    If I could give 0 stars I would. My family has loyally used this vacation rental company for the past 10 years we have traveled to Anna Maria. We usually are okay with a bit of cleanup when we first arrive and most years would sweep up, wipe down surfaces, etc with no problem. However, this past September we arrived at our rental home to a frankly disturbing sight. At first glance as we walked through the house, we saw a black moldy shower curtain, feces in the toilet (the toilet was sealed as if it had been cleaned), crusty dry lime in the fridge, a lot of debris on all floors and carpets, and thick layers of dust on all furniture (multiple months worth). Unfortunately that wasn't the worst of it. We found other people's hairs on pillows and under the comforter, multiple brown stains on the sheets, and were disturbed by the overall smell of other humans (perfume, sweat, etc) rather than the smell of clean bedding. (The sheets had not been washed) The final straw for us all was finding toenail and fingernail clippings sitting on top of the living room media center. We were appalled. At this point we immediately contacted Anna Maria Island Accommodations and told them what we had walked into. The entire experience in working with the employees at Anna Maria Island Accommodations was extremely unprofessional, exhausting, and overall left us feeling very upset as we have given this company our business for several years and this was taking away from our vacation time. AMI's solution was to make it right by sending a cleaning person over to clean a three story vacation home in an hour while we went to dinner. We were lied to about cleaners being sent to the home and returned to the same home. When we told AMI rentals that nobody had been over to clean we were ghosted by employees and given no other solution. One employee began to text my mother instead of calling her back and when we asked to please call instead, they continued to send text messages that were rude and unprofessional. After hours of frustration and speaking to multiple different employees with no solution or help being given to us, we finally were able to speak with Gabby. We again explain the situation and told her that at this point we did not feel comfortable spending the night in the home we had booked and asked that she find us another COMPARABLE accommodation that was CLEAN for us to stay in during our vacation. Gabby informed us that they were having several problems with both cleaning companies they had contracts with. We were offered another available home. Please note: This home was not comparable to the one we had originally paid for. It cost $2,000.00 less than our original home. One room had two single beds that we had to push together to make it comfortable for an adult to sleep in. However, we were just ready to have a CLEAN place to stay and finally start enjoying our vacation so we agreed to stay in this new rental home. On that same phone call with the management (Gabby) we discussed that we would be fully REFUNDED for the price difference between the two homes. This was agreed upon and we were told that our money would be refunded to us in the next couple of days. Please see the financial breakdown of the house we were supposed to get (Dolphin Pointe) versus what we were put in (Beach Walk) Beach Walk $865.00 $82.15 admin fee $220.00 cleaning fee $59.00 damage fee $90.00 linen fee $1316.18 subtotal $157.94 tax $1474.12 grand total DOLPHIN POINTE $2800 $266 admin fee $190.00 cleaning fee $59.00 damage fee $90.00 linen fee $3405 subtotal $408.60 tax $3813.60 grand total. Our grand total $3568.32 $3568.32 -$1474.12 = $2094.20 (This is what we should have been reimbursed) After multiple days we were only paid $1,000 of the over $2,000 that was owed to us because of the difference in pricing of the home we ended up staying in versus the home we had originally paid to stay in. We tried to contact AMI Accommodations about this mistake and they continued to ghost us the rest of our vacation. We physically made multiple trips into their office including a trip on our last day before we left the island to tell them that we needed to be paid the remaining money they owed us and fulfill the agreement that they made with us. Each time management was conveniently "not in"and we were told that our concerns would be passed along. We couldn't get a hold of management over the phone any longer. We left the island feeling very upset, frustrated, and exhausted. For well over a month we spoke to Rachel and Tracy about this issue trying to recover the now $1,000.00 we were owed for the problem they created. Now, three months later we still have not received a response or been able to get a hold of anyone at AMI Accommodations about the money they owe us. We are deeply saddened at this fraudulent act and will no longer be giving this company our business.

