Our Family has been coming to AMI for the past 15 years in the summer and a majority of the time used AMI locals to book. This past trip will be the last time we will use AMI Locals and vacation in this area. This experience started with bed bugs at our 1st location. My brother in law and his family woke up with bed bugs crawling all over them. We called and after some conversations and an inspection they moved us to a smaller house. We settled in and received a call Tuesday moring we have to leave to being over capacity. A grumpy ass neighbor was stalking us, called the owner, and then the city. This would not have been an issue if they would have put us in the house that match the capacity that we had for our first house. They were unable to accommodate us with a new place that could fit our party and offered HALF a refund. We had bed bugs, moved twice, and now have to leave after 3 nights. The rental agency customer service was unprofessional and the supervisor is a moron. I live in St. Augustine and there are so many other amazing options for family get aways in this great state. We really enjoyed the tradition of AMI but the island is overcrowded, horrible restaurants, and it only has one lame Publix. Ami locals has a monopoly on all these places so they can do whatever they want obviously which I'm not going to support anymore. I would highly recommend trying to rent through independent people or any other agencies that have better customer service and can support these kinds of issues. read more

Smoke & Mirrors Property! Moku is a dilapidated Joku! This property was not at all as advertised! First we were NEVER told we'd be required to push or pull a boat. Had we been, I would never even considered this property. Not one of us is over 120 lbs, i actually dislocated my upper rib & we are all covered in bruises from that ridiculous experience. My best friend pulled her right shoulder, we have driven boats before yet have never been asked to push or pull one lol. This was not a normal situation we were tossed into at all. Then to find out it was way more than occasionally we'd need to do this, as the pre papers said (that came only 5 days before check in), it was every single time we needed to leave. The back "deeper" dock wasn't even there for 3 days, it was GONE, Not just under construction as we were told on our way to pick up the boat to head over lol. That front dock is inadequate for the way those channels have shifted and every other dock over there is so much longer... I'm sure because they need to be so someone doesn't get hurt pushing a 22' pontoon boat! Private beach - is not at all as pictured. It's full of old palms & a mess. Dirty just like the inside of the house. If you advertise a beautiful beach, there should be one. Dilapidated & unkempt palm trees everywhere. I know i have them all over my yard except we have them trimmed regularly as you should. Our view has dangling brown branches & they were falling all over the deck. Wheelbarrow full of old water & a chainsaw - it's a shame at what shape this place is left in. Needed vacuum & mop immediately bc it was filthy - whole pieces of bacon & open bags of cookies were left behind on the floors so when we moved the couch a bit it was disgusting. - You absolutely did send them to us immediately & we definitely used. Old food & rotten ice cream left in downstairs fridge, so my mother & 80 year old aunt cleaned it out for you as she couldn't stand it being in there smelling up her food. Lol Water dumping from air vent in the downstairs master. The vent is covered in black & yellow substances. It reeks of mold in there. My mother has CPOD & after 3rd night finally realized she's having breathing attacks because of the air in there. She moved to the trundle upstairs but my aunt Donna had nowhere else to go so she eventually ended up in our closet upstairs on a mattress. We did notify Michale about the issue with the vents when he was there but he basically said someone would have to check it out. Which meant nothing lol. This same moldy Oder was in the main house most of the time so we needed to keep the doors open. Under the kitchen sink was also leaking & had a pile of rags stuffed under it... that had turned rancid & molded. We didn't see it till we were going nuts finally cleaning everything bc it was just so much at that point. As we had no reason to be under that sink till the garbage disposal stopped working. Hot water was insufficient - this property says accommodated 15. We couldn't fill the bathtub completely without the water turning cold. Yes, George absolutely fixed this when he came out the next day. Pool touch screen wasn't working Sonos never worked - we told Michael when he was out and he basically tried to connect to it and said it just doesn't work sometimes when he couldn't get it to work. No pool table - it just doesn't exist lol Broken dryer downstairs plus Broken washer & dryer upstairs - we didn't know until we went to do laundry because we didn't want to take the little bugs home in our laundry. Last night - no we did not opt to stay in another one of your air bnbs lol. After our experience we were in we chose to vacate & pay for a hotel. BAYFRONT RETREAT - STUNNING HOUSE ON THE WATER!!! The name of the home did not do justice to how incredible this home was Bayfront retreat in Bradington Beach on Ana Maria Island was nothing short of a dream! We had a wedding to go to and wanted to stay somewhere nice on the water period nice does not even begin to describe this place! It was three stories of pure luxury. The only regret I have is it was too cold to enjoy the rooftop, but we went up there to watch the sunset at least one night.!! The unused pool was also stunning!!! During our five night stay, somebody came to clean it twice!! Response time from AMII Locals was quick: either by text or phone call. The battery in the door leading out to the pool was not working but one phone call and it was fixed by 5 o'clock that evening while we were out. I was also overwhelmed that each room has its own intricacies and different design, yet it all came together to make the house amazing !! Little touches like toiletry packets in each bathroom and a kitchen packet with the laundry and dish detergent and dish pods in it in the kitchen!! Plenty of towels and everything was clean from top to bottom The stunning views of the drawbridge and the beautiful pier was enjoyable every morning on waking and every evening as the sun went down!!! A very welcoming home indeed!! We will definitely be staying here again in the very near future, hopefully in the summer, when we can use both the pool and the rooftop deck read more

