    BAYFRONT RETREAT - STUNNING HOUSE ON THE WATER!!! The name of the home did not do justice to how incredible this home was Bayfront retreat in Bradington Beach on Ana Maria Island was nothing short of a dream! We had a wedding to go to and wanted to stay somewhere nice on the water period nice does not even begin to describe this place! It was three stories of pure luxury. The only regret I have is it was too cold to enjoy the rooftop, but we went up there to watch the sunset at least one night.!! The unused pool was also stunning!!! During our five night stay, somebody came to clean it twice!! Response time from AMII Locals was quick: either by text or phone call. The battery in the door leading out to the pool was not working but one phone call and it was fixed by 5 o'clock that evening while we were out. I was also overwhelmed that each room has its own intricacies and different design, yet it all came together to make the house amazing !! Little touches like toiletry packets in each bathroom and a kitchen packet with the laundry and dish detergent and dish pods in it in the kitchen!! Plenty of towels and everything was clean from top to bottom The stunning views of the drawbridge and the beautiful pier was enjoyable every morning on waking and every evening as the sun went down!!! A very welcoming home indeed!! We will definitely be staying here again in the very near future, hopefully in the summer, when we can use both the pool and the rooftop deck

    Stay Away from any home that is managed by AMI Locals!!! We booked a beautiful home in a great location called Tropical Hideaway on Highland Ave, Anna Maria Island. Upon arriving, the home had ants all over the kitchen counter, there were massive crumbs all over the couch and walls, streamers hanging from the walls still from previous stay, oh and a broken wrecked, filthy table that welcomed us!! There is NO WAY this home was inspected and cleaned. The elevator didn't work our whole stay there, we had leaks and backups, no pots pans & holders, old filters, lights out etc stuff every corner we turned. AMI Locals is hard to get on the phone and does NOT care about the customers. They just care about money and getting the next family in. Don't rent any property that they manage as you will have people in your home each day who come and go as they please while pretending to fix things.

    Flooding

    Beware!! Will not allow any sort of cancellation even if there is a state of emergency per the Governor of Florida due to hurricane or tropical storm. Definitely recommend renting elsewhere during hurricane season as they clearly do not care about the safety of their renters. Attempted to get to the rental through flooding, water was breaching the back door, lost power. Attempted to contact the management company just to be told they DO NOT provide flashlights.

    I wish I had read the other awful reviews before renting from these people, but now I have another awful review to add to the list. We rented at the Coconuts, on 73rd Street in Holmes Beach on Anna Maria Island. Our first thought upon entering was "how cheaply can someone furnish and fix up a rental?" and now I see. The principal shock was the difference between the gorgeous photo posted on the website and the actual conditions as found. Pics attached. The general cleanliness and maintenance was poor; the sliding glass door to the pool just outside would neither lock nor stay all the way shut, causing the door alarm to go off. We had to prop a chair in the door track to keep it closed. To secure the door scrap wood was cobbled together along with a random scrap metal rod. The door track was littered with debris and the cheap curtains showed signs of mold. We notified management that these were health and safety problems but they took no actions. The kitchen was minimally outfitted, in keeping with their apparent philosophy of How Cheaply Can I Do This, not providing even salt and pepper. We bought some and left it there for the next poor sucker to rent here. The bathroom door was vintage 1970's and the door knob faulty, locking me in once or twice. The weather stripping on the dishwasher was hanging loose and the interior was stained and nasty. The only piece of furniture in the living room was cheap, old and uncomfortable; no end tables were provided and no other comfortable seating.

    While the location is perfect that's about all I can say that's positive. This place was filthy and management is a joke. It was so dirty that we stripped all the beds and washed them ourselves (so much long black hair on all the sheets and pillows and there was a literal twig in my kids bed - no way they were washed before we got there ). The floors were also visibly dirty and the couch was so gross that we covered it with a bedsheet so we could use it. We reached out to management and asked for them to come reclean - they sent someone but nothing was done. At that point we decided to deep clean ourselves - we spent 5 hours of our first day of vacation cleaning this place, not to mention the money we spent to go buy cleaning supplies. Dishes were gross, there was hair and old food in the silverware container, hair in the shower...I could go on and on. We stayed at Islands West Resort but from what I can tell, you should avoid all of their properties at all cost. All in all, management did nothing other than offer us $120 in exchange to not leave any bad reviews.

