This is regarding my experience living at Delridge Heights under GPM's management. This management company not only fails at basic amenities and security but also has the audacity to make tenants foot the bill for their own incompetence. In addition to the month-long struggles with hot water, a non-functioning washer, and a faulty AC unit, we were also subjected to the absurdity of having no internet connectivity for an extended period. This, in itself, is an inconvenience that can disrupt daily life and work responsibilities. However, what truly takes the cake is that GPM tried to coerce tenants into paying for the installation of internet services in the new building. Let me be clear: it is the responsibility of a competent management company to ensure that essential services, such as internet connectivity, are in place for their tenants. Expecting tenants to bear the financial burden for a service that should be provided is not only unfair but downright outrageous. Instead of taking responsibility for their failure to provide a basic utility, they shamelessly attempted to shift the cost onto the very tenants already grappling with a myriad of other issues. The move in condition of my unit was disgusting, and embarrassing for a new build. Not having the respect to clean a unit before a tenant moves in is despicable. I had to fight to have them waive the cleaning fee, and I encourage everyone else to do the same. These people do not respect you and will nickel and dime you while doing as little work as possible. Security is a joke at this establishment. Packages and mail regularly go missing, and it's no wonder considering there isn't a functioning camera in the package area. The lack of surveillance not only jeopardizes the safety of residents but also encourages theft and irresponsible behavior. We had a break-in and tenants were not notified until maintenance made rounds to each unit to change the locks. This is incredibly irresponsible. Break-ins happen, especially in areas that can be sketchy at night. But not even having the respect and competence to reach out to tenants to let them know what happened, and to also let them know what they were going to do to fix it is ridiculous. I personally only knew about the break-in because I happened to go downstairs for a walk that same morning and ran into the maintenance person (Cory) who told me the story. Attached you'll find my maintenance requests. Things are regularly breaking in this building and they will often choose to cancel requests instead of fixing it. You'll also see a disposition letter attached. At the time of writing this, it has been 43 days or 30 business days since my move out. The legal timeframe to process my security deposit refund is 21-30 days, this information was given to me by Ashleigh Groen who has since been unresponsive to me. They still owe me my entire security deposit and I will take legal action if this isn't remedied soon. Accounting is not available at this time and GPM as a whole is generally unresponsive as well. We had 3-4 different property managers since I moved here. I was part of the first round of tenants to live in this new build. The only person from GPM who was responsive and seemed to put effort into their work is Alycia Miller, who I understand isn't even a property manager at GPM, but a portfolio manager. Tenants were also never notified of who the POC was for management when they transitioned, making communication even messier. Do not trust SoHye Jang, Brad Smith, Ashleigh Groen, or the building owner Don Leabo. They are all either unresponsive, unable to put you in touch with people who can help, or just your typical slimy landlord. I will not live in any property managed by GPM or any of those individuals again. read more

Guide Property acquired my complex and promptly lost my original lease, and used this as an excuse not to return my original security deposit in the correct amount. In the course of my tenancy at Boston West they'd tried to force superfluous fees on us, failed to abide by housing relocation assistance legislation, and increased rent egregiously with no increase in property taxes or improvements made to the property. My emails went unanswered by the property manager, Tate Stoner, sometimes for months at a time. Their accounting team repeatedly gave me the runaround - Kili Anderson in particular ignored my specific requests for help after my lease was lost, ignored the banking information that was shared with her, and ultimately refunded me an inaccurate amount for security deposit, with costs taken out sans itemized deductions or receipts. If Guide buys your building, take it as a sign to get out as soon as you can. read more

