Since management changed to Bozzuto, our experience has been dramatically different. Before signing a lease, prospective tenants should speak directly with current residents rather than relying solely on what they are told during the leasing process. In our experience, communication from management becomes extremely difficult once you are a resident. Phone calls and emails frequently go unanswered, and unlike the previous management company, whose office was accessible to residents, the management office is now generally kept locked. One of the biggest changes was the elimination of the front-desk concierge, which had been staffed from approximately 7 a.m. to 11 p.m. The concierge received packages, greeted visitors, and provided an important level of security. The current package-room system has been extremely frustrating. We have had numerous packages go missing or appear days or even weeks later. When residents ask management for help locating missing packages, there seems to be little or no follow-up. Grocery deliveries have even been left outside at the curb. Security has also become a concern. Without the concierge, we regularly see people we do not recognize in the elevators and stairwells. Residents have also dealt with serious maintenance and cleanliness concerns. There have been widespread complaints among residents about roaches, as well as reports of rodents and droppings in common areas. The trash and recycling rooms on each floor can feel like one large open garbage can, and residents have reported seeing roaches crawling on the floors of these rooms. Yet when residents have raised pest concerns, they have often been told that the problem is isolated to their individual apartment rather than seeing the issue proactively addressed building-wide. Other issues residents have experienced include leaking or malfunctioning air-conditioning units, residents going extended periods during the summer without functioning A/C, flooding in the parking garage during heavy rain, staining on vehicles parked in the garage, poorly maintained common areas, and outdoor rooftop furniture with what appears to be black mold. The recently renovated hallways were fitted with off-white carpeting that became noticeably stained almost immediately, and there have also been problems with pet urine and odors in elevators and hallways. Residents pay a monthly amenity fee, yet the rooftop and rooftop lounge are sometimes unavailable because they are reserved for Bozzuto's corporate events. There have also been complaints about substantial move-out charges for relatively minor wear. One other thing prospective residents should keep in mind when looking at this building's Google rating: management actively solicits Google reviews from residents. Given the level of frustration we have heard from many current residents, I strongly recommend speaking directly with people who actually live here rather than relying solely on online ratings and reviews. What makes all of this especially frustrating is the lack of communication and follow-through. Problems are too often minimized, dismissed, or left unresolved. This was once a beautiful, well-maintained building with accessible management and a strong emphasis on resident service. They are exceptional at what they do--professional, kind, responsive, and genuinely committed to keeping the building clean, functional, and welcoming. Their team works early mornings, late nights, and everything in between. They are the heartbeat of the property, and any praise this building receives should go directly to them. Unfortunately, the ownership and corporate leadership behind Valley and Bloom--LCOR--operate at the opposite end of the spectrum. My experience with the owners was unprofessional, dismissive, and at times completely negligent. Parking Garage & Security Issues The garage is marketed as a benefit of living here, but what they don't tell you is that it's owned under a separate LLC. When my car was hit--causing $1,700 in damage--there was zero accountability. The building has cameras only at the entrances, not throughout the garage, and ownership made no effort to help identify what happened or take responsibility. It's promoted as part of the lease, yet structured in a way that shields them from liability. Construction Delays A "two-week" second-floor rehab project dragged on for more than two months. During this time, access to the main level was frequently blocked. They brought in day laborers from Pennsylvania, which may explain the delay, but what's worse is that tenants continued paying full rent despite the inconvenience and reduced access. Internet & Data Security Concerns The building's internet offering--also owned by the same parent company--raised serious red flags. Management has access to passwords for tenant access points, and during one troubleshooting call with a help desk in Asia, I was given access to a neighbor's access point as a way of "testing" my end device. This is a complete breach of security and privacy. When I raised these concerns to LCOR's COO, Mike Hogentogler, I received no response to either my email or voicemail. After eight years with the company, perhaps he doesn't feel the need to acknowledge "petty renters" paying $3,400 a month. Final Thoughts To be clear: Magda, Reggie, and their team earn a 5-star rating. They are outstanding people doing the work that corporate leadership fails to support. I would recommend them for any property management role--they are the only bright spot in my experience. My experience with LCOR--the ownership--was genuinely awful. The lack of accountability, poor communication, questionable data security, and total disregard for tenants make them a company I would never do business with again. I moved into Valley and Bloom after a house fire, with insurance covering most of my costs. If I had been paying out of pocket, I would have chosen a different place to live.

And just like its competitor the Avalon, there are quite a few fees that I think you need to look into. For example the amenities fee of $495 (If I remembered correctly), and the pet fees. Their fees sort of mirror the Avalon's. Now after having toured two Avalon communities, I must say that the big difference I observed with the Green was the apartment sizes. The apartments at the Green are a tad bit smaller compared to those of the Avalon's. It's almost as if they constructed to be really tight in space; way too many angles here and there. I cannot remember how much parking is, but I remembered them being "assigned" parking spots. Also, it's basically like one parking spot per apartment. If you have two cars, there is where it gets a little tricky...you'd have to call and inquire on that one. I was impressed by the rooftop. You can ACTUALLY see the Empire State Building and the Freedom Tower. Had it not been for the trees, you'd literally be able to see the entire NYC Skyline. The rooftop is a nice little spot when the weather is nice. They also have a very nice lounge and guest area.

