We have lived here for nearly 30 years & we have seen many staff members (Both great & not so great) come & go however, the crew that we currently have (Oct. 2021) are AMAZING. (Especially the maintenance crew) Our property manager is very approachable and the maintenance techs are always on their 'A' game. It is a very busy community though so if you're looking for a quiet retirement atmosphere, this would not be the place for you but, it is a beautiful place with nice landscaping and many fun & helpful amenities. I lived at Hampton Farms for a year just after I graduated college. Overall, I was very pleased with the complex's management and maintenance staff, who were always pleasant and responsive. The landscaping was well manicured year-round and I always felt safe if I wanted to walk to the fitness center late in the evening. The property's amenities include two outdoor swimming pools, a fitness center, laundry facility, and club house that could be rented out for private functions. Rent is reasonable for the area, and they often run competitive specials in the spring when many students are moving out. Many of the tenants are NKU students (who can save money on parking passes by walking to school), though I wouldn't say the place is overrun by wild co-eds. There are also a large number of retirees and young professionals. Though my apartment was in excellent condition, other apartments were not as nice. One of my neighbors had some kind of water leakage that made their apartment reek of mildew. Also, there were a number of accidents (i.e. fire and car driven into a first floor apartment) that were not completely cleaned up in an acceptable length of time. read more

I have been a resident at Hampton Farms for nearly 20 years. I have seen several changes to the community and staffing throughout all of the years. I have been pleased with the majority of the people who have worked here. I am very pleased to say how clean the property is on a regular basis. Even though, some of my neighbors throw trash on the ground or set it in front of the dumpster, the maintenance staff always does a thorough job cleaning it up. I do want to take a moment to say just how friendly the current office staff has been. While I have seen several people occupy the property manager's seat, Brianna is definitely my favorite. She is so kind, polite and unwavering in her attempts to help EVERYONE. (She even came to my apartment on a Saturday and hung up fly traps for me.) The new girl, Katie, is so bubbly as well. She is an absolute sweetheart. The maintenance team always address my requests very quickly (always within 24 hours, mostly within a couple hours). Overall, let me just say, how great it is to reside at Hampton Farms, because of the team and the job they do! read more

I lived there for a few years. I should have moved out sooner. The apartments look nice but have lots of problems. The main problem is that management is unresponsive. You have to report issues numerous times to get them resolved. My air conditioning broke down in the middle of summer and it took them three weeks to get someone to fix. Even then the maintenance man told me we needed a new unit but the management will never put one in. He was right. The air con was a problem the whole time I was there always breaking down in summer. The worse part though the staff there is snotty and treat you rudely if you complain. I would NEVER lease there again. read more

I've lived here over a year now. Just renewed my lease for another year. All in all I feel pretty positive about the place. It is true, I guess, that there are a lot of students here but I have had no significant problems/issues with it. Noise has not been bad or extreme. The apartment staff have usually been quite nice and polite and they have dealt with any maintenance issues in a very timely fashion. The grounds are kept up and the place, overall looks good. That said, there are a couple minor things that could have been better. One of the pools was closed al of 2014 which should not be the case. I was told there would be two pools available and this was not the case. Also, I have a small issue with the snow removal which is spotty at best. During a storm last winter, the removal service came through around noon about an hour before the main storm hit which proceeded to drop about 5 inches which was not removed for days. I honestly could not get my car out of the parking lot. Thankfully, I work at NKU and so I was able to walk to work after a couple days (the city took that long to clear the sidewalks). I also question their rent due-date and penalties. This is the first apartment I have lived in that expects rent by the 2nd and they penalize $50/day late fees or something like that). I have forgotten the date and had to pay on a couple of occasions. Which leads to my final problem which is their online payment service which charges WAY too much to have your rent automatically withdrawn from your bank account. No reason for that as most apartments have long ago gone to a very small service fee for this and it seems to me it would benefit all involved. They also seem to own their own H20 billing service. Once again, the online fees are outrageous. I also question the accuracy of my water bill as it is almost twice as high as my previous apartment and I live alone in a one bedroom. I just don't use a lot of water and $30/month seems absurd.... They can be dickish about parking but I am glad as too many students would be tempted to park here and walk to school. As it is, I have never had a problem finding ample parking options close to my apartment. All in all, however, I like the place. Very convenient for NKU as the campus bus stops right in front for those who need/want it. The campus is like an 8th of a mile west, Krogers is easy waking distance, Billies Skyline Tavern is as well. Fast food such as Taco Bell and Arby's, Goldstar and a mediocre Chinese place are in the same plaza as Krogers. There is a sand vollyball court and a single basket for hoops. The workout room looks clean and reasonable. Considering they undoubtedly deal with a lot of fk'd up excuses and problems with college-aged kids the management has never pissed me off in any way. As I deal with students on a regular basis I can appreciate this fact greatly. Oh wait - one thing I almost forgot... the garbage system (for lack of a better term) sucks ass in the sumer - they use these huge compacters that are only emptied rarely and the flies are legion. DO NOT get an apartment anywhere near one of them or the stench will kill you. Luckily I am not near one (then again that sucks in the winter when you need to take out the garbage. I'd prefer smaller dumpsters, more regularly emptied, located in each region of the complex. read more

