Had we been, I would never even considered this property. Not one of us is over 120 lbs, i actually dislocated my upper rib & we are all covered in bruises from that ridiculous experience. My best friend pulled her right shoulder, we have driven boats before yet have never been asked to push or pull one lol. This was not a normal situation we were tossed into at all. Then to find out it was way more than occasionally we'd need to do this, as the pre papers said (that came only 5 days before check in), it was every single time we needed to leave. The back "deeper" dock wasn't even there for 3 days, it was GONE, Not just under construction as we were told on our way to pick up the boat to head over lol. That front dock is inadequate for the way those channels have shifted and every other dock over there is so much longer... I'm sure because they need to be so someone doesn't get hurt pushing a 22' pontoon boat! Private beach - is not at all as pictured. It's full of old palms & a mess. Dirty just like the inside of the house. If you advertise a beautiful beach, there should be one. Dilapidated & unkempt palm trees everywhere. I know i have them all over my yard except we have them trimmed regularly as you should. Our view has dangling brown branches & they were falling all over the deck. Wheelbarrow full of old water & a chainsaw - it's a shame at what shape this place is left in. Needed vacuum & mop immediately bc it was filthy - whole pieces of bacon & open bags of cookies were left behind on the floors so when we moved the couch a bit it was disgusting. - You absolutely did send them to us immediately & we definitely used. Old food & rotten ice cream left in downstairs fridge, so my mother & 80 year old aunt cleaned it out for you as she couldn't stand it being in there smelling up her food. Lol Water dumping from air vent in the downstairs master. The vent is covered in black & yellow substances. It reeks of mold in there. My mother has CPOD & after 3rd night finally realized she's having breathing attacks because of the air in there. She moved to the trundle upstairs but my aunt Donna had nowhere else to go so she eventually ended up in our closet upstairs on a mattress. We did notify Michale about the issue with the vents when he was there but he basically said someone would have to check it out. Which meant nothing lol. This same moldy Oder was in the main house most of the time so we needed to keep the doors open. Under the kitchen sink was also leaking & had a pile of rags stuffed under it... that had turned rancid & molded. We didn't see it till we were going nuts finally cleaning everything bc it was just so much at that point. As we had no reason to be under that sink till the garbage disposal stopped working. Hot water was insufficient - this property says accommodated 15. We couldn't fill the bathtub completely without the water turning cold. Yes, George absolutely fixed this when he came out the next day. Pool touch screen wasn't working Sonos never worked - we told Michael when he was out and he basically tried to connect to it and said it just doesn't work sometimes when he couldn't get it to work. No pool table - it just doesn't exist lol Broken dryer downstairs plus Broken washer & dryer upstairs - we didn't know until we went to do laundry because we didn't want to take the little bugs home in our laundry. Last night - no we did not opt to stay in another one of your air bnbs lol. After our experience we were in we chose to vacate & pay for a hotel. Where we could get served & everything worked!

Fridge temp was set at 36 degrees. Didn't discover this until the next day after we stocked fridge. Everything on top 2 shelves froze - fruit was unusable afterwards. - The only beach equipment provided were 6 chairs, all the low-to-the- ground type, and one small, worn out beach cart. No beach umbrella. We called about this: They said "Too bad, that's what you get." Had to rent our own regular height beach chairs, a decent beach cart, a cooler, beach toys, and beach umbrella. - Ping pong paddles were worn out, no balls provided; we had to buy some at Publix. - No outdoor shower or hose. Only hose present was hooked up to the pool, unable to disconnect. We had to wash sand off our feet from a faucet behind some bushes.

I was told if I could send in the pictures and time stamp of it they would honor that price since it was within 24 hours. I did. To my extreme disappointment, they did not. They offered 10% off... What a joke!! The guy that broke the news to me was nice about it (not his fault). Apparently there are no managers to speak to and no one to talk to in the revenue dept (who ultimately made this decision). It is unfortunate they would rather lose your business and potential rental income for someone. Be aware that apparently their prices change DAILY. Clearly it is profit over customer service.

