Well, it depends if what end of the spectrum you are on, or believe you are on. Me being new to this, I believed that the renovation I had found would be mine and that the inspection was just a formality. Being the novice I was, I expected the inspection to be an hour tops and after finding a couple of things I missed, not being a professional, I could go forward in the negotiations. It is good to bring a snack and a book or a notepad in order to keep busy when you aren't jotting down things that you would like or need addressed. I suggest bringing a snack and a book because depending on the square footage a home inspection done correctly will take some time. Mr. Dean for J&B did some discovering. He was thorough on top of being meticulous along with being dedicated. Mr. Dean was on the roof in the hot sun. He was in the attic and in every nook, cranny and crevice. All of this on a Sunday. He went over this flip with a fine tooth comb and while dropping numerous gems on architecture, construction and renovation, I was able to see learn so much about what to look for and what to pay attention to. I feel like the lessons I learned were invaluable and this particular home inspection enabled me to dodge a bullet. Even a brand new construction will have some issues but I think it is critical to choose the most dedicated home inspectors you could find. Home buying and selling is a major process and to avoid unnecessary headaches and a great home inspection will do this. J&B are first class I would eagerly seek out there services in the future.

And not only is Mr. Dean a phenomenal inspector with many years of experience, he also has an architectural background which can be very helpful and allow him to go further than many other inspectors. As someone who has worked in real estate for years, I've used Mr. Dean's services both personally and referred him to clients. I trust his expertise and highly recommend him for home inspections in the DMV. If you're looking for a great home inspection company, J & B Discovering Inspections is the place to go!

These folks were amazing…read more Enlighten did our home inspection for our first home in DC and they were not only professional and communicative but extremely gracious with explaining every detail to us. Zach was a standout guy who was patient and down-to-earth. He essentially showed us how to use our new appliances as he checked everything lol. He even gave us tips on some common issues to look out for and some ways to mitigate those issues ahead of time. Of course, sometimes the advice was to call a licensed professional within that specialty re: things like the chimney's working condition. All in all, we had a super smooth experience with them and would definitely recommend Enlighten to anyone who needs a fair and thorough home inspection.

It's been a year since I used Enlighten for my home inspection and after $30,000 worth of repairs…read morethat keep pilling up, I finally decided that I needed to warn people and write a public review. I trusted Enlighten as a first time home buyer and they missed extremely expensive and costly repairs. First, there was clear evidence of a mice infestation with poop and rat poison everywhere in places I know Enlighten checked and we quickly realized this after moving in and needing to call an exterminator. Our dryer was broken and didn't actually dry and our washing machine was so full of mold if you truly looked that we had to replace both in the first month. Our subfloor has very prominent soft spots and may have water damage but the only way to confirm is to rip up all our beautiful flooring and pay thousands. Our water heater's expansion tank is 12 years expired, 30 lbs full of sediment and in an extremely dangerous free hanging position on pvc pipe. Our dishwasher had been pouring steam into the wood cabinets and leaking through the wood floors for years that the wood is breaking apart and extremely water damaged in the kitchen. Light switches were sparking and plugs aren't secure to the wall. Our bathroom shower head is leaking behind the plate and into the wall - we noticed because if you turn on the shower you can see water pushing through the plate. This is just some of the items they've missed and the $30,000 doesn't even include all of the fixes for all of this! The items they did point out they grossly underestimated the going rate of repairs so items we were told could be a quick $50 fix from a handy man, no one would do for less than $250, IF THAT. I feel like I've officially bought into a massive money pit thanks to Enlighten. I negotiated hard with the sellers for inspection rights to ensure I didn't end up in this predicament given how expensive homes are in the DMV and here I am, where all my additional funds are going to fixing up this place. I knew being a homeowner would come with maintenance costs but these are costly repairs that could have been easily avoided if Enlighten cared to actually inspect. DO NOT USE THEM.

My landlord hired this company to do the inspection of our house while it changed ownership…read more After the initial inspection we had to spend time cleaning up after him - closing blinds, turning off lights, sweeping up dirt/ lint. A few days later we realized he left a window open - our energy bill in $100s higher this month because the room wasn't keeping heat and we didn't know why. He broke the panel by our dryer- left it laying on the floor. When I told my landlord, she said he reported the paint was holding it in and he would replaced it. Weeks later he shows up at my house unannounced and says he talked to the realtor and he needs to fix it now or he's not coming back. He barged in, took one look at it, says he didn't break it or even look in that panel and stormed out. He was completely unprofessional and disrespectful. Would not recommend.

They were able to come in on the same day requested and ended up being a better value than the initial company. We arrived for our 2pm appointment at around 1:59pm and Heather was already there setting up and had things ready to go along with our agent. She was super friendly and patient to explain everything with us (first time homebuyers here). She was honest about the process and explained the "why" behind everything. She even explained the different tools she used, why, and their purpose in the inspection. We also appreciated that she told us that if there's anything we see that didn't sit well to let her know and she would do a look and ensure it was captured in her report. Our agent was in tow and if there were certain elements our agent needed to capture, she made sure to verbalize that to all of us. All in all, Heather was a rockstar and we would highly recommend Foxx to anyone looking for inspections in Maryland. They offer great results at an incredible value and take homeowner education seriously. I'd recommend Heather if you could (she's like a home inspection Pinterest!) and bonus she studied geology so she was able to give us some cool facts about the different stones in the granite on the kitchen countertops.
