When I initially…read morebegan looking into the complex I was shown several different units - studio, 1 bedroom, 1 bedroom split, and 2 bedroom (all very well priced). I fell in love with a couple units but couldn't make up my mind. The manager let me swing by several times and was so kind about letting me repeatedly view the apartments until I decided. Since then, I have spoken with her many times and no matter how busy she is she is always very friendly and has gone above and beyond - giving me tons of helpful advice for living in the Norfolk area, and being a general pleasure to chat with whenever I step into the front office. I moved in in the Summer so I did initially have a few flies come in due to the hot weather but when I reported it to the front office, maintenance was immediate in coming over to repair any windows that might have had small holes and I didn't have that problem again. Speaking of maintenance, Pelham has one of the handiest and sweetest you will ever meet. He is so quick to fix any problem and extremely respectful about your space and privacy. He also loves to answer questions so I ended up learning a lot of useful tricks from him about general apartment care! Honestly, I do not have enough nice things to say about maintenance at Pelham. During the winter my radiator would make noises when the cycle would switch from on to off and he worked so hard to make sure I'd get a full nights sleep. Other than the occasional radiator sound, the general area is very quiet. The grounds are well maintained and when he found out that I liked to take my cat out for walks near the back alley area, he stopped using harmful pesticides on the grassy areas so my cat wouldn't get sick! We ended up starting a little cat walking/fostering community within the complex and I have made some very good friends just by living here. Parking (as well as heat, water, and sewage - a seriously good deal) is included with rent and the lot is well maintained. Street parking is also free and easily available. Trash is deposited in a dumpster in the parking lot. One change I'd love to see Pelham work towards would be getting a recycle bin put in the parking lot as well, but even without, its still pretty easy to find places to properly discard my recyclables. I have felt very safe the entire time I've lived here - there is a large gate closing off the alley and the cameras on-site definitely help contribute to feeling safe. When I first moved in I had a security system in place through Cox but I cancelled that after a few months because of how safe I felt at Pelham. I work at the hospital down the road so I walk there every day and have never felt scared walking back, even when its been late at night. The neighborhood is beautiful with a lovely courtyard in the middle of the complex and a park, small pond/river, and open field surrounding the complex. The staff here truly care about their resident's well being and its evident in how tirelessly they work. I highly recommend Pelham Place Apartments. It has been a pleasure to live here.

I go in there with my puppy and talk with them when they have nothing going on and I happen to be going for a walk. I've only had 2 small issues when I first moved in, and they had the maintenance man there that day and fixed both items. There's a pool for all guests, though I haven't tried it yet. It's a stone's throw away from the Towne Center, where there's all kinds of restaurants and shopping to do. It's about equal distance between all the surrounding citied as well. It's only a half hour drive to the oceanfront, Norfolk, and Portsmouth, all of which I go to weekly. They allow the first pet for a $300 deposit and $20 extra for rent. I believe it's $100 deposit and $10 extra rent for the second. Plenty of parking for everyone who lives here, and the area is kept clean frequently by hired workers.

They use unlicensed contractors. They got a certificate of occupancy and 5 days AFTER closing I found out the HVAC wasn't connected. Still waiting on an answer on how hvac passed inspection and they got a certificate of occupancy without ever testing the HVAC. collapse of soil around the septic tank and every trench CBX filled due to poor filling (septic contractors words). When CBX came back to fill/correct the issue, they filled a 60 foot trench through the middle of my front yard and around the septic tank with sand. Shockingly grass didn't grow in safter 3 months. So we dug out all the sand and refilled with DIRT and seeded. The sets of stairs were built by an unlicensed contractor and WITHOUT footers! We had to dig them up to discover it because the stairs would shake when you walked on them. CBX came back and poured concrete in the holes and all around the holes for some unknown reason and then left them to dry. They never came back to fill in the holes or complete the work. 6 weeks of sending emails reqtesting completion and then we gave up and filled the holes and completed the work ourselves. The trim work was atrocious. every single framing on windows and doors is off by a 1/4 inch too long or too short. EVERY SINGLE FRAME. Not 1 or two. Nail holes in trim were never covered. we paid our painter to correct all of it. The crawl space was left without vapor barrier on one corner. Pipes were not sealed from crawl space to inside and we ended up with an ant infestation 2 weeks after closing. The yard is atrocious. there isn't a 2ft square space on .6 acres that is level. My guess is someone forgot they had to lay grass seed because there was very little grass left after they tore up the entire property. Prior to building we walked the lot and it was a flat level property with lush grass growing. CBX handed us a mud pit with truck tire tracks going through our drainage field. The septic company that was contracted on this project offered to bring his power rake and fix the backyard for free because he couldn't believe how bad CBX had left it. Every contractor we have had on the property since closing has stated just good enough work to pass inspection was done. So ask yourself this. You are about to make a huge financial investment in your future. Do you really want a builder whose goal is "good enough to pass inspection"? If not, RUN. and look up Rette Causey and CBX on facebook. you will find more victims with the same story as mine. "Good enough" work.
