Discriminates - Has breed restrictions and requested a photo of our dogs after I informed them they are mixed breeds and even our vet states their breeds cannot fully be determined without a DNA test, though the vet's documented best guesses are not restricted breeds. All of our dogs legal documentation state mixed breed, which is what they should refer to by law. The manager (not a professional in the realm of dog breeds) incorrectly determined from the photo they are a restricted breed. Would not recommend any property managed by this company. Reported them to the Better Business Bureau and they are not accredited, FYI! read more

GPS Renting manages 600 homes - this is the most apparent gimmick on their ads, but have you ever thought about the logic behind this being a proof that you are good business? Over the years you have morphed into an entity that emphasizes quantity over quality: slow responses to both owners and tenants, errors in bills and statements all the time, lack of details and even intentional vagueness in communication, no explicit point of contact when things go side ways, cannot keep promises your employees made in writing... I can go on and on. Are you really able to manage this many homes with your current crew size??? I advise people who desires mental well being to stay away from this company. read more

GPS brands itself "Professional, Honest and Kind." I do believe they try to be kind. However, after having hired them to manage a rental home I own in Seattle, in my opinion, GPS is honestly the most unprofessional business I have run across in many years. Fundamentally, I believe their business model is seriously flawed to be able to effectively manage rental properties. I wish someone would have explained this to me before I hired them. GPS will not assign your property a dedicated person to manage your investment property. Rather, they have a "team" approach. What that meant in my case was, instead of having one person with an in-depth understanding of my investment property, investment goals and tenants, there were several people who had little to no knowledge of my property. This resulted in having to explain the same thing over and over again to different people who were not effectively communicating with each other causing serious delays and multiple problems. This lead to countless mistakes, including financial errors as well as major mistakes managing the property which caused my tenant to reach out to me directly resulting in major stress and concern and a lot of work for me. GPS' business model didn't allow me to establish an informed, trusting relationship and build experience with one dedicated manager. It's like mailing a signed check for the total value of your investment property ($500k, $1million) to a general brokerage house instead of to one dedicated, informed, experienced financial advisor who knows your investment objectives, offers streamlined communication between the two of you and is clear and accountable for what they say and what they do. In the four months I was in contract with GPS, every maintenance request the tenant made and every management request I made was met with frustrating problems. GPS was either unable to provide complete estimates for work that needed to be done, the vendors they hired failed to show up with no explanation as to why, deposits of rent were delayed or the amounts of deposits were incorrect, etc., all of this jeopardizing the tenants' well-being. For example: I alerted GPS that if we were to renew the lease with the current tenants, the tenants had to be informed of any changes in their lease, specifically a rent increase, by the end of the month. However, no one at GPS had seen the house! I told GPS they needed to see the house before they could provide informed advice on the rent. Next thing I know, someone from GPS arrived at my tenants' door, unannounced and uninvited, to serve her family a formal notice of entry, during the pandemic when she had an infant at home which made her feel incredibly threatened and violated. All because GPS failed to simply schedule the visit with her. GPS ended up offering my tenant and her family a month-to-month option to renew with a rent increase of over 26.6% which GPS never discussed with me, which I would never have approved. An example a plumbing estimate from GPS: "The estimate has come through, it is roughly $315 plus parts for a repair, if its the dishwasher, they may need an appliance person though." This doesn't tell me who the vendor is or anything about the vendor, how soon the vendor can fix the issue, or, if an appliance person is needed, how does that affect the estimate? I asked GPS all of these questions and never received any answers. Never. I expressed my concern to Nick He, owner of GPS, about the lack of important information on estimates which he never acknowledged. Never. Eventually, I made a couple of calls from my home in Los Angeles and found a fully licensed plumber, with exceptional reviews, who fixed that particular issue for one-third of the amount in GPS' estimate. However, the most frustrating and debilitating aspect of working with GPS wasn't the endless mistakes, but the total lack of acknowledgement of the issues with no plan or hope of resolving them. To me, they seemed determined and absolutely content to continue wasting time and making mistakes. Case in point, I had to ask and wait for the Termination Agreement to our contract to be changed several times because GPS had incorrect sums on the legal document. Even after specifically pointing out the error to Nick He, I received two more versions of the Termination Agreement with the same numerical error, which if I hadn't noticed, would have financially benefited GPS and cost me. In the end, GPS did refund all of the management fees I paid them. And while I appreciate the refund, it is impossible to assign a value on the relentless frustration and anxiety my tenant, her family and I had to contend with due to GPS' lack of professionalism. If this review causes even one property owner to rethink hiring GPS, it was worth the time I took to write it. read more

