the reviews before, as I do believe what these people say about this company. This was a tiny shotgun house, they would have been lucky to have us in there. I'm just thoroughly disgusted and the way they went about this and now we have to start all over. I say BEWARE RENTERS BEWARE!! read more

I remember reading these same reviews and overlooked them because I figured I could deal with any problems that were to be expected. I was wrong! Midwest Property Management took my money and lead me on for almost a month until I was turned down. Midwest scammed me for about three weeks straight. I applied for a unit and for the next three weeks I kept checking in, at least twice a week, to see if I had been approved. When I called them, weeks after I turned in the necessary forms, their excuse was that they were having trouble contacting my co-signers (parents) employer. Finally once that was taken care of I heard back from them the next morning saying the unit had already been taken, after I had called them numerous times and paid the necessary fees to reserve the unit. They then tried dodging the problem and instead offered to look at alternative places. No matter how desperate for a place you are, do not give these people your business. Even if you somehow find the perfect place for an unbelievable price, I'm afraid you might still regret it. If a unit is too good to be true, it is! If you are still not swayed, be prepared and have a backup plan. Do not put all your faith in one unit because there might be a good chance that it will be taken out from under you. read more

PLEASE READ!!!! DO NOT RENT FROM THIS COMPANY!!!!! BEWARE!!!! If I could give them negative stars I would. There is something really shady about these people, and this company. When trying to apply for a home, I received many different stories. Different deposit quotes!? SLUM is all I can say!!!! They want your money, quite a bit of it..... but they do not want to clean the home before move in!???? I have rented for 20 years!! 20 years!!! And I have NEVER come across a company that refuses to clean up the home in between tenants. Needless to say we will not be renting from this company. Honestly, I am still in shock!!!!! Because I would have given them the dollar amount they were asking for. (Even though it was an outrageous amount.) I would have given them the fees. But to not even prepare the home for a new family????? To be expected to move in with broken blinds.... dirty walls, dirty tubs, dirty toilets, dirty appliances.... and unclean dirty, smelly carpets....... also, the upstairs ceiling was falling in!!!!! Yeah, no thank you!!!!! SERIOUSLY RUN LIKE I HAVE!!! DO NOT LET THIS COMPANY SCAM YOU!!!!!! read more

Midwest Property Management made me freak out in public for the first time in my life (I'm 40). Renting from them - easy. Getting away from them - not so much. Midwest teased me in with a two-bedroom apartment for a one-bedroom price (at Jacksonville Apartments). I was going through a divorce and needed a new place to stay until I could get into somewhere more permanent. I signed a 6-month lease, moved in and started cleaning up the cat hair. When I ended up needing the place longer I signed a new lease, but my rent was raised by $50. The lovely-to-deal-with young lady in the office informed me that the special rate I moved in under no longer applied. I responded that they were still advertising that rate on the internet, which she denied until she looked it up while I stood and waited. She said "that's a mistake - we can't rent to you for that price". Odd, right? By the way, that price is still advertised today. One day I arrived home from work to see that my meth-abusing downstairs neighbors, apparently behind on their Westar bill, were running an extension cord from their living room window up to my outside power outlet. After a little investigation I found that my electricity use had recently tripled. Odd, right? Upon inspection of my electric meter I found that it had been tampered with, so I called MPM, Westar, and the Lawrence Police Department in that order. MPM did not seem concerned but Westar ended up fixing the damaged meter. I ended up being stuck with a tripled electric bill and no action from MPM. By the way, this is when I freaked out. In their office. At checkout time my apartment was spotless. Waaay cleaner than when I moved in, because I'm a bit of a neat freak. The woman that did the inspection assured me that everything looked good and there would be no charges. I got my deposit check in the mail yesterday, and get this: dirty windowsill in LR - $20; clean top of stove - $20; new drip pans - $60. Seriously? $100 gone. I hope the new tenant enjoys their $60 drip pans - they must be gold-plated. Simply put, this outfit is a racket. If "zero stars" was an option, that'd be my rating. MPM wants your check every month and they want you to shut up. Need the light bulb above the stairs replaced so you don't bust your butt on the snowy, uncleared steps when you leave for work some winter morning? Too bad. I tried for six months with no luck (although the bulb did eventually get broken out, so that's progress). Like peace and quiet? No luck there: I asked for the quietest place they had to offer and was assured that wouldn't be an issue - it wasn't, at least not until the vampires moved in below me two weeks later. NOT a good experience. There are plenty of apartments in Lawrence, with more being finished every day. Rent somewhere else if you can - you've been warned! read more

My cousin was the one renting from them and any time he needed something done it took them a while to respond. Someone broke into his apartment and it took them a week to get new locks on his door. Upon his death they were rude and hardly worked with us. I wrote his money order out for rent but he passed away two days after turning it in and upon his passing I asked for them to refund the rent since I had paid it early, instead of writing a refund they searched for the original money order.....you can't cash a money order made to someone else. So we lost almost 100 dollars having to turn it in and get what we could from it. Then we spent three days deep cleaning the apartment and we even steamed cleaned the carpet so we could get the deposit back , all this was going to help us pay for his cremation and funeral costs and they claimed we didn't do anything in the apartment and took all but 40 dollars of the deposit and again they knew my cousin had passed away and they wrote the check in a dead mans name so we were never able to cash the check. When I called and explained the situation I was told they would fix it but they never did. These people do not care about anyone all they want is money. They do not care if their apartments are in bad shape or a tenant can lock their door. People don't matter to this company. read more

