Even at a price point of $900k, we had multiple offers within 48 hours! She broke down the offers for us and helped us determine which one was the offer with the most favorable terms. She truly understands South Carolina real estate contracts, buyer protections, seller implications, etc. Her negotiation skills are top notch and when tensions arose in negotiations, she was the calming, empowering presence we needed. We could not have asked for a better, more prepared, professional or personable Realtor to help us sell our beloved home. I highly recommend Jasmine Garcia!

We had a great experience with Jack selling our condo. I've worked with several realtors before,…read moreand all have promised to make to process as painless as possible. But most haven't completely delivered. Jack offers his "concierge service" which really is a full-on concierge for your property sale. You fill out the paperwork to list, and Jack handles everything else. From cost-effective repairs and cleaning services for your property to photos and promotions, he will make sure any punch list from a buyer is taken care of. It's literally that easy - I couldn't believe selling a property could be so effortless. My experience in particular was for a sale of an investment property. I've tried selling it several times before, once being over a year on the market with no interest. As soon as Jack got the listing up, we saw showings and interest from buyers - much more so than our previous attempts. Jack communicates with the potential buyers on a personal level when appropriate. His knowledge of Charlotte neighborhoods, local hotspots, and the advantages of living in a certain part of town really help buyers realize what great opportunities they have when purchasing a property, even if their buyer's agent is clueless. Overall, I can overwhelmingly recommend Jack for a realtor. I really never thought this day would come when we would sell our investment property for what we wanted, but he made it happen. He really is dedicated to taking care of his clients and truly making the selling process as easy as it could be!

**Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

I am a first-time homeowner who started my home search on Zillow in the Summer of 2024. When I was ready to view properties, Zillow matched me with Sarah Loftis, the most outstanding real estate agent I could've asked for. When I was initially browsing, my schedule was slammed. She waited patiently for things to calm down and was sure to check on me periodically, not as an agent who was trying to get a sale from a client but as a human who cared about another human. Words cannot express how much that meant to me. When things calmed down, we started looking together. We saw probably eight to twelve properties together in total. Sarah was knowledgeable about each of the listings, the market, HOAs, etc. When she didn't know the answer, she would reach out to a colleague or partner to find the answer. When I finally found the property that I thought was THE ONE, we had a big snafu with the lender from which I obtained my preapproval, which made us return to the drawing board and find another property. I WAS DEVASTATED and honestly wanted to give up. Sarah demonstrated empathy during this challenging time and allowed me a few days to grieve before making recommendations that ultimately changed my home-buying journey trajectory. Sarah connected me with a new lender and stellar lending officer, and we continued our search. Initially, we couldn't find a home that was a perfect fit like the one we had to leave behind. When I thought all was lost, Sarah called me with the specs on a new build that met ALL of my specifications and was better even on paper than the initial property I picked out. We went to see the home, and I fell in love immediately. Sarah helped me to navigate every aspect of the process. She was always available to answer every text or phone call and never left me feeling undervalued. Additionally, she was a wealth of knowledge and took the time to make sure I understood everything I signed or was asked to do throughout the process until the day of closing. We closed at the beginning of December 2024, and she still checks in weekly to ensure I'm okay. I highly recommend Sarah Loftis for helping you find your next home. She will prioritize your desires and empower you to find the right home for you. You will not be disappointed.

The home sold in less than 30 days for about $25k more than their recommended listing price. I am accustomed to a 3% listing commission and 3% selling commission. Stephen Cooley wanted 3.5% and 2.5% to the selling broker. I told him that this did not work for me, and in my opinion, the selling broker does the majority of the work in the transaction. Their communication was awful during the process. The fact that the home sold so quickly had nothing to do with Stephen Cooley Real Estate. There are much better companies in Ft Mill, Rock Hill and Charlotte. All that can say is that I will never use this company again.

Rick followed up by text on Friday, and we scheduled a tour for the next afternoon. I explained that we were relocating from Florida and would only be in town that weekend to see homes. We arrived ten minutes early for our tour the next day, but Rick never showed up. When I contacted him, he said he had forgotten and hadn't written it down. The poor communication and missed appointment left us with little confidence in the company's organization or professionalism. We decided not to reschedule because this experience raised concerns about how we might be treated as tenants.

I purchased a home through Yancey Realty in February 2026. What I did not know was that Yancey…read moreRealty had also served as property manager for the prior tenant at the same property -- meaning they had direct written knowledge of the home's material defects before they listed and sold it to me. Their written communications to the prior tenant acknowledged "many issues" including specifically "the drainage issue," and offered her a lease termination because the owners could not afford repairs. Franklin Yancey, broker in charge and owner, personally acknowledged to the prior tenant that the HVAC was undersized and non-code-compliant. None of this was disclosed to me. The property was marketed as "turn-key" and "move-in ready." Cameron Frank told me the home was worth more than comparable homes in the neighborhood. The home did not appraise for anywhere near the selling price. When my inspection identified significant issues including electrical and plumbing code violations, Cameron Frank characterized them as "mostly optional" repairs common in older homes -- while simultaneously using claimed electrical and plumbing work as a negotiating tool to justify the price and limit my concessions. Public permit records confirm that work was forced remediation of an illegal wastewater discharge condition, not elective improvement. My formal request for $20,080 in concessions tied to documented inspection findings was countered with $1,000. When I raised concerns, Mr. Frank suggested that if I could not "overlook some things" I should consider new construction. He also referenced my buyer's agent's commission in an apparent attempt to pressure her to pressure me into accepting inadequate concessions. After closing I discovered the true extent of what had been concealed. I contacted Franklin Yancey directly, informed him I had filed a complaint with the NC Real Estate Commission and had already spent approximately $20,000 in repairs. He asked how much I was into it, offered nothing -- no investigation, no remediation, no follow-up of any kind -- and wished me well. I have since spent over $39,000 in repairs. A professional foundation inspector's written report states the damage is "clearly not new" and "has clearly been affecting this house for years." Neighbors approached me independently, offering to assist in holding Yancey Realty accountable because they had witnessed how the prior tenant was treated and were aware of the property's known problems. I have filed complaints with the NC Real Estate Commission against Yancey Realty, Cameron Frank, and Franklin Yancey. The prior tenant has provided a signed written statement and is willing to testify. I am sharing this so that no one else experiences what I have experienced