Coco Cottage was a wonderful house especially for the price compared to surrounding homes. Before I review the house, however, I'll point out a couple of things about Anna Maria Island if you happen to be a first-time visitor. First, if you fly in and use GPS to drive over, the traffic and speed limits are very real. It's about a 19-mile drive but takes every bit of 40 minutes to an hour to get there. Second, there is a Publix Grocery Store directly on the way to the island, but I highly recommend getting settled in your Airbnb before going to the grocery. There will be things you will need, and you may end up going back more than once on arrival day. Third, a golf cart is a must for local driving if you intend to go to the beach. If you intend to walk from the Airbnb to the beach every time you go, you can probably get by without one but depending on how far away you are, trying to park a car is next to impossible if you don't want to walk. Lastly, there are several local companies that put up sturdy beach canopies and provide chairs, coolers, Bluetooth speakers, games, etc. for a fee. We tried the umbrella and dragging chairs down to the beach and very quickly decided to try the canopies. They are worth every penny. We used My Beach Concierge (https://www.mybeachconcierge.com/) but there are others out there.I'll focus on the opportunities for improvement in this paragraph. It's hard for me to say these are negative things because the stay was so wonderful, so I prefer opportunities for improvement. First, check-in was a little confusing and frustrating. I was told that the code would be sent to me 1 hour before check-in by email. I never received the email or text messages. I ended up pulling over when we arrived on the island and texting the host to get the number. There are multiple lock boxes and door lock keypads around the house. It took a while to find the right one, but it is on the second floor facing away from the house next to the screen door instead of being next to the main door to the house. Once you figure that out, it's very easy. Second, the light switches, fan controls, and electrical outlets are confusing and make no logical sense. It would be very helpful if they were labelled. I don't think it would take anything away from the house by adding labels. Third, the same is true for the appliances. I referenced them in the previous paragraph, but they are higher tech and higher end than I am accustomed to. A simple how-to page in the binder would have been very helpful. Again, once you figure out what buttons to push, it's very easy. Fourth, there is no bathroom or refrigerator down by the pool. There is a shower, however. Getting out of the pool to go upstairs to use the bathroom leads to dripping water all over the tile floor causing it to become a slip hazard. Having a small dorm-style refrigerator down by the pool in the screened in area would just be a bonus and prevent trips up and down the stairs. Fifth, There were a handful of items that were either broken or not working. I expect some of that from Airbnb homes, so it wasn't a surprise. The biggest one was a light not working in one of the large bedrooms (the front one). It would not have been a big deal except that it was difficult to see after dark. The maintenance guy they sent over was unable to get the globe off the light, so he wasn't able to fix it. They were very attentive to the issue, though. Sixth, the homeowners have a very nice, covered golf cart underneath. I'm sure it is a headache with insurance, legality, and paperwork but it would be a very nice option and selling point if the visitors could pay a little extra to use the golf cart. Lastly, there are very few normal household items provided (toilet paper, garbage bags, dishwasher pods, hand soap, etc.). The company does a great job of letting you know this but that is the reason I said earlier to wait until you check in before you go to Publix. It's very unfortunate that because of a few thoughtless and inconsiderate individuals that have no regard for the host and future guests they only provide the bare minimums but that is the case here. In summary, we had a wonderful stay at Coco Cottage. AMI Locals were very attentive, and communication was very easy. The homeowners have done a great job with the property. I'm giving a rating of 4.5 stars (5 stars on Yelp since 4.5 isn't an option) strictly based on the home, amenities, location, and service. Hopefully my review helped someone! read more

Know there are many negative reviews but we've rented through them twice. Both houses on Longboat Key. Both matched photos and were well equipped and lovely. It wasn't cheap but cheaper than the multi nationals. There were things we found that needed attention but they sent a friendly, skilled tech out quickly and resolved the issues. Would definitely recommend AMI and will use them again. read more