I began a sublease with Midwest this last December. So I have no experience with how they clean up apartments in between leases. I do have experience with their maintenance staff and that has been excellent so far. They fixed several problems that I found. And I also did my part and fixed some other problems. I also am not a student. I needed a place big enough for my anticipated marriage this year. And this particular duplex was available at a great price. Is everything perfect? No. But I wanted to mainly report that the current staff at Midwest have been very good to me. And my credit rating is not what I would like for it to be right now because of divorce and other factors. But they did approve me. I moved here from the east coast and am hoping to make a new start in several different ways. So far I have seen only one insect here, a milliped which I may have brought with me from Maryland. But I am in a three story duplex so it would be difficult for insects and other pests to get into this house. I used to live in a ground floor apartment. I am very well aware of what can creep into a home. It is a delight not to have to worry about those invasions here. read more

This company is a nightmare! We set up an appointment to tour a house two weeks in advance. When we got to the offices we were told that the lease for the house had already been signed a couple of days earlier. We got no notification in advance and drove all the way to the offices. In addition, we received no apology from the rude worker there. This company is very unorganized and unprofessional. If their rental properties are anything like their offices I would HIGHLY recommend a different company. read more

I listed a rental house using them, terrible experience. I engaged them in January to find someone to rent the house ASAP and by June 1 at the latest. They would show up at the property with zero notification and just walk in and try to do showings. Getting updates was like pulling teeth and then they FINALLY found someone 5 months later....and it was for August 1...and they had a bunch of demands for updates to the property. It was a joke. I listed it personally and had multiple people interested and wanting to set up showings. The day after I told them that I was taking over and not to show it anymore they showed up, unannounced and walked right in on the current renters attempting to show the property. read more

As a tenant in a complex managed by Midwest Property Management I am extremely disappointed and frustrated. I am charged a solid waste fee on my water utility bill along with every other tenant and when I see employees, general public citizens, and or sub contractors dumping building materials into the apartment dumpsters at my expense is really starting to really have me seeing red. The main reason for this is because the nails, screws, and other sharp objects that fall out of the building material such as paneling, dry wall, and wood fall on the ground around the dumpster and then when it rains it washes the nails, screws etc. out into the parking lot further thus, causing flat tires!!!! It amazes me how such a large company cannot afford to have said building materials taken to the dump! Also, the building materials take up a tremendous amount of room in the dumpsters so when tenants go to throw the trash in it gets blown away by the wind and critters get into it. I am sure that Midwest Property Management is not willing to replace my or any other tenants tire repairs. However, they also do not have the decency to bring a magnet to clean up all the fallen and washed out sharp objects either. read more

I apologize if this appears vastly opinionated, but having someone attempt to charge me an extra $75 in addition to taking ALL of my security deposit when I left the place if nothing else, better than I found it, makes me a little snarky. Let me explain. I moved in to 801 W 29th Terr over 2 years ago, and we came from a building where we had been the first residents since a renovation. We were downgrading in space, and perks (the last place had a pool too) in order to get a yard for the dog (Note: we got our deposits back, both security and pet, in full). When we got there the gal for check in was attempting to rocket through the laundry list of stuff, (including a tub full of mold that she claimed "wasn't something they did"), I had my own. She "copied" it to hers (which I am finding out later was not actually copied correctly, lesson here kids-always read the WHOLE thing), I took pictures (I had never been given less than my full deposit back and I am not in the habit of getting burned). 2 years pass, I graduated and got a job not in Lawrence. Apparently leaving Midwest Property Management is something like a messy divorce. First came the check-out while we weren't home. Okay, I can understand that the company has a ton of students, and their trying to get it done, but it was early too. Next came the lack of physical check out personnel at our check out, the office was even "closed" so we just had to leave the keys on a counter-top. Shady, then came the letter, not only to us at our forwarding address, but each of our parents too. They wanted $75 more than they already had. The list includes things like "tub enclosure cleaning" which I find funny since as mentioned above, "they don't do that". I am now on my second letter of protest of the outrageous bill, so learn from my mistake, if you rent in Lawrence, DO NOT rent from Midwest Property Management. And if you live in one of their units, god help you. read more

I have never had any problems! Office staff is always helpful and maintenance gets to any problems within a timely manner.

The worst. The people in the office simply do not care. You are just $$ to these people. Every maintenance request I made had to be made twice. The first request always goes unanswered. Any time they get a chance to charge you money for something extra they will. Do not rent here if you can help it. read more

This company doesn't deserve even one star. Their properties are mostly damaged and when you move into one you will be charged for the previous damage. They will not come to fix any of the damage or problems you find when you move in, so that they can also push it onto the next renter. It takes a very long time for their maintenance to come when something bad happens. In one case I was forced to pay for space heaters to keep my own pipes from freezing because their heating system didn't work properly and if the pipes burst it's another fine. They only give a 2 day pay period so if the first of the month is on Sunday and Monday is a holiday, you just earned a fine. They hardly ever pick up their office phone and are mostly rude. This company is looking to steal money from college students. DO NOT RENT FROM THEM. They also will falsify your checkout record to take as much of your deposits as possible. read more