NEW Guide Property Management is by far the worst; I have never lived in an apartment where there is no accountability for their property. Management willnever reach out, and even if you call, they will have a receptionist answer the phone simply to pretend that someone will contact you, but nothing happens. This is by far the worst living situation a person can be in, especially when management appears to care just about money. I wish I could give them a 0 star rating. If you are wanting to rent, do yourself a favor and stay as far away from Guide Property as possible because it is not only this property that has troubles, but all of them. I've lived in many apartments over the years, and this has by far been the worst experience I've ever had with a property management company. Communication is virtually nonexistent. It's impossible to get in touch with anyone--emails go unanswered, voicemails are ignored, and maintenance requests are left unresolved. One particularly disruptive issue was a loud, constant beeping noise in the hallway that kept me up at night. Despite submitting three work orders, sending two emails, and leaving multiple voicemails, nothing was done. I ended up having to sleep and work from a friend's place just to get some peace and quiet. On top of that, they withdrew questionable amounts of money from my account and failed to give me clear explanations for the charges. They also entered the wrong lease end date (listing 2026 instead of 2025), and I unfortunately didn't catch the error. As a result, I was charged an additional full month's rent after giving proper notice to move out--something they refused to resolve. I'm avoiding this management company at all costs going forward, and I strongly recommend others do the same. read more

I've struggled intensely with Guide Property management after they acquired my apartment complex. Firstly, they offered up a new lease - for three months out, during peak leasing season, and did not include information on relocation assistance for those in economic need (required by the City of Seattle). I informed their office and filed a complaint with Seattle's housing authority. My rent was increased nearly 15%, most of it in random renter's credit hub and other charges that I did not need and was not interested in. Absolutely no improvements were made to the building, and their property taxes did not increase per city records. Ever since the property was acquired, employees show up unannounced on my patio, interrupting my work from home. I've asked repeatedly to receive a required 24 hrs notice of employees on my property, to no avail. My property manager, Tate Stoner, refuses to respond to my emails when strangers show up outside my window and I have no idea if they're trespassing or not. In the past couple of months, additional charges were added to my monthly payment on a 12-month lease (one for using the online portal, the ONLY payment option available to us, and another for liability insurance - which I already hold personally and have filed proof of with Guide). I've received no information on these charges, my numerous complaints have gone ignored. If Guide is not operating in violation of tenants rights law, they are certainly skirting it as unethically as they possibly can. Stay away. read more

This place deserves 0 stars. Westwood Vista apartments caught fire 2/19, ALARMS WEREN'T WORKING AND DIDN'T GO OFF. They also don't have a sprinkler system. They're saying it's electrical fire AND they JUST "replaced" the electrical in the whole building (which we had to be in a hotel for). They allowed residents in one time to collect belongings, with the assumption we could return to gather other things. NOW the place is being boarded up and caution tape around the building. They found asbestos. STILL NO WORD ON WHAT IS GOING ON. Hotel stay "ends" tomorrow with no communication on if they will let us extend or if we're just SOL. So frustrating considering we are already low income and no knowing what our living situation will be is frightening. Single mother with multiple kids and this is what they are making us go through. DO NOT LEASE WITH THEM. read more

I have lived here for a full year, and Jodie has fully restored my faith in property managers. She's really efficient and executes plans well, she's communicative, and she's always willing to help tenants navigate unusual circumstances (when life takes a weird turn, as it always does). I moved in this September and I paid my 1 month rent + deposit on the day that I moved in. The last management told me guide was about to take over one week after I moved in, not that I could do anything about it so I was like sure. I got the promotion discount for the second month rent free.(it's stated on my lease) I just received a 30 rent due/vacate notice saying I owe them two months of rent when in fact I do not owe them anything. It ruined my entire day. I made a call to the main office and they said they're gonna forward this to PM whom I can never get ahold of but I can hear her doing a tour around the property sometimes when I'm off on a weekday. I'm not sure what's gonna happen but we're gonna find out, my impression of them is really really bad right now. read more

I have lived in The Anna for 3 years now, and I'm sad to be leaving. The location is great, just a quick walk to town, but not so close you deal with all the noise and traffic. And the green belt view is amazing all year! Every day you can watch the sunset, and the squirrels and birds from your private balcony. It's so peaceful after a long day. Each apartment has parking in the main lot, but I opted to pay for the covered parking behind the building; which was a perfect option to stay out of the rain. Having onsite laundry was also great. Even though it's not in unit, I never ran into issues using the new machines or finding a convenient time to do some laundry; evenings and weekends are often available. And the lower rent cost for the area was an easy trade-off for me. My only negative is getting packages delivered can be a pain, but we found using the Amazon lockers just down the street, for those 24 hr Amazon must haves was convenient. Or posting a note with your cell on the main door also works great. The delivery drivers are really good about calling. Lastly, the apartment manager, Lisa, is a gem. She has always been there whenever we needed something or had concerns. She is very responsive and so kind. We always felt we could come to her for anything. (We will miss you!) read more

