Its after the fact that the true colors of this company come out. We moved in on a short term lease, only ended up staying 10 weeks total. We are meticulous when it comes to cleanliness but somehow they felt the need to not only charge us a $200 carpet cleaning but an additional $240 apartment deep cleaning. Mind you, we were only living in the apartment for 10 weeks, but we spent alot of time throughly cleaning after we had fully moved out and feel we actually left the apartment in better condition then before we moved in. I asked why I was charged these amounts and i was provided a few pictures, 1 was from some cat hair they collected, 1 was from a dusty top of the refrigerator and 1 was from what looked like juice splatter in one of the pull out drawers inside the fridge itself. They also sent a picture of a previous issue with the stove that we had requested to get fixed because it was dirty when we moved in that was never fully fixed, basically they tried now saying it was dirty because of us when we have documented with them that this was an issue before we even moved in. They also charged us $400 dollars for 3 broken glass sliders. We did in fact crack one of the glass doors which I had zero issue with paying, but then they tried billing me for an additional set of 2 doors. They provided no proof of the damage they claimed, I've requested multiple times and still nothing. I requested a walk through before we left but because of covid they told me they wouldn't be able to (how convenient). Not only did they keep my entire $600 deposit, but I was billed an additional $375 on top. Total amount was nearly a full months rent which is crazy. Any cleaning needed at most was normal wear and tear, any damaged glass I was never provided proof of, I'm forced to go to small claims over this matter but I wanted to let anyone interested in moving here to be very very careful and make sure you document every little thing before you move out. See attached pictures which was what they claimed was the reason for a $240 deep cleaning fee.

The unit had pre-existing damage, including damaged appliances, when we moved in. We photographed everything at move-in, which is worth doing here since it seems like damage just gets passed from tenant to tenant rather than repaired. Move-out was worse. We returned our keys, then got a call about a week later asking us to return keys we had already turned in, which did not inspire confidence in their recordkeeping. We did not receive our move-out inspection report until more than 40 days after we left, well past the 21-day window California law requires for landlords to provide an itemized deposit statement. Despite repeated requests, we still have not received invoices to support the deductions taken from our deposit. One more thing: the property advertises a gated, secure entry. For most of our tenancy, that gate was broken or would not close. If security is a reason you are considering this property, know that the advertised gate was not reliably functioning. Overall, a poorly managed property that does not follow through on its legal obligations to tenants. We would not recommend it.

The apartment we moved into was disgusting (I…read morewas vacuuming up the old tenant's dog hair until the day we moved out) and the place stunk of old dog (we don't have a dog, lol). I asked management for help multiple times on this and they sent someone out to basically spray scented cleaning solution and vacuum. The carpets should have been replaced before move-in and the overall living experience her was unsanitary and really overpriced for what it is (dark, dingy, cheap finishes). We also had bees coming INTO our apartment (with all doors and windows closed) through the ventilation. Our cat had to go to the emergency vet because she got stung, and our entire family had to sleep in the living room to avoid the bees (yes, with all of the doors and windows closed). It was almost a week before the management sent someone out to investigate (oh, and the management did nothing). The management (specifically Antionette and Stephen) are rude, unprofessional, and truly do not care about the tenants' experiences whatsoever. They mailed our deposit return check late (after the deadline in CA) for 16% of the total deposit we paid even though we took care of the place (and it was disgusting on move-in). This place looks nice on the internet, but in real life is HORRIBLE. The issues I'm describing here are the tip of the iceberg... it was honestly the worst living situation we've ever been in.

The apartment unit themselves are nicely laid out and are pretty spacious (upstairs unit have vaulted ceilings too) and the bathrooms have good counter space and two doors; one to the main apt area and one to the master bedroom-to-bathroom walkway which has a unique extra sink/mirror vanity area; great for couples or families getting ready in the morning. Each unit has a microwave, fridge, stove top, indoor full size washer/dryer, as well as an outside patio area and storage closet. The property is super close to the freeway, close to necessities and quite charming. There are several levels of the property with small hills, stair walkways, wooden bridges, lots of trees and even a few small ponds and a stream bed, which in the non-drought years had flowing water, and really adds to the personality of the complex. Also, the management allows residents to embellish the stairs (by their own apartment) and the dirt/plant areas under the stairways with flowers, potted plants, etc so long as it doesn't create a safety hazard. There's also a workout room, community office, pool, hot tub and sauna. The garbage is picked up twice a week and the landscaping staff comes on Fridays and do a great job keeping the grounds looking beautiful. And most importantly, the residents, mostly seniors, couples and small families, have pretty much all been really nice people over the years and try to be respectful of each other and makes for a nice community of friends and neighbors. The management over the years, including the currently manager Matt, really strives to maintain a well-run, safe, quiet, comfortable property for the residents. They strive to be personable and listen to their residents and the community hosts a catered Resident Appreciation day event every year. Jorge was the property's beloved maintenance man for many years and was just so friendly, kind and eager to help you. He responded to maintenance needs quickly and respectfully and also assisted with thoughtful kindnesses like taking the trash out for the senior residents. He recently left the property for family reasons but he personally hired the new maintenance guy who seems to be carrying on the same excellent service level that Jorge had offered for so many years. For example, I called during my lunch break (1or 2ish) that my dishwasher wasn't working the night before and when i got home that night (5-6ish); he had already come by and fixed it - and, going above and beyond, had also brought over from the front office a mail package that I'd received that day. Awesome! All these things come together to make for a great place to live! :)

NOT THE TERRACES OF ROSEVILLE. This location is beautiful, the staff is caring, and I have never heard anything short of loving, caring comments from the team. Don't get me wrong, a couple of staff members are aloof, but most do not have regular contact with those currently housed here. My GG is 102 and has been here for years. I firmly believe that the assistance of the Terraces Team, up to and including their stringent rules on COVID-19 visitations, made this a very safe place for all elderly loved ones. I can only hope that when I am old and gray, I will have a group of people who love their job and the people they work with so much that I am taken care of like this.

My grandpa loves the food, and there is always activities and social events happening. Everything from monthly road-trips to special music guests. They really put forth the effort to make things fun for the residents. We toured other homes, but The Terraces stood out to us because of their clear communication and transparency. They have gone above and beyond for my grandpa since day one, they even sent someone out to West Sacramento to meet with him when he was in the hospital for physical rehab. It was very stressful looking for a new home for him, but we are very happy we chose The Terraces for this new chapter of his life. They encourage him to be independent, but are still right there in case he needs assistance. Couldn't ask for more!