    This card is found in the houses you rent it promises to assist you with any issues you have.

    We asked for additional pillows and blankets there were none one small pillow per person no linens to make out the sleeper sofa they said they didn't have any. We asked them to fix the tv nothing worked in the bedrooms and they never responded.

    We were forced to evacuate because of Hurricane Ian and we did not get our money back. HORRIBLE company.

    A WAVE FROM IT ALL - 404 Spring Ave:…read more Pros - Bedrooms/bathrooms (except half bath, see below) - Location Cons - Half bath lock mechanism was difficult to engage. - Kitchen utensils were in dire need of replacement; pots and pans were scratched and warped, knives were dull, plastic plates and bowls had seen better days. Fridge temp was set at 36 degrees. Didn't discover this until the next day after we stocked fridge. Everything on top 2 shelves froze - fruit was unusable afterwards. - The only beach equipment provided were 6 chairs, all the low-to-the- ground type, and one small, worn out beach cart. No beach umbrella. We called about this: They said "Too bad, that's what you get." Had to rent our own regular height beach chairs, a decent beach cart, a cooler, beach toys, and beach umbrella. - Ping pong paddles were worn out, no balls provided; we had to buy some at Publix. - No outdoor shower or hose. Only hose present was hooked up to the pool, unable to disconnect. We had to wash sand off our feet from a faucet behind some bushes.

I was told if I could send in the pictures and time stamp of it they would honor that price since it was within 24 hours. I did. To my extreme disappointment, they did not. They offered 10% off... What a joke!! The guy that broke the news to me was nice about it (not his fault). Apparently there are no managers to speak to and no one to talk to in the revenue dept (who ultimately made this decision). It is unfortunate they would rather lose your business and potential rental income for someone. Be aware that apparently their prices change DAILY. Clearly it is profit over customer service.

    I'm so sad to write this review because honestly, the property was very nice. We had almost no…read morecomplaints. And then came the charges after we left. Keep in mind I had had multiple phone conversations, we confirmed a one month rental while we waited to close on our house, and everything seemed on the up and up. Then they said we hadn't informed them there would be dogs and there was a pet fee. I replied oh yes I did, it was the first email I sent and the first conversation we had in late June. They said well whatever we are charging you. I said no, I told you about the dogs, and we negotiated the month long rental fee which I agreed to pay, and you already knew about the dogs so I assumed it was in that total amount. Then came the rudeness, the gaslighting, and shutting me down. They are not interested at all in customer service, even though I have in writing that I informed them of the dogs. The dogs were part of the deal from the beginning. They charged the card they had on file without my approval and with no additional paperwork signed. On their invoice, it tells you you can go to YapStone Inc if you have complaints about the charges. I did, and followed the info to Florida. The number they tell you to call for Yap immediately is picked up and hangs up on you. So clearly not a legit business number. They also give you a number for Florida Office of Financial Regulation, but THAT number is a scam trying to sell me fake Medicare. Wow wow wow. So now not only do I think the company is just unethical and rude, but I am wondering if this is a fraud scheme from top to bottom because their payment processing company clearly isn't a legit business. There are lots of rentals in Florida folks, look elsewhere and get it from a mom and pop owner who won't scam you like this.

We booked and paid for a vacation rental 3 months in advance, had a…read moresigned contract for the rental, received multiple confirmation emails and phone calls... then got a phone call 3 days before check-in that our "rental was double-booked" and they needed to move us to a different rental. There were not any comparable units available with the key elements of the unit we had already paid for - updated furnishings, sleeps 6, a pool and across the street from the beach, and they didn't offer a discount for these "less than" alternatives. They did refund my money, including all the "add on fees" that added over $500 to our 3-day rental price... and blamed it on the owner of the unit. NOT an honest and just business practice. Book with another vacation rental agency so you don't get stranded like we did!
