Horrible experience with Fulton Grace. Got into a lease with them last year November and they signed that they will resolve any issues within 5 working days. We had an issue with the AC from the beginning and they kept saying that this is building issue. For 4 months they kept saying this lie and after we took all the effort asking from neighbors and building management to know that this is AC issue only. This whole summer we were without AC and only at the end of June they fixed it. It took them 8 months to fix the issue and that gave us health-related problems this summer. We rented a condo in Old Town for two years from a unit owner that used Fulton Grace as a property manager. Never once met, spoke, or corresponded with the unit owner. Everything went through Fulton Grace and we had a great experience! Matt E was the agent that originally showed us the place and got us set up. From there, the vast majority of our communication happened with Natalie S. She was always extremely friendly, helpful, and professional. Fortunately, we really didn't encounter any issues with the property that we needed them to handle, but we did reach out regarding pet ownership and other general questions. Natalie was quick to respond and made sure to keep us up to date with notifications from the building's HOA. Also, their payment portal made paying rent very easy. We have used Fulton Grace to lease our condo in the city for 2 years in a row. Since we no longer live nearby, we prefer to use an agency that will handle everything. Fulton Grace does just that, from taking professional photos to communicating with existing tenants for showings so the process is painless. We worked with Samantha Garcia and had a great experience. She made it very easy and was quick to answer all of our questions. She provided neighborhood comps and made sure we were priced competitively. As a result our place was rented in 5 days. I am revising my post because the owner TJ went above and beyond to rectify the problem which was both unexpected and impressive. I believe he wants to run an ethical business and respectfully acknowledges the problem. That being said dealing with any realtor or middle person is difficult especially with so many moving parts including the condo owner, condo management and realtors. I think the rental market is becoming like the home buying market where each person has a realtor who represents their interests. Then, like lawyers, the realtors negotiate the deal. All that said, all of these fees have made renting prohibitive and I believe are leading to the exodus of residents from Chicago. We have reached the tipping point. I understand the property tax burden, but the answer isn't to punish the renter with high fees. read more

Bad communication, no idea of the buildings they were showing, wrong keys to the wrong apartments, charged us an application fee and asked for a security deposit for the wrong apartment and tried to excuse themselves. I don't think he is being coach properly and as such he is not very knowledgeable as to the arts of real estate or communicate enough with the landlords. Here is what happened to me. After a day of looking at properties, I was shown a pretty good property and submitted an application. After waiting 6 days, I was informed that my unit was offered to another candidate whom had had applied before me; however, at the time Patrick was unaware of this and I was assured that everything was okay. Instead, he said that they can get me into a smaller, subpar, equally priced unit. My impression from their business practices is that either the landlord instructs these agents to show units and finish by showing the better one if the clients are not entirely sure. By showing the better one last, they entice renters to submit an application and then do the good old bait-and-switch trick after the candidates had applied for an unit. Most disappointing experience in my renting history. read more

We own a condo in Logan Square and this is the second time we've used Fulton Grace for their leasing services. We worked with Samantha Garcia both times and we've had a wonderful experience each time. Their turn around time was super quick last year but even this year with Covid, they were able to find us new tenants in little over 2 weeks. Samantha guided us with the right pricing to get the condo rented quickly. The whole process was pretty quick and painless. Would definitely be using Fulton Grace for leasing services again and would prefer to work with Samantha if she is still around. Definitely recommend. read more

I worked with this company to find an apartment for Feb 2020. The first agent that contacted me, Aleks, sent me a list of available units and promised to set up tours of the ones I was interested in. I sent him my list, but he never responded. Completely ghosted me. While I waited to hear back, a number of those units were rented. I was contacted later by Rodney. He was great about following up, very friendly, and did put a lot of effort into finding a place, which I appreciated. However, when I asked if we could look at more units, he told me that what he had found in his search was "all there is". Clearly this was not true. I was able to find a place on my own instead of through a realty company, both in a better location and a better price than what was apparently available through Fulton Grace. The two options I had narrowed down with him were farther from my preferred location and the prices were around $1150. Two I found on my own were closer to the heart of my preferred neighborhood and the prices were $985 and $1025. When I let Rodney know that I had ended up finding a place on my own, apologized, and thanked him for his efforts on my behalf, he sent the following text: "Well that sucks I could have rented that place as well. I told you I have MLS access. I really feel you really wasted a bunch of my time and didn't deal honestly with me...good luck and try to be more considerate next time. Super uncool" I understand being disappointed with not getting a commission, but as a consumer, it is absolutely not a waste of time to use the resources available to you and look at all possible options when choosing your next home. I am not required to rely on just one person. And why would it ever occur to me that he could "rent that place" to me too, when he had told me that what he found is "all there is"? When it's all said and done, I'm not impressed with Fulton Grace and their lack of professionalism. You are better off trusting yourself than depending on their staff and what is available in their database. UPDATE: I was contacted almost immediately after posting this review by the owner, TJ, who apologized, assured me that this kind of behavior is not condoned within the organization, and said that this agent will be spoken to. While the experience with one employee was poor, I am impressed with how the owner addressed the situation. read more

