First let me say we have used Fulton Grace as our property managers for 10 years. I have had an exceptionally positive experience with this company. We have 3 vintage units in Wrigleyville and our units can be a lot to deal with. Fulton Grace has addressed them fairly and thoughtfully. Fulton Grace uses a team system where your property is managed by the same team of people all the time - so that the team gets to know your property and there are many people who can address any issues that arise. The management at FG is exceptional. I would highly recommend Fulton Grace for your property management, you wont find a more comprehensive system for keeping your units rented and maintained. read more

Found a couple of listings and I did not hear back from anyone until 2 months later. Once someone finally contacted me back they asked me a couple of questions and then told me to call the main phone number for help. What was the point of emailing me if you weren't going to help me? read more

Fulton Grace was extremely helpful and on top of their game to help me find an apartment to lease in Chicago. I was partnered with the agent Billy Voukides. Billy was so helpful, diligent, and kind throughout the stressful process of finding an apartment to lease. I am moving back to Chicago from out of state, and he immediately looked and found a list of apartments that met my budget and needs. He even took the time to video chat me into tours so I'd have a place to lease once I got back. Even after I did not get my first apartment that we landed on due to a prior application on it, he immediately pivoted to help me find a better choice. After I applied for my new lease, he continued to follow-up with me and the building office to ensure that everything was finalized and I got all the concessions I was promised. I will highly recommend Billy to all friends looking for a new place in Chicago! read more

I have had the opportunity to work with Natalie Odom on several transactions. She is very detailed oriented, available for any questions and incredibly knowledgeable. She is incredibly client focused and always looking to add value to her clients. I would recommend Natalie to anyone looking to lease their apartment and can't thank her enough!! read more

Unresponsive. They clearly only care about home buyers. I've requested to tour multiple rental properties, and each time I request I get an automated email to set up a showing. Once I set it up, it's says they will reach out to confirm. Not once has anyone confirmed emailed, called, followed up, THEY DON'T DO ANYTHING. I've even called them direct, left voicemails, NOTHING. Don't waste your time here or on any of their likely fake properties and go with companies who will hustle for you. read more

Worst experience working with realtors I have ever had. Looking through other reviews it seems that it is a common business practice for them to reach out, ask you a bunch of information, then never contact you again. I have worked with multiple agents, including a VP of the company and could not be more displeased with my experience. From being promised a first viewing on an apartment that wasn't even on the market to being blatantly ignored, I have nothing but bad things to say about this company. I've never rented directly from them but based on this experience apartment hunting, I would highly recommend against working with Fulton Grace read more

Ive been a property manager and then hired a few property management companies. One was ok but they sold and it became a very bad expirience so when I found Fulton Grace, through YELP adds!, I was and continue to be so extremely happy, impressed and relieved at what a fabulous property management company they are! There immediate response to repairs, personal contact with a team who knows my property and the quality of the work and contractors they offer has me doing this review. I can not recommend Fulton Grace enough. Peace of mind is priceless! read more

If you're a renter, your experience with Fulton Grace is dependent on your Property Manager's ability to communicate. In the 5 years that we've been in our rental, we've had at least 3 of them. Some were great and some weren't so great. The great ones will respond within 24 hours and follow-up with any ongoing issues. The not so good ones will forget to tell you a maintenance person is coming or forget that the maintenance people left a hole in your ceiling. Sometimes you find a great future home and can't wait to sign all the paperwork. My recommendation is to closely read the lease agreements because Fulton Grace does 2 things: 1) Could their 4.4 Yelp rating be inflated because they censor those that are unhappy? Fulton Grace includes a non-disparage clause in their lease termination agreements. If Fulton Grace cares so much about their customers, why not trust their clients won't say good things? If you care about freedom of speech, this may not be the company for you. 2) If you choose to stay, they may raise the rent on you, which is normal. What's not normal is that if you decide the rent is too much and decline to stay, they'll advertise your unit at a lower rate than what they wanted you to extend for. If you ask about extending your lease at the advertised rate, be prepared to be rejected for no reason. I've been impressed by the responsiveness of TJ, Kelsey, and Jamie and they seem like genuinely nice people, but walk into any agreement with Fulton Grace with your eyes wide open. read more

