Brainless people. I was denied an apartment rental because of a negative report from that Rent Grow Outfit. The rental agent, Fulton Grace Realty in Chicago, accepted it mindlessly, without even asking me for an explanation. There was one item, a disputed fraudulent amount from a prior landlord that had bought out the apartment complex after I had lived there 13 years, paying on time every month. I had lived many decades in previous apartments, likewise paying every month on time. Later, I found out that the onsite property manager had a criminal record with the Cook County Court. Even found her mugshot. I contacted Rent Grow, got a copy of the report and disputed it. They removed the disputed item. Then ... SURPRISE! I received an email from Fulton Grace wanting to do business with me. I was, of course, done with them. At least for me, it all worked out because I found another apartment for less money that met my needs better. Thanks to Fulton Grace and Rent Grow, the property owner lost out on a reliable tenant. read more

I am a brand new tenant with Fulton Grace. Reading through the comments I see that multiple people have had the same experience, which is disheartening. I was not permitted to move in any earlier than April 1 because they needed to "turn over" the unit. My roommate and I paid a $1,500 move in fee, which went toward a hasty patch up job, no repainting at all, and with plaster damage that was not repaired prior to move in. the carpeting was not cleaned at all, activating severe allergies since the prior tenants had dogs. Our team has told us they are "working on it" with no clear timeline. We were told the unit was "move in ready" and prior to signing our lease were ensured it would get a full turn over and cleaning ( verbal-- SHOULD HAVE GOTTEN IN WRITING). Management has been dismissive and passive about making and change requests, we still have not received mailbox keys, and were told our requests were unreasonable and borderline rude. reviewing our lease I say we signed to basically move into the premises as is, so my heartfelt advice is to READ CAREFULLY and request more maintenance and cleaning in writing before signing anything with them. read more

I worked with Jenn Saigh for about 6 weeks at the end of the summer to find an apartment in S Loop. It was a wild time in a funky market with lots of showings, a few listing agents that went MIA on us. I'm involved in constant battle with JHM properties who owns my condo that Fulton Grace helps me manage and they have been so useful and helpful in trying to reach JHM to help fix an ongoing issue. I had an unfortunate experience with Fulton Grace a couple of years ago. I wrote an unfavorable review. The owner contacted me with an apology and a refund and asked my to edit my review, which I did because I felt he was sincere and was trying accept responsibility. I rented an apartment I viewed as a temporary dwelling and continued to search for apartments. Each time I answered an ad for an apartment from Fulton Grace, I would be ghosted after providing my name. Clearly, they blacklisted me. I view this as a bad business practice. Instead of trying to repair a customer relationship, they blacklist and ghost clients. It speaks to the integrity of the business. I think everyone should understand these tactics when working with a real estate company. Word to the wise. read more

Such a strange experience. Worked with Daniel P. Showed up to the apartment address only for him to tell me that in so many words "Actually, the unit is across the street, I just don't like giving out the real address. By the way, the unit that you were interested in, JUST got rented out." Okay, fine. We proceeded to look at the other units in that particular building. I ultimately decided that it wasn't what I was looking for esp. since it looked different in person than the online listing. Then, he proceeded to tell me that what I was looking for in the areas I was interested in, was not possible/within my budget and tried to sell me on a place in a neighborhood that I wasn't interested in living in. Based on his overall demeanor (a little shady), I decided to google his full name and looked at reviews from a previous real estate company that he worked with - definitely not surprised that some of the most bizarre reviews had his name attached to it. Ceased communication with him. I get it - it's a business, but as a prospective renter - remember it's not your problem to help them make a sale. Be firm, know what you want, and don't be afraid to stop working with an agent that you're not clicking with. If you have time, there are apartments popping up everyday on other sites which you can contact directly. You're probably better off. I've been able to find a place on my own that fits my needs in my area. read more

I inquired about an apartment on apartments dot com and was contacted by Josh Stein . He asked if I had any questions about the property. I asked if they accepted a certain program. A few hours go by and I text him again to touch bases with him only to see I've been blocked. Josh Stein definitely came off the wrong way and didn't want to help me find an apartment even after he contacted me. Josh Stein comes off very discriminatory and if he's like this there's no telling how the others are. I'll stay away from this realty service and the property at the Des Plaines Tower on Lee St since my kind clearly aren't welcome. Stay Away!!!! I have been renting with Fulton Grace for almost 4 years now. Not one late payment, and barely even contacted them for anything. In the 4 years I don't know one person that I was in contact with when i moved in. Because I haven't had any issues I didn't even know who to contact when I had a maintenance request. When I tried to reach out I got very snarky responses back, very rude customer service. But the worst of it, they are dishonest. They agreed to let me have a month to month lease and now when I want to get out of it (only 2 months early) they are going back on their word. I got a almost threatening email stating they would highly recommend I sign a bulls**t termination agreement that charges me. First let me say we have used Fulton Grace as our property managers for 10 years. I have had an exceptionally positive experience with this company. We have 3 vintage units in Wrigleyville and our units can be a lot to deal with. Fulton Grace has addressed them fairly and thoughtfully. Fulton Grace uses a team system where your property is managed by the same team of people all the time - so that the team gets to know your property and there are many people who can address any issues that arise. The management at FG is exceptional. When it comes to renting, approach with caution and ask them to clearly lay out the move-in fees before signing. I was recently slapped with an $800 move in fee in totality. Cost break down below: To the building management: -$200 move-in fee -$200 refundable move-in deposit (Understandable - reserving the elevator for the day, etc) To Fulton Grace Realty: -$400 move-in fee I've never seen fees this high and it's not understood or explained why Fulton Grace's fees come into play whatsoever. Unless they're physically carrying my boxes it's unclear what I'm paying for. Now I'm not able to even afford movers at all. Feeling robbed :( read more

Fulton Grace was also VERY helpful in resolving a landlord issue with our current management company, Domus Group (https://www.domusgroupllc.com/). We had a dirty & damaged apartment on moving day (this was on Domus Group to fix), and Fulton Grace's team helped guide us on what steps my girlfriend and I should take to protect ourselves and get things fixed. They even hopped on the phone with me to make sure we were ok. Overall, I highly recommend working with Fulton Grace. Just make sure to avoid any properties managed by the Domus Group that they may be showing. Ask a ton of questions and avoid getting into a situation like I did that involves you having to spend weeks cleaning up the mess of your landlord. I've contacted Fulton Grace on 11/3/2020 to use their service to find a tenant for my 2bed/2bath rental condo unit. My agent got switched to Samantha Garcia on 11/13/2020. From there, I've worked closely with Samantha. We received an application on 12/15/2020 and got a lease signed. Samantha was very helpful in providing the next steps and is insightful on the legal process. Upon request, she provided me viewings and showings over the course of the time with her recommendation of setting a marketable price compared to similar units. She gave me her personal cell which made communication very smooth. Despite being off from Dec 23-27 for the holiday season, she responded to my email during her time off.
