I hate to have to do this, because as a person I really liked my loan officer- but I feel like I…read moreneed to warn others. This company gave us a full bait and switch. They use high pressure sales tactics to convince you they're giving you the best deal when the jig is up, and will feed you many things they think you want to hear just to agree to what they're offering. When we began the preapproval process with them, we only ever talked about a single DPA program where the down payment is forgiven. Never once were any other options discussed or offered, and our preapproval paperwork was for the primary loan only. Once we were under contract we found out that they had actually gotten us a high interest second loan for the downpayment- NOT what had in mind. They proceeded to go back and forth on several things, including whether or not my interest rate was locked, what the interest rate would actually be, price of closing costs, etc. Never was anything straight forward. I was continually asked to sign paperwork that was significantly different than what my LO was telling me my loan would look like, and that it would be changed later. They advertise as a no fee lender, but they either add in a $5000 broker fee to closing costs OR 1.5% on your loan (which equates to tens of thousands of dollars). Worst was, when I found another lender, I was subject to high pressure sales techniques sprinkled with contradictions and blatant inaccuracies. I'll spare you the detail, but I cannot not even tell you how many misrepresentations, coercions, and outright lies were used in my dealings here. Again, I thought my LO was a nice person and probably just trying to make it. However, this company is predatory. Don't walk, run. At the very least, do your OWN research, be skeptical and ask for ALL the details every step of the way, and compare your options with another lender. Once I worked with another lender I realized how straightforward and matter of fact they were, I realized how much stress trying to work with this lender was.

Not only were misc fees CUT that another company was wanting to charge us, but our rate was RIDICULOUSLY low. In addition to all this, Jordan was kind, responsive and on the ball when it came to closing our loan so fast. Even with a few bumps in the road (not from their doing), they were still able to blow timelines outta the park. I recommend them highly to all friends and family members!

I walked in thinking I was mortgage-ready... my paperwork said otherwise…read more BUT instead of shutting me down, Federal 1st Lending (shoutout to Fernanda ) actually took the time to explain why I wasn't approved and what I needed to do about it. Fernanda broke everything down without judgment, without confusing lender talk, and without making me feel like I should delete my banking app. She gave me a clear, realistic plan and somehow made the whole process feel way less intimidating than I expected. I'm officially in the "working on it" phase now, and thanks to Fernanda's guidance, I actually know what I'm doing. If you're not quite there yet but want someone who'll coach you instead of ghost you, Federal 1st Lending is it.

I had been contacted by several lenders, but when the going got rough Kimmer stuck with me. I retired 20 years ago. My home has been paid for for many years, and I do not owe anyone anything. I pay cash for things like new cars ($50,000) and have a good retirement investment amount. I do not trade stocks as I carefully selected my portfolio, (bonds and stock mutuals), and they have served me well. So I was shocked when I received my "fair" credit report from only one of the three credit agencies. The others would not report as I did not have enough open accounts! I expressed my frustration to Kimmer who has now helped me get it sorted out with the three agencies. As we were getting it straightened out, my son, an ex-pro football player who just sold his Fortune 500 company found out my situation and wired me $1M to buy the house with no interest. Kimmer gave me a lot of help at a time it would have been easier to just walk away from it as the others had. I respect Kimmer greatly as he is certainly a man of integrity.