DON'T RENT FROM THIS COMPANY! They don't respond to maintenance requests or if they do, they charge YOU as the renter the maintenance cost. I would rather rent from a well established Leasing Office that provides you with maintenance support with the general ware and tear on items. Life happens, and the owner should cover the cost. It is my recommendation that you avoid renting from this property management. AKA potential RENTERS, listen up. Landlords, a good to know for what kind of service level your tenants receive. First, they charge an absurd $25 monthly convenience fee on top of every month's rent that buys you nothing. One might think oh, I'll get best in class support service if I call or email - but you'd be sorely mistaken. Welcome to an interweb of select 1,2, or 3 to automatically be led to a voice mailing system, and no one is even at the ready to call you to chat on move-in day (of all the days!). Expect the most disorganized email communications to come from a set of professionals. You'll receive follow-ups on emails you've already responded to, a disjointed set of email addresses added to all correspondence with no clarity on ownership, and requests that reverse previously stated policy guidance (GPS didn't want me to switch one of the utilities under my name, but then emailed me with a bill and said they'd charge it to my ledger and add a $25 convenience fee (on top of the pre-existing monthly one -- excuse me??)). Secondly, prepare to be a DIY mechanic. They'll send YouTube videos of maintenance work you need to complete before sending over a technician that extends beyond basic checks (i.e. prepare to get tools involved). In fact, they'll refuse to send a free technician for maintenance until all this is complete and will charge you fees if your self-driven assessment is incorrect. And it's not like they implemented this because of the # of menial requests. I had 1 prior in the 9 months of renting before this ask from GPS was sent over. This is unlike any other unit I've rented at before and is a subpar level of service. Finally and most importantly, prepare for GPS to do no additional cleanup from a tenant's move out. Instead, they'll leave all paint scrapes, chips, nail holes, and non functional light bulbs and just document. They won't even re-clean the floors from potential renter foot traffic that happens from showings to move in time. When you move in and want new light bulbs, they'll ask you to procure and install and then request reimbursement rather than stepping up and doing what's right to own this themselves. It's such a shabby and low service level way to transition over a unit to a new renter. UPDATE: GPS Renting property management company engages in unfair business practices to steal money from tenant's security deposits that levy costs onto tenants unfairly, including but not limited to: charges for services not required as essential services in the move out profile (which is very detailed btw), charges for services to move out products that were in place at the time of move in, charges for items above the going market rate, charges for services that are unpreventable and not included as essential in the move out report (minimal leaf dropping), charges for maintenance issues present at the time of move-in that they themselves do not properly address despite tenant request (and causing recurring breakage). So disappointed GPS, be better. read more

For potential renters - I mean this wholeheartedly when I say RUN in the opposite direction. We rented a property from GPS renting for 1.5 years. During our residence there, they were somewhat lackluster with repairs, but nothing terrible. An example is when we reported that our doorbell didn't work, and instead of fixing it they installed a secondary, cheaper doorbell next to the original one. You can see what I mean - it did fix the problem, but was not really an ideal solution. However, upon our moveout, they attempted to charge us thousands of dollars in fees that should have been their responsibility, and have been an absolute nightmare to work with. For context, we gave notice in mid-July that we would be moving out at the end of August. We knew it would be a lease-break situation, so we requested to immediately start showing tenants so that we could minimize the potential for double rent charges as much as possible. GPS asked us to provide an email to organize tours, which we did, and they said they would get back to us once they posted the property. However, instead of posting the property, they delayed for months until the end of September, after we had moved out and had already started paying double rent. We resorted to emailing them every few days asking for updates, and they refused to list the property until we reminded them that their actions were directly against Seattle rental code. Only at that point did they list the property in an inaccurate listing that did not include the fact that the residence had parking and A/C, and even then they managed to get tenants within the next couple of weeks. Now they're attempting to charge us thousands of dollars for the time the property was vacant, in addition to mysterious fees that they've tacked on that were not outlined in our lease. We decided to agree up front that we would cover September rent in order to avoid the headache, but they're hounding us to pay them for October rent as well. Note that they delayed listing the property for more than two months after we initially requested it, and yet somehow they're expecting us to pay for their mistakes. Like I said, this has been a nightmare - to anyone thinking of using this company, either as a renter or a landlord, please think again. read more

