The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.

    I would never, ever, ever recommend Keyrenter to anyone wishing to keep their property liveable,…read moreinsurable, or compliant with local laws. I'll start with the ending: they cost me roughly $65K in damage to my property due to improperly vetting tenants, lack of keeping up with repairs, lack of inspections, lack of transparency, and even lack of giving owner access to the property. Nearly every appliance was broken, I had water leaks, and 3 active fire hazards on the property: the furnace which had the wrong sized filter crammed into it, the dryer vent which hadn't been cleaned in years, and a broken fireplace that was emitting gas. First of all, they will get anyone to rent. Their standards are very low and they do not care if the tenants destroy your property. They also won't fix your property - even if you ask them to and will pay for it - between tenants, leading to ever worsening damage over time. Second, their inspections are all brief walk-throughs, if they do them at all. They claim they even let the tenants "self-inspect". Keyrenter will never let an owner do an inspection with them to get agreement on what is wrong and what needs to be repaired. They do not check your sprinkler to see if it works. They don't check to see if the dryer vent is cleaned. Or if the fridge still works. Or if the microwave isn't just hanging by a thread. When they don't check these things and appropriately charge the tenant upon move out, it all becomes an owner expense. At one point I had multiple broken appliances and was told "Oh that was the previous tenant, not this current tenant" so I couldn't charge the current tenant. Or the previous tenant due to the amount of time that had passed. These things were never reported to me, the owner, and when things like that aren't reported, they continue to degrade. Which attracts tenants who also don't care for the property and it continues to worsen. It's a vicious cycle with the owner left holding the bag. Their inspections are basically just a walkthrough by a third party and not even anyone who "knows" the property and they missed things like roof leaks, ceiling leaks, and water coming into the property through several entry points. They also missed that a new furnace was being damaged because of improper air flow. This was due to their own filter service not providing / using the correct sized filter for the unit. Third, they like to play the incompetence card. When you ask for something to be repaired, they won't do it and then claim "Oh that was 'so-and-so' (someone not with the company any longer). When you ask to see the property, they will wait for days to respond until you give up and then claim they were too busy or missed your request. When you show them how they aren't even keeping the property in compliance with local Denver rental agreement laws, they just 'aw shucks, we didn't know this was the law..." type thing. Well guess what? As the property owner, you ARE on the hook for keeping your property complaint with local laws. It's best to use a Property Management company who knows how to do this and is committed to keeping your property complaint and liveable and you, as the owner, informed. This kind of behavior cost me about $65K in repairs all at once on just about everything in the house. And it cost me several months in lost rent while I had to have the repairs done. And Keyrenter did not care. Very little of this was able to be charged back to the tenants because Keyrenter claimed it was previous tenant damage. They didn't care when I reported the problems initially. And they didn't care when I handed them receipts to show the damage they directly caused to my property that made it unhabitable, and as one realtor put it, a "tear down at this point." And they wouldn't hand over Move In / Move Out inspections so that I could see when the damage occurred. Not that it mattered, because if it was previous tenants who did it, it was unrecoverable at this point anyway. All they care about is that your property is rented and they get their monthly fee. But they will run your property into the ground. If you look on the Better Business Bureau site, there are multiple complaints there too, and I think it's only a matter of time before there is a Class Action or some kind of lawsuit against them. AVOID at all costs.

It's an old trick in the book that I've heard first hand from other leasing agents. There are more 1 star reviews. Let that be a sign of how unprofessional this company is. My experience with Keyrenter has been incredibly disappointing. From the beginning, communication was inconsistent and unprofessional. Despite repeated requests, serious maintenance issues were either ignored or poorly addressed -- including unresolved habitability concerns that made the property unsafe and unlivable. When I notified them in writing about these issues, their responses were dismissive and delayed, often deflecting responsibility rather than working toward a solution. Their so-called "repairs" were superficial at best and failed to meet even basic safety or health standards. It was clear that tenant well-being was not a priority. To make matters worse, the company attempted to enforce lease penalties even when I provided legal grounds for early termination due to uninhabitable conditions. They were quick to cite policy but unwilling to fulfill their own obligations under Colorado landlord-tenant law. Keep copies of every email interactions you have with them like I did; I kept all emails and photos and screenshots for the past year! I cannot recommend this company to anyone looking for a safe, habitable living environment or professional management. Renters deserve better than this level of neglect and disorganization. They're only proactive when it comes to taking your deposit and giving you a lease, after that they don't exist, work never gets done through the so called work meld, their maintenance people are being ripped off and not getting paid appropriately, they nickel and dime you for things that make no sense and leave critical home maintenance care to you (I.e. changing filters to units that don't even meet ADU standards).

