This is going to be a long review about our experience at Gables Point Loma (2023-2024). Firstly, this location was great. It felt safe and tucked away. We were on the fourth floor facing the ocean and Sea world which by far was the best view to see occasional fireworks throughout the year and watch planes go by. We were quickly accepted and picked our day of move in. As time went on and approximately 5 days before move in, we got notified that the room we would be staying at, the current tenants wanted to re-sign their lease. I found that odd we would be getting notified just days before our projected time to move in. Thankfully they had another room available which ended up having the better view. When I went to get the keys, I was told by Jillian that she had just done a walk through and everything looked perfect in the room, but to give it about 10 more minutes before I went up because maintenance was giving it one last mop. I walked around the building and the amenities before heading up, walking in to a man fully masked, moping the floor with a yellow bucket full of black water. Approximately 5 minutes into my walk through of the apartment, I was already calling back to the front desk due to the amount of issues that clearly were not checked at all. The kitchen light did not work, along with the garbage disposal that also did not turn on. Upon inspecting the dishwasher itself, there was rust, cobwebs and what I can imagine as hard water stains all along the bottom. This was not nearly as bad as the inside that was full of rust, mold and looked ripped apart, broken and full of dirt? The fridge looked okay, however, the ice machine was also full of rust, an orange substance and flakes of some sort, and the spout for water and ice was full of black and white/pink bacteria and mold. The living room area had outlets that were loose, or shoved into the wall, which later became more of an issue as they sparked when anything was plugged in. Walking in to the bedroom, to my surprise, another light did not work. The big mirror doors for the closet were a nice add, but because they are heavy, they often fall off the track and shake which I can only imagine is very loud to my downstairs neighbors. When entering the bathroom, the shelf for towels was hanging on by a thread, the nails stripped from the wall and just floating (which then fell off the wall two days later). When attempting to check the bathtub, the spout was stuck on the "shower" setting, almost like super glued. These were all things noticed immediately checking the room out. I suggested Jillian to come to the room to look at what I was seeing as she just claimed she was in here to make sure the room was in move in condition. She instead sent maintenance up, who quickly got to work. This became a routine for an entire month, waiting for new parts and light fixtures because it was not just burnt out light bulbs. They replaced small parts of the fridge when I complained about mold, until two weeks in the entire thing went out. I was given a brand new fridge and dishwasher. The sink begun to leak and also needed replacing. The air conditioner was full of black mold, and when a bad small came out of it, I took it apart to try and clean it. I let maintenance know, as I ended up being sick from October to December. I was advised that this was a "new unit" and was only a couple months old before we moved in. At this point, I did my best to sanitize what I could, but did not want to deal with anything any longer as I knew our stay was not going to be very long term. Windows need repairing as they let a lot of water and moisture in, make sure to get a dehumidifier and air purifier. Doors are slamming constantly due to having windows open, they shake the entire floor. One door on the main floor leading to the outside from the elevators is another culprit that no one has the decency to close themselves besides swinging it full force. I could hear it from the fourth floor daily. I rate two stars because once all issues were addressed, the rest of our stay at Gables was nice and without any other problems besides our car almost being towed 5 months in because they assigned our spot to someone else because it was not in their system. Please ensure you are standing your ground to get things fixed and follow up with them (or anywhere for that matter). Getting a hold of the front desk takes some time, but they usually will call back. Location is great, close to a lot of stores, food and coffee shops. I wish they would clean the pool more often, as it usually sat stagnant with a film and bugs. Water gets shut off with little to no warning/email. After moving out, I waited for our security deposit which despite given an alternative address as requested, it was still sent to our gables apartment that we had vacated. I know I could have more to say, and usually I take reviews with a grain of salt, but most reviews given do speak truth about this building.

Pros- *My view- USD, Seaworld, . *Josh, is by far the best community manager I have dealt with ever. I have had good and extremely awful community managers. He is great, communicates and is on any issue immediately. He has gone above and beyond during the Covid Pandemic, *Maintenance- See above - Any issues, on it immediately, thank you! * Pet Friendly. *Amenities- Huge spa and pool, excellent gym. *Hardwood floor in kitchen and den/mainroom. *Office- Extremely friendly- Stacy and Demetria, Thank you to all for your assistance and patience during COVID.

