Ilias won't return my calls, and I just got off the phone with Rod who tells me that I should have done my homework before purchasing the home. I've had my application "in processing" for 6+ Months only to find out from a city arborist regarding a tree removal request that my home is not zoned to increase # of units. For the last 6 months they lied to me saying that everything was going well, and that I'm almost to the finish line, then asked for another $1,000 last week for another level of necessary processing with the city. Now they are saying that they told my contractor that it wouldn't pass zoning reform, but were told to submit it anyways, which I believe is a false statement since they have been telling me everything is okay for the past half year, and a terrible business practice by Construction Concepts to accept my money for this project. At this time I haven't received any documentation to back up that claim. I asked that they remedy the situation with a full refund, after which I was put on hold for 15 minutes and then transferred to an extension voicemail and hung up on. Now they won't return my calls or emails.

Just a few problems have been trim that didn't get put back up under low windows, shelves mounted with the screws in the wrong place, pebbles left under the flooring, I can go on and on. Our most recent was that a shower door just fell off. As my husband looked at it to put it back up, he found that they had mounted the heavy glass door into the shower surround with nothing behind it for the screws to hold to except some glue!!! Efforts to repair this problem found that they mounted the whole shower surround with nothing behind it but the studs. No shower board, Sheetrock or anything!!! The subcontractors cut corners everywhere possible and no one monitored the quality of work. Use the utmost caution if you hire this company and monitor EVERYTHING because they won't.

Where to begin? Finding a contractor to work on your home can be a scary process. Are they insured?…read moreWill they complete the job? Are they trying to overcharge you? You could take your chances with a random Google listing, or you could call Buford General Contractors and get real professionals. Our job was a complex one. Our house is 40 years old and was suffering considerable wood rot on the deck that had spread into the side of the house. This caused not only a rickety, rotting deck, but water leaks in the house where the wood had rotted through. Not good! What started as a simple deck resurfacing turned into a complex job involving rebuilding the deck stairs, ripping out the old rotten wooden deck surface, replacing it with more durable surfacing that was resistant to rot, and this is the most hairy part.....finding the source of those water leaks and stopping them. One great thing about Buford is that they have great relationships with local subcontractors. If something is not their specialty, they have a Rolodex of numbers they can call for vetted, quality contractors to assist. This job required many specialties, and they coordinated with specialists to give us a great job done the first time. When big storms came after the job and there was still some leaking, they had a man onsite that day who quickly identified the source of an additional leak coming from rotted trim boards above the deck. This was very good and totally not their fault, as the trim boards above the deck were not part of the deck resurfacing, stair rebuilding and wood rot remediation of the deck itself. The price for this additional work was more than fair and it was done quickly and professionally. Seriously, if you live around Grapevine, Southlake, Colleyville or HEB, call them. They were always prompt, professional and reasonable. Not too expensive and not too cheap. You get what you pay for, after all.

I spoke with Yvette, who was really kind, and helpful. She collected my info and said Holly (the owner) would give me a call back to schedule the estimate. Holly called me back same day and the estimate was scheduled for the next day. The gentleman who came for the estimate arrived on time and was extremely professional. He clearly understood what needed to be done for each project we needed. Being the fairly new owners of the home, I wasn't sure if the previous owners had left some paint behind, so I requested the estimate include the cost if we had the paint, as well as the cost if they needed to provide the paint. He said I'd have an invoice by end of day. Nine days later I still hadn't received an invoice, and because I'd initially been impressed by the company, I called to follow up. Holly apologized and said she'd send it over immediately, and she did. However, the invoice was missing almost half the projects we'd discussed and only included the cost if we provided paint. I contacted her back pointing out the missing items, and received another estimate. The second estimate still had missing items. After a couple of emails and five updated estimates later the info still wasn't correct. We received five estimates from five different companies for our job and it was coming down to Mr Fixit Fast and another company. We ultimately went with the other company, even though they charged $600 more. I really wanted it to work with Mr Fixit Fast, and maybe another time we'll give them a call and try again, but for this project we didn't believe the work we needed done would actually get done because the estimates kept leaving them off and the costs kept changing.

Our experience with Load Bearing Walls was not a positive one…read more While the crew and staff were consistently courteous and cleaned up after themselves - which is why the company is receiving two stars - LBW was going to complete work that was obviously unnecessary once our garage trim was removed. The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

At 65 years old, this is only the second review of a business I've ever written but I feel like I…read morehave been so taken advantage of or mislead that I had to write. This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open.
