Sorry for the length but I am still upset over what happened last month. Especially after finding out I am not the only one that's had this happen here but at least we were able to stop it in time. I have visited my boyfriend who rents here frequently for the past 3 years. Every time I visit I place the yellow guest parking pass they gave him, hanging from my rear view mirror and park in the Phoenicians dedicated guest parking spots. When I went to leave on a Thursday morning last month, I received a green tow notice claiming my "vehicle has exceeded 5 days per month in guest parking". When I only recently came over the day prior. Regardless I removed the warning and went to work for the day, after getting off work I parked in a completely different guest parking spot. Luckily enough hours later at 9pm my boyfriend and I returned to the Phoenician from getting dinner in his vehicle. Only to find EP Towing attempting to tow my car. The tow driver on video tells my boyfriend that we are only aloud to have vehicles in guest parking 5 days a month regardless of where they are parked in the entire complex. He claims to be on the phone with a manager of the Phoenician giving him authorization to tow my car for parking in guest parking more than 5 days this month. My boyfriend did fact check this by reading his entire lease agreement with the Phoenician. No where in his lease does it state that a vehicle cannot be in guest parking for more than 5 days a month. It states not to park in the same guest spot for more than 72 hours at a time. It also has never been a problem my past 3 years coming to visit him here. We have been confused where this rule came from. No matter that there was a guest pass in the window and even that my car had been moved to a totally different spot. The tow driver said the manager told him to remove this vehicle and tried to continue with the tow process. My boyfriend had to physically sit on the hood of my car for him to finally give up and set it down only after threatening that if it's in this complex at 3am he's coming back for it. We then had to play musical parking spots and put my boyfriends vehicle in guest parking and mine in his reserved spot. Only since then has my car been left alone. Now in fear every time I come over that my car is going to be towed, I make my boyfriend move his vehicle to guest parking so I can park in his spot. I am trying to spread awareness that parking in this complex and abiding by their rules does not mean they will follow their own terms when it comes to towing vehicles. When I called to get answers as to what happened that night management claims they have nothing to do with towing vehicles, to contact HOA and then hung up on me when I tried to explain what happened the night prior. The price tag my boyfriend pays per month to live here does not make sense to have to deal with situations like this. Look elsewhere to rent or if you visit, park in front by the office and walk the half mile to visit your friends or family to avoid a hefty fine from being towed.

There are cockroaches all over the grounds at night. Tow truck drivers are allowed to illegally tow your car . front desk ladies are extremely rude when you move in.. I moved in with stained falling apart carpet! broken dryer ! broken blinds! MOLD in my bathroom noisy bathroom fan ... When you bring up anything that inconveniences the front desk ladies they act like you're a huge problem and don't want to deal with you even when you're obviously frustrated because issues are being neglected. So pretty much they're really really rude and unprofessional once your attend it and act like your problems are not an H you to be dealt with they just tell you to get a hold of the homeowners association which is a horrible company that absolutely does not care about their tenants and doesn't listen to complaints or answer emails. Its after the fact that the true colors of this company come out. We moved in on a short term lease, only ended up staying 10 weeks total. We are meticulous when it comes to cleanliness but somehow they felt the need to not only charge us a $200 carpet cleaning but an additional $240 apartment deep cleaning. Mind you, we were only living in the apartment for 10 weeks, but we spent alot of time throughly cleaning after we had fully moved out and feel we actually left the apartment in better condition then before we moved in. I asked why I was charged these amounts and i was provided a few pictures, 1 was from some cat hair they collected, 1 was from a dusty top of the refrigerator and 1 was from what looked like juice splatter in one of the pull out drawers inside the fridge itself. They also sent a picture of a previous issue with the stove that we had requested to get fixed because it was dirty when we moved in that was never fully fixed, basically they tried now saying it was dirty because of us when we have documented with them that this was an issue before we even moved in. They also charged us $400 dollars for 3 broken glass sliders. We did in fact crack one of the glass doors which I had zero issue with paying, but then they tried billing me for an additional set of 2 doors. They provided no proof of the damage they claimed, I've requested multiple times and still nothing. I requested a walk through before we left but because of covid they told me they wouldn't be able to (how convenient). Not only did they keep my entire $600 deposit, but I was billed an additional $375 on top. Total amount was nearly a full months rent which is crazy. Any cleaning needed at most was normal wear and tear, any damaged glass I was never provided proof of, I'm forced to go to small claims over this matter but I wanted to let anyone interested in moving here to be very very careful and make sure you document every little thing before you move out. See attached pictures which was what they claimed was the reason for a $240 deep cleaning fee.

I also would like to express the customer service that I witnessed when visiting my friend.. she had some issue with the stove, and it was late towards the end of the day. She was able to get a hold of Conrad, and even though it was late in the day, he was eager to address and fix the issue. He was so polite and explained why her stove was not working properly what to do to prevent it happening again, but did say, please feel free to call anytime if the her stove was not working again. I wish my place that I live in now, was prompt and not made you feel like you are a burden, would be like him. If I ever move out here, this would be the place to be! Thank you Conrad for making the tenant feel comfortable and fixing her stove.