Had we been, I would never even considered this property. Not one of us is over 120 lbs, i actually dislocated my upper rib & we are all covered in bruises from that ridiculous experience. My best friend pulled her right shoulder, we have driven boats before yet have never been asked to push or pull one lol. This was not a normal situation we were tossed into at all. Then to find out it was way more than occasionally we'd need to do this, as the pre papers said (that came only 5 days before check in), it was every single time we needed to leave. The back "deeper" dock wasn't even there for 3 days, it was GONE, Not just under construction as we were told on our way to pick up the boat to head over lol. That front dock is inadequate for the way those channels have shifted and every other dock over there is so much longer... I'm sure because they need to be so someone doesn't get hurt pushing a 22' pontoon boat! Private beach - is not at all as pictured. It's full of old palms & a mess. Dirty just like the inside of the house. If you advertise a beautiful beach, there should be one. Dilapidated & unkempt palm trees everywhere. I know i have them all over my yard except we have them trimmed regularly as you should. Our view has dangling brown branches & they were falling all over the deck. Wheelbarrow full of old water & a chainsaw - it's a shame at what shape this place is left in. Needed vacuum & mop immediately bc it was filthy - whole pieces of bacon & open bags of cookies were left behind on the floors so when we moved the couch a bit it was disgusting. - You absolutely did send them to us immediately & we definitely used. Old food & rotten ice cream left in downstairs fridge, so my mother & 80 year old aunt cleaned it out for you as she couldn't stand it being in there smelling up her food. Lol Water dumping from air vent in the downstairs master. The vent is covered in black & yellow substances. It reeks of mold in there. My mother has CPOD & after 3rd night finally realized she's having breathing attacks because of the air in there. She moved to the trundle upstairs but my aunt Donna had nowhere else to go so she eventually ended up in our closet upstairs on a mattress. We did notify Michale about the issue with the vents when he was there but he basically said someone would have to check it out. Which meant nothing lol. This same moldy Oder was in the main house most of the time so we needed to keep the doors open. Under the kitchen sink was also leaking & had a pile of rags stuffed under it... that had turned rancid & molded. We didn't see it till we were going nuts finally cleaning everything bc it was just so much at that point. As we had no reason to be under that sink till the garbage disposal stopped working. Hot water was insufficient - this property says accommodated 15. We couldn't fill the bathtub completely without the water turning cold. Yes, George absolutely fixed this when he came out the next day. Pool touch screen wasn't working Sonos never worked - we told Michael when he was out and he basically tried to connect to it and said it just doesn't work sometimes when he couldn't get it to work. No pool table - it just doesn't exist lol Broken dryer downstairs plus Broken washer & dryer upstairs - we didn't know until we went to do laundry because we didn't want to take the little bugs home in our laundry. Last night - no we did not opt to stay in another one of your air bnbs lol. After our experience we were in we chose to vacate & pay for a hotel. Where we could get served & everything worked!

Keep in mind I had had multiple phone conversations, we confirmed a one month rental while we waited to close on our house, and everything seemed on the up and up. Then they said we hadn't informed them there would be dogs and there was a pet fee. I replied oh yes I did, it was the first email I sent and the first conversation we had in late June. They said well whatever we are charging you. I said no, I told you about the dogs, and we negotiated the month long rental fee which I agreed to pay, and you already knew about the dogs so I assumed it was in that total amount. Then came the rudeness, the gaslighting, and shutting me down. They are not interested at all in customer service, even though I have in writing that I informed them of the dogs. The dogs were part of the deal from the beginning. They charged the card they had on file without my approval and with no additional paperwork signed. On their invoice, it tells you you can go to YapStone Inc if you have complaints about the charges. I did, and followed the info to Florida. The number they tell you to call for Yap immediately is picked up and hangs up on you. So clearly not a legit business number. They also give you a number for Florida Office of Financial Regulation, but THAT number is a scam trying to sell me fake Medicare. Wow wow wow. So now not only do I think the company is just unethical and rude, but I am wondering if this is a fraud scheme from top to bottom because their payment processing company clearly isn't a legit business. There are lots of rentals in Florida folks, look elsewhere and get it from a mom and pop owner who won't scam you like this.

We booked and paid for a vacation rental 3 months in advance, had a…read moresigned contract for the rental, received multiple confirmation emails and phone calls... then got a phone call 3 days before check-in that our "rental was double-booked" and they needed to move us to a different rental. There were not any comparable units available with the key elements of the unit we had already paid for - updated furnishings, sleeps 6, a pool and across the street from the beach, and they didn't offer a discount for these "less than" alternatives. They did refund my money, including all the "add on fees" that added over $500 to our 3-day rental price... and blamed it on the owner of the unit. NOT an honest and just business practice. Book with another vacation rental agency so you don't get stranded like we did!

The walk to the beach was a breeze and only two minutes! We could see the beach from of the decks and we really enjoyed sitting on these decks to relax. You are within a short ten minute walk to ice cream, and restaurants and shopping! I highly recommend this place for a relaxing vacation on the beautiful Anna Maria Island!!

See pic's My daughter stop by to visit one morning with her small dog. The island realtor person that Delv. towels that were needed observed my daughter with her small dog visiting with us that morning. We were charged $280 because she dropped by to visit. Island is only concerned with getting $ and providing the least customer service. You are basically on your own after Island realtor gets the $. Their indifference may not be a concern during this high demand for rental property now but the day will come when things change. We will remember and will share our bad experience with every contact we have access.