One of the most terrible experiences with property managers. They only care about their commissions even at the risk of the safety and well being of the residents in their buildings. They are unethical and manipulative in their business practices. I lived in one of their buildings for a year under their management and during that time there was a resident who was repeatedly breaking into apartments and assaulting some of the tenants. Guide did absolutely nothing about it. They would send emails saying they were taking action but they would hide behind 'privacy' concerns and not do a thing about it and the residents who tried to hold them accountable would receive threatening emails from Guide. After enduring it for 4 months, I finally left. read more

We've lived at Cavanaugh Apartments for 3 months now and absolutely love it! Location: While Magnolia is a bit out of the way from the city, it is situated near several bus stops and not a far walk from the village and the Ballard/Fremont area. Very peaceful area and lots of trees around the property make for a very private and homey feel. Space: Coming from downtown, we were looking for an actual bedroom and living room and the Cavanaugh fits the bill (and more!) A spacious living room and bed room allows for ample storage and area for entertaining without feeling cramped. Plus, a balcony makes a huge difference when wanting to step outside for a bit. Amenities: Gym is okay, but it is close LA Fitness and the Olympic Athletic Club and the outside gathering space are wonderful spots when the weather is nice. On-site parking is a huge plus, but it can get annoying when others take your spot. All-in-all a great place to live for a reasonable price in a market like Seattle! read more

Avoid this management team. They silencely over charged once, and charged again and again after they left the property when they are not supposed to. They used to be The Hudson's management, and there was a whistleblower that they dont care about the property's security and not willing to fix anything. Someone broke into my car once last year, but they havent installed any extra cctv for one year. And I wasnt the only one who experienced it. After several incidents they made, they just found a new management team and ran away. read more

We've only just moved into a building that this management company owns and it's been great so far. The unit and apartment building was as expected, no surprises or disappointments there. Updated again to go from 2 stars to 1 star based on the owners reply. My washer has been broken for about a week, not fixed yet and am not being updated on the issue. The owner said in a reply to my previous review that the back parking lot was now striped, which is a blatant lie. There was a car in my parking spot today when I got home from work so I called the after hours line as the owner recommended in her reply but they could do nothing... Update for my review: I have now lived at a Guide-run apartment building for several months. At move in I was told that the parking lot would be re-striped soon and it has yet to be. There are many parking issues and unauthorized vehicles are supposed to be towed yet they never are even when I tell the landlord that there is a vehicle in back that should not be there. I was told by the landlord that "not much can be done on weekends." There is a diseased tree behind my unit and I put in a work order that has not been responded to for more than a month. The landlord has stopped replying to texts with questions such as about the construction going on in the back alley. read more