If I've read a review like this I'd save myself money, time and countless headaches. To preface, my spouse and our 3 months old baby were looking for a 2 bedroom place and The Green seemed to be a great option. We toured the apartment with a leasing agent and decided to apply the same day. The first red flag is that not only they want you to upload all your paystubs, tax documents, etc but YOU HAVE TO GIVE THEM YOUR LOGIN AND PASSWORD FROM YOUR BANK ACCOUNT. Yes, you've read this correctly - they want you to share login and password from your bank account. We thought that was a bit excessive but we were in a time crunch so we moved forward. After a few days the leasing manager let us know that we were approved and sent a lease through DocuSign. We've signed the lease and on Thursday thinking we'll be picking up the keys soon. And this is where things became more and more dysfunctional. First, on Friday at 6PM the leasing agent called us and told us that even though we were approved the lease can't be signed because their accountant won't approve it. (WTF we thought, since when does an accountant have to approve a lease???). She then said that because we were both on parental leave a portion of our income is provided through insurance coverage and therefore they don't trust that we will return to work. She voided the lease that we've signed previously. We both provided official letters of employment only to be told that those guys at The Green can only do verification by phone. Literally the process to verify a prospective tenant is they call the number you provide and ask the HR person to release sensitive information about you like your name, SSN and salary. After some back and forth with HR we've sent all the documents we've had only to be told by The Green that our move in date will be postponed until we provide them a paystub which shows a salary after returning to work from family leave. And if you think the dysfunction ends there you're mistaken. In order to secure the lease they REQUIRE YOU TO DRIVE TO LIVINGSTON, NJ IN PERSON AND HAND OVER CERTIFIED CHECKS TO THEIR ACCOUNTANT. Yes, it's 2025 and these guys still have no clue that payments can be made through the internet. I would highly recommend everyone to avoid this place like a plague, dysfunction and blatant incompetence is what you'll encounter if you decide to apply.

What I didn't like: During hurricane Irene management did not inform the residents that the parking garage and back parking lot flood. Yet I was told by multiple residents that management was fully aware of the flooding issue. If a nice neighbor hadn't told me to go downstairs and move my car it would have been damaged significantly. For those residents who didn't know, and there was a lot of them, they lost their cars. Management really should have put signs up to inform us of the potential flooding, especially since they were very good about putting passive aggressive notes under your door on a weekly basis. Once upon a time there use to be a pool, but the pool was filled to make more parking spaces. When I first moved in I was told that my guests could park in the lot in front, but from the day I moved in guests were never allowed to park there due to construction. So my guests had to find a place on the street where they wouldn't get a ticket because Bloomfield likes to ticket. I lived there a year mind you. When your friends can't park where you live they don't really want to come hang out with you. Go figure. I don't know if this has changed since. Lastly I probably would have dealt with my dislikes if I could have had a dog. Small dogs used to be allowed, but no longer. That was my ultimate deal breaker and why I moved out.

The train goes right to NYC so it's quick access to the city. - There's a washer and dryer in your apartment. That's really nice. Definitely beats having to drag your laundry to a laundromat to wash it. - There's a lot of restaurants near by. While the Chinese restaurants aren't exactly the best in the world, the fact they're steps from your door is nice if you don't want to into the city. - You're right near Glenn Ridge and Montclair so there's plenty of food there if you don't want the food in Bloomfield too. - Delivery notices. Man do I love this feature. When I get deliveries to the front office they send me an email letting me know so I can come pick it up during their business hours. Plus they remember who I am so they go get it right away. - Food delivery. Honestly, using GrubHub and UberEats, I'm addicted. I can get a lot of food delivery. I suppose it's because of NJ in general, but because they are centrally located, it makes it super easy. Now for the cons: - Noise. They are right near bars and the fire department/police department so it's unfortunately pretty noisy and having your windows open isn't always possible.

Apartment was in a bad state when I moved in and the fixes kept getting delayed. So I guess expect nothing from the landlord because that's what you get!

The apartments are a good size, reasonably priced, and close to a bunch of stores and dining. I rent a renovated one bedroom. The rooms are all a nice size, although the kitchen is a bit small (see picture), but it works for me. Upon moving in, everything was spotless and ready to go. I can't hear my neighbors at all, which is also nice and somewhat unexpected. The management company has always been attentive. I had one minor problem which I reported through the resident portal online, and they had made the repair within a day. Also, after a massive recent snowstorm, they immediately began cleanup work, using a plow, front end loader, and snowblowers to make sure the lot and sidewalks were clear and everyone's cars were accessible. As for complaints, I only have a few. One is the laundry room hours - they close at 9PM, and I get home from work quite late so I often don't have time to do a load of laundry during the week if I need to. I think they should just stay open 24/7 since they are locked and residents have to use a key to access it anyway. There also aren't many machines. The laundry room by my apartment only has four washers and four dryers, so they're often all full. My only other complaint is the one car per apartment parking limit, but I can understand that this is just due to limited space. You get one assigned spot near your apartment, and there are a few visitor spots scattered about. This is especially tough since Nutley doesn't allow overnight street parking, so if you have two or more people with cars in your household you may be out of luck. Like I said, besides those little complaints I've really loved living here and I can see myself continuing to live here. I definitely recommend checking it out if you're looking to move into the area and there's an apartment up for rent.

I live at Gateway Apartments in South Orange and there are only good things to say about this…read moreplace. The apartments are spacious with very nice finishings. The kitchens are especially large with lots of counter space and high end appliances. Every apartment has a front load washer and dryer. The building is well maintained and kept spotlessly clean. There is a great Fitness Center and a every unit comes with a storage unit. The Building Management and Maintenance staff are friendly, responsive and easy to get along with. There is a grocery store (Ashley's) just up the block, and just past that, a great Brew Pub (Gaslight Brewery). Starbucks is just across the street. The train station very close by and the express train to NYC Penn Station only takes 30 minutes. Highly recommend.
