There was not a lot of choices for my situation. PGH showed excellent ratings on my search engines. It looks like they've converted two Victorian houses. They have fixed them up nicely. I was told there was 19 rooms. The landscaping is pretty and there are some parts of work in progress. What really won me over was a call to Dennis; the front desk person. I talked to him inquiring about a room. The only room they had available was room 22. The room was nice enough, but had a sour smell. I felt it might be coming from the carpet The manager said they had put some type of exterior flashing near my window, which might be the reason for the smell. The room was nice and faces the street. I say this because there is a train that runs on tracks outside my window; which I felt was pretty loud. I would suggest bringing some type of EarPods. I went to bed at 11:30 PM and I could still hear the train running. Also, I found it a little annoying that the private bathroom for this room was located down the hall about three doors down. I was informed that there were six other guests sharing the same hallway. I brought sweats instead of PJs in case I had to use the bathroom in the middle of the night. I had to lock my door, then go to the bathroom and unlock that, re-lock it and go back to my room and unlock that door. I would bring lanyard to attach the keys (they attached to a large cumbersome metal key ring) which would have made this process a little easier. They consider this property a boutique which is fine but I would've called it a bed-and-breakfast. I liked that they had a glass of wine and some light munchies for happy hour in the pretty living room. A typical continental breakfast was provided in the morning. If you are bringing a car, make sure to email and reserve a spot since there are only 4 parking places in the secured lot. Of course there's going to be an additional charge. The stay was OK since I was going solo and it was close to my restaurant, my entertainment venue. I felt it was in a pretty safe neighborhood. looks like there is street parking available.

Vincent sees to it that the beautiful bedroom (with one of the most comfortable beds I have ever slept in) small sitting room and luxurious bathroom are well stocked with snacks, treats, bottled water and even wine upon arrival. I was touched with the small things they did to make me feel comfortable; a box of toffee a couple of days after my arrival, for example. They knew I was not feeling when i got there, and were more than willing to do anything for me. That being said, while I was aware that they were upstairs (The room is on the ground floor of their home) I did not see them and they did not bother me for my entire stay. The room has its own entrance, which opens out onto a little porch and a set of stairs leading to the street. It is only steps away fro the bus that takes you into the heart of the Noe Valley shopping district in one direction, and to the MUNI subway station at Castro and Market in the other. The house sits on the top of a hill, with beautiful views of the Noe Valley Neighborhood, and in the distance, San Francisco Bay. When considering a visit to the Bay area, I decided I did not want the anonymity of a hotel. The Inn at Noe Valley offered similar prices but such an upgrade in quality and comfort that I am a convert. Thank you Vincent and Carmine!

Although it lacked cooking appliances (which was no problem due to the abundance of restaurants in the area recommended to us by the hosts) it still felt like a home away from home. The hosts were extremely helpful when it came to local knowledge about the area but gave us complete privacy during our stay. Located in a residential neighborhood, in Noe Valley, access was available to all parts of the city of San Francisco through bus, taxi, subway and/or my favorite..... trolley! This was a remarkable trip due to the stress free environment and easy access to the entire bay area. Highly recommended for a comfortable and memorable trip!

The location of this apartment building is decent and the views out the front of some of the units are ok, but overall the experience of renting here has been POOR at best. There is almost no air ventilation in all the hallways, leading to them often being extremely smokey and full of smokey air. Air-flow in these tiny units is extremely poor. While wireless internet is included in the rent, I cannot count how many times the internet signal was down. Most upsetting: Though supposedly following rental guidelines, the landlord refuses to take steps to ensure that loud music does not constantly get played - so loud that it is audible in the rest of the building. The noise from the street, noise from other tenants, and on occasion noise from the landlord himself, make this apartment very uncomfortable to live in if you prefer a decent place to live. (In my opinion). These are all things I could possible tolerate, but not for the price of over $1700 per month for less than 500 Square feet. I wish that I had had a better idea of what the pros and cons were before I moved in: I hope that this review helps someone else out.