Stay Away from any home that is managed by AMI Locals!!! We booked a beautiful home in a great location called Tropical Hideaway on Highland Ave, Anna Maria Island. Upon arriving, the home had ants all over the kitchen counter, there were massive crumbs all over the couch and walls, streamers hanging from the walls still from previous stay, oh and a broken wrecked, filthy table that welcomed us!! There is NO WAY this home was inspected and cleaned. The elevator didn't work our whole stay there, we had leaks and backups, no pots pans & holders, old filters, lights out etc stuff every corner we turned. AMI Locals is hard to get on the phone and does NOT care about the customers. They just care about money and getting the next family in. Don't rent any property that they manage as you will have people in your home each day who come and go as they please while pretending to fix things. read more

We booked this 10 days before our visit and after we paid and then booked nonrefundable airline tickets we were contacted and said the building was under construction due to multiple hurricanes. We were then changed to an inferior rental. When we arrived, we decided to drive by this property and found its not only not under construction, but it was occupied with people on vacation. Definitely recommend renting elsewhere during hurricane season as they clearly do not care about the safety of their renters. I wish I had read the other awful reviews before renting from these people, but now I have another awful review to add to the list. We rented at the Coconuts, on 73rd Street in Holmes Beach on Anna Maria Island. Our first thought upon entering was "how cheaply can someone furnish and fix up a rental?" and now I see. The principal shock was the difference between the gorgeous photo posted on the website and the actual conditions as found. Pics attached. The general cleanliness and maintenance was poor; the sliding glass door to the pool just outside would neither lock nor stay all the way shut, causing the door alarm to go off. We had to prop a chair in the door track to keep it closed. To secure the door scrap wood was cobbled together along with a random scrap metal rod. The door track was littered with debris and the cheap curtains showed signs of mold. We notified management that these were health and safety problems but they took no actions. The kitchen was minimally outfitted, in keeping with their apparent philosophy of How Cheaply Can I Do This, not providing even salt and pepper. We bought some and left it there for the next poor sucker to rent here. The bathroom door was vintage 1970's and the door knob faulty, locking me in once or twice. The weather stripping on the dishwasher was hanging loose and the interior was stained and nasty. The only piece of furniture in the living room was cheap, old and uncomfortable; no end tables were provided and no other comfortable seating. read more

Paid a lot of money for a house on the beach to share with my family. The night before we arrived, I was informed the elevator didn't work upon arrival at the house. On 07/21/2024 we entered into a contract with AMI Locals, LLC to rent a vacation property from March 1 to March 8, 2025. On 10/24/2024 we confirmed cancellation of this reservation. The cancellation policy per the AMI Locals "Vacation Rental Terms and Conditions" reads, "For canceled reservations with a check-in date more than 60 days away: We will refund all amounts paid less a 6% processing fee." This is a lie. AMI held 6% of the total cost, not what we had paid to date. When we contacted them, AMI Locals representatives maintain that the 6% processing fee applies to the full amount of the rental. This is unfair and contradicts the terms of the rental agreement! Find someone else to rent from. read more

While the location is perfect that's about all I can say that's positive. This place was filthy and management is a joke. It was so dirty that we stripped all the beds and washed them ourselves (so much long black hair on all the sheets and pillows and there was a literal twig in my kids bed - no way they were washed before we got there ). The floors were also visibly dirty and the couch was so gross that we covered it with a bedsheet so we could use it. We reached out to management and asked for them to come reclean - they sent someone but nothing was done. At that point we decided to deep clean ourselves - we spent 5 hours of our first day of vacation cleaning this place, not to mention the money we spent to go buy cleaning supplies. Dishes were gross, there was hair and old food in the silverware container, hair in the shower...I could go on and on. We stayed at Islands West Resort but from what I can tell, you should avoid all of their properties at all cost. All in all, management did nothing other than offer us $120 in exchange to not leave any bad reviews. read more

We rented what was supposed to be a luxurious beachfront property (bay view beauty) but what we discovered is it was in the shape of a cabin. The house is filthy. The management company did their best to make things right by sending some cleaners to clean but the home needs a complete overhaul. Two people in a few hours time would never be able to clean the disaster this home is in. The cabinets, floors, and tables are full of grime. The floor boards and doors have drippings with buildup and dust. The windows and glass doors are so dirty, you can barely see through them. The pictures are deceiving on the website and do not resemble the true condition of the home. For a house that sleeps 16, there wasn't even enough kitchen supplies (pots and pans) to cook for our 7 staying in the property. It would not be possible to cook for 16 without purchasing equipment. All in all for $3500 per night, we felt robbed. Very disappointing and we will not choose this company for our next visit. read more

