My spouse and I lived for 3 years in a 3-bedroom townhouse at Riverside at Coyote Rock and found Brenda and Rachel, the office staff, to be kind and responsive -- and also a shout-out to the maintenance folks, Andrew and Keegan, for being so delightful and helpful. They did what they said they would do, and really cared about the environment and the happiness of the residents. The facility itself was prisine, as we were the first people to live in it. Living in a brand-new apartment with top-notch fixtures has spoiled us, but I don't regret it. In addition, the space was utilized really well, and having a 2-car garage was amazing. Whatever sound-deadening material they put between the units really worked. Our next-door neighbors saw our moving truck but when they didn't hear anyone in the next door unit, thought no one had actually moved in until we met each other in the driveway a month later. Meanwhile, we had been blasting music and talking loudly, and it blew our minds that our next-door neighbors though the unit was empty. It felt like living in a detached house, not in a shared situation. As some have mentioned, the river gets busy in the summer, which is why we chose not to live on the river side, but to live a few minute's walk from one of the most beautiful city rivers was worth it. We loved seeing the river up close through all 4 seasons, and to be able to walk a bit upstream, float leisurely down, and walk home with our floaties was a huge benefit. Every Lyft driver who dropped us off would exclaim at how nice the area was, and how surprising to find it tucked off of Trent Avenue.

The look of the place is so organic, with smaller buildings spaced apart . . . lots of lawn and trees as well. The place is a little older but the appliances and apartments are well maintained . . . and the price is pretty good! The location, near to the 29th and Regal Avenue business corridors, is great . . . Safeway, Rosauer's, Trader Joes, Super1 and Target are close by. It is only a few minutes from downtown and is right next door to Lincoln Park. Everyone from management and office folks to the maintenance staff is very friendly. There are two laundry rooms and a fitness center with new equipment (useful when not closed due to the plague) are on site and a one-car garage is included for almost all apartments.

Almost magically, I found this place and did a walkthrough of the show unit that sits above the office area. I loved the layout, but was informed that they only had a townhouse unit available in the time frame I needed. So, I punted. Amber in the office was amazing and pushed the paperwork through as fast as she could legally allow. I made it in with a week and a half to spare, and breathed a sigh of relief. The apartments are not new by any means, but they are very well maintained. The grounds are well kept, and there is a pool and a separate and secluded hot tub area available for tenants. The units also all appear to have garage space available, and the one I was in had a washer/dryer hookup. All of this for less than 800 a month? Yeah, try that one out anywhere else. I wish you luck. Oh, and wood burning fireplaces. If you are on a budget and need a good place to live, I would recommend these apartments in a heartbeat. My ONLY complaint is the location of the A/C unit in the Townhouse variant. It's on the middle level pointed at the staircase in my particular unit. Since the bedrooms and bathroom are on the top floor, it made getting a window unit necessary in order to sleep in my bed during the summer months. I consider that to be a minor setback though compared to all of the notches in the good column.

They have decided to put cameras up everywhere so they can watch everyone. If they see someone in the yard that does anything "against the rules" they will fine you. Also, access to the building is harder because they put up a fence so you can't get to the courtyard from anywhere but the one back door. I seriously feel like I'm living at my parents house and they are watching my every move. As soon as you walk out of your front door and into the hallways, your being watched. Going for a walk around the building? They are watching you. Checking your mail or taking out your garbage? They are watching you. No privacy here. The paper thin walls and floors used to be the one downfall, but now it's one of the many things I hate about the breslin. Oh and the sewage smell. Yuck. Had a woodpecker problem for almost a month till I finally escalated it to the fish and game. Then a neighbor finally assisted with putting a barrier up which was a strawberry container wrapped in foil. They never put metal flashing on the big hole. Now when I moved out they are charging me a $40 fee for not cleaning the blinds. When the apt manager on multiple occasions told me I didn't need to clean them since they will be replaced with new ones. My unit was a beautiful space but with all the constant issues I had it's not worth the $1500 a month lease.

My fiancee and I sold our home in Oct. to move into these luxury apartments. After living here…read moreseveral months we are less than pleased. Sure, it's better than your average apt, but for the price we pay we expected a certain standard that's not being met. Upon move in we were promised a reservation on the loading zone and an elevator, the loading zone was occupied when we arrived and was so for an hour into our move. And we were told to just wait for the padded elevator, which was often carrying people. (Not sure how that's reserved for us) A short time after moving in we received an email that said management had accidentally entered our apartment thinking it was still vacant while showing prospective tenants around and immediately left and locked it up behind them, when we returned home our apartment door was left unlocked. After moving in, heading into winter, our boiler style wall heaters (central heat is advertised on the website) quit working. We scheduled service on them and was told they were fixed, but no one ever did anything to them. Only 1 out of 4 works, most of them are missing pieces still. We gave up and purchased heaters of our own. There are only 6 guest parking spots for all 144 units, and residents are constantly parking there to avoid paying for parking, as well as cars always parking in the front drive. Come winter you get rid of 4 of those spots, understandably for snow, but it makes it virtually impossible for any guests to park nearby. The guest spots are not for residents. And the front drive is not managments personal parking spot. This needs to be enforced if this building is ever to be accessible. The luxury common area is constantly full of dogs that are unleashed, although it states on the lease that animals are not allowed in the common areas. While I love animals, this is not cool. I can't tell you how many puddles of dog urine I have seen or stepped in now. Furthermore on this subject, the lease states that the common areas will be kept clean, and while the main lobby has been regularly cleaned, the stairwells and hallways leading to our apartments have never been cleaned. There is so much dog hair accumulated in the stairwell that I can no longer use it because it causes my asthma to flare up on my short walk through. Where's the wine cellar? Has any progress been made on it in the 7-8 months we've been here? And is the "cafe" always going to be an espresso machine in the corner of the lobby or are we still waiting for the rest of that too? Overall these were small issues that we have been willing to look past hoping that they would eventually be resolved. Come summer time however, temperatures outside were getting into the 80s and we were told ACs were scheduled to be installed between 4/22 and 4/26. On 4/24, 2 days before they were supposed to have been installed we were told they wouldn't be installed until 5/3. After receiving no word for 14 days, on 5/8, another 5 days after they were supposed to be done, we received an email saying that they should be installed in the next 2 days. 2 days later it was finally installed. In our bedroom. At the very back of the apartment. Not in the living room like was originally advertised when we toured the unit. It prevents us from closing the blinds all the way, which is less than ideal in the room we sleep in. It's not effective at cooling the rest of the space being in the furthest back corner of the apartment. And it lets in excessive sound by removing the double pane window and replacing it with a thin plastic tube, not to mention the noise the unit itself makes. Our once comfortable bedroom has become too loud and bright to sleep in, and the rest of the house is to warm to comfortably lounge. I didn't want to wait another month to have a cool living space so I went out and spent $35 on AC window attachments to relocate it to the living room, only to learn that EVERY outlet in the living room and most in the kitchen is hooked up to a single 20amp breaker, meaning you can power the AC, but absolutely nothing else. There might as well only be one outlet for the entire apartment. This is definitely not luxury, and this renders most of our apartment useless. The final straw so to speak came when they started a massive construction project a hundred feet from our front windows. This project had been planned since 2015 but it was not even mentioned when we decided on our apartment. The main deciding factors being it had a better view and seemed quieter than the other units we were shown. It seems pretty deceitful to not mention that prior to us signing the lease. Our lease is up in August, hopefully recompense can be made by then or our money can be better spent elsewhere. I don't see us renewing unless a massive change is made.
