They do not answer their phone, which is incredibly frustrating as a landlord or tenant. All tenants must submit an application before they can view a unit. We referred countless applicants to Gordon who all gave up on the application process when they became frustrated with the process. I am currently a tenet at one of Gordon Properties. I have resided in my place since 2021. Although I think the rules for the property are extremely strict, I have been happy so far. I have not had any issues with the staff treating me poorly and I am taken care of in a timely manner. My entire experience with Gordon Properties has been terrible. They are a predatory company built on regulations that ensure they are making the most money off of their tenants whilst doing the very least amount of work possible in order to make a profit. They are predatory towards women and mothers as well. I was threatened when I moved in and had to contact the housing authorities in order for Gordon Properties to follow the law. I understand that what I described above is late stage capitalism, but we have an obligation as humans sharing this planet to do just a little bit better. This company is built on taking advantage of tenants in order to make a dollar. Just finished up a 4+ year lease with Chris Gordon and Gordon Properties. They were great landlords. Repairs were done in a timely manner. They always gave notice before coming to the property. Mostly though, the thing I respect the most is that they abide by their contracts and expect the same from tenants. If that is your expectation, renting from Gordon Properties is a walk in the park. They were more than generous and FAST in returning our deposit. I would love to rent from them again. read more

This property management group is deplorable. You can't contact anyone or get anyone to call you back. I found a property I wanted to rent but there was no application or anything to fill out. I left 3 messages, texted twice and emailed 4 times...no response! When they finally got back they said it was gone and I should have filled out an application. So I asked them "where is the application on your website" they gave me these instructions: Are you on www.gordon-properties.com? There is a link for "Apply Now" above the link for "Contact Us". If you're on a 3rd party website such as Zillow, the online application is not accessible. oh and it's not where he said it is and there is no application link anywhere and I sent him a photo And have yet to hear back! read more

Update: 9/25/14 Just received a bill for $3300 for supposed expenses these people claimed to have paid in lost revenue to the owner of the property we sought to lease. They claim that we can either pay this bill or they will take up collections efforts. I guess some people believe their own bologna. I had the displeasure of trying to work out an issue with the owners. They are so disrespectful and condescending, don't care about the community or how their business' operations effect people. They don't respond to attempts at communication and refuse to be helpful in any way. They are clearly in it for themselves and for no other reason. Rob and Chris Gordon are compassionless money vultures that will do whatever they can to squeeze every red cent from you. They're also incredibly lackadaisical in regards to maintenance requests, I sent them a maintenance request about a large tree branch that fell on our garage and punched a sizeable hole in the roof; allowing rain, snow, and cold air in and it took them a month to get it repaired. Some requests they just ignored entirely. Do yourself a favor and don't rent from these people. Do a quick Google search and read the multitude of 1 star reviews these people have and believe them. read more

The most awful rental agency I have ever had the displeasure of using. We waited nearly three months for them to fix an active dripping leak in our bedroom before they fixed it. The only reason they actually ended up fixing it, in my opinion, is because I sent an email threatening legal action. It took him less than a week from that point to fix the leak. Later during our rental agreement, they did an annual inspection, but gave us a written notice when we happened to be out of town, so they came in without us knowing about it. Needless to say we moved out and we will never use this terrible company again. read more

I rented a house in Milwaukie for just over a year. I had a pleasant experience with Rob Gordon who conveniently met me at tire shop to complete paperwork while I waited for my vehicle. During my tenancy, Gordon Properties responded immediately to a maintenance request to my satisfaction. The only negative would be that they didn't seem to check emails and didn't respond to non-maintenance related inquiries. Once I sent a text though, I got an immediate response. In my experience, management companies typically find an excuse to keep a portion of my refundable deposit. I was so impressed with Chris Gordon's handling of my move out. Although it took 30 days to mail the check, I received the full amount of my deposit along with a letter thanking me. The letter said that on behalf of Gordon Properties and the property owner, they were grateful that I left the property in such great shape. I leave each of my rentals in great shape so it was refreshing to find a management company that didn't try to steal a portion of my deposit. Thank you Rob and Chris for treating me with respect and decency. read more

As an owner of a property, I did not have a good experience with Gordon at all. Over charged for things at an astronomical amount: A lock replacement cost over $150 and they replaced it with a used lock that does not match the door. A Cadet heater which at cost is about $120 I was charged over $400 for. I cannot recommend this company. read more