The location is fantastic, it's pretty reasonably priced, and it's quite comfortable. The bed is a four-poster queen, and there were rather a lot of pillows. There's also a table at which two can sit, a love seat, and some other quaint furniture, as well as a kitchen sink, refrigerator and microwave. The room was clean and neat, with no untoward smells. There was quite a bit of Verbena-scented soap in the bathroom. The decor is pretty standard Victorian San Francisco, with wainscoting and a lovely big shower/tub in the bathroom. There's WiFi, with a pretty decently fast connection. There's a porch to sit on, facing the backyard. There's no breakfast service, but there's coffee and tea, and a toaster. I tend to be a pretty shy guest at B&B's, and Annie's was ideal for me in this sense - she left me alone, other than settling up the bill, and she didn't even hassle me about that - we just figured out a time. There are some excellent restaurants near here on Hyde - Za, Frascati, Tre Fratelli, Milano and U-Lee come to mind. Polk is the big local business district, and there are quite a few more restaurants down there. Parking here is no fun. But on the plus side, you can take the cable car, which runs along Hyde Street. If you need to walk down to Polk Street, be aware that the most direct path down the hill is pretty steep. If your knees are weak, you might want to hang a left on Hyde, and follow it down to Broadway, then continue downhill on Broadway to Polk.

The trip, although short, was filled with good stuff-- friends, stories, memories, and a super fantastic B&B experience. The Rosegarden Guest house in San Francisco was simply "Badass" or as the kids say "Frosty" in every regard. Incredible, I mean incredible hosts, pleasant fellow travelers who provided quixotic and pleasant conversations. The interior design and home decoration was very "time period dreamy" and done by the hosts in an almost professional manner. I stumbled onto a gem! In terms of an enjoyable place to stay while in San Francisco. My Reunion was everything one hopes for in those situations-- friendships renewed, memories revisited etc etc! I got to visit the old neighborhood which is nicer and better maintained than when I grew up there (with the exception of way too many parked cars) and that was heartwarming! I got to visit with my lifetime close friend Judy and her daughter Keila who is 8 months pregnant and that was sweet, moving and pleasant, I had the best Blueberry Pancakes of my life at a lunch in Sausalito --- what more can one hope for ? It is an adorable little apartment, full of charm, and with a gorgeous garden all our own. It has everything we need to live a normal life - to cook our meals, to relax, to clean up a little. And it has the sweetest owner who lives in the house upstairs and is both present and also un-intruding. I can't imagine a more ideal place for our first few weeks back in the states or a more charming landlord. I'm almost sad to leave it in another week and a half to move into our own apartment! This would also make a great vacation rental for someone who wants to stay in the real parts of San Francisco as opposed to the tourist centers.

The Mission Garden Retreat itself is a fabulous one bedroom apartment - a great space with new furniture and appliances. You can tell that Dan and his family (the proprietors) have put a lot of time and resources into making this place really nice. We ate out for pretty much every meal, but could see that the kitchen would be very useful for longer stays. The bed was really comfortable and the garden outside was beautiful. The neighborhood is very busy and bustling (only a few blocks from 24th St.), but the Garden Retreat itself was super quiet since it backs up to the garden and not the street. Besides the amenities, the location just can't be beat. The Mission is a fantastic local neighborhood with rich culture and some fantastic places to eat. El Metate was great. We like to eat at good beer restaurants when we're out, so The Monk's Kettle off Valencia was a short trip and was excellent. Dan was a great host. We felt comfortable and relaxed the entire time. If we are in the area again, we are definitely checking the Garden Retreat's availability.

And, yes, even toilet paper tied like a rose. Rachel's hospitality is incredible. That alone makes the SF Vacation Hut the BEST place I've ever stayed. From the moment we booked, Rachel became our unofficial travel planner for San Francisco. Restaurants, grocery stores, evening entertainment, local treasures, hiking spots--she sent us plenty of options, all with our schedule and interests in mind. She even created an "itinerary" for one day, complete with a Google map plotting each destination. My husband and I are both vegans, which can make meals on vacation ... challenging. Not so with Rachel: She sent detailed descriptions of the best vegan eats in town, including their proximity to the apartment. Chinatown? Breakfast diner? Donuts? Mexican? She has every craving covered. And, of course, everything in our gift basket was vegan. The apartment was gorgeous, roomy, clean, and designed very intentionally. Don't worry about luggage or kids--there's plenty of space. The bed is unbelievably comfortable. The kitchen has everything you'd need, from a coffee grinder and pots to rarer items like a juicer, garlic press, and pretty drink glasses. As another reviewer mentioned, Rachel also stocks the apartment with thoughtful touches like umbrellas, robes, a sewing kit, DVDs, tour books, and maps that have nearby restaurants and attractions marked. The laptop is wonderful too; it's already hooked up to wireless and a printer. We didn't even bring ours on the trip! Finally, if the hospitality and apartment aren't enough, the location is excellent. It's quiet, safe, and close to both public transportation and awesome shops. You definitely feel like you're staying in the *real* San Francisco there! If you're visiting the area soon, don't hesitate to book the SF Vacation Hut. Hands down, it was the best decision we made for our vacation!
