I have typed this review a dozen times debating whether or not to share; however, if I can save one property owner the headache we have endured with this unprofessional, unorganized, and unethical company, this lengthy review is worth the time. My husband and I are both deployed. I am actually writing this review from the desert. Here is a brief synopsis of our experience with ACPM: owner payments were on time (within 5 days) twice, accounting is disorganized, "monthly" owner statements are sparse and incorrect, maintenance covered under warranty was performed outside of the warranty and charged against owner direction, and on multiple occasions our tenants could not reach the company and contacted us [owners] directly. The complaints do not stop with us [owners], our tenants have also expressed their dissatisfaction with ACPM, but I will not speak for another.
After receiving an owner payment over a month late and making no traction as to the balance of our account, the final straws were drawn and we requested termination. To avoid a legal battle over a few hundred dollars, we offered to pay ACPM the remaining months of contractual management fees for no services rendered.
We made multiple attempts to breakdown their errors in accounting, but ACPM was convinced and steadfast that we had not paid the maintenance reserve: bank statements and emails proved otherwise. Furthermore, the company stated more than once that they "couldn't make this anymore simple" and that they had "broken this down for us many times". In conclusion and to no surprise, our [owner] accounting records were correct, less the new addition of "accounting fees" which we were informed of after we requested termination. The accounting fees are vaguely stated in the PMA as "all direct costs of managing, leasing, and operating the Premises", but a well-worth it additional $20 per month to terminate contract, even though it seems ethically askew to add fees retroactively when termination is requested. If ACPM had spent as much time fixing their problems as they did talking around them, I would speculate that the issues could have been resolved much sooner. The company also stated that they would have denied our business if they knew payments were to be made on the 15th since "no property management company in the area operates like that". News to us, as we would have adjusted. All parties were aware of the standing contract with our tenants to pay on the 15th.
To avoid this getting any longer, learn from our mistakes, do your research, and do not do business with a company that deflects issues and makes excuses instead of fixing problems. I see by the shear breadth of reviews, that we are not alone in our frustrations with ACPM. read more