TLDR: This is the worst place I've ever rented I lived in this place for about 4 years because it was what I could afford at the time, and I moved as soon as I could afford to. I've rented from 6 places over the past 20 years. Some were great, some were ok, some were just adequate, but this was by far the worst. I'd say my biggest complaint was when mail delivery stopped. There was no mail for several weeks, on more than one ocassion, apparently because of a broken part on the call box. The property manager I dealt with, I think her name was Katie, was very obnoxious about it and basically avoided responsibility for the problem. It was the post office's fault, she said (the post office doesn't seem to have this problem with other buildings), and she had already ordered the part for the broken box (you'd think if a part broke more than once and resulted in such a big problem, they'd keep a spare on hand, and does it really take weeks for a part to be shipped?), also that I don't pay them to have mail delivered anyway, and that I was the only resident who complained about mail being undelivered (to repeat, on more than one ocassion, for weeks each time). As if that's not enough, they were doing a lot of work in the building and would randomly turn the water off, sometimes with notice, but often without. A couple times a year I'd have to go to work without showering because there would be no water. Maintenance requests took forever to fix, including twice that involved water leaking into the unit. (I'll say the maintenance times did get better toward the end though.) Broken laundry machines that went way too long without repair, smoke alarms in the hallway that weren't kept up to date or with fresh batteries or something, so they would loudly "blip" every few minutes, heaters that didn't turn on - and once one that wouldn't turn off, parking issues (when I first moved in, the spot that they told me to park in was one that someone else was already paying for), changing the front door locks with very little notice (via email), and billing residents for repairs that any other landlord would have considered the property owner's responsibility. This is just what I can think of off the top of my memory. It seemed like every week there was some new frustration. They didn't seem to realize that their tenants were customers. They changed their name from Cadence a couple years ago (never a good sign when a corporation changes their name - usually it's to flee a bad reputation), so you can look at more of their reviews under Cadence. The building I lived in was later sold to another owner, so some of these issues may not be current, but it seems like most of it was management, not the building. read more

Probably the least pleasant and helpful property management that I have ever encountered. Packages were stolen inside, they were not very helpful. There was a camera but it was not working. Also hard access for deliveries, I end up receiving packages at work or amazon lockers. Finally, Guide do not provide me with instructions and help when I need it, responses are elusive. It's it generally a gentle: figure it out yourself. But I like my apartment and especially the location. The apt is cute but has been cheaply remodeled. All cabinets, fridge doors are bumping against the walls and other cabinets. I also had the audacity to ask the repair tech not to enter in my apt without the PM, but of course it was impossible... It seems like they do a bare minimum of a job. read more

I would give zero stars if I could. I moved into 1st and Pine about three weeks ago and it has been nothing but a nightmare. There has been no hot water since I moved with no updates or care for the residents. Several other neighbors have had no hot water either. I had to buy a large pot to boil water just have a hot bath! I placed a maintenance request online and they cleared it completed without ever coming to check. I also stated not to enter the residence, I don't like random people entering my home without me present. So either they ignored my request or cleared it without bothering to check, and I'm sure which is worse. The first and pine apartment website states it is newly renovated without mentioning it is barely ready for tenants to move in. Among the hot water issue, the elevator barely works and seems to have not been inspected since the building was built in 1910. Same goes for the windows. This might be true for many historic buildings, but if you enjoy cold air seeping through the cracks along with the ambiance of sirens and crazed people screaming in the night as if they are in your living room, then this is the place for you. The website claims, "Our total restoration adds new appliances, modern finishings, bike racks, a gym, extra storage units, and a pet wash station", the last three claims are total lies for marketing. Maybe they are working on them like they claim to be working on the hot water. I have been here barely three weeks and already want out of my lease. At least I only signed for three months. read more

