I have two college students currently residing and they have notified per lease every time they left, but are now being told they should be submitting a work order when they leave (first time after 8 months). They have records that the students called and advised dates. So many issues, and still have unresolved issues from move in. They also are not repairing the issues timely. They want to say that the water damage from the broken pipe upstairs was due to an incorrectly set thermostat, but the thermostat was wired incorrectly and their maintenance technician had to call an electrician to walk them thru how to wire a thermostat while the tenants were in the room. During my time living in one of their properties, I had several maintenance requests many of which were only fixed after calling several times to the office. On moving out not only did I not get any of my security deposit back, but they attempted to charge me more than the original deposit, $50 for a bag of trash and money for a pre-existing damage to the property. Parent review: I have four kids and have lived in several apartments myself as well as moving kids in and out of apartments and dorms over the past 10 years. Here is the story of this weekend's move. 1. We called earlier in the week (Tuesday) to let them know we were coming on Saturday from Dallas (500 miles). Requested a call back. No call back all week long. 2. Nowhere online or in published material does it list their hours for Saturday. 3. Big accident closes I35 north completely. We are going to be later than expected. We called and FB messaged several times. No response. 4. Arrive and as expected the office is closed. It is 6pm. 5. Found an after hours number on Yelp (thank you!). Manager would have someone meet us at 10am the next morning. 6. At 10:10am, no one there. After several additional calls, at 11:35am Payton shows up. 7. It takes 5 minutes to get keys and now we are able to move in. The apartment is good. Carpets are clean. Price is fair. The communication and responsiveness is incredibly poor. Payton did a great job of getting us on our way once he got there. Thank you! read more

First Management - Property Management Near Me - Lawrence, Kansas

I've lived in the 901 lofts since late 2016 and each year that goes by, I continue to become more and more disappointed in First Management. Our building is secured by keyfob access with the exception of the front doors being unlocked from 8-5 M-F because there are a couple businesses on the main level. In theory, this was a great idea. In reality, it sucks. Receiving mail outside of those hours, is a real gamble. USPS is the only mail service that has access to get into our building outside of those hours. Amazon drivers nearly always mark packages as "undeliverable" on the weekends or on weekdays after 5 because they have no way of getting in the building unless they happen to catch the door when a resident walks in or out. First Management neglected to put in a keycode access or type of alternative access to the main entry if you forget your keyfob. They do have a directory on the side of the building, but they refuse to add current residents to it, so if you do forget your fob, they will charge you over $100 to get into the building! Which is so terrible! The keyfob system constantly has technical issues. I can't tell you how many times that system malfunctions and I can't get into the building. I have had to rely countless times on the Summit gym being open in order to access the building. I've spoken with several other residents in the building who have to do the same thing. We all call them and let them know of the system failures, but they act like it's not a big deal and it always takes them several days to fix it or they blame it on something else. I recently submitted a maintenance request and after 2 weeks of not hearing back, and not being able to get through when I called, I went to the leasing office in person to speak with them. I noticed the employees communicate with each other via their personal cell phones. I would bet a lot of money they use their cell phones so they don't have to use their actual line and run the risk of actually having to speak with a resident. I mentioned to the employee that I had called a dozen times but was never able to reach anyone, only leave a message, and the employee said it was my phone line. Little did he know, I had been calling from several different lines, including my work phone, husband's phone, co-worker's cell. So when I told him that he was at a loss for words. He then told me the delayed maintenance was because they were swamped. Ok-Then COMMUNICATE that to me! It's so frustrating to feel so helpless! I legitimately cannot rely on them to do anything. They completely neglect their residents and their buildings. It's scary to think about what would happen if I got locked out, and the Summit wasn't open? First management won't pick up their phone, so I would be stuck outside until I happen to catch someone leaving or coming, or on the chance they do answer, get charged $100 to be let in. Their customer service has gotten so bad, we won't renew our lease because of their serious neglect. I don't want to be in a position where I'm locked out in the dark by myself, or my pets are locked inside because the fobs aren't working and I can't get in. I don't feel safe living here. read more