Pool lock Broken for over two weeks. Fixed, then vandalized over the Labor Day weekend and broken again.

I just wanted to update. I no longer live here but recently visited a friend at the gables. The pool is in dire need of cleaning the hot tub is scary dirty. Everything is broken still. Police were there for the one night I was there. I know the new staff seem to be doing their best. It's not enough. They don't have the power to do hardly anything. It's disgusting and nothing has changed. Had I ever received a response my reviews I would have never left reviews and probably would have deleted my review. Such a poor mistake on gables behalf. Let me remind everyone we paid over $2000 to break our lease. It was that bad. We are lucky we have the $ to do that. We could have afforded the extreme price change but gables isn't living up to the prices they are charging at this point. Everything escalated because Gables gaslights and ignores. My husband did have his own concerns and I had mine. They addressed the man's issue but not mine. Bad form Gables. I hope you get your act together. This was the worst place I've ever lived. Im so happy now away from this toxic situation. No worries to respond because the staff has totally changed.. No one in the past ever has and the staff turn over speaks volumes. Please Respond to everyone in the future. I feel like this was incredibly sexist. I felt incredibly unheard. If staff responded to things this review may not exist and possibly would have never escalated to the point it did. We left mostly because of the commutation issues and the mold, dog poop everywhere, fleas, ants, freezing pool, filthy pool, nothing ever works, game room was closed the day in was there. Let me just let you in on a secret. The game room is only open when the gables is open and right now they are short staffed and closed a lot so don't count on it. I'm posting this to do anyone who reads this as a favor. Don't move here. *** update I finally got a Gables response****Thanks for your response Gables but I have no interest engaging with turn over staff or deal with any more of the gaslighting I endured. I care more about helping people not waste their $ to move there. I'm aware Gables/ vendors always are working on the same issues from a year ago etc., nothing ever changes. I want everyone to know mostly that it's a disgusting place to live, over priced and something is incredibly wrong with this place. I'm clearly not the only person with this experience. Gables has had a year to respond to me so no, I won't be emailing unless you want to reimburse me for breaking my lease that I felt I had to do for my safety. I know all too well how that goes. I love where I live now. Incredibly clean and safe. Gables is in my rear view mirror but my reviews aren't. Too little too late. ***EVERYONE SHOULD ALSO read the 33 reviews not recommended. Several of the one stars are real and from residents I know.****