I have owned my home for over seven years. GPS Renting's tenants moved in across the street from me in December 2021. One of the tenants was unlawfully loud and I tried working with GPS Renting to resolve the issue. As months went by, GPS Renting confirmed they were working on the situation. As it turns out, they did nothing and didn't help at all. I could have resolved this all much sooner if GPS Renting was honest and just told me they weren't doing anything to help. After three months of communicating with GPS Renting, the Care Manager, Lauren simply ignored my emails. I had to resolve the situation myself and it took Seattle Police getting involved on multiple occasions. I had to put up with this neighbor for four months because GPS Renting was completely useless. GPS Renting's slogan is Professional. Honest. Kind. What a joke! After the police gave the tenants a warning, I received an apology from one of the tenants. The tenant knew they were being unlawfully loud, but didn't care to stop. If GPS Renting did their job and were honest about what they were doing, which was nothing, I would've resolved this situation much sooner. Thanks for nothing GPS Renting. Next time don't advertise "quiet neighborhood" if your tenants are going to the ones to mess that up. Hope this helps anyone who is dealing with GPS Renting. Update to response from GPS Renting: First, regardless of what I feel, your involvement did nothing to remedy the noise issue. Moving the equipment made no difference and it wasn't until after the second police visit that the tenants finally decided on soundproofing the equipment. You keep reciting the quiet hours 10pm-7am, but you fail to mention Seattle's sound ordinance and Seattle municipal codes that your tenants were in violation of. Those violations that the police made evident to the tenants are the reason why the tenants finally soundproofed the equipment and apologized. Why should I have to provide a phone number? Are you not a professional organization? Why does GPS Renting need to hide behind voicemail and not offer a number to contact? Is the service provided so poor that GPS Renting only speaks to clients when they see fit and when they need to talk? This also doesn't excuse the fact that you ghosted me multiple times and failed to follow up like Ara V. claimed you would. These same tenants that you claim feared for their safety also harassed and provoked me. They harassed me from across the street, yelling at me for no reason and were pointing and laughing after the first failed police visit. How can they fear for their safety, but be also instigate at the same time? This whole issue was a joke to them until the police showed up the second time. Also, this situation wouldn't have escalated to this point if you were able to resolve it within the months after this was brought to your attention. Lastly, why would you ask if the situation has not been resolved? If you had followed up like Ara V. claimed you would, you would already know the situation from YOUR OWN TENANTS. This clearly shows how little you care about this situation that your own tenants caused. The only positive was that Ara V. was quick to respond. read more

I currently live 2 hours away and would like to move into a listing asap. I have sent an inquiry via email text and left a voicemail. I got a text saying to schedule a tour for my question to be answered. I stated i lived two hours away and needed to speak with someone before traveling as i work two jobs and take care of my son full time. Traveling four hours total for a question is absurd and unprofessional. They proceeded to send me two links with property details and I have already read the details which I called and text. Why cant someone text me about my actual question or call me back? Why be rude and send links instead of answering my questions? If my answer was in the details i wouldn't have called i would have just applied. I would have liked to apply to the property before touring if my question was answered as I am in dire need to find a place for me and my children. I've never had a worse experience with a rental company than I have with GPS. It is impossible to speak to a live human. Trying to get major appliances fixed takes an act of congress. We went weeks without heat in December and now the dishwasher has been broken for over a month and it's been an absolute nightmare to try and get it repaired with them first saying normal wear and tear of an old major appliance was the tenant's responsibility. We are a family of 5 who pay rent on time if not a few days ahead and this is how this company feels they can treat families. I am staying only because my daughter graduates in a year and I don't want to move from her district. I highly DO NOT recommend this company if you want fast, efficient response and especially if you expect to speak to a live human. read more