Hampton Farms is the go-to place for students attending NKU that want to live off campus. These apartments are withing walking distance. In fact, you can see NKU from the complex. Think of it as student housing just beyond the property control of NKU. These units are luxury apartments. My friends lived here in a two bed / two bath during college and were paying $650 / month. Since then, prices have skyrocketed. These units now cost $820 - $950 / month. Hampton Farms apartments are carpeted with a fully-equipped kitchen, washer / dryer hookups. dishwashers, patio, and ample closet space. There are also plenty of amenities, such as 24-hour maintenance, a pool, fitness center sand volleyball and basketball courts. In addition to being close to NKU, residents are also within walking distance of Kroger, the off-campus bookstore, banks, Walgreens, a liquor store, a dollar store, and several fast food restaurants. Skyline Chili is practically in the backyard. The downside: no sidewalks. You'll have to trod through the grass to get to some of these places. If you're a student searching for a place close to campus, give Hampton Farms a look. Do note that if you have time to browse for apartments, there are other places within a short commute that offer similar quality for a fraction of the cost. With most of the residents being of the fraternity / sorority variety, anyone older than 23 may want to look elsewhere for a quieter apartment setting. This has been one of the worst places I have ever lived. The first year was actually pretty good but when management changed it went downhill very quickly. The water pipes are a huge problem in this complex. If you live on the lower floors you are likely to have major leakages. Not to mention that you water gets shut off almost every weak to repair the leaks. Sometimes the water will be shut off from 9 am to 10 pm. I'm a 3 Month span our water was shut off 15 times for repairs. We also had issues with the front office losing our rent checks. Needless to say we left as quickly as we could. read more

The apartments are spacious and look good on the outside and many of my friends who have visited the apartments have said they were nice, but outside appearances are as good as it gets. They have two pools but you can't even lay out and enjoy the sun by the pools because they have such a fly problem. The problem could be alleviated if they sprayed the dumpsters like other apartments do, but no, some apartments are so close to the dumpsters even that flies are attracted to your doorstep. The trash collector doesn't come very often so that is part of the problem. Every time I took out the garbage I was afraid I was going to vomit. The apartment I lived in before had so many flies that you couldn't walk in. When I first moved in we just had to spray for carpenter bees and they weren't a problem for sure after the builders removed the rotten wood. But it also had a yellow jacket problem. The last day I moved out, they attacked us and my roommate was deathly allergic to bees. I moved into a nicer apartment in Hampton Farms this year but I was still surprised by all the maintenance I had to call for--the stove handle that broke off, the ant infestation, the spider infestation, the confusing shower knobs, the holes in the window screens, the doors that don't shut (which also was a problem at the last apartment), and an old, broken air conditioning unit that racked up my cooling bill. I must say that this one bedroom I moved into was a lot nicer though. The door handle didn't break off and my friends weren't left standing locked out at night. The floor plan is more convenient too. I had a problem with air-conditioning in my old place too, but then, the air-conditioning completely broke down. Although maintenance varies from building to building, it's a reflection of Hampton Farms and how often they update their appliances. Some of the appliances here are from the early nineties. My old apartment's heater busted and charred embers were coming through the vents. My roommates and I were tired and embarrassed of calling maintenance so many times. The good? It's a very convenient walk to campus if you are a student commuter like me. It has a workout and laundry room. The clubhouse is nice. While you're waiting on your laundry you can watch TV, workout, go to the pool, and snack in their kitchen lounge. The price is cheaper than living on campus, but it needs to be lowered with all the pest problems and air-conditioning and heating problems available. Don't pay anything upfront unless you know what you're getting into. read more

Be sure to carefully read your lease before renting with these people. They prey upon young students and get away with it due to their prime location relative to NKU. If you need to break your lease, for any reason outside of military service, you may be liable for about $3,000. Unfortunately, renting mostly to young students means they are able to shape the lease to their complete advantage. Of course, this is all legal, but do not be surprised if these overpriced apartments come with quite a few fees, and a good bit of condescension from the staff on the way out. read more