Do not rent from this company! In addition to the horrible reviews, they simply are CROOKS! I booked a house from them on VRBO and immediately recognized that I had a prior commitment and tried to cancel one hour later. They advertised that the fee was refundable, but only refunded 94% (after I pleaded with them that I would rebook the same house when I knew when I could go)! So this error literally cost me over $500. This company couldn't care less about customer service and fairness, and the reviews here show it. I just wish I had read the reviews prior to booking and gone with a decent company. You should avoid this company at all costs or your vacation (or attempted vacation in my case) will more than likely be a disaster! read more

RE: Vacation Rental Catfish I rented at Sunset Shore and it was a nightmare from the moment we arrived. The driveway was littered with trash, a broken chair was blocking the garage, and cigarette butts were everywhere. The walkway was filthy with dirty rags, sand, debris, and a disgusting food-encrusted grill with the lid open. The back deck was not clean either, there were weeds in the planters, the furniture was a sloppy, filthy mess, and more bird-dropping debris and dirt were everywhere. This was just my first impression, so I texted guest services to alert them because I knew that according to their marketing, "Once you arrive to your freshly inspected home, our Guest Services team will always be available to you". I can guarantee this home was not inspected, nor was anyone attentive to our needs. Once inside it got worse, we soon realized that the two sliders were alarmed and could not be opened; that was not clear since the doors are clearly open in the fake photos of the home. This is a misrepresentation of how they were shown in the marketing photos of the property. Next, we discovered that the living furniture was extremely different from the photos, and most alarming was the filthy condition of the sofa. This was a disgraceful excuse for a couch.... it was grimy, stained, and unfit for use. We also saw that the floors were dirty, the kitchen ceiling was covered with dirt and debris from the AC vent, the cabinets were crammed with crumbs and dust, every window and blind had thick layers of dust, the outside space was a mess, with weeds infesting the planters, branches scattered around and signs of neglect everywhere, the showers were blackened with mold and water damage, the sheets in one of the bedrooms were sandy, indicating that they were never changed after the last renter and there was no sound system as promised in an earlier email with guest services. Their marketing promise was an "enhanced clean, wash all linens at a high heat setting." I relied upon and trusted their misleading representations, "We continue to utilize additional cleaning procedures and maintain our high standards of professional cleaning services, in order to ensure the safety and comfort of our guests while staying with us, to provide a high level of cleanliness, especially during these perilous times of Covid." Those representations were false and misleading and what is more appalling is that Kelley, from the maintenance team admitted to me, the previous renters were a large all-male 15-person group and that they failed to thoroughly clean and inspect the home after their departure. This is utterly unacceptable. I repeatedly attempted to address this terrible rental experience during my stay: I informed customer service that the home was not satisfactory with multiple calls, text messages and photos. I also had direct conversations with Jeremy, Rachel, and others. Rachel sent Kelley from the maintenance team to clean the ceiling on day one and then sent cleaners, which inconvenienced use during our stay. The cleaners did not arrive until our second day and did a pathetic and sloppy job of addressing: dust, mold, mildew, floors, and the patio. They completely ignored the issues I had pointed out to them. No matter how many emails I sent to Rachel & Jeremy, they never bothered to fix the other problems or take care of the landscaping, pool cleaning etc. They lied when stating they had a "Large Support Staff" and a "Guest Services Team" that would be responsive to my needs while staying with AMI. I had to persistently text and call to get a response from AMI. I chose AMI/Prime based on the marketing of "luxury" and "quality" and their visual representations of the homes. This was misleading; also, they included deceptive images and Gabby's false promises of helping me find the perfect property for my vacation were all false. AMI failed to deliver on any of those aspects and ruined my getaway during covid. Their most outrageous claim of all is: "We have fantastic Guest Services staff members that provide support for both our Reservations Team and our guests. We also have a dedicated in-house Maintenance staff (not outsourced) to always lend a helping hand and to keep our properties in tip-top shape before you arrive; as well as address any unexpected situation that might occur. Also, our cleaning crew adheres to the strictest guidelines to make your home "hotel fresh" for your stay. Lastly, we have all our linens commercially laundered off-site, to ensure the highest sanitation standards possible." I demand a refund for this awful experience. After filing a BBB complaint, AMI Rental ("AMI") responded with a rejection of my claim and they offered no ability to negotiate a settlement. read more

My husband and I have been booking with the previous company for over 6 years & have had 0 complaints. However booking with AMI locals was a huge mistake. 1. You have no control over AC settings. Home was very warm at times and we could not do anything because we were locked out of AC settings. 2. We were diagnosed with COVID 2 days before check in and we're told to bad. I informed the cleaning staff & they said "I've been vaccinated". I told them so we're we. 3. House was dirty. Dirty dishes in dishwasher. Floor was filthy & turned our feet black after a couple of minutes. 4. Pool service rendered the pool unusable with chemicals. 5. Leak under sink was pooling water. 6. No smoke detectors. I stepped out while cooking and burned something. House was full of smoke but no smoke detectors were working. ************** If I could give less than 1 star I would. It's June in Florida and the house would get incredibly hot whenever the stove was used. I have 0 faith that anything in the house was cleaned/sanitized. Please book elsewhere and when using other booking services pay close attention that the property is not owned/rented by AMI Locals. read more