When I found Gables, three years ago it was under different management than it has now. I was extremely excited because I was moving from Wisconsin to sunny San Diego, a goal I had finally obtained. I was I formed to go through the apartment with anyone toothed comb on move in, and I did. I found a few things that were damaged and I wrote them down and took pictures of them to ensure I wouldn't get blamed for things damaged at move out. Throughout my three years at the Gables I was constantly disappointed. First I am severely allergic to fabric softener and laundry detergent scents and every day I had to keep my windows closed because the laundry scents wafted right into my apartment. Because i had to have my apartment closed I thus had to run my AC constantly for air movement and to keep my apartment cool enough to live. It was a constant struggle. The maintenance crew was less than responsive and entered apartments even after it was noted that I didn't want them entering without me being present. Every summer (except this last summer) there was an influx of short term leasers, mostly Irish people who came to work at places like LEGO land. When they were there they took over the place. Loud parties, up until all hours making all sorts of ridiculous noise. This would go on for three months straight. The apartment the girls stayed in had 20 people living in it. Literally. It was unsafe and super irritating. Next there's a "game room" that was continuously being renovated. I think it was open for one week and those people as stated above, threw a party and clogged the toilet having raw sewage pour out onto the floor and to our outdoor sitting area this ruining the room once again. Not only was the game room under constant construction but the hot tub was also continually under construction and not usable. Probably for half the time I lived there the hot tub was not useable. The ice maker in my refrigerator didn't work properly, I brought it to maintenance awareness and it was never addressed. My shower rod came off of the wall, and maintenance came and "fixed it" by shoddily screwing it into the wall and never filling in the holes it was originally in. There was a time that there was a leak in the wall from an above apartment, and the wall in the hallway behind my bathroom was this removed to correct the damage. It took them months to fix the hole in the wall, and they only fixed it after I found roaches in my apartment and demanded that wall fixed. There are MANY aggressive dogs on the property and owners who don't leash them. I'm an animal lover and I was often frightened for my safety. The ventilation is subpar. I had BLACK MOLD growing in my bathroom and window sills because there isn't any ventilation in that apartment. So when it came time for me to move out, this past November, I had a horrible experience. I moved everything out into my new place and spend HOURS cleaning the Gables apartment. I reread through the lease because i remembered that it had Said if you live there for greater than 20 months they couldn't charge you for carpet/floor cleaning, blind cleaning and normal wear and tear. Upon move out, Daniel Martinez notified me that I had an outstanding balance because they had to replace the carpet and there was wear and tear in the apartment. I sent a screenshot of lease indicating that I couldn't be charged for those things and I was basically blown off and told that it was greater than normal wear and tear. I said I didn't agree and I asked for his managers number so that I could discuss this with them and he refused to give it to me. They lowered how much I owed but that was not the outcome i wanted. I attempted to talk to corporate but I didn't get any response there either. The Gables do not follow the lease that they have you sign. They are unreasonable with what they say is normal wear and tear. And they are severely unpleasant to communicate with. In conclusion I would not recommend anyone rent from them. The price of $1800 for a 600 sq ft apartment is ridiculous for all of the nonsense that you have to go through with them is not worth it, in my honest opinion. The only good thing about this place is the location in a pretty great neighborhood.

The staff is really nice and much better than they used to be. That's what I can say about this place. They really try and make this a great place to live and I do honestly feel they care. They must get a lot of crap because of how this place was left in their hands. However, they are limited by the stubbornness and selfishness of corporate to spend ANY money. Corporate is disconnected and do not care about the people or the apartment here. I've talked to them. They don't care. If you're looking for a place with a pool you CANNOT swim in for 3/4 or more of the year because it's freezing (literally, it feels like ice buckets and is as cold as the ocean - 65 last I checked though it feels colder now. They advertise it being heated to 72 and then change the story on you), if you want your clothes to be ruined in the laundry every time you do them (bleach stains, dirt stains, other peoples dog hair and other nasty stuff, laundry room floods with sewage) not to mention my expensive yoga pants getting torn up and in the washing machine. They are "working on it" but they have been for over a year. If you'd also enjoy a place where domestic violence issues and threats are a regular occurrence, sad but true. The police are always here and we never know why unless it's our neighbor or someone we know. Packages get stolen despite you paying extra for secure lockers. I asked them to put up a sign for the delivery drivers and they need approval from management. However they can put no parking signs up outside of their office all day with no approval! If this sounds good this is the place for you! Otherwise I don't recommend. What is our 10% per year rent increase going towards? And yes they increase that much per year, every year. My neighbors lived here 6 years. I will say the hot tub is great, pool area is beautiful but pool is mostly for looking at since it's impossible to swim in, gym is nice. Oh and mold growing the apartments that don't get taken care of. Corporate - when will you address the issues? PS: they just towed my car because they're repaving the parking lot. Why? The parking lot is totally fine. Know what's not fine? See above and many other things. Yes they warned us via email but there is no reason that parking lot is being repaved, and they know who parks in which spot so it would be kind of them to call and tell us. They said 4 people got towed yesterday. Not hard to call 4 people. Your excuse for not heating the pool is you being eco friendly right? So why are you hiring all of these big trucks to come tear up the road that was completely fine and redo it for no reason? - not environmentally friendly. Why is the laundry flooding all the time? - not environmentally friendly. Why do we have a small box for AC and heat (not environmentally efficient because it has to work really hard and doesn't heat the whole place). Why doesn't anyone here know how to recycle yet no one is reminded that cardboard boxes don't go in the landfill? It's not the environment, it's money for corporate. The rich do get richer don't they? Update - they did get mold paint so we will see how that goes. That's nice. Before it was just on you or they would paint over it and it would grow back. Not normal for an apartment. So thank you for that, but overall this place isn't worth it.