NOT THE TERRACES OF ROSEVILLE. This location is beautiful, the staff is caring, and I have never heard anything short of loving, caring comments from the team. Don't get me wrong, a couple of staff members are aloof, but most do not have regular contact with those currently housed here. My GG is 102 and has been here for years. I firmly believe that the assistance of the Terraces Team, up to and including their stringent rules on COVID-19 visitations, made this a very safe place for all elderly loved ones. I can only hope that when I am old and gray, I will have a group of people who love their job and the people they work with so much that I am taken care of like this.

My grandpa loves the food, and there is always activities and social events happening. Everything from monthly road-trips to special music guests. They really put forth the effort to make things fun for the residents. We toured other homes, but The Terraces stood out to us because of their clear communication and transparency. They have gone above and beyond for my grandpa since day one, they even sent someone out to West Sacramento to meet with him when he was in the hospital for physical rehab. It was very stressful looking for a new home for him, but we are very happy we chose The Terraces for this new chapter of his life. They encourage him to be independent, but are still right there in case he needs assistance. Couldn't ask for more!

It has been a miserable experience living here. When I first was given the apartment, there were…read moredead wasps all over the floors and the place wasn't cleaned. The balcony had a wasps nest. I had to remove the wasps myself and request the place be cleaned. Even after cleaning the counters in the kitchen and both bathrooms were heavily stained black and yellow the maintenance crew couldn't even get out. The toilet seat was stained black. The lights didn't work and are still very dim. The dryer door was broken. The cabinets wouldn't open. The smoke alarm didn't work and still after requesting maintenance for it, nobody ever showed up to fix it till this day. Theres always stray cats all around our building. Our door lock isn't aligned and doesn't work properly. The ice maker had stopped working. The flooring was also coming apart. It was always over a week or my wife finding the maintenance people working in the complex to get them to come help fix our place up and even then still nothing really done. We feel like we were given a very old and dirty unit that wasn't ever maintained and doesn't justify the monthly price. We have paid cheaper for a brand new apartment in miami. I absolutely recommend nobody stay here. There are far better places to live in Roseville. Don't make the mistake we did. Most of the positive reviews are likely paid for.

I ignored the 1 star reviews, here's why you shouldn't:…read more Unless you are willing to double check every plant they plant, and clean up after them, find someone else. I trusted them with my hard earned money. It wasn't enough to motivate them to do a decent job. We spent thousand and got the laziest, most low effort job I've ever had done on anything in my house. Kevin seems to know what he's talking about, and is easy to work with. But when it came time for work to be done, all bets were off. Do not be fooled. Here's what happened. A couple of years ago we paid a lot of money to have a lot of plants planted and our watering system overhauled because we were having watering issues. Planting - many of the plants died because they were planted in unsuitable spots (spots they chose) and many plants have never really died but never grown or looked healthy. I finally decided to dig those ones up and I KID YOU NOT, many of them weren't even planted in the ground. They were planted in the mulch, sitting on top of the weed barrier (see picture). One had half the root ball just exposed. More than one plant was planted with the large plastic plant label in the ground blocking the roots. At the end, they said they couldn't bury the new drip lines because there wasn't enough mulch, so I went out and spent 45 minutes doing it no problem. They were so lazy that if they couldn't dump a bunch of new mulch to cover the lines, they weren't interested. Worst of all, they didn't even fix the irrigation system I needed them to fix. The Watering - A huge concern we had was the watering system since many plants were being over-watered and dying from rot. Once they finished their work I doubled checked with the foreman that the problem areas where fixed and he assured me they were. Guess what, they didn't even touch it! They just left the system I put in and all the plants died due to over watering. I have since found many more issues. Please be warned. Like I said, I trusted them with thousand of my hard earned money. Money that meant a lot to me. I guess it wasn't enough to get them to do a respectable job. EDIT - Kevin's response is typical and should worry customers. Its: 1. I'm so sorry you weren't more aggressive about being on top of our numerous mistakes. You expect some mistakes but when the errors are so incompetent (plugging in emitters backwards so they drown you plants) its absurd to put it on the customer to double check ALL work. 2. He clearly didn't read the review because that would have answered the questions he is asking. 3. I mention why it took me so long to respond. I mention the watering problem and that it had nothing to do with equipment failure. And I mention that the problem wasn't plants being planted for proper drainage, but rather not even planted in the soil. Literally on top of weed barrier and buried in mulch. 4. Finally, I didn't say I buried the irrigation in dirt, I was able to easily bury it in the mulch that his team said was too difficult. AND I did have him come back to replace plants that died immediately. He worked hard to convince to leave the sickly ones still in to give them more time. BE CAREFUL. Seems like he has a few teams and some are great. But his response to my complaints should concern everyone. He should have said, "I am so sorry we missed the mark here, can I call you to discuss?"