I have lived in an apartment managed by this company for over five years. The pro I have is that the rent I pay is considerably less than new tenants, as my rent hasn't increased drastically each year, thankfully. However, any time there is an administrative issue (ex. something as simple as my renters insurance not being updated on the website on time), there is a hefty $20/$30 fine and extreme apathy from any one I speak to about a concern. I've never had a late payment in any renter history, I consider myself fairly easy going, and have definitely never felt the need or desire to come to google to make some weird "Karen" post until now. The only thing in the five years I have lived here that has been somewhat steady, is the lack of emotional intelligence and customer service I have received. It is truly astonishing and quite frankly, despicable. I can't even imagine if I was a young, struggling college student trying to deal with this on top of day-to-day life struggles. All that to say, if you are looking to lease with this company, take this as a sign from the universe to never, ever, do so. read more

We were told at the showing that the unit was 750. This was our first apartment and we were thrilled. Then the lease came- they said then that rent was 850 for "updated appliances." We were like okay, whatever, we will make it work. Guess what? The neighbors pay 750 and have the SAME APPLIANCES. And they want to raise our rent more to 875 and theirs to 761?? The positive reviews here are written by staff themselves (FYI to prospective buyers). The apartments themselves are decent, but the leasing staff lacks professionalism. A/C's, water heaters, and key fob systems fail regularly and cause issues. Security on the entrance doors to the 800 lofts building failed and remained unlocked for months, which allowed homeless people to camp out in the lobby. The maintenance people were GREAT and very kind, but remained the only other bright spot. DO NOT rent from FM if you can help it. Invest in a property yourself, or explore something else not owned by FM if at all possible. read more

The elevator is broken at 901 lofts for the zillionth time. It's been broken a week with no end in sight and the company has changed their tune on when it'd be fixed for the third time now. Apparently they are awaiting a part and just informed me it could be a month or more. What a joke-what with the incessant noise from the gym, absolutely no insulation. We live in the 901 lofts, and today we had the privilege of meeting Johnny, a First Management maintenance worker. Johnny only came by our apartment to spray some wasp nests we saw forming on the patio. However, he couldn't have had a more positive impact on our day. Johnny worked quickly, and afterwords proceeded to ask if we needed help with any other maintenance things. Furthermore, Johnny even gave us more knowledge on bees and wasps overall, which was really cool. First Management must be proud to have such kind and heartwarming employees like Johnny. read more

94 degrees today and quite humid. We returned to our daughter's Overland Pointe townhome to broken AC. Fan running but no cooling. Upstairs bedrooms were unbearable. Called emergency line. Was told that "it's only an emergency if it's 90 degrees or higher outside." At 8pm, outside temp had dropped below 90, so he would "leave a message for staff when they open on Sunday at noon." When I pressed him for assistance tonight, he literally hung up the phone on me. Inside that townhome, it was over 90 degrees on the first floor! Higher temp upstairs. The employee did not care. For the amount of money charged for rent, we expected professionalism and at least the appearance of compassion. read more

Was traveling in from out of state to look at apartments. They canceled our appointment to tour multiple times and rescheduled, causing us to have to shift all our tours around. And then proceeded to tell us less than 30 minutes before the tour, it was canceled with little to no explanation. Don't waste your time. read more

Truly the absolute worst. Most of the issues stem from poor customer service. They also do not care for the well being of their residents. We once had rodents in our apartment from holes in the floor siding that they never fixed. After calling for a full week, leaving multiple maintenance requests, spending money on traps and catching 8 mice we finally had to go into the office to get their attention. The real kicker was from the time we left our apartment, went to their office, and had them follow us back to take a look...we had caught a 9th mouse!! I have found the only way to get ahold of them is to go into their office. Anytime I try to call them I am put on hold for 20 minutes and then sent to voicemail where I always leave a message but never receive a call back. Since our apartment is older we often have to make a lot of maintenance requests. Things like leaky ceiling, broken toilet, electrical issues in the kitchen (never addressed), broken closet doors, Leaking shower, rodent control. Although the maintenance guy is very friendly I find these issues are always "resolved" with some sort of band-aid. The actual problem is never fully resolved resulting in us submitting the same maintenance request weeks/months later. If I can't stress it enough the office staff is usually the cause of most of my frustration. I know that our apartment is old and in a college town, but that is no excuse for poor customer service. I would imagine it is also a poor working environment for their staff as they have quick turnaround. I never see the same face twice. Unfortunately First Management owns a lot of properties in Lawrence, so just take this as a warning if you decide to sign with them. read more

