They are very demanding when it comes to scheduling, manpower, completing work, and responding quickly, but that same urgency has not been shown when it comes to paying their subcontractors. As subcontractors, we have payroll, suppliers, material costs, insurance, and other expenses that have to be paid regardless of whether the general contractor pays us on time. Going six months without payment puts a tremendous burden on a small business. I would strongly recommend that any subcontractor considering working with Nandco Construction make sure payment terms are clearly documented, stay on top of preliminary notices and lien rights, and carefully consider how much exposure they are willing to carry. This review is based solely on my company's experience working with them.

Vlad, our project manager, and Guy, the company owner, gave us detailed SOWs (Statement of Works) from the onset that they stayed true to. They were consistently forthcoming about which costs would be out of pocket and what's covered in the SOW. They kept us within our budget and worked with us whenever any issue arose. For example, our HoA was particularly troublesome at points in this process, but Vlad and Guy handled the situation with such care and, again I cannot emphasize this enough, transparency. Something that was invaluable to us and saved us incredible headache. Ed and Jose are good salesman. That's about as far as it goes. We were told the 677 sq. ft. ADU…read morewould take between 4 to 6 months. Worst case scenario 6 months. It took 2 years. Just about every part of the build needed to be addressed from the mistakes that were made. The foundation needed to be moved because they said they didn't need the surveyor to stake it because they should be very close. When the inspector came out before the pour, they were of by an inch for the 4 foot clearance. The inspector made them move it. They fell so far behind they were doing drywall before the windows were installed. Only one window was in the right location. All the ruff openings had to be moved. The soffit for the kitchen cabinets was framed wrong. Just about every faze of the build needed to be corrected. We went through 7 project managers. Luckily I have some knowledge about construction and was able to pick up these mistakes before it became a bigger problem. Having my brother in law as the architect didn't hurt either. The only thing I can say is the ADU came out nice. If you think you can deal with this type of experience, by all means go for it. Oh forgot one thing. On the day of an inspection the inspector had to be escorted by the fire department because they hit my gas line. The next day they hit it again. Instead of following the line they started where they wanted to finish and hit it again. Think carefully in your disiscion.

JS Vision Construction performed stucco replacement and structural repairs on the east wall of our…read more4 story condominium building, resolving an issue that caused water intrusion and wood rot. Our HOA Board used Yelp to identify general contractors to bid for the repair work. We had five contractors come out and submit proposals. Before meeting with the contractors, we sent them a rain leak report from a specialist which identified the location of the leak and the areas that needed repair. When we had our initial meeting with JS Vision, the Board was impressed with our interaction with their representative Amir. It was clear he had a real understanding of the problem before we met, and provided a clear outline of the steps and process needed to fix our issue. He also provided the quote in a timely manner, whereas some of the other contractors took weeks to provide their proposal. After review of the proposals, the HOA Board unanimously chose move forward with JS Vision. Amir and JS Vision were the most knowledgeable during our initial meeting, and their proposal was competitive. Once the construction started, JS Vision make sure we had the proper LA City permits, and the repair work was done to current city code. The workers JS Vision utilized were courteous, responsive, and always cleaned up at the end of the day which, was appreciated by all residents of the building. The repairs performed on both the exterior and interior of our condo building were high quality, and it was clear JS Vision takes pride in their work. Amir continuously checked in with us during the project to provide updates on timing, and quickly addressed and resolved any concerns we brought up during the repairs.