Property was fantastic, property management company not so much. 1st strike: Our day of arrival we changed the reservation to add on a day and they were unable to work with Airbnb to readjust our check-in date as it was pushed out 1 day in the process...this after we confirmed arrival with a disorganized Amanda at AMI the morning of arrival. We got to the house after a 10 hour drive only to be rudely turned away by housekeeping for a few hours while we sorted payment outside of Airbnb out for the glitch. We tried to get in after payment was made only to find out that the code didn't work. Finally got code only to get into property and not be able to locate the pool and spa remote that housekeeping hid in a closed small cabinet, seeming to be a wood accent, under the BBQ. 2nd strike: Pool and spa remote stopped functioning 7 days into the 2 week stay - after an entire day of calling and emailing on a Monday starting at 10am we were able to get a call back in the evening and poolman out the next day, issue should not have taken 2 full days to fix and AMI should not have been unreachable for an entire day. We advised them to imagine if we got stuck in the elevator or had a property fall only to be told that COVID-19 has impacted their business. 3rd strike: On the day before our extended check-out we were awoken by housekeeping traveling up to the third floor, unannounced with our car in the driveway - the same rude folks that were not receiving of us upon arrival, only to let them know we we were booked through the following day. called AMI only to be told again that they had furloughed most of their staff due to COVID-19 and couldn't keep up and that it was a housekeeping issue...excuses and snarkiness from Janice. Advised her that AMI shouldn't be operational if they couldn't manage guest service and that to be awoken by unannounced housekeeping on a $600/night rental was unacceptable. Thank God we weren't having sex. 4 hours later, at 2pm, housekeeping showed up again! ...still a day early, and interrupting our brunch on our last day. Called AMI with no answer and ripped off emails and texts with no reply. Have to say that Vanessa is carrying the whole operation, and Daisy is kind as well. Janice and Amanda are clueless. I get the chaos we are in as an attorney in the hospitality sector, but when you have clients paying over $8,000 for a rental and the company goes dark for an entire day and provides numerous excuses for a poor check-in/check-out experience, after messages confirming reservation changes were acknowledged (and additional payments processed), its not OK. Don't operate if you don't have the capacity to. It is 100% corporate greed to put the business before the employees and clients. read more

We rented the Bayshore Charmer in April and May 2023. The location is great, walking distance to Hyde Park downtown, right across from the bay. But if "charming" means old, dirty and neglected then i guess this house meets that definition. When we arrived the house was disgusting - the floors were dirty, dust under every piece of furniture and bed, stains on the couches and rugs. The windows were so dirty you could barely see out of them. The outside is totally neglected and dirty as well - the screens under the pergola were torn and useless and filled with spiders and other bugs. The outdoor furniture is cheap and uncomfortable and was so covered in dirt and dust that it was basically not useable. The house is covered in soot from the road, with black dust covering everything. I had to request a deep clean of the inside and a power wash of the exterior just to make it somewhat livable. They outfitted the kitchen with the cheapest items they could find. The blender broke right away, the kitchen knives were falling apart and everything was flimsy and barely functional.The owners have junk tucked away in places all over the house - broken shower doors, old carpet, etc. I could go on and on. This house is expensive to rent, but by far the cheapest and dirtiest rental I have ever stayed in. it is not at all "charming." I tried to post a review of our stay on the AMI Locals website, but they haven't approved my review yet. The only review of this house on their website is a 5 star review, which must be fake - no one in their right mind would rate 829 Bayshore Blvd that way. I think AMI locals is guilty of false advertising and I am filing a report with the BBB. read more