Yet despite having moved on from working with individual renters, he still took the time to personally help me, simply as a gesture of goodwill. That alone speaks volumes about his character. I was relocating to Denver from out of state and felt overwhelmed by all the options. Clay immediately helped me re-scope my search, cut through the noise, and focus only on places that actually fit my needs and lifestyle. He pulled walkability data, weighed neighborhood pros and cons, and explained what was worth paying for versus what wasn't. He spared me hours of stress and decision fatigue by narrowing my list down to the best true options. What really set him apart was how personally invested he became in my process. Clay actually went out to the property I was most interested in and FaceTimed me through the unit so I could see it for myself in real time. He also leveraged his deep industry relationships. Because of his years in the business, he happened to know the manager at the building and was able to connect directly on my behalf. Having someone with that level of credibility advocating for me as an individual renter is something you simply don't get anywhere else. On top of that, he gave me candid local insights, such as where I'd find true community, what areas to avoid, even tips about traffic patterns. You'd only get this knowledge from someone who has lived and worked in Denver for decades. He was incredibly thoughtful about aligning the apartment choice with my actual lifestyle, not just the square footage or rent number. All of this he did with zero obligation. Clay didn't have to spend his time walking me through floor plans, checking on rates, or running through lease structures, but he did anyway, because he genuinely wanted me to feel confident with my decision. Clay's professional background is extraordinary (over 22 years of experience, more than 40 successful lease-ups across the country), but what impressed me even more was his humanity. He treated me with patience, respect, and the kind of care you rarely find in this industry. If you're lucky enough to have Clay in your corner, you'll see what I mean. He's one of those rare professionals whose expertise is matched by integrity and generosity. He turned what could have been an exhausting, stressful relocation into a smooth, even enjoyable process. We set up a call to talk about our priorities when it came to housing. It was clear he pays close attention to his clients' needs and wants to reduce anxiety, confusion and delays. He sent us a list of places that might fit our needs and we sent him back our feedback and selections to view while in Denver. He then set up appointments for us to view 8 or 9 places on a Friday. It wasn't easy with a 6 month old, but Clay picked us up in the morning at our Airbnb, stopped at the local store for us to grab some breakfast and patiently yet efficiently took us around the neighborhoods, giving us geographic context, additional insights into each place we toured, and explaining the possible "concessions" (discounts/promotions) we may be able to utilize at each place we visited. We looked over all the information we collected the following day and decided to see a few more places on Sunday before we left Denver. With little notice, Clay picked us up again and took us around to a few more places. Long story long, we took some time to think it all over when we flew back home and reached out to Clay when we had landed a job offer and decided it was time to relocate. He asked around at our top selections to find out availability at the time and we ended up with our first choice (part of that was luck)! But we wouldn't have felt SO CONFIDENT in our decision if we hadn't worked with Clay and had his EXPERTISE and ADVOCACY every step of the way. Thanks, Clay! Haleigh, Liz and Maurice are the front facing team, and have been nothing but professional, responsive, informed and patient during the transition process. The building is clean, parking is convenient, there is an accessible gym, several food and beverage options, property is close to downtown and the bike path and it has a large area where dogs can run free. As someone who has lived here about 5 months it's not the hellhole the previous people make it sound like. I totally believe they had bad experiences. I've even had some questionable interactions myself, but the previously mentioned issues are going to happen anywhere in this city of Denver. For example: apartment complexes are a thieves prime shopping grounds. And Denver absolutely has other problems as well. The neighborhood is right next to the river, the bike path, as well as being near the Salvation Army resource center. So if you're looking for a suburban utopia this isn't it. Yes there are some oddballs in the neighborhood. It is typical city living that comes with occasional BS. I'm just being honest. If you like art, music, urban living, etc. then the industrial area should suit you. I can pedal to almost anything I'd like to see (on that note I always keep my bike in my apartment and lock it up wherever I go). There are great music venues within a mile or so, and a few choice bars for hanging out, meeting people, eating, watching the games, etc. Larimer street is near and Coors field is a 10 minute pedal. There is nice open area/park right off the bike path. I'd say it's all pretty dog friendly also. Also a mile from the A-line train to downtown or the airport. As far as the complex goes there is a very nice well-equipped gym, a seasonal shipping container swimming pool, a small concrete skate park, and available meeting spaces. There are multiple residences and businesses on the property, including a coffee shop that has their liquor license and Silvia's Kitchen that has great burritos. Plentiful outdoor parking. I should note also that there are a few maintenance/cleaning guys that keep the common areas very clean. There is roaming security that helps to keep an eye on things on the property. They are generally friendly and do their job. The apartments are built average. Imperfect but about 10 years old I believe. The washer/dryer in the unit works fine and is a huge perk. I can hear my loud upstairs neighbor sometimes which is so very annoying. I have a corner unit so that helps. Lots of plusses and minuses. There is a $150/mo amenity fee that covers the gym, pool, security, etc. The $1350 rent turns into $1630 total during the winter months. Lots of heat goes out the garage doors. They split up the trash which is unfair in my opinion. When people move out lots of furniture gets dumped and we all pay for it. I'll stop now but I shopped around for about 2 months to find a place and I chose this one. If I have any significant issues I'll update my review. Hope this helps someone who is extremely hesitant as I was, based upon previous reviews. I basically came by the property to tour and then asked some tenants outside what they thought of the place and it was mostly all positive. I will note that the management is not awful. Seems more like under-staffed. And I can only imagine dealing with certain types of tenants can be exhausting, including those who don't understand how leases work.

As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. A rockstar employee for a great woman-owned company.

I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.
