Now we are chasing him down for the payment. He was a no-show at the last three court appearances. We had to hire a new contractor to complete the work Jason was contracted and paid to perform in the Fall of 2022. The little work Jason did perform under the contract was very poor. Jason removed four existing concrete stairs and did minor excavating but dumped the waste on the neighboring daycare property. It still sits there today. He even damaged the daycare building when he drove his rented Bobcat into the structure. Avoid Jason Vance.

We hired Ryan to rebuild our front door stoop last fall (2023). It's a simple two steps with two…read morepatio pads. Roughly about 6' x15' in all. Having him out to inspect and quote the job and communicating on what day to do it was easy went well. But almost immediately after the pour, everything started to become a headache. On either side of the main pad, the edges began to crack crumble within a week of the pour, exposing one of the rebars in the pad. I told Ryan and asked him to come out and fix it, he mixed some concrete in a bucket and just spackled it on to reform the edges. I've now learned from other concrete experts that that's no way to fix the issue. You can't spackle concrete to concrete because it'll just fall off. Which is exactly what started to happen within a few weeks. We also noticed a few holes on the side of the stoop where the concrete had just simply failed and fallen apart. I communicated with Ryan that I was very unhappy with the quality of the pour and would like him to redo it. It took quite a bit of back and forth before he finally agreed to do redo the top pad in the spring, as the weather temps was becoming unfavorable to pour. He refused to redo the lower pad and steps, where the gaping holes where the side meets the ground is. Come spring time, my wife and I discussed how when we had demoed the old porch, we had discovered rotted wood on the house into the basement and we had to have extensive reconstruction and water proofing done before the new porch could be poured overtop it. We were worried about when Ryan would demo it, it becoming damaged and having to go back to square one of having that repaired again before being able to do concrete. I brought this up to him and asked what he thought, and he couldn't guarente being able to take out the porch without ruining what's below. Ultimately, because we were already thousands of dollars in the reconstruction and water proof as well as the front porch, we decided we couldn't trust Ryan to do the job without damaging that and to do the job right and not have issues with the concrete again. A year later, the porch looks years older than it should. There's completely crumbled portions, there cracks on the pad, and holes in the foundation of it. While Ryan did ultimately agree to redo the top pad, he refused to redo the rest that also had issues. Ultimately, we would not recommend Ryan's Side Walk and Patio Repair to anyone because of the poor finished product we received, his hostility when we were trying to communicate the state the porch was in and express the need to have it re-poured. Finally, not being able to trust him to do the job right and take care of the waterproofing below, was the final reason we ultimately did not have him redo the project and would not recommend him to family or friends. When we communicated with him that we would not move forward with re-pouring it, mainly due to concerns for the waterproofing. We did not receive any cash compensation from the project.
