Wanted to leave a 5 star review for Patsy, owner of Bay Area Escrow Services. To be honest, I almost posted a 1 star review for one of the workers who seemed new at the job. I had called him one time asking a question to confirm the escrow number for the wire of my deposit and he rudely answered me when it was not clear on the document. He would also not answer my email questions and seemed to only care about getting his job done or what he needed. I was in an escrow that cancelled very early close to after wiring the deposit and not much had happened yet from the escrow side. I was very ticked off when I saw a proposed $450 escrow fee taken out of my deposit when all they did was receive a deposit and start their escrow process internally. It seemed like they wanted to hold my deposit hostage to charge a high fee to cover their 'admin work.' After getting no response from this worker again and running it by the real estate agent, I called in and Patsy knew what was going on with this file and even though frustrated, she agreed to pay back the full deposit in this situation. I feel that Patsy is sharp, experienced and fair when it comes to people. I could also tell that she works hard to prevent any wires being sent to a scammer/wrong person. Thank you. read more

It was a surprising ordeal, dealing with multiple rejections from the County for reasons that seemed picayune and erratic. But they persevered and stick with me through it all with no complaints and no extra charges. Thank you! read more

Frustrating to say the least. Where to start? Patsy Mercado was the loan officer. Communication was not timely; in fact, sometimes I never got a response. The time to complete the escrow was unnecessarily long with no explanation. The professionalism left me wondering it they are qualified. I transferred money without a final amount and too early, again with no explanation. No acknowledgment by Patsy of the concerns. Don't use this company. read more

They were very patient and kept everyone informed of the status. I signed the papers yesterday. Not only did they have clear instructions and in-depth answers, but they were prepared for scenarios that might happen later with the other parties, the county, paperwork missing/late, etc. etc. They do business with foresight and expertise. I recently purchased a property and used Bay Area Escrow. They seriously messed up all the paperwork. Put the wrong addresses down when filing the Grant Deed. They also responded with zero accountability. I spent dozens of hours and money trying to correct their errors. My contact was Patsy who works out of the Brentwood office, originally I worked with Jennifer out of the San Ramon office and she just left without notice (in the middle of my escrow period). I wouldnt recommend Patsy Mercado and Bay Area Escrow Services to my enemies. That's how unprofessional this business operates. Patsy screwed up two closing back to back. She refused to accept responsibility for her own errors. Instead, she doubled down and kept denying that she was doing what she was doing to screw up the closing documents. for instance, we had a closing scheduled on May 17 but Patrsy was on vacation the week before and arrived back from vacation unprepared to complete the closing. Patsy is the president of the company, if she cant prepare properly for things then. she shouldn't be in business. read more

I have been in mortgage lending and Real Estate sales for 35 years, and this has to be one of the worst escrow companies I have ever dealt with. I have never written a review on any company, but as someone who has done thousands of escrows over 35 years, I felt the need to let anyone who is looking at this company to not use them. Find another company. I won't go into detail about all the problems and issues, but let me summarize by saying they are unorganized, incompetent, they deflect any responsibility for their mistakes and they lack any sense of urgency to get your transaction done. Mortgage & Real Estate transactions are stressful enough. There are many hands that touch every transaction. Do yourself a favor and don't let this company be one of those hands. read more

Just like another person I read on here, Alejandra was helping us at first and she abruptly left the company leaving me with Patsy Mercado, who is unresponsive and out of touch. It's like pulling teeth dragging information out of this team on what's needed to get the escrow close. I ended up being the driving force of closing my own escrow. Even then, I could get any final direction on signing. I sent an email on Monday to let her know I have the last of the doc she needs hoping to close by Friday. Cricket! I sent another follow up Friday, I got an auto reply that shes on vacation for another 10days. You would think she bothers to respond to my Monday email letting me know and provide back up contact to help me sign. I am beyond frustrated at this point. I am not sure if I can file a complaint to business bureau but I will find out. Good for you Alejandra, getting out of this unprofessional environment. read more