GPS Renting company is an extraordinary company. It not only cares about their renting business but also cares about the surrounding neighborhood of its renting properties. The scenic view to Lake Sammamish and Lake Washington holds great value of the houses in our community. Unfortunately a few trees in one of its renting properties blocked my view to the lakes and kept growing fast. Since the owner of the house lived overseas, I failed to contact the owner for more than two years and felt very frustrated. Later I discovered that GPS Renting managed the renting business for the owner. Then I gave it a try to send my request for trimming the trees to the owner through the company. Surprisingly, Lisa its senior care manager called me and told me that the owner agreed to trim the trees. I was very happy about her empathy and coordination for solving this problem. Jay, a GPS maintenance staff, scheduled the task with his vendor to actually trim the trees. He notified me of the schedule in advance and ensured the vendor get the job done completely. I'm extremely excited about getting my great view back. Thanks a lot to Lisa, Jay and GPS Renting company as well as to the property owner. GPS Renting company is doing well on its renting business and still goes extra mile toward excellence. Thus I highly rate GPS Renting for 5 stars and strongly recommend this company! read more

Worst service for customers and clients. My toilet was leaking last winter and it took over 3 weeks to get someone out to fix it, resulting in a mega water bill. Washer is broken and their idea of a fix is to duck tape it to the drier and and pack pillows around it. As a result, the washer shakes the whole house and is cracking the drywall seams and causing other structural damage. This at a ace I'm paying $3k per month to rent. I need a new mailbox key and 3 weeks later still no movement. I'd never trust my investment with these idiots. read more

My experience with GPS renting was initially pretty good last year (~April 2020), when they were able to help find good-credit tenants for my property and order cleaning/small repairs reasonably well. However, when handling a ceiling leak repair this October, the service was really horrible. First they suggested a plumbing company which charges ~$150 just to "visually" inspect the leak and then lied in the report saying they opened the ceiling (they never did) and couldn't find the leak. The plumbing company also recommended to hire another "leak detection company" which will cost another $800 to hire just to find the leak. And in this process gps renting kept telling me that it is a very standard procedure to hire another leak detection company to find the leak. I didn't buy it and found a plumber on thumbtack who cut open the ceiling and found the leak very easily for free. Then when ordering a handyman job (removing cabinets around the leak) needed to fix the leak, more surprisingly, they kept telling me their vendors do not serve my property area (Kent, WA). Jesus, if your vendors do not serve the area, why didn't you tell me earlier and why did you still take my business? All the following repair coordination jobs were done by myself. I also requested them to not pay that plumbing company and I could pay it with my own credit card company and dispute the charge myself. They said their "care team" would take care of it. And ten days later they paid that plumbing company without telling me at all. And later when I argued with them, they said that inspection cost of $150 is totally legit, and their "care team" didn't even know about the case details and asked me to repeat the case details to them again. The whole "care" I got from gps renting during this incident was basically ignoring my messages, telling me they couldn't find vendors serving my property and assurance that their plumbing vendor was still "very reliable". The also lied to me about calling that plumbing vendor to request refund for me, because that plumbing vendor later refunded me only after I complained to better business bureau and they told me gps renting never called them about my refund request at all during the last two months. I'm glad I ended my service with gps renting. read more

Well, in the time that took for my call to be returned (the phones there don't ring, it just goes straight to voicemail) I managed to house hunt for a few days, find a home through another agency, and sign a lease! When the property leasing agent at this company eventually returned my call, she called me from her car and put me on speaker which was just simply annoying, and didn't really make an effort to even pretend like she was interested in me as a potential tenant....probably because she was driving and distracted. When I told her that there was something wrong with the website with scheduling a house for view (after I had already gone through this process with their website for other homes) she LITERALLY said "you must be confused" LOL. I wasn't confused. I'm a professional, college educated woman who knows how to click a button on a website and who definitely knows how to read the message that states "this home is unavailable for viewing at this time." The issue on the website is still there. So, needless to say, I'm glad I found a place elsewhere. The agency does however, have very nice homes listed and it's very easy to schedule and see them yourself. I'll at least give them that. But it's kind of a moot point if you're looking at homes you can't rent because no one answers your calls or follows up with you after the fact. If you're a homeowner entrusting this company to get your property rented, you should seriously reconsider giving them your business. Without returned calls or answered emails, you lose the potential for tenants, your house sits empty for months, and now you're the one paying a mortgage that renters should be paying for you. Oh, also, I sent an email a week ago and it still hasn't been answered yet. I think you get the point. read more

