This review has proven difficult to write, only because there really are little to no words that can accurately describe how amazing Belinda is. She is not only the best property manager you could ever ask for - professional, knowledgeable, dependable, but she is also such a wonderful person. Where do I even start? One word to describe Belinda: exceptional. She is just a gem. You read the other reviews, and you wonder... is this a real person? Are these reviews real? Well, yes she is and the reviews ARE real! My flooring installers referred me to Belinda, and after reading her reviews and speaking with her, I knew she was the right person for me. Here is my experience so far, and a few things that truly make her stand out: Upon acquiring my condo, Belinda did a thorough walk through and pointed out exactly what items needed to be addressed/fixed before I'd be able to rent it out. She has so many connections to all sorts of people and knows who to call to fix anything, at the best price available. I was starting to worry about finding renters... After 8 short days of listing my condo, Belinda found renters at a better price than I could have imagined! Look at her response to the most negative review on here. She is so graceful and responds with such aloha. Instead of being on the defensive, or trying to further offend the reviewer, she wishes them nothing but the best. To me, that really shows something special about her. In the rush of moving out of my unit (and trying to make a flight with two toddlers), I was unable to get my condo up to par for the renters that were moving in the very next day. No cleaning crew was available on such short notice. Belinda rolled up her sleeves and went to deep clean my unit for me! It's now been almost a year of Belinda managing my property and I am still impressed with and pleased to have her as my property manager.

This is what this real estate agent told me about Sean Barnes when I asked for her recommendation, and this is what I've directly experienced in having Sean manage my property over the last several years. To begin, Sean manages a finite number of properties so that he can devote his time and attention to them (this is in contrast to firms and managers on Oahu who hold vast portfolios and will often regard your property like a number, or a side-hustle or ancillary part of a larger business). Sean will care for your property like it's his own, that is to say, with diligence and attention to detail and, if it's a rental, like the personal investment it is to its owners. In this respect, Sean will ensure your property is maintained in top condition and only occupied by highly trusted tenants. On the business end, he seamlessly facilitates all the signing and transaction processes via an online portal that allows users full transparency and oversight. While the portal leaves no questions, Sean is a great communicator and will reach out to you as much or as little as you like about your property, and always as needed. Let me not gloss over Sean's carpentry background as this is a rare skillset among property managers that pays huge dividends in terms of upkeep and peace of mind. In the almost ten years I've had a footing in Hawaii I've only met two property managers who also have carpentry training, and Sean is one of them. When repairs pop up, as they always will inside rentals (which for the most part are not covered by HOAs), Sean is able to diagnose the problem on the spot and ninety-nine percent of the time will conduct the repair himself same-day without needing to enlist outside help. This aspect of Sean's personal management toolkit can not be underscored enough. And if the repairs are outside of Sean's scope, he coordinates the entirety of the job, from contacting the initial contractor to perform the work to supervising the work to ensuring the work is done correctly. From soup to nuts, Sean sets the standard. Being in the Navy and on the move for over ten years now, I need someone local in Hawaii whom I can trust. BUYER OR SELLER!!!…read more ""Going the extra mile" is almost a cliche today, overused, and doing little to convey the real extraordinary effort by those professionals like Shari that truly deserve the mantle. From the moment we contacted Shari about the sale of our property, she was incredible, communicating, coordinating, and ultimately, completing the sale with better care than most people would give their ohana! Being in the military, my wife and I were stationed out of state. When we decided to sell our condo we reached out to Shari immediately, since she helped us purchase eight years ago. She immediately began coordination with the property manager, community manager, and tenant - all while keeping us continuously informed despite the six hour time difference. She worked with the existing tenant to expedite repairs and prepare the home for listing. Some of the repairs even required coordination with an adjacent neighbor, whom Shari personally contacted and worked to get us reimbursed. When our property management company was holding up parts of the process, Shari was our "man on the ground" that worked with them directly to keep things moving. When the property was listed, Shari kept us apprised of the interest and participation at the open houses. When the sale wasn't immediate and my wife and I started debating whether to lower the price, Shari recommended that we stay the course for a little longer, and sure enough, the next day we received a full price offer! During the contract process, Shari continued to keep us informed and guide us through the many steps and organizations involved. As a side note, the contracting process is almost as daunting as the sale itself. As a seller, especially a first time seller, you worry about what will come up in the inspection, if you missed anything in the forms, try to figure out which organization does what, and what is really important. Having a knowledgeable, accessible, and preemptive guide is incredibly helpful for easing the process and reducing the stress. Shari was that person for us every step of the way. The best way I can think to summarize what Shari meant to us as our real estate agent is that she is the highest standard of the profession. Her initiative, verve, communication, knowledge, and guidance are what every buyer or seller looks and hopes for in their agent. We were lucky enough to have her represent us twice! HI Roots Realty is currently managing our property and I wish we were working with them earlier…read more This is a review standpoint from the property owner side: - great communication between owner and property manager - owner portal is easy to navigate - organization is hard to beat (open communication from PM on what needs to be fixed, bills to pay for Hawaii property taxes etc) - contracts are easy to read for someone who is not in real estate (owner to business, tenant leases etc) - noticeable care taking for tenants (I noticed how much they value their clients by ensuring the fixes of the house is in good standing and comfortable) They value their clients and have had a great experience thus far. Okay whatever makes you sleep better at night.. lies and unethical and thank you for "allowing" us…read moreto break a lease as living in the house lead to MAJOR health issues with our minor son from living in that nasty house that was infested with mold, mildew & rodents!. And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.