Eventually we got referred to Gulf Income Properties by a good friend and Terrence and Jason quickly swooped in to pick up where the other company left off, they've made repairs and improvements that we wouldn't have thought about, and in short order found tenants for us, and communicated constantly throughout the process! Can't recommend them enough! Jason and Terrence have been great and I'm so happy we found them. Keep in mind I had had multiple phone conversations, we confirmed a one month rental while we waited to close on our house, and everything seemed on the up and up. Then they said we hadn't informed them there would be dogs and there was a pet fee. I replied oh yes I did, it was the first email I sent and the first conversation we had in late June. They said well whatever we are charging you. I said no, I told you about the dogs, and we negotiated the month long rental fee which I agreed to pay, and you already knew about the dogs so I assumed it was in that total amount. Then came the rudeness, the gaslighting, and shutting me down. They are not interested at all in customer service, even though I have in writing that I informed them of the dogs. The dogs were part of the deal from the beginning. They charged the card they had on file without my approval and with no additional paperwork signed. On their invoice, it tells you you can go to YapStone Inc if you have complaints about the charges. I did, and followed the info to Florida. The number they tell you to call for Yap immediately is picked up and hangs up on you. So clearly not a legit business number. They also give you a number for Florida Office of Financial Regulation, but THAT number is a scam trying to sell me fake Medicare. Wow wow wow. So now not only do I think the company is just unethical and rude, but I am wondering if this is a fraud scheme from top to bottom because their payment processing company clearly isn't a legit business. There are lots of rentals in Florida folks, look elsewhere and get it from a mom and pop owner who won't scam you like this.

We booked and paid for a vacation rental 3 months in advance, had a…read moresigned contract for the rental, received multiple confirmation emails and phone calls... then got a phone call 3 days before check-in that our "rental was double-booked" and they needed to move us to a different rental. There were not any comparable units available with the key elements of the unit we had already paid for - updated furnishings, sleeps 6, a pool and across the street from the beach, and they didn't offer a discount for these "less than" alternatives. They did refund my money, including all the "add on fees" that added over $500 to our 3-day rental price... and blamed it on the owner of the unit. NOT an honest and just business practice. Book with another vacation rental agency so you don't get stranded like we did!

Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Best thing was the house was big enough for my husband, me, our son and daughter and her young family. First, owner, Nancy, was the best in helping us decide just which of their 3 gorgeous homes would be the best fit for our family. Any question I had she was spot on with a quick response. She also gave us great recommendations of things our picky family would enjoy. Her website also offers insiders guides with so many options we were never without something to do. It was one of the most stress-free trips we've taken. The home's amenities were just incredible and the decor so bright and charming. We certainly were living liking kings. The beds were comfortable. The kitchen well equipped. And I even got a cook's holiday, enjoying dinner at the Sandbar- the shrimp was to die for. My husband and son were in heaven sitting on the dock fishing together. That made the whole vacation for them. Of course, we took the obligatory photos of swimming in the heated pool to send back to the relatives to make them envious- though I preferred the hot tub. The grandkids thoroughly enjoyed spending each day at the beach. We've definitely decided to return for another family reunion. And with luck may be able to talk my niece into selecting Ana Marie Island for her destination wedding.

They are completely non responsive to problems with their renters, they don't care who they put in the house so there have been several parties, large numbers of vehicles, loud music, people roaming in our yard and police coming to shut it down, most recently Memorial Day Weekend. This is a residential neighborhood but Gulf Coast really doesn't care. They don't qualify the tenants so there are often many more people than the house is supposed to hold. After the last hurricane the home was in terrible shape and it was more than two weeks before we ever saw anyone from the property management company to clean up all the debris. At that point I actually texted the owner of the home. This company is a disgrace, not someone you would want to be handling your income property or second home.