I rented a property on canal on Willow Avenue from AMI properties. We love Anna Maria and had rented from Anna Maria Paradise for years-- now they have merged quality has gone downhill. Although there were a few helpful people on the ground, most of the experience left much to be desired. First of all, we paid an exorbitant amount for the week, and so we were expecting to find a place that matched that price point and the type of place we have grown to expect from Anna Maria. We won't be renting from them again. Tortuga Bay was beyond disappointing. When people make a trip down to see family and pay $2100 for a 4-night stay, they don't expect to arrive at a dIrty, ill-maintained property. My family is in Bradenton and we rent homes on the islaNd constantly. I will not be using this property management company again. There was sand in my bed, the fridge was missing all shelves, the pool was a frigid, sandy dirty mess upon check-in. Absolutely unacceptable- even if they did respond immediately - nothing was offered for the aggravation- such as a pizza credit to the local restaurant or a discount on the stay or even a future stay. Being displaced from the hurricane we rented Paradise Beach in Bradenton Beach from AMI for the week of October 22nd for over $10,000. This was to be an R&R from working at an Evacuation Center in Estero with the Red Cross plus a family reunion. This was to be a "luxury" beachfront but was anything but. It was marked HANDICAP but had an elevator that did not work and did not have any safety grab rails in any of the bathrooms. The master shower was broken and another leaked water all over the floor. There was no Internet or TV for three days. The hot tub never worked and the pool had issues. Handles were falling off doors. Motel 6 would have had better amenities. They have a maintenance team that was sent who band-aided some issues and others couldn't be repaired by them. The house was not rented the week before but were told we had to wait til 4 for arrival because of the house being inspected. However, there could not have been any inspection because they would have found all of these unsafe conditions in this property. They called the afternoon before we were to arrive to tell us the elevator was broken and offered inferior landlocked properties to switch to. Unfortunately I should have checked with the BBB before renting with AMI. They are a very unprofessional and non-caring agency. And yes they did give compensation which was a joke for all the problems we were subjected to deal with. I reported them to the BBB. We have stayed at 318 Canal Road in Siesta Key fours running. We will never stay there again. Recently the property was taken over by AMI Locals, and the quality of service is no longer there. The kitchen faucet was leaking water all over the floor and took 2 days to repair. Next the stove was not working and again took 2 days to repair. We had serious toilet issues, requiring 2 visits to remedy. A huge crack in the living room ceiling deposited ceiling plaster in our morning coffee. While on vacation, for the price involved, AMI Locals did not provide the service that should be expected. We will never use AMI Locals again read more

The picture advertised is extremely deceptive as are the listing details. The condo in the picture is not at all representative of the actual unit and I have pictures to document this. There is a very small, gray, dingy uncomfortable sofa bed/couch in the living room with no other chairs unless they are referring to the metal dining room chairs that are anything but comfortable. So, there is NO place to relax in comfort as stated in the listing. The open, bright, airy picture window in the listing is actually covered with dirty, ugly, cheap cotton drapes. The door is broken and can not lock and will not stay closed unless you stick a chair or pole in the bottom slider. There is an alarm on the door that blares whenever the door is ajar which is anytime the chair is not lodged in the door. Instead of a lock there are homemade wooden and plastic poles that the guest is expected to use when leaving the unit. You may be "steps from the pool" as described but you can't get back into the unit unless you walk all the way around the condo. Other photos document smaller issues... the condition of the rotting bathroom door which you lock at your own risk as it sometimes sticks and takes some trial and effort to open. We stayed at driftwood motel egret nest #2 October 14-17, 2021. I had several issues that they unfortunately failed and refused to resolve. 1. There is one assigned parking space per unit. I texted and asked where to park second car. I was told on the street across from the motel in permit area. Spaces were marked "permit only." I was not provided a hang tag or anything. City of Anna Maria promptly ticketed us a $75 parking ticket. When I reached out and asked what gives? We parked where you told us to park. the answer from the manager was basically "not our problem". Incredibly disappointing. 2. The room definitely photographs better than it looks. The shower doesn't drain and there's mold all over the bathroom that lacks a fan and air conditioning (bathroom gets very hot even without use) 3. The room had 2 king beds and a pullout. I asked for a blanket for the pullout and was told they'd ask housekeeping to bring by. After a long day at the beach we return to only a set of sheets in the unit and no blanket. The answer then was: sorry we only provide sheets, not blankets. Oh yea and the maid left the unit unlocked all day with all our belongings in it. I do not recommend this unit, complex or rental agency. They're not customer service oriented in the least. read more