Gordon Properties is the reason I decided to stop being a renter and buy my own home. After about a decade of positive rental experiences, I was appalled by the way I was treated by Gordon Properties. While on the one hand critical repairs were put off for months at a time (I had a leak coming in through the roof into my bedroom), they were quick to do a "surprise routine inspection" while I was out of town to try to identify any reasons to charge me more or kick me out. I have never felt so untrusted as a renter. It is clear that this company is struggling for money as they scraped everything they could from us, while not behaving in the same timely and respectful manner they expect of tenants. For anyone considering renting in Portland, do yourself a favor and do your homework before signing anything. read more

Unfortunately I must update my originally favorable review. We rented for over two years from Gordon - never missed a rent payment and were above average tenants. We've had only long-standing positive rental experiences (company and private owners) throughout the our last 15 years in PDX. We left this rental property cleaner and better than it was upon move-in. When we saw only 1/2 of our security deposit come back, we questioned the unwarranted claims and tried to directly correspond with the company to resolve the issue. It was met with an unprofessional letter and a denial of additional funds in return. We were charged for things we didn't even know were there or never cleaned up from previous tenants. RENTERS BEWARE: Make sure you cleanly document every.single.teeny.little.thing and cross reference it, in person, with the rental company upon leaving if you value your security deposit. Also, know that if they have to bring in a vendor to do anything, you will be charged 3x the amount of what the service industry standard is for it. Every old house has its issues (part of the charm, right?) and our single-family house rental was no exception. I will say: while we lived at this rental property, Gordon was responsive to the problems, fixes and replacements (not all, but most) that needed to happen during our stay. Our disappointment was wrapped up in the lack of security deposit refunded. read more

An absolute nightmare. Dishonest and rude. Charged me $256 of my deposit because they weren't happy with how I spackled a small hole and the trash cans were full. Charged me over $500 for yard work when the small yard was in horrible condition to begin with. Charged me for cleaning, despite the fact that the house was 10x cleaner than when I moved in. When I moved in, I was shocked at how dirty the place was. Prior to moving out, I spent two days with hired help making sure the place was spotless, since I needed my deposit back. They robbed me of over $900. Chris Gordon took forever to respond to a letter I sent complaining about their fees and then was rude and dismissive. Also, they never answer their phone and randomly close their office early. Once I went to their office during business hours and the door was locked even though there was a person inside. She just ignored me. Do not rent from them. Not sure why yelp has only counted the two good reviews they've received and not the dozen negative ones. People should be warned. read more

Gordon Properties has been an absolute nightmare to deal with. My rent check was turned in less than one hour late and they are charging me a $100 late fee. They have had maintenance men inside my home without any notice. They have actually called me ignorant for complaining about excessive lighting causing overly high electrical bills at my location and even after Portland General Electric confirms the location is running a lighting excess 3 times the normal bill, they did not even have the class to apologize for their rude comments. I have put in my notice to move and will never rent from Chris Gordon again. The one bright side was that Rob Gordon did act in a caring professional manor unfortunately he is not the one in charge there. read more

Gordon Properties managed our beautiful home in Happy Valley the past 8 years while we were living out of state. They did an excellent job! Chris was a pleasure to work with. He was very responsive, worked hard to advertise, screen and place good tenants in our home, kept us very informed about maintenance issues, fixed them promptly and sent our rental income checks on time every month. They converted to direct deposit banking a few years ago which we appreciated. They have a very good online portal that we can access at any time to view the accounting of our home and maintenance reports. All tax reporting of our income and expenses was accurate and sent timely ever year. Our experience with Gordon Properties was very professional and I highly recommend their services. A nightmare. I just ended my lease with Gordon Properties and it could not have been a worse experience. My partner and I have a house cleaning business so I know how to clean, I do it for a living and they still charged me for a cleaning fee as well as damage that did not occur until after I had handed over the keys. When I complained to them they didn't return my calls or emails for weeks. I finally got a hold of Chris Gordon he flat out denied any wrong doing and when I told him how wrong it is to do what their company is doing and that they basically scammed me he finally emailed me back stating that they are justified and confident that they will win in court and that he saw no reason to call me back. Gordon Properties has been a pleasure to deal with as a management company. I recently moved from one of their properties where I lived for about three years. They were always exceptional in their response to my phone calls, emails, and maintenance requests ranging from the urgent (like the refrigerator breaking down) to the longer-term (like having older windows and screen doors replaced). Since they are a management company, I know that sometimes their hands are tied regarding how much they can expend on repairs, depending on the decisions of the actual property owner. Gordon Properties always responded courteously and promptly and made every effort to accommodate my requests. When preparing to move out, I worked very hard to leave the house, garage, and yard in an even cleaner and tidier condition than when I moved in, including having the carpets and blinds professionally cleaned (which was a stipulation in the lease agreement). Gordon Properties refunded my entire security and pet deposit within a week of my move-out date. Chris Gordon included a very nice a letter of recommendation for me to use with future rental applications. I believe that if you, as a tenant, are conscientious and take responsibility for proper upkeep of the property, you will have a great relationship with Gordon Properties. read more