I contacted them about an apartment listing. An agent reached out to me but did not say anything about the apartment I contacted them for. She suggested I register with them so they could tailor a search for what I was looking for. That made sense so I signed up. A couple days later I got an email from the agent about a few different listings. I responded that they all looked good and I wanted to make arrangements to see them. She never got back to me about any of them. I reached out a few more times about more listings on their website, and got the same response, nothing. But I do get their SPAM emails for listings I wouldn't ever want, every single day despite having unregistered with them. I ended up seeing the original apartment I contacted them about through a different agency that actually responded to me. They set up my appointment, I saw the place, and signed the lease within a few days. TBF, this has been my experience with many rental agencies. My guess is, they have so many clients they don't care if a few fall through the cracks. The thing is though that I was an almost guaranteed sale. Unless the unit was mispresented by the ad, I was more than likely going to apply for it. They cost themselves a commission, because they couldn't be bothered to do their job, which in this case would have been fairly easy. Yeah, quality way to run a business. read more

Worked with Johanna Quezada to find an apartment in Chicago after a week on my own with no luck. Johanna was so helpful in taking me to all the places that fit my budget and location preferences! Was able to find a great place in Lincoln Park and signed a lease within 3 days of working with her. I can't thank Johanna enough for this. She was super responsive to me while other agents would take days to get back to me she would reply within an hour max! I worked with Rodney Alex at Fulton Grace and had a great experience. I was in a rush to quickly find a new apartment, and Rodney listened to my preferences and directed me to 3 great options. He was patient, professional, drove to various neighborhoods and pointed out specifics in each area to fit my needs (e.g., nearby grocery, public transportation, great places to eat and shop). Thank you, Rodney for making a last-minute/slightly stressful situation very comfortable and enjoyable. read more

My experience with Fulton Grace started off very well. Viewed the apartment a day or two within sending an inquiry. When I had questions after the tour, the agent responded very quickly and was very helpful. After verifying with the agent that there were no other pending applications, I sent my application and well as my cosigner (because I am a college student who was getting the apartment taken care of by them anyways). We didn't hear anything for over a week and after calling and texting multiple times, the agent sent a random screenshot of another agent and applicant's email basically saying the owner was going with someone else. Seeing as though I wasn't the one in the email I asked for further clarification and never heard back. The very next day I saw the listing back online which raised red flags because it appears that they're just taking people's money with no intent on renting. I reached out again, this time to both the previous agent and the one who actually listed it (still within Fulton Grace) and was told by the listing agent that my application had been denied because every applicant needs to have a credit score over 650 regardless of a cosigner. Not only was this my first time hearing of this condition, I was also hearing it from someone different instead of the original agent after being left high and dry for two weeks and needing to move out very soon. Requesting for a refund because 1. I was told there were no active applications before applying and 2. I let the agent know that I would be using a cosigner because I am a student and he never informed me that I needed to have a credit score over 650. Overall very shady business so I would be careful with this company. They're extremely helpful up until you send your money then go ghost and you're forced to jump through hula hoops to get an update on your application. read more

I spoke with a Fulton Grace realtor about helping me find a new tenant for my current apartment. After an initial phone call I did not hear from her for 3 weeks. When I reached out I got no response. I called the office and sent in the details on the unit and was promised "We'll get back to you within the day". That was weeks ago and I have yet to hear back. I understand they may be busy or uninterested in working with me but it would have been nice to hear that upfront instead of waiting for a response. read more

I know Fulton Grace based on my interaction with Aaron Nowak- so maybe the other people there are fine. Here is the summary of my interaction- He is unresponsive and communicates when he wants to communicate. does not care much about your money or time. and represents the other party more than you. Below are the details I was looking for a rental and he sent me listings and showed me one apartment and confirmed it was available and that i should apply and close it. I applied and that cost me $100 and everything checked green on it ( credit, history etc). However he sent me a one line text that landlord does not want to rent to me ( landlord never saw me).. i asked him for further details and there was no response. he keeps sending me new listings above my budget and still is unresponsive. So engage with him with your eyes open read more

I had a great experience with FGR in 2020 but a year later a new leasing manager took over. Speaking over the phone was avoided and emails or texts were used instead. There were plenty of delayed responses and as such my condo wasn't rented out timely. There was a confusion on where their office or which office kept my unit's keys; rent amounts promised were way off from what the market dictated, etc. and the manager's boss has been less than great to work with; especially when I tried to work things out and be reasonable on experience and expectations so that repeat business was maintained. Instead of reasonable I got the defensive treatment instead and so we're no longer working together after 3 years! read more

