Avoid Jeremy Stansbury at all cost. He is unprofessional, rude, and just an overall jerk. Attached are texts he sent to our agent when we wouldn't budge on repairing the pool at our parents' home we are selling. We stated upfront we are selling "as is" regarding the pool, even with that we did offer a $5K credit. Realtor Jeremy Stansbury was extremely rude and disrespectful to our agent and to our family's integrity. We are selling our family home and made it very clear the pool was," as is". We came down on the price of the property significantly and offered a credit. He responded by calling us cheap and dishonest. Not very professional at all. I have reached out to his company to speak to a manager regarding his behavior, and have yet to get a response. I have concluded that Jeremy Stansbury of Virginia Beach Exit Realty failed to provide me, the seller, with adequate assistance, customer service, and expertise. -Jeremy provided the poorest communication I have seen in a long, long time. -Jeremy made little noticeable effort to sell my house in this seller's market. Based on his efforts and the buyer's he seemly hand-picked for me. They had numerous concessions, contingencies, including requests to pay much of their closing costs. -Jeremy frequently argued and disagreed with my input, inquiries, suggestions, and decisions. -Jeremy seldom made adequate time for us, his clients. When he did, it was over the phone with him arguing a point in favor of a buyer. -Jeremy failed to provide me with adequate status updates and inquiries about the property. They were sporadic at best. He seldom responded to phone calls. -Jeremy never showed up to discuss the three offers I received. They came in text and email only, and with no guidance or advice. -I spoke to Jeremy in person a total of 4 times, first: initial interview, second: walk through and signed agent agreement, third: arrived to post sign in yard first day of listing, fourth: returned to hang lockbox after forgetting about it and only then after seller inquiry about the lockbox. -Jeremy showed up for zero house showings, even after requesting for him to show the house. -The first weekend was like an open house with door unlocked on the first day. Many buyer agents and their clients (and whoever else) were able to come right inside for their showings. -Jeremy became upset over the phone when I was[jc1] asked for a block of showing times on Saturdays and Sundays, and as needed throughout the week. Jeremy was very insensitive to this request. - Jeremy decided that buyers agents would call me directly to set up showings. I coordinated 100% of showings, via phone calls and texts, from buyer agents who desired to see the property. -After first weekend of showings, my wife and I requested feedback of any inquiries/showings. Jeremy seemed perturbed that we were asking for feedback. Also, he never attempted to discuss any strategies to gain increased interest. Jeremy only pushed us towards the three offers he provided and never advised us that other offers (and better ones) could or would likely be made. - During one offer, I asked Jeremy why my property could not continue to take other offers. He told me that this does not happen and could not be done. He said it would be unfair to the buyer. After research, I found this to be untrue. -During a phone call after the first offer, Jeremy became belligerent, particularly when I discussed future plans on, including raising the sell price on the property which I felt in the beginning was too low. -Jeremy dodged phone calls regularly with many calls going to voice mail and no callbacks. -Jeremy became belligerent during one phone call when I questioned a clause in an offer. I pointed out that the clause: buyer will pay up to $5000 over appraised value if appraisal comes in lower than listed sell price. I explained to Jeremy that this means if my home is listed at a certain price, but the appraised value came in at $100K lower, buyer would pay seller up to $5000 over the lower appraised price, not the listed price. Jeremy became angry, argued against it. Phone call ended. -My wife texted Jeremy several questions and inquiries for updates on the status of any interest and/or offers. Jeremy then sent a text with the word "stop" again indicating to my wife and I that he had no true interest in helping us. - After becoming fed up, I sent Jeremy a request for release from our agreement. Jeremy text okay and told me he would come by and pick up the lockbox and sign the next evening. About mid-day the next day, I looked out the door and I saw the sign was gone. When I stepped out, I noticed my house key on the pavement outside my front door. Jeremy left the key from the lockbox on the pavement of the front porch. We were home all day and Jeremy could have easily knocked or rang the doorbell, handed us the key, and thanked us. This this action was indicative of his standoffish behavior and communications throughout the entire process. -There's so much more and not enough space here to elaborate. -As a result of my experience with Jeremy, I am not selling my house. A full letter will be sent to Exit leadership. -Lastly, I would not recommend Jeremy Stansbury under any circumstances. read more

When I told the agent I decided to go with someone else he became very defensive and ended up hanging up on me. Been renting from them for 18 months now. 4 months ago the plumbing pipe up stairs burst and leaked into the kitchen. They were fairly quick in getting someone in to clean up. On the downside the repair work still isn't completed and we are going on 5 months very soon that this incident occurred. It's been a bit of an inconvenience as the repair crews stagger their work and have not completed everything in one shot.