This is a uniquely awful property management company. You do NOT want these people as your landlords or your property managers. AVOID ANY PROPERTY MANAGED BY GUIDE AT ALL COSTS. I had the grave misfortune of being a tenant at a building that transferred its property management to Guide. Holy crap, did things go downhill quickly. Routine maintenance of the building and grounds was basically non-existent. E-mails to management vanished into thin air. Routine maintenance requests for issues in the apartment were handled by the property manager delivering threats to charge the tenants, with vague declarations that ____ "should not" be broken. My experience suggested that they will try to charge you for ANYTHING you try to get maintained, repaired, or replaced. In fitting with this management strategy, when I finally moved out of their hellhole, they tried to charge me for just about EVERYTHING under the sun, including a bunch of stuff that was already present on initial move-in (and clearly documented as such at that time), and a bunch of other stuff that was just straight-up MADE UP. We're talking fabricated charges for dead batteries that were live when we moved out, dead light bulbs that were lit when we moved out, "dirty" carpet that was frankly in pristine condition, and all sorts of other crap. This company doesn't want to pay for ANYTHING -- they want the tenants to assume 100% of the costs of maintaining a building, and they will do ANYTHING to try to wring every dollar out of you whenever they can. It's a pretty good business strategy, but it's also evil. WORST OF ALL: Their on-site property manager is nosey as all hell, and clearly violates the boundaries of private living on a regular basis. We had two run-ins with him that were highly distressing. On the first occasion, he leaned on our doorbell and knocked on our door incessantly in the evening at around 9pm to ... introduce himself and chat. WTF? Perhaps it could have been a friendly gesture if he hadn't been so insistent at such a late hour, but most concerning of all, when my wife opened the door, she found him actively PUSHING the door into our unit with his hand. On the second occasion, he again leaned on the doorbell and knocked incessantly -- we were cleaning that day -- and when we opened the door, we found him again PUSHING the door quite hard with his hand, clearly intent on gaining entry. When we asked him what the hell he wanted, he suddenly said, "Sorry, I was trying to go to [insert other unit]" and left. He then returned to his own unit (he did not go to any other unit, as he claimed he was doing), and I clearly heard him say to his wife, "They are cleaning." (Paper thin walls, folks.) He is a VERY NOSEY AND INTRUSIVE PROPERTY MANAGER, and he creeps the hell out of me. I was so very glad to get the hell out of there. This is a uniquely awful property management company. We have lived in the apartments at 85th and 3rd for 2.5 years. During that time we have had 6 different property managers (about to move to 7). By far, the worst has been Cadence/Guide. Our PM is not response and argumentative. The building is practically falling apart and all they do is put a new coat of paint on and call it good. This building has issues with mold, bed bugs, fleas, etc. Our previous PM was responsive and willing to work with us on the issues we've experienced. Ava (our current PM) is argumentative an unwilling to help with issues. Please, for your health and the health of those around you - STAY AWAY. Guide has been nothing but awful to us since they took over our lease. We CANNOT wait to move out. read more

Zero stars if I could create it. We live in GW in 92nd which we knew would be a small space on a busy road. What we overlooked (at our fault) was that the kitchen has only three usable cabinets, two others being too high and in unreachable places, and one other being used to house a mini water heater that is good for one ten minute shower. The fridge is not a full size and requires that I get on my knees to put groceries away. Speaking of fridge... Our first month here it was 2 and a half weeks until we had a working fridge, increasing our cost of groceries, and eating out. We had to escalate several times after being stood up by maintenance and "warranty" techs. We went over a month without a proper mail key- we were shown the secure mailboxes out front on tour, but those are not used. This delay impacted my acceptance letter to a doctorate program, which left me very upset. Our apartment reached 105 degrees in the summer months (actual reading from my thermostat) and despite Katie's bragging about the vents in the windows to prevent condensation, we have mold growth and condensation on our windows, causing us to open windows while heat is on. We filed a Work order when we noticed moisture on the ceiling in the bedroom, The tech Roberto told us it was due to condensation, and suggested we put a dehumidifier in our room...(and suffer the electricity cost) Speaking of the room, it's so small, you cannot fit a queen bed and a dresser without the bed in the corner. And our closet shelf started falling down. Roberto nicely used a nail gun to secure it (so we don't put any weight on it) The parking floods in the lot. The dumpsters always overflowing with peoples furniture. People don't leash their dogs. The neighbors below us smoke pot constantly and the smell invades our apartment. A tree fell on a car that was in the parking lot. The faucet to our sink was clogged from normal use, and we were told we should have cleaner the aerator(?!) Our dishwasher backed up with water for several weeks before we had someone fix it. We were told by PM to try running it again and we refused, because it was so close to flooding. We were told not to use the tub because it was leaking into the downstairs apartment (on unannounced visit) In fact, we were visited many many times without warning- even today! The number of times I've felt intruded on is unreal. And actually a violation of tenant privacy rights. The terrain outside where visitors park is terribly taken care of. I'm pretty sure someone lives in an RV in the back lot. There's no storage locker or bike locker options. My friend was leaving the apartment last Thursday and opened the door to a woman PEEING on the top landing. I've seen used needles in the lot twice, and at least a dozen used condoms in the lot. And to wrap it up with a nice fucking bow, we recently saw that 8 units were listed on Craigslist, many of which offering free months rent, and charging less than we pay. We're out next month but honestly regret not taking legal action. This will forever be the worst apartment I've ever lived in. Slum that boasts for its "brand new renovations" which is at least a year of a lie. read more

