This is, without exaggeration, the worst property management experience I've had. Communication was consistently poor, but became unacceptable once I began selling the property. I was not informed that a tenant vacated early until the next month's rent was already due. That alone cost time and money. While preparing the property for sale, they failed to follow clear instructions. I explicitly asked not to winterize the home--they did it anyway. They also would not coordinate or communicate with me or my realtor regarding cleaning schedules, which directly delayed photography and listing. At multiple points, I had to step in and do the job myself--something I found myself doing repeatedly over the years while they were "managing" the property. After nearly a decade as a client, I expected basic communication and execution. I did not receive either. I would not recommend this company to anyone who expects responsiveness, accuracy, or accountability--especially during a sale.

Our experience:…read more Tenant Benefit Package - $40/month HVAC filters - $20/month Liability Insurance for the Owner fee - $15/month Pet rent - $35/month (plus the usual deposit for the pet, of course) And then there's more: A lease renewal fee ($100), with a requirement to use their own cleaners to do carpets, fireplace, and HVAC at the time of lease renewal (most likely $500+). From what we understood, the renter is expected to cover the cost of all plumbing problems that come up in the course of the lease. Plus, even if you don't own a pet, from what we understood, each adult has to pay $30/year pet screening website fee. While we were informed of some of this before the application, we had to pay the application fees ($75/person) to read the lease and find the rest of this out. Hopefully, this helps someone.

    I took them to court and I wound up feeling bad for the owner of the property, who seemed to be…read moresuffering financially due to the negligence of Atlantic Coast Realty. Cyndi Ward, as well as the CEO of Atlantic Coast Realty (I think his name was RJ) both threatened and harassed me through text message as well as a spontaneous phone call. I wondered why they seemed like they were intentionally trying to upset me (I was the tenant, and I had been very patient even though they were not making necessary repairs or keeping the place up to code). I realized in court that that Cyndi Ward was getting paid extra to show up in court. That is when it made sense, but I had fallen for the whole putting money in escrow thing. Now that the owner of the house has left Atlantic Coast Realty, the house looks much better. However, Atlantic Coast Realty did not even show up for the move out inspection... We called, left messages, waited an hour, and took videos of the place... But Atlantic Coast Realty did not show up, but still chose to keep our entire deposit. Now we have to take them back to court again. I feel bad for the owner, but I as the tenant suffered as well.

    Unprofessional, horrible record management, and possibly criminal. I read the reviews before…read morerenting from ACPM so I thought I knew what I was getting into. I took extensive pictures prior to moving in, sent those pictures with a "read receipt" email to verify they got my move in inspection form within the agreed upon timeline, but when it came time to move out they kept my entire security deposit and then charged an additional $70 ($1470 total) claiming damages. The damages I was charged for were clearly in all of the pictures I took prior to moving in, but they denied ever recieving my move in-inspection, even after I sent them the original email with attachments. I was a tenant for two year, maintenance requests were hit or miss to get resolved quickly. I do not feel that they understand how to operate and manage the online portal. It took five months to remove the pet fees from my monthly rent after I notified them I no longer had a dog in the house. Classic gaslighting techniques were used when I questioned my charges, and I was made to feel that my concerns were unwarranted and not their problem in order to draw a reaction to justify hanging up on me. I was calm and rational on the phone, simply asking to see documentation that supported their claim that I did $1400 worth of damage, then I was told to "shut up for a minute" by one of their very unprofessional property managers who apparently didn't like hearing what I had to say. I was abruptly hung up on as soon as they got the reaction they wanted from a disabled veteran with a low threshold for stupidity and a foul mouth. I am currently (six months after moving out) still trying to get resolution on my security deposit. Both the home owner and I (the renter) have asked for clarification on the charges, but have received no feedback.

I'm active duty, and needed someone to be on top of the necessary things that I just don't have the time to do, and the staff does just that. The rates are normal, the responsiveness has always been good. Throw them the keys and they'll take care of it.

They took $450 out of my security deposit for yard maintenance and sent pictures of some branches in the yard, THAT WAS THE REASON FOR THAT. I'll attach the images they sent me as to why they're charging me. They don't do damage addendums so they can and will charge you whatever they seem fit after move out for any reason they want to just to keep your money. But that's just moving out. When I first moved in I spent weeks and I means weeks cleaning and taking care of a yard that was filled with trash, broken glass, pieces of the house exterior molding and siding, logs and branches and plies of dirt and leaves. I was living there in the time frame of only a SINGLE year the sewage pipe burst underneath the house and that took them about a week to come out look at and fix. The basement flooded because the hot water heater burst which took them about a week to replace and fix but when that burst it took out the HVAC system so no heat, and yes this was the middle of December the heat took them a good AT LEAST month before they did anything. They did bring two crappy oil space heaters which did absolutely nothing in the two story, three bedroom all hard wood house I was living in which also had an attic, basement and attached garage that was bringing in cold air. When I moved in I complained the house wasn't properly sealed and bugs and breeze and dirt where coming in they sent somebody out to fix it that did a half ass job that wasn't even worth it because I was still dealing with the problem. A tree feel on the house during a big storm that took the a couple days before anybody would remove it then a couple more days before they removed it from the yard. Also when I moved in the refrigerator didn't work took them not that long to replace that one. But that one stopped working on me also and the time frame for them to replace that one was at least about a month so I had to clean the mold filled refrigerator in the garage that was that way when I moved in to be able to keep cold food for the house. I also complained about the smell of mold coming from the vent system which they did absolutely nothing about. All in all this realty company is absolutely trash and they do not care about their residents one bit. They just want your money and for you to suffer.
