We recently purchased an old home that passed inspection…read more We had Ben Grano come in based on a referral from a friend for an estimate on concrete work. He immediately noted issues in the basement that the previous owner covered up with lots of Drylock paint that were not caught by the home inspector. He recommended replacing some columns under the main beam as well as adding in three pilaster columns to support the main beam and the walls after he noted cracking in the concrete blocks. We also decided to do a french drain at the same time. Ben gave us a written estimate that was incredibly detailed and easy to understand. On the first day of the job, Gene Grano arrived with the crew and emptied our basement before setting up, covering anything left there and laying down plywood in our driveway and on the grass. Once the crew started breaking the floor near the walls, they found that our home had no footing and the walls were built right on top of the dirt. The central columns were also laying on top of the floor with no footings. Ben and Gene explained everything to us and went over options. We were very upset about the situation but they reassured us and went over the game plan. The crew was awesome. They worked nonstop Monday through Saturday and were very polite and professional. The entire job was complete in just under three weeks and we are incredibly happy with the outcome and we know that the job was done right and our home will be safe and secure for years to come. Every part of the job was explained and shown to us. The crew did a great job cleaning up every day. We could not be more happy with Mario Grano And Sons LLC and are happy to refer them to anyone. We also look forward to having them back next year to redo our concrete patio.

His crew is very punctual, on time every morning, and clean the work area every evening to make it safe to walk on or across while the cement cures. We needed our whole front porch replaced due to it sinking and separating from the house. We had them install a nice size patio and sidewalk, pitched away from house, to keep the ground water away from foundation. While they were at it, we had them redirect our gutter downspouts directly to the street. Will be calling them back for a driveway update soon.

From the sales team to the installation, and customer service, everyone was helpful and responsive. The installation crew and foremen were knowledgeable and kept the team on schedule working into darkness. Clean up was amazing. No debris was left overnight or the next day. Nails were vacuumed, even attic spaces were vacuumed. I can not say enough about Minn!!!! When customer service is no longer valued, she exemplifies what it means to put the customer first. Their pricing was similar to the competitors, but what set them apart was that they offered unlimited pier depth per section. Other companies had limits--for example, up to 20 feet, then an additional charge per foot after that. I'm glad I went with Groundworks because several of my piers ended up going 90 feet deep across 16 sections. With another company, that could have cost me significantly more. I also had their gutter guard system installed (similar to a French drain, though they claim it's better), along with a vapor barrier and mold treatment. I will say, if you have a serious mold issue, I'd recommend hiring a dedicated mold remediation company instead. I did have an issue with the mold spray, but after calling a couple of times, I was able to speak with a manager who surprisingly took my concerns seriously and resolved the issue. The salesman who came to my house, Randy S., was excellent--very thorough and knowledgeable. He always answered my calls and would text be back in a reasonable timeframe. One thing I didn't like was the same-day discount tactic. They present you with a price, then offer 10% off (or whatever discount they choose) if you sign that day. It puts pressure on you to make a major decision on the spot, which is difficult when you're spending over $50,000. There is a three-day cancellation window, but some people may see the discount as more of a sales tactic than a real benefit. I also want to mention the foreman on the job, Jose G. He was great--he answered all of my questions and even let me watch and learn a little while they were working. Overall, I was very pleased with the experience. Their warranty is transferable, which is a nice bonus, and hopefully I won't have any more issues going forward.

    Short version: They do the main job of what you pay them for but you need to hold their feet to the…read morefire on details, if not they can do very poor/unfinished work. long version: To start for context, We hired JTH back in August to September. The Job was to expand and repave the driveway as well as repave the back porch patio. We specifically asked them to make sure to a space for the back vent on our house so water would not flow into it. The job was roughly for 6500$. They were doing a set of projects in the neighborhood at the time. The problems: Communication: One of the biggest issues is that we would have almost no idea when their services would or would not be coming by. One day they said the work would be done the next day, it rained at 1pm the next day, but they didn't show up at all in the morning. I had to call them multiple times to get an idea of where they wanted us to park our cars, if we could use the paved driveway, what needed to be move, even when to expect them. They really do not set clear expectations and it leaves you feeling confused and frustrated. The work: For the record, they did do the driveway expansion and paving of the driveway and back patio we asked for. What they did not do was the space for the vent which we kept asking them about and was written down on the original agreement. We have called them for the past few weeks to finish this issue, and they have still not come out. We are also now seeing areas where the new asphalt already has breaches by plant matter, and will have to invoke our warranty for them to come in fix is it. (Which I hope they do). See pictures for details on these points Our neighbors felt the particular brunt of this, when JTH had to move several items to their front yard to make repairs, and then after weeks they never came back to replace said items and my neighbors had to do it themselves. Transparency: A running issues that is stated above is the fact we are reaching out to JTH multiple times and questions are not getting answered, or fixes are being promised that are not happening. I can't tell if it is from an organization standpoint and they forget, or they tell you what you want to hear to get you to stop calling them. Either way it's incredibly frustrating to deal with while you are in limbo. Solutions for if YOU are hiring JTH: #1. Hold their feet to the fire and sign NOTHING unless it is a multipage legal contract. Make sure they spell out in every detail what they are going to do and hold them to it. This is something we wish we did as our agreement is somewhat lacking. So before agreeing to anything, if they aren't willing to write it all up, no deal. #2. Demand clear communication deadlines from them. They should be updating you daily on: 1. What work they are planning to do. 2. The time of completion. 3. What time they will arrive. 4. What is needed from your end. 5. Clean up. If they don't do these things, then do not take the deal. Communication is a feature of professionalism and they often faltered on this aspect #3. Pay them nothing until the whole job is done. Something JTH may try to do is request the funds from you "for the asphalt... we also have to pay for the materials we are doing for a job down the street" Then they finish the work on your property, albeit incomplete or sloppy, and they already have your money, so trying to get them to come back is next to impossible. Pay them not a cent until the whole job is complete, and state that in your initial negotiations. #4. If you followed the steps above, and the work isn't to your satisfaction, invoke your warranty with them (they do have one) or determine if further legal action is needed if they still do not complete the work. Ultimately, I do not think JTH is a bad company, and I invite them (if they are reading this) to come and make amends and I would addend this review. But in the meantime, if you are doing business with them, be aware and be very careful of them, as myself and others feel deceived and let down