I've rented a lot in the past, but never experienced anything quite like this company. 1. I was moving into the 888 New Hampshire building as they were constructing it. I signed a lease for an August 30th for my move-in day. I was then called four separate times during August and then September with the company changing my move-in day each time due to delays in construction. They wanted to ensure they rented the apartment within 24 hours to maximize income and my lease and convenience wasn't at all factor. 2. My bill pay was set to automatically send my rent. I sent it on the first, but apparently they didn't receive it fast enough. On the 5th of that month, I received a written notice on my door saying they were beginning eviction proceedings. Jump the gun a little? 3. I received a call in January asking to commit to renewing my lease 8 months before its completion. In the notice asking for my renewal, there was a threat that, if I didn't, they'd begin showing the place immediately and continuously. I've never had a landlord ask me to renew 8 months before my lease is up and then start showing it soon after. Bizarre. 4. So its not shocking, after all of this, that I said that I wasn't renewing. Now First Management is showing it daily, sending me texts that they are showing it with a canned message saying they cannot change the date of the showing. I don't appreciate the statement that there is no way to change the time. Again, this kind of practice shows a lack of concern about their tenants' interests. I'd highly recommend not renting from this company. It's hard to feel at home when a management company treats its residents poorly. read more

First Management needs to work on several areas of their business model. They seem to not have enough employees to take care of properties the way they should be taken care of. Instead of hiring more people, they continue to use "Covid" as their excuse for everything. When I asked for bids on a few items needed at the property, I waited for 7 months and never received more than one bid for each item. The only bids I did receive did not make sense. After firing them, I was able to obtain 3 bids per needed project and get the work scheduled in 1 week, and I live out of state. They are located in the town where the work needed to be completed, and have a construction subsidiary company. I can't imagine anyone being happy with the services they provide. They lack professionalism throughout the entire company and in addition the 7% they charge to poorly manage your property, they will charge you for every one of their own operating costs they think they can get away with. First Management is not the kind of property manager you want. I would take your business elsewhere. Instead of trying to resolve things amicably, when you point things out to them, they are defensive and rude, most likely because they know it is true. read more

Moved out after 3 months of listening to the student next door screaming at KU and other games and the students above me walking in on their high heels at 3am every second night. After living in Melrose Court apartments for 2 years, I have felt with broken washing machines, broken fridges, disgusting rooms, and terrible management. The maintenance workers come weeks after you request something to be fixed and it will end up breaking in a month anyways. They will attempt to charge you for everything including $150 for lightbulbs and door stoppers, it's a joke how greedy they are for their awful service. It is a ongoing joke in Lawrence about how awful their service is. I would recommend literally any other company in Lawrence for residence management than this shit company. read more

Also we have major delivery issues with Amazon drivers and have placed signs up to help instruct them on what to do and First Management has been actively taking down these signs. We are not receiving any of our packages from Amazon now, Amazon won't help and First Management won't either. Do not rent from them. This has been the biggest disappointment of anywhere I've lived in the past 6 years, and I've lived in some real dumps. Our unit was empty for a month before we had it and we were assured that they were going to do the necessary repairs. We were shown 2 units that were quite nice and odor free. We met the previous tenants briefly on our tour and they had at least 1 small dog. The carpet absolutely reeks of dog urine but the Princeton Place office told me that "it was the smell of paint." As if I don't know what urine smells like, and how dog urine smell differs from both cat urine (because we have a cat) and PAINT. So we lodged a complaint. Nothing happened. We spent the first month doing everything in our power to eradicate this stench but nothing worked for the long run, so I lodged another complaint on 9/6/2018. After all, we paid a $400 pet deposit so my carpet shouldn't smell like any animal. I was assured that they would *call* me to let me know what would happen. I called to file my complaint at 12:03PM and was assured that I would get a call back to set something up. There was no call. Around 2:30ish my doorbell rings and someone knocks several times. It was a young man who said he was there to check on my carpets. He did not identify himself or explain who he was with (First Management, Princeton Place, etc). As it was my day off, I am in a state of undress doing laundry and I had to leave him outside long enough to put pants on -- which was exactly what the phone call was supposed to rectify, but whatever. At least it was prompt! I let him in after I was more modestly dressed and he came in and immediately told me it didn't smell like dog urine. Uh, you've been here for .2 seconds. I told him to smell the carpet, which he acted unwilling to do until I made it clear that I spend a lot of time on the carpet (foam rolling, yoga, etc) and that I can smell it. He shines a blacklight from 4 feet away and tells me "the blacklight doesn't lie." At this point, I'm red with anger. Then, this stranger in my house invites ANOTHER strange man into my house, this one by the name of Larry. Larry is older and I wanna go on the record as saying he wasn't too bad. I asked him bluntly who he was because this STRANGER was in my house without so much as identifying why and was inviting other strange men into my house. Only then, when I questioned them, did the first man tell me his name was Steven and that he was the District Manager. I invite Larry to smell the carpets. Unsurprisingly, he tells me he doesn't smell anything. These men must have corks in their noses, or be accustomed to a much worse manner of filth that I. Larry tells me "you shouldn't have to be on the carpet to smell dog urine." Uhh, but I AM on the carpet and I DO smell dog urine. Then, by this point, I am so livid that all remaining decorum (of which there was admittedly little) dissolves entirely. Two grown men, in MY apartment, telling me that they don't smell anything (which is a lie) are on my last nerve. This is my day off, after all, and they came over UNANNOUNCED and are implying that I'm crazy and that my level of anger is hysterical. I'm sure, to them, who had no intention of helping me whatsoever, being met with anything other that "omg, you got here so fast!" is considered hysterical. Long story short, Steven offered me a free carpet cleaning -- but that's not going to help. The carpets were already cleaned and they still reek. The carpets need to be replaced and he told me flat out that they wouldn't do that. Then, he started to leave when I told him that I could talk over anything he had to say so long as he was in my house using up MY time, but when Larry and I started to talk, Steven lingered in the doorway. I was all right with speaking to Larry -- he seemed marginally helpful -- but I told Steven that he could leave. He said he wasn't leaving without Larry, so I bid Larry adieu that very moment. tl;dr, Steven, the district manager, came over to my house UNANNOUNCED and re fused to leave when I asked him to. And he doesn't know what dog urine smells like so he won't know when other tenants call about it either. read more