Unreliable, untrustworthy and unprofessional. I signed a lease with this company a month ago and so far, it has been nothing but a nightmare to work with them. They lack communication, let themselves into your apartment unannounced and do not finish work orders in a timely manner. We didn't have hot water in one of our bathrooms for over a month. Something that was looked over during the apartment inspection before they decided to lease it. The plumber and maintenance staff no showed or didn't show up in the timeframe they gave us several times to start repairs. There is never any communication with this team on when they plan on coming into your apartment. When they do have permission to enter, they never leave a notice letting you know they were even in your home. They have let themselves into our apartment with no notice or PTE, which is a huge violation of privacy (and super creepy when you are napping because you work nights.) I have gone back and forth with the property manager, who has made it clear she has little authority to help and when referred to her manager I just receive robotic responses not taking responsibility. Another issue is that we keep getting package stolen from inside our lobby. When I asked management to check the cameras, they responded saying the camera is "inoperable" and "it is nothing more than a deterrent." And to file a police report. Very helpful. Stay clear of this management company, it truly makes a difference on who is managing the building you will be living in and this company has made our transition stressful and disappointing. Stay clear of Guide property management and their complex on 85th! They don't fix problems, won't take my calls, and are argumentative when there's a complaint. The exterior door has been broken for months and they keep claiming that it's been fixed (it's not). There is little to no oversight of their employees, I've caught the maintenance man sleeping in our parking lot during the day multiple times, on one occasion I left at 9am and saw him slumped over in his car, when I came back at 1pm he was still there. There are problems with tenants that haven't been solved and a problem with aggressive homeless coming into the complex. read more

First impress was this was going to be a great relationship between the tenant and the property management. However, when an emergency happened, the property management was no where to be found. I returned home from work one day to find water pouring into my apartment from the unit above me. We had water coming in the bathroom, the hallway, two places in my bedroom and one place in my roommates bedroom. We called the emergency number, within 3 hours a maintenance person showed up to temporarily stop the damages. We were advised not to stay in the unit because it was considered sewage water that came into our unit. It took building maintenance 8 days, before they even brought in a dehumidifier or a fan. It took them over two weeks before they began making repairs to the ceiling and walls. Reminder, this whole time I did not have a space to live. It wasn't until a week after the initial flooding to the property manager offer us alternative housing for them to make the repairs. My roommate and I requested to be reimbursed, because we paid for the whole month, however they only provided us safe living conditions for 11 days of the month. However that has been declined. Keep looking, you want a place where the property manager who will be there for you in both the good times and bad times. read more

When I was first shown an available apartment by Ryan at Guide Property Services, I was not interested in the unitI was viewing for many reasons. After sharing my concerns about the unit, Ryan mentioned another available apartment that he thought would accommodate my needs. He quickly scheduled a showing for later than day, and it was exactly what I was looking for. I signed my lease that afternoon. The application and lease processes were simple and straightforward, and communication with about move-in dates and fees has been very easy. Communication is poor. They do not respond to repair requests, even when they are urgent. They don't follow through on commitments, and when you move out, they will nickel and dime the fuck out of you. The worst was that I was charged a large cleaning fee when moving out even though I had already paid a large cleaning fee when moving in - and my lease said that it was for cleaning after I moved out, plus an additional fee for carpet and blind cleaning. They said the move-out cleaning fee was "standard" for all move-outs and that there were no major issues with the condition of the apartment. read more