Update, we broke the lease and moved out. I can deal with alot of things, but basically being called a liar in so many words, was enough for us to put an end to it. Nothing ever changed with the noise complaints. We are expecting them to chop up and take whatever they can out of our deposit. But, our happiness means more than what this company has lacked. I hope they treat their future tenants with a little more respect in terms of trusting them. The three people upstairs and all of their 4 animals have caused enough damage and I hope the next tenants that live under them are deaf. My roommate and I rented from GPS for a couple years before moving out a few months ago. At first they seemed nice and genuine, but now we would not recommend GPS to anyone. Their "team" approach means that you can never get someone on the phone, or reach out to any of them personally via email. Red flag #1. When we had a basic maintenance issue it took them almost a month to hire someone to care of the electrical problem. And despite us insisting many times that the issue could not be resolved by ourselves, they still attempted to charge us $250 for this standard maintenance that tenants should not be responsible for. Red flag #2. In addition, they would not take care of an ant problem despite WA law stating that landlords are responsible for pest control. #3. They would not allow us to pay our utilities directly and forced us to use a "snail mail" middleman payment service that was both slow and inconvenient. #4. Finally, our lease required us to hire professional cleaners for apt and carpets for move out (on our own time) which we did and we left the place in excellent condition. But despite them noting in our move out inspection that the place had been professionally cleaned, they decided to hire their own cleaners to really polish the place up. AND THEN PROCEEDED TO CHARGE US $300 for this cleaning ON TOP OF the $500 we already paid to have the place professionally cleaned. This was an 800sq ft apt BTW. I have never been fleeced so hard in my entire life on a security deposit and I have lived in trashed college houses with 8+ boys. If you enjoy consistent "admin fees", going back and forth w them over routine maintenance and basic repairs, and their cheerful demeanor they always greet you with as they reach into your pockets, then GPS should be your go to rental agency! Sarcasm aside, it really is par for the course with these agencies, there is no personal relationship or mutual understanding/respect you are just a name on a lease and dollar bills to these people. I am sure that the people at GPS are for the most part good folk just doing their jobs but the nature of their business and the way it is run comes off as impersonal and insincere to tenants. They even artificially inflate their reviews online by incentivizing tenants with Amazon gift cards for 5 star reviews. I'm not one to leave reviews online, but this was the worst experience we have had with a landlord/rental agency in all my years renting. read more

They don't connect over a call or no one reaches out to you. When I asked for a suitable time for a call, they reverted saying they would prefer conversing via text msgs, which is very impersonal, especially for a person who is new to the country. The answers to the questions are not very detailed and leaves you more confused, which again I believe can be easily resolved if an actual person talks over phone or meets in person. I really liked a house listed on their site, even the self guided tour was easy however the way they respond over text messages does not give a lot of confidence and when you read their reviews on yelp and google it makes you doubt their professionalism. I feel like I will miss out on a great house only because the owner hired GPS renting - for owners they may be charging less than other rental agencies but seems like they fall short on giving a good experience to tenants. read more

We have reported this group for breaking multiple Seattle renters' laws. Seattle law states you cannot charge more than 25% of the rent for pets--on a $2495 house, they wanted $1000, plus $100 a month extra for the two cats--none of this was mentioned in the ad. Maybe that doesn't seem odd, but Seattle laws also state you can no longer ask for first and last month's rent--so they want a deposit that is clearly a full month's rent, last month's rent, and ask you to move in before the first of the month, so they can get...the first month's rent. See how that works? Additionally--and this is the most distressing, given Seattle's high rents, they wanted all of the money within 24 hours of signing and refused a pay schedule distributing the last month's rent and deposits over three months--again, which Seattle law requires they do, if tenants request it. The answer to this review says they do accept it, but they didn't. Know your rights, renters. read more

They are very responsive, kind, and professional; when you receive an email from them asking if you want to clean gutters and install faucet covers, you know they really know Seattle and property management, and your houses are in good hands. GPS renting did a flawless job helping me find tenants and maintaining my properties. Brain and Nick are very professional, responsive and helpful. Most importantly, their honesty had earned my trust. Despite the high quality of their services, the management fee is very fair. GPS has been doing a great job in managing our property. They help us find tenants in less than a week. Brian emailed us when something needs to be fixed, and he always had a quote ready for us. Rent was wired in early each month. Now we are considering selling the house and we choose GPS as our agent without any hesitation. They are very professional and details oriented. We are first time landlord and we are very lucky to have them help us managing the property. We also tried to buy a house last summer, and GPS helped us make an offer. Even though it didn't work out due to our financial problems, GPS was very professional through the whole process, like choosing houses, analyzing houses' value, and making offers etc. We would definitely recommend GPS!!! read more