This Real estates agency is probably one of the worst agencies in Chicago. Tiffany Vondran was my agent and to say the least did not do a good job . I own several condos around Chicago and have always used realtors to list my vacant properties. I have tried several different agencies but had not really found one that impressed me enough to use more than once. But when I found Fulton Grace a few years ago, I knew I had finally found an agency I would stay with. Fulton Grace has been extremely professional and so helpful with all of my listings. I have never had a listing stay on the market for more than a few weeks, which was not the case with other agencies. Even now with the market being slowed down due to COVID and many people leaving the downtown area, I listed one of my Magnificent Mile condos half-expecting it to sit on the market for over a month. But it was rented in less than 2 weeks! And it rented at my original asking price, I did not even have to drop the price as I had initially feared given today's market. Samantha Garcia was my agent and I have nothing but good things to say about her. She was quick to respond to all of my inquiries, extremely patient with all of my questions and concerns, and so helpful with all the paperwork and details. I will continue to use Fulton Grace for all of my rental listings in the future and I look forward to working with Samantha again in the near future. read more

Disappointing end to an otherwise perfect experience... I was really excited to leave this company a five-star review raving about how everything was perfect for the 6 years that I used them to manage my rental in Chicago. However things fell apart once I decided to sell. I found this company in 2015 when I did a search on "Chicago's best property management company", and for the first several years, it was, in fact, as close to perfect as it could possibly be. They were every reason why I wanted to hire a property management company in the first place to manage my rental since I was living out of state. A couple of months ago I decided to sell, which required a few X's and O's to be addressed in order to accommodate the buyer. I started having issues when I needed to get a repair to the air conditioning unit. I requested maintenance and very specific repairs over a month prior to close however there was very little communication or confirmation until either myself or the realtor followed up to make sure that it was scheduled. Then once it was scheduled the items that we specifically asked to be repaired were not done. This resulted in the first escalation (to company leadership) and things seemed to get better for the last couple of weeks. Fast forward to the close and sale of my place, and we realized that not all of the things we're taken care of when the last tenants moved out (which is a responsibility of the management company). Subsequent follow-up have gotten no response. I understand that I am no longer their client however this should have been taken care of while I still was and now there's no accountability. Like I said a very disappointing ending to an otherwise near perfect experience. This most recent experience has left a lasting impression. Very disappointing. read more

I have only positive things to say about Fulton Grace, but in particular our property manager Samantha Mack. When we first decided to rent our place, I wasn't sure it would be worth the money to hire a full sized property management company. After the first bump in the road (our tenants wanted to end their lease early and find others to sublease), we were sold on Samantha. Whether it was an issue with the appliances, the tenants, or just any random thing that came up, she handled every concern with a friendly professionalism that was very comforting (we don't even live in the same city as the property anymore). She always presented any problem with a handful of solutions. Terrible experience with Fulton Grace. 1) They allowed the owner to cut the main water line to the fridge so the ice and water dispenser did not work- they did not bother to check this until I had moved in and noticed that neither dispenser worked and it to weeks of arguing to get fixed. 2) Blinds were missing in the guest bedroom which was also a fight to get fixed because I rented the house ''as is" 3) I have a video recording of the noises heard (crawling, scratching, within the walls- it being Chicago it was rats- but the owner denied access to the attic as did Fulton Grace- I have multiple videos of hearing this scurrying from above into the ceiling and down into the walls- coming from the attic that the owner purposely denied access to). 4) My AC went out and I had to work- so I let the office know to please supply the keys to the HVAC guy, they said that was fine, when the AC guy showed up the office didn't have the keys- because the keys were with maintenance (some random man) from days before- so they have no protocol that maintenance has to drop back off keys to the office- these random men can just keep the keys on them. They didn't call and wouldn't respond to my calls or voicemails, so instead of calling and telling me they didn't have my keys, I didn't find out till I was home from work, in an 85 degree house with the AC still not working. It took them 2 days to get this issue resolved, so I went to a hotel because I was not going to be staying in an above 80 home. Avoid this company at all costs, disorganized, unethical and in major need of improvement. read more

Fulton Grace uses fake apartment listings so they can send you unsolicited marketing emails. They prove - at first contact - they are not to be trusted and do not care about your experience or privacy. Fulton grace listed an apartment on a third party site (in this case, Zillow) and within a few hours I inquired. I was then notified that despite the apartment having been newly listed earlier that day, it was already completely off the market. Of course the listing remained on the site for weeks after I was told it was unavailable. Do not support companies that use underhanded tactics to gain your contact information. Slimy and unwelcome. read more