We were only in town for one day, so we were delighted to find this pool rental available, so close to the beach. It was pricey ($957.00 including fees and taxes), but we wanted to stay somewhere that could accommodate the four of us, had a pool, and was clean. When we arrived, the smell as we entered the house was atrocious. It smelled like a wet dog. We opened the sliding glass door to air out the place and went out to the back so the kids could jump into the pool. To our surprise, the pool was murky and filled with sand and debris. It was disgusting. I immediately called AMI Locals and complained about the smell and the dirty pool, and was told that they would send the cleaners back, and we were on the list for the pool company to clean the pool. I was astonished that the pool wasn't cleaned before we got there and that the cleaners didn't do anything about the smell in the house when they were cleaning the house. The kids were so disappointed. I then began to inspect the whole house. I won't go into a lot of detail except to say the cleaning was not up to par. I opened the barbecue grill, and it was dirty. There was aluminum foil with grease and food left in the grill. When the cleaning person showed up, he acknowledged the smell in the house, and after smelling the couch, he stated that the smell was in the fabric of the couch and needed to be professionally cleaned. I immediately called the management company back while the cleaner cleaned the rest of the house and explained what he had said. All they said was the last person that stayed there didn't have a dog. They were unable to help with anything. The pool guy finally showed up at 6:55 pm. He said the pool water was too low and needed to be filled up. He also said that he needed to add chlorine and a clarifier to the pool. He told us that we should be able to swim in the pool in 3 hrs, which would be 10:00 PM. Needless to say, we couldn't use the pool during our stay. How unfortunate for the kids. We left the house at 8:00 am the next morning. AMI Locals never offered us any compensation for our troubles. They just took our $957.00 and forgot about us. read more

"We had a miserable stay at this Airbnb. First, I called multiple times to request an early check-in. I was told to call the morning of to see if the unit was booked the night before. Luckily, the unit didn't get booked the night before, so we asked for an early check-in (2 hours early) which then was quote almost $500 to check-in early. I was shocked that this would be the business practice of an Airbnb. I declined the amount and just said I would arrive at 4pm. Shelly the manager told me that I was all set and would receive the key at 4pm. At 4pm, no key was sent. I had to call and text their phone to get someone to help me. I then was told that they needed a signed agreement which was never communicated to me before nor was it sent to my email. We had to wait over 20 minutes for them to send it to me to then get the code for the key. To this day, I still have not received the email with the code. Upon entering the unit, we found it to be in poor condition. The walls had holes and marks all over them. We also found debris throughout the unit, so it was not cleaned correctly. There was a lot of dust in the unit. After looking at their policy of the AC unit not going below 70 degrees, we tried to turn on all the fans to notice that 2 of them weren't working. The unit also had multiple lights bulbs out. I had to call 3 times to get a maintenance guy out to fix the issue. We ended up leaving to prevent COVID spreading while he was there. When we returned, the fans were not working, and the lights were not fixed. I had to call the company again to then find out the gentleman would be out in the morning with batteries. He never returned to fix any of the items. We requested to have the AC turned down to 68 degrees to be able to sleep. We are from California and keep our house very cold so as you can imagine it was uncomfortable throughout our stay. My mother in-law used the water dispenser on the refrigerator to later find out there was black mold coming out of it. She still has not felt right since the first day. We also found black mold in the ice maker and shower curtain. The company did come out and bring us a bag of ice, but we had to continue to buy water bottles and ice throughout our trip which was inconvenient and costly. The unit was also missing dish towels which we had to call for and wait to be delivered over 2 hours. The T.V. in the living room did not work. We called and spoke to Dallas to trouble shoot it but unfortunately, we could not get it to work. The shades on multiple windows were ripped and not working correctly. The next morning, we woke up to blood stain in the bed. I had requested for the manager to contact me about all the issues but still have not received a call. The company claims he called me, but I never received a voicemail. They do however text very quickly. The second night of our trip, the unit next to us was being very loud. I send a note to the company since their policy was quite hours after 10pm. They were not helpful at all but just told me to call the policy. I don't understand why they have a policy and wouldn't ask them too quiet down. This created multiple issues for our kids trying to sleep. We went up to the roof on the second day to find the railing not secured to the floor. This was a huge safety concern being 3 floors up. We ended up not using the roof because of this. I then texted them again asking for the CEO or owner of the unit to call me to address all my issues. To this day, I still have not received a call from the manager, CEO or owner. read more

I attempted to book a vacation with AMI Locals using AirBnB. While it was advertised as an instant booking with confirmation -- and my money was immediately taken -- a few days later I received a message saying that due to a "glitch," my trip was being canceled. When I asked for more details I was told that "Due to technical issues with Airbnb, they were not advertising our pricing and calendar correctly. Your reservation also never come over to our system, it is only confirmed on their side. We do have those dates available but the pricing is higher." Rather than honor my reservation (in which I did everything properly), they have chosen to cancel it. Please be aware when working with this company. read more

Rats. We would definitely not recommend AMI properties. We rented 316 Canal St unit on Siesta Key. The day we moved in we found rat droppings, rat urine and rat traps set in the unit. We opened up the hide-a-bed and the mattress in the couch was full of gross stains and also had rat feces on it. The courtyard furniture was embarrassing. Many of the cushions were ripped and the pool furniture was full of mold. The location was terrific but the property was abysmal. read more