As a property management company they are great - the landlords are very responsive with any concerns and fair when you bring up any concerns. I have lived here for almost a year now and saw some of the reviews here from a couple years ago when the building was managed by a different person. I wanted to give a better idea of the current situation since it seems to have changed a lot. Most of my frustrations here come from this being an older building and there is only so much to do about that. It doesn't have much for amenities but that isn't important to me. I have where I can smell other people's food when they are cooking and the plumbing is noisy. I do really wish the property management would fork out the money to install a solution for the deliveries to the building. Since there isn't an office and the door is always locked, you can't count on getting your packages. I have been able to make do with using lockers and picking things up. As far as noise, I don't find that there is much more noise than any other apartments that I have lived in. Some of it is due to the building being older. Any issues with dogs barking or noise have been addressed and remedied by the property. This is one of the cheaper places to live in the area and they are much more tolerant of pets. That was my main reason to live here. The other tenants have always been very friendly and reasonably respectful. The property has a nice wooded area in back and is peaceful. I love how my cats are able to relax on the balcony and enjoy some nature. I haven't had any problems with the fixtures in my unit in the 10 mos that I've been here. Lisa, the property manager has always been helpful, understanding and responsive with communication. I do feel that she is doing her utmost to take care of the tenants and I appreciate that. Considering the property values in the area I feel that it is a good place to live if extras aren't important to you. I do feel that I am heard by management and am satisfied with my experience for the most part. read more

I had originally looked at another one of Guide Property Services property but it was not a good fit for me so the property manager informed me that the building nearby also had units available which turned out to be a good fit. The application process was straight forward and communication was prompt with the property manager which made the moving process as smooth as possible. read more

Guide is formerly known as the Cadence real estate group. They were going through a name change (rebranding) during my transition out. Same people under different guise. Here is my review for reference. Unfortunately, they still haven't resolved my issue. 1/25/2018 Previous review I never write one or two star reviews but when I do, it's for Cadence Real Estate. Never again. In the many years I have rented, this experience has been the worst. In the beginning, the property manager (Katie) who rented me the unit for Harrison Heights was very friendly and responsive. After problems started to surface, they were very slow to respond. I would sometimes get a response back in over a week. Ive had packages stolen, received a note from the utility company that I haven't been paying the WSG when I was already paying the fee in the cadence portal. When I have made these complaints, it took over a week to resolve after I had escalated the issue to someone else in the company. We finally got a new pm (Davinah) who was more responsive. Upon move out, I have spent a better part of my day cleaning the unit to what it looked like before I had moved in. The unit was reasonably kept. I received the deposit a little  a month after I moved out. They charged me a $150 cleaning fee + $200 carpet cleaning fee leaving barely anything for a deposit. there was no point of me cleaning. I had already paid a $300 nonrefundable fee upon move in.  I have always had my deposits returned full. Their practices are questionable. They have changed their name to GUIDE and will make sure this review follows them. I would not recommend renting from them or doing business with them again. read more

Bad customer service experience with their property manager ryan. Was trying to schedule a view of apartment but apparently all the units filled up in the 12 hours it took him to get back. That's not a issue, but his responses where one worderd and i had ask for clarification. If that any indication of how your being treated when dealing with the property management i would stay away. Who knows how it's going to be when you need something fixed or discuss something with your rent. read more

Please can I have a refund. I did a virtual tour and put a hold a unit. I wanted to view in person since I put the 500 dollar hold and Drake the manger didn't have time for two days. I have an appointment email proving, Drake the apartment manger booked for Thursday. I put the hold on Tuesday. After viewing the unit on Thursday, Friday the very next day, I called to let him know I wasn't interested. The apartment was extremely dirty. The halls, walls and carpet smelled funny. When he took us to the unit, it smelled worse than the halls. It was so bad, it felt like who ever lived there previously, was still there. I only put the hold because the view are spectacular. I also did the virtual tour because I though i had to due to Covid 19. I put the hold fee Sept 1st via virtual tour and was told I couldn't see the place. Then September 4th which is truly my 3rd day, he said it was too late. Why am I out of 500 dollars for something I wasn't able to see! I came to look at the place and before 24 hours I called to cancel. The building again in filthy dirty and the parking situation isn't safe, and as a woman staying some nights alone I was very afraid and uncomfortable. The parking without security or a garage door was a bit much for me as well. Please Guide management, have a heart and make an exception, if not this isn't fair and seems unlawful. I didn't even have an opportunity to physical view the property and once I did, I knew right away i don't not want the unit. read more