So, to be fair, my apartment with first management is old, and so does have the problems that old apartments have such as old appliances and weak shower caulking. I have now lived here for 2 years, and for the first year I lived here it was pleasant and I couldn't have any complaints. The people there were kind and once when I locked myself out they were there in an hour to come help me. I was very pleased with them and their company until January 2019 when my ceiling started leaking. Badly. I called maintenance that time, and their only helpful response was "use a bucket" and that they couldn't come until all the snow was gone. I accepted this answer, and naively waited for someone to show up to help my ceiling. Of course, no one came, and so I called the office, was told that a maintenance request had been put in, and so waited more. There was no maintenance request, and when I asked later, they "had no record of a call." So the answer now is to put maintenance requests in writing on their website, which I did, as my ceiling continued to leak worse and worse. Not only the living room, but the two bedrooms began to leak as well, causing one of the beds to have to be moved. It would take weeks for anyone to come, and usually they were confused as to what actually was happening. I have to surmise that at least 20 gallons of water has leaked into my apartment over the course of spring until now. During June, maintenance came and "fixed" the ceiling (I heard no one on the roof) and lo and behold the ceiling began leaking mid July in the EXACT SAME SPOTS. However, now that we are at this point, I have begun looking at my past maintenance requests, and realized that all of the requests I have posted prior about the ceiling NO LONGER EXIST. I have others, about different things in the apartment, but all of the ones relating to the ceiling are gone, or replaced with simply with "a technician was scheduled." So, to sum up, I do not recommend this company, but if you are working with them currently, I urge you to record any conversation you have with them, always make your requests in writing, and always take pictures of those requests for yourself, in case they simply disappear. It's new so everything in my apartment is brand new which is amazing and probably the reason why I've never had any issues. It's a very active community which is nice and the staff at the office is super friendly. It's been a great place to make new friends and find my new "home." read more

Moved in from another apartment, and front office staff was completely and utterly helpless. No key on arrival, they lost my first key fob after I told them I need parking access and gave it back, and refused to help resolve my parking issue because their manager was out of town. Not even an offer to get put on a waitlist, which was never mentioned until THREE WEEKS after move-in. They promised a freight elevator for move-in, but there wasn't one. They also chose to blame prior staff, who had been fired for incompetence, rather than accept responsibility. Found a cigarette butt in my apartment on move-in as well. Had I not signed my lease already and have moved my entire apartment the same day as I moved in, I would NOT have chosen 888 lofts. Amateur and unprofessional from the get go. THE APARTMENTS THEMSELVES ARE GREAT, but the staff and lack of action from management was completely ridiculous. read more