If you want a company that doesn't provide basic necessities or a response then AMI is the company for you! On the first day of our vacation they hadn't cleaned the rooms, the beds weren't made, the top bunk of the bunk beds was completely broken and unsafe, several light fixtures weren't working, and to top it off a broken dining chair was left randomly in the corner of the living room. On day 2 of our vacation the water was shut off due to their negligence by ignoring several warnings in different forms (letters, calls, notes on front door). We had two infants and a toddler on this trip along with 11 other guests pack up and move to a new house! Easy peasy! Then we were told again we had to move, how awesome. Now we had spent three days of our seven day vacation moving and not relaxing or enjoying the island. Then we were offered one night compensation after being told we would receive "severe compensation" for the mess they made. As if one day could replace the memories we could have made on this vacation. Forever wishing we'd never had to deal with AMI rental company or any of their negligence. all I can say is...run! read more

I feel this company is a scam. I recommend to not rent under Anna Maria vacations or AMI locals or Anna Maria Island Accommodations as they are all under Shawn kaleta. Their terms and conditions violate the real estate code of ethics and give them a loop hole to commit business fraud. I recommend not to sign any of their contracts. You have the right to not sign anything you do not agree with. Their terms basically hold the paying customer hostage to any situation and allows them to get by with anything. It releases them from their obligations. I feel so defrauded by this company on so many levels. The advertisement was false and misleading. They did not do anything to accommodate me in regards to an issue that was affecting my health and safety. Further I had to completely clean the rental as it wasn't clean and they still did not refund the 655 cleaning fee. They offered to refund 350 if I signed a gag order!! I'm sorry but not only should I be refunded the full cleaning fee at a minimum I should be paid for cleaning the property. However a full cleaning refund would have been much more reasonable. In addition a cold front came thru and they have the thermostat set to where you can not run it for longer than 10min!!! I had to get up all night and turn it back in over and over. As I type this issue still has not been fixed. I also lost water to the home for an entire evening/night. Did they offer any compensation for any of these issues that stole the time I paid for from me? Nope! And I even worked out in the cold assisting the plumber to make the repair in the dark for 2hrs!! I paid so much for the little time I was there and lost so much of that time because of issues with the rental yet I got no compensation for loss of use of the property that I paid for. People please report companies like these to the attorney General and Florida real estate comission and business department. You can also submit a complain to the County code compliance. Until the government gets involved they won't change. Please submit complaints and don't let them get by with business fraud. Recently stayed at an AMI Locals property for a special birthday week and to celebrate our two older college daughters achievements and military departure. Before arrival, we were excited to stay at CASTLE AZUL, later we recognize it is CASTLE "de Money Pit". The home had HVAC issues leaving two main bedrooms at over 80 degrees until Monday afternoon, we checked in Saturday. 90 percent of the windows in the home needed to be closed and locked as the tops had all slumped down. The home has absolutely beautiful lighting throughout assuming you can navigate the thousands of switches. However, most light fixtures have faulty units/bulbs rendering them useless. The property was missing some essential kitchen items that would have been expected but was not remediated until Sunday afternoon. With a home of this stature you would expect to receive what you paid for at a basically 5 Star Property, NOT EXCATLY! The main owners shower doesnt even operate fully with the dual zone showers and only allowed for single service as the doors were labeled do not use... The bathroom wasn't even adequately private as the shades were damaged and/or missing. This is ok if you are voyeuristic and looking for citations as we backed directly up to the canal with substantial traffic and clear view at all times to the bathroom. The shower that did service this bathroom had fixtures that were not adequately attached and pulled out of the wall when turning on the water. Overall, AMI Locals did not service this property adequately throughout the week and averted requests to have management call me after my first three days of documentation and phone calls. At this point the upstairs HVAC would not drop below 78 degrees and was locked which did not allow for user interaction to lower. Now, day before departure AMI Locals sends message via text requesting if we leave early to notify and leave google reviews, and tag AMI Locals on Social Medias. I responded I would utilize every moment until the 1000am and I'd be glad to leave an honest review as I was appalled with the value we received for our money and lack of communication to resolve all concerns amicably. I was told b/c I mentioned "negative" review, that they certainly would not entertain any compensation. I explained I would give them the opportunity to make the situation correct and refrain from any reviews and was ignored for over 10 days despite my efforts. I was then contacted out of the blue and told I would be refunded a dollar amount which didn't even equate to 8% of the total rental. I was the one inconvenienced on my vacation, I didn't receive amenities adequate to the advertisement, my family endured disappointment with the subpar property which served us. Beware of AMI LOCALS if you are going to use them. We have used them in the past but may need to reevaluate our choices. Last year they advertised a property as a single family and it was a duplex, it was beautiful, but not as advertised. There were no concessions then, and their service/compassion continues to disappoint. read more