If I'd given Gordon a rating soon after we moved in, it'd have been less favorable. I felt nickel-and-dimed on a lot of things. We'd never rented through a management company before, only homeowner/landlords, who treated us like people instead of dollar signs. However, we established a good relationship with our landlady over the years and communicated as much with her, if not more, as we did with Gordon's office. The communication with their office was always prompt, though. We had several issues ranging from a dead fridge to a dead thermostat (no heat) to no hot water. All was addressed quickly. We got our full deposit back, which was a relief after reading past reviews, so I can't complain. Overall, it was a fine experience in our single-family home rental. Not my favorite, but we rented for 3.5 years and only moved because we purchased our own home. read more

What I thought would be great ...was just the opposite. After meeting Rob in person at the unit that I was interested in, I remitted an application on the spot and paid cash for the fee. As this was a Friday afternoon, Rob assured me of a prompt turnaround on the application, "First thing Monday morning!". Our move is CRITICAL as it affects which high school my son will attend. Monday came and went, along with Tuesday, Wednesday and Thursday. I began leaving messages (at the main number, too) Wednesday evening and Finally heard back form him on Friday afternoon. He obviously hadn't listened to any of my messages inquiring about our application as his first question was, "Didn't someone from my office call you last week???...My partner had run an application and rented the apartment the same day that I took your money." He went on to explain that he never even ran our application, and forgot to call us back to let us know. I have been waiting for my refund for almost 2 weeks and it hasn't shown up yet. Now he's on vacation for another week and there is NEVER ANYONE ANSWERING THE PHONE IN THE MAIN OFFICE!!! DO YOURSELF A FAVOR AND GO HOMELESS BEFORE RENTING FROM THESE JERKS. read more

Avoid all business with Gordon Properties. They will find a way to charge you for things that a tenant should never be charged for, take enormous deposits and refuse to return them. Communicating with them is extremely difficult. The property itself was a dump and had so many issues including dead and rotting animals in the attic which we were charged to have removed. read more

Don't be fooled by these guys! The price on the unit I rented seemed like a good deal but the minute I moved in I found that the place was falling apart! It was not cleaned very well, carpet looked like it had never been replaced, there was rust everywhere, cracks, holes and many things like the stove/oven/fridge..parts would fall off. I went out and had to buy items like new blinds, air vents..towel holders and many other small items to replace in the unit! After fixing the place up out of my own pocket..living there was not too bad..the area was nice. After 2 years I moved out..over a month of waiting for the deposit check I finally got it in the mail..they took 90% of the deposit!!!! I was soo upset I cried! This has been the biggest deposit I have put down on a place and Gordon Properties taking all of it for 'cleaning' was a shock. I have always got most of the deposit back in past places I rented! After putting my own money and time to fix this unit up..they still took 90% of the deposit!! read more

I would have recommended Gordon Properties in the past but now I'm pretty disappointed with their services. I moved into a unit which seemed to be a great deal in a nice residential neighborhood and it looked nice on the outside but after moving in I realized that there were lots of things that weren't up kept. For one the carpet did not look like it was cleaned very well or even replaced, there were parts of the appliances in the kitchen that would just fall off that obviously didn't get fixed prior to my move in, and other little things that I had to fix myself that should have been already. And now about 2 years later I moved out and got my deposit back and was shocked about what I was charged for. I cleaned and scrubbed the unit to the way it was when I moved in but unfortunately that wasn't good enough. I was charged almost $300 for "cleaning" the place. Now I just feel ripped off and unsatisfied. I feel like some of these charges are incorrect and hope the next person that does business with this company doesn't have such a disappointing outcome. I definitely will not be recommending Gordon Properties to any of my friends or family. read more