I wanted to state to not be upset with the maintenance department. They follow the guidelines and…read morerules from the front office (HG Fenton). The maintenance staff here are great. It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

She went above and beyond to make sure we understood the community, the amenities, and what living there would actually be like. It felt like she genuinely cared about helping me find the right fit rather than just giving a standard sales pitch on why I should live at the West. Overall, Korey was an excellent leasing agent and made a really positive impression with me right from the start. I appreciated how helpful, patient, and welcoming she was throughout the entire tour. Once I did move in, she continued to show outstanding service and continues to make me feel comfortable with any questions I have! So far, I'm a month in and loving living here! I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. I rented the one bedroom loft style apartment and it was perfect for my dog and me. Very clean building with good appliances. This building is so dog friendly and have socials with the dogs including treats, photographer, toys and bandanas for the pups and drinks for the adults. They even have a dog park on the top floor with an area to bathe your dog. Loved all the socials and amenities. Frequently have food trucks, opportunities to meet your neighbors and celebrate the holidays. My favorite amenity was the cold brew on tap. They also have beer on tap, gym, jacuzzi and lots of decks which is nice if you work from home and want a change of scenery. The staff is very kind and responsive. They make an effort to get to know the residents which is so appreciative.

My partner and I loved everything about this complex, the gym got additional equipment, maintenance was immediate with any repairs we ever asked for, and the unit itself was perfect for the price range. Our rent didn't go up too much our second year which we really appreciated. I hold the staff at blvd in such high regard for just how well they took care of us our whole time here. Toni, Dale, Danica, Ulysses, and Francisco are an elite team and their attention to providing a quality living space for the residents here did not go unnoticed. The fun events they plan for the residents were always super fun as well! Don't have anything but great things to say about this place, if you have a chance to live here do it!

If you're wanting peace of mind, reliable staff, security, community, and comfort, I highly recommend Del Oro on Broadway Apartments. Alba has been with us from the start, she's always on top of communication answering all of our questions and concerns. Pete and Ruben are the friendliest grounds keepers and always will help with anything. These apartments are very well maintained, professionally cleaned and sanitized before move in and move out. It's very modern and roomy. Should anything need immediate maintenance they have onsite maintenance there 24/7. That also means if someone trips an alarm or something by accident you won't hear it for hours. Its a very nice gated community with surveillance cameras everywhere and on site patrol at night. The heating and a/c are top notch as well as all the other appliances. We rarely ran into issues but if we did it was fixed super fast. The staff have special events every so often for children as well as free pizza or raffles to win things like full thanksgiving meals, etc. Parking is great theres plenty for cars needing charging stations or cover. The amazon package hub and mail are very secure, easy to use. We had two dogs and it was easy to get them to the designated dog pen. Its all kept very clean! There are so many amazing places nearby to eat and the bay is just up the street! If you're nervous to apply like we were because we had a lot going on at the time that sounded complicated to explain, just try! The staff are very understanding and will try to help you succeed. We are very thankful for the chance we had. There really isn't anything negative to report, we loved this apartment and they were always fair never asking for large increases in rent renewals. They also give plenty of advance notice for fire alarm testing, main hallway carpet cleaning, elevator maintenance, and any in unit quick inspections for yearly fire sprinkler upkeep that is just fast in and out look. Again, I highly recommend living here, it was an easy 3 yrs and we were very comfortable here.

They are all very friendly, professional, and hardworking; they have also gone out of their way to help me a few times which was so nice! The grounds are always kept clean, it's secure and quiet. There is also roaming security at night which is a bonus. The apartments are beautiful and it's really nice to be able to enjoy a pool, jacuzzi, gym, and clubhouse. I'm so happy to have chosen Del Oro. Highly recommend!
