My son had a long divorce lasted 4.5 years. His (now ex) wife was not cooperative. My son was granted by court to buy out her from their family house, but she had bad relationship with her divorce lawyer who put a lien on their house because she did not pay him for his service, she refused to contact him directly to discuss lien removal. We applied to Green Escrow inc. for help. This company did a wonderful job. All transactions were done smoothly and quickly. WORST service I have ever received. I am not sure if they didn't want our business since we have a small escrow or it's just the way they handle some customers. Either way, based on my interaction with Jennifer Barnes, I would NOT recommend this company to anyone. We needed to open an escrow for a small mobile home in Fremont. We were recommended to Green Escrow by our regular escrow company: First American. I called and talked to Jennifer and on the first phone call (07/29/19), she was nice and helpful. But since then, it got worse. The transaction is cash offer so I told her we needed it to be closed asap. 1. I sent Jennifer several emails (3-4) and followed with several phone calls (at least 4 times and every time, I left messages.) Since I didn't hear back from her, I tried to reach Kathy or an operator but every time, I got the voice mail and ended up being routed back to the main line. It seems like they are a small office and if you are assigned to one person, you have no backup. 2. I provided all of the necessary paper work (contract, proof of park approval to new owner, mobile home information...) 3. The seller agent dropped off the deposit check to Jennifer on 07/30/19. But when I finally got a hold of her on 08/15/19, she didn't even remember that the check was dropped off. I had to send her a snapshot of the check and her business card that she gave the agent when the check was dropped off for her to remember!!! 4. Green Escrow does NOT provide NHD report and does not do home warranty. Our regular escrow company takes care of all of these or at least, provides contact information for us to handle extra services. 5. We ended up wasting almost 2 weeks with this company. As today, 08/16/19, we had to reach out to another escrow company so we can close this transaction. We hope they didn't deposit the check that we dropped off on 07/30/19 so that we won't have to deal with getting the money back from them. Buying a home is a huge deal, especially in the Bay Area. I'm not sure how an escrow company can be so unresponsive, unprofessional, unorganized, and who clearly didn't care about their customers. If they can't even handle the paper work and get back to the customers in a timely manner, how can we trust that they will do the transaction correctly... Update: I found out from the buyer that the check was deposited by Green Escrow right after it was dropped off. I still don't understand how they deposited the check but didn't do anything about the transaction. The buyer and sellers also lost money (extra rent) due to the almost 2 weeks delay on this company. Green Escrow of Pleasanton, California was the absolute worst escrow services firm I have ever dealt with. For starters they breached my trust as their client by not acting in my best interest as a fiduciary. The main "Escrow Officer" over there, a heavy set person - whom you can't miss once you meet him or her, was an emotional basket case who just did things in his / her own way with out any regard for performing client-fiduciary services. This caused for me to pick up the phone and call the CEO who told me point blanc that they don't know what to do and they are caught in the middle of myself and a secured creditor. "I DON'T KNOW WHAT TO DO".....As an ESCROW agency that handled a more than 6 figure escrow that was a SHOCK. They ended up hiring an attorney to handle the escrow - and now I am in full pursuit of filing one sweet, big, fat formal complaint against them with the California Corporations board that regulates escrow companies. To date - they have not even sent me a Escrow Closing Statement. I felt a high degree of RACISM and HOSTILITY with the initial Escrow Officer. I demanded the CEO to replace that person which he did - the replacement was going from Worst to Bad then to an attorney who knew what to do. I will have the formal complaint to the CA Corporation board in the first quarter of 2013. It's 1 thing to not know what you are doing. It's another to completely disregard your duties and not even provide a closing statement. Last communication Green Escrow gave to me was on December 19th, 2012 from their attorney. Wiling to make a gentleman's wager that Green Escrow will blame the attorney for not sending the Closing Statement. I'll leave this post up for a little while and demand the closing statement and repost with an update. THERE ARE MANY COMPETENT ESCROW SERVICES - GREEN ESCROW IS NOT ONE OF THEM. Jennifer Barnes was extremely rude. I asked her if they deal with wholesale and assignment contracts and off the bat she had an attitude. She assumed very quickly that I was just going to give her paperwork like can I finish speaking first?? She said "we don't do the paperwork for you, is there any other questions?" In THEE rudest voice. I replied "I didn't say I was going to just give the paperwork to you guys, I was just asking if your company was familiar with it, but you have an attitude." We used this company to handle a simple escrow. Would call and leave messages and not get return phone calls. Would keep calling until person was available and I did not get put through to voice mail. Finally set up an appointment to do the escrow and was not given any instructions - had to call and ask if we needed to bring anything. Was told "Oh yeah you need a cashier's check "in this amount"" When I asked why this wasn't communicated to me I was told the person handling my account was on vacation and she was filling in for her and didn't know what had been told to this person's clients. This was important detail and if I hadn't taken the initiative to call and find out the amount and get a final statement, a one hour drive to and from their office would have been a complete waste of time. Then had to call two times and follow up with email to get a copy of the filed grant deed. If you know a little about escrow proceedings, they are an affordable option, but if you are looking for hand-holding this is not the place. read more