Came across this agency via one of the online rental search sites. Sent an inquiry for a property and got a response quickly from one of their agents Jason Grede. So far so good. Unfortunately the unit I was interested in got rented out but Jason got in touch with me right away and let me know that and asked me if I'd be interested in other options. After responding yes, I got a series of questions to help narrow down the search which I didn't mind. I'm sure it helps eliminating the properties we'd not be interested in. Sent that email two days ago. Never heard back. Send a follow up email yesterday. Haven't heard back yet. Would not rely on a company like this that doesn't have basic communication skills. read more

On hindsight, I wish I would've have checked these reviews sooner. This place seems like a scam and whatever relationship them and the landlords have going on, comes across as unprofessional and shady. DO NOT get into business with them. We applied to an apartment that has been listed for over 5 months on all major listing sites, and have not heard back from company about a decision at all. It has been almost 2 weeks and their communication about our application status is scarce. "we will be in contact later today" and "the landlord doesn't have an answer for you". Our leases are up soon and we need to make a decision. I called Roman Serra, the Fulton Grace agent directly, to look for answers and he was rude and unprofessional, as if he is not able to speak to me about these matters. WORST EXPERIENCE EVER!!!!!! I've always apartment hunted on my own and decided to have a realtor help me this year as I was on a time crunch. Long story short, I worked with a realtor named Michelle Pharnord that started off okay until she expressed how I was "disrespectful" to ask other realtors in Chicago for help while she's helping me. I had the matter of a few weeks to find my next home and I wanted all the help I could get which is what I told her and that it was nothing personal. I expressed how appreciative I was of her help & wanted to continue forward with her but yet she continued to tell me that, I'm not right for going to other people for help....WHAT?!!?? She then canceled my tour that I had scheduled for the next day and never followed back up with me. I took it upon myself to reach out to the Executive Vice President of the Fulton Grace, Adam Ballog, because I felt uncomfortable by her conversation. He said he would help but never did. She basically sabotaged my chances of my next home due to her own feelings & I currently have a lawyer looking into the situation since it's considered retaliation from her against me. Leave these people alone, find a better realtor because it's not them! read more

I've worked with leasing agents from a number of popular apartment finder firms in Chicago and I must say, none of them lived up to the customer service that Fulton Grace offers. Their website is very intuitive with information on the appropriate agents to contact if interested in any specific apartment(s) listed on their site; it also allows you to set parameters for your search, such as: pet-friendly, must have central air, must be in Lincoln Park, near north, etc., which I found very useful. I think the main reason Fulton Grace stands out above the others is due to their size. They are well-staffed but the company is not so large that poor management kicks in. The apartment finding giants seem to get bogged down with tons of emails/calls and you end up with agents simply not answering -- not cool if you've just found your "dream apartment" -- while the super-newbies just don't have enough resources. Every leasing agent I met at Fulton Grace was courteous, attentive, and professional. Plus, they actually have an active managing broker -- with a real face that comes to the office and everything! Try finding one of those at that company that has offices by every train stop. All in all, I think Fulton Grace provides a nice personal and professional experience that can make finding an apartment much less of a hassle -- searching through a million Craigslist ads, especially when they are double and triple posted within the same hour is a serious pain; there is no reason to put up with the CL insanity when you can have someone help you directly and for free! read more

Vultures. They take all your money and don't make an effort to resolve any issues. Sink was clogged for weeks without so much of a response from Fulton Grace. When moving out, they make you pay for damages done before you even moved in. Also when cleaning the pipes (which we begged them to do for months and finally got them to do it) there were two dead birds in the vents. Truly remarkable how bad this company is. Thank you so much Troy for everything! Please do not lease an apartment from Fulton grace. We have had nothing but issues since day 1. The owner of our apartment hired Fulton grace to manage the property and there is just very little truthful communication. We have had a lot of repairs done in our apartment (which should have been done and looked at prior to move in) and we barely know when the actual workers will be arriving and have had multiple occasions where random men walk into our apartment without our knowledge. This is extremely frightening and unfair. No one answers our phone calls when we try and call and I feel that that their tenants are not their number one priority. read more

I selected Fulton Grace for my apartment because of its good reviews; however, I am quite disappointed with my experience so far. Firstly, I had bought furniture from the previous tenant, and despite communicating this, the "cleaners" removed it from the apartment and it was nowhere to be found. It then took approximately 3 weeks and MULTIPLE emails to be given partial value for what I paid the previous tenant. "Cleaners" is in quotations because the unit was not clean upon move in and I had to do heavy cleaning. In addition, I was given the wrong password for the Wifi, and they did not calculate my rent for the first month correctly despite submitting my renter's insurance proof. My realtor Tian was good, but now building managers have stopped answering emails and recently when the laundry went out, it again took multiple emails to finally find out when they would be serviced (it's now been 2 weeks). It's pretty annoying when I send emails and no one responds, leading to having to send multiple follow up emails. Building managers have said multiple times they have the renter's best interests, however, with the experience I have had so far with Fulton Grace, this does not seem to be the case. Highly disappointed. read more

On the phone he would let me know he has other units and he would email me some places but he never did and never reached back out. I did let him know it was no longer necessary after a few days (because I never got emails I didn't want to waste more time) but he never responded back either. I have had Fulton Grace manage my single investment condo for several years now. Currently, I"m under team Addison and working with Kevin Magida. I couldn't be more pleased with their management this year. It was a tough year and having that lease come up post-pandemic had me worried. They came up with a great strategy to help me rent the place and were in constant contact with what we could do to improve showings, get more interest, etc. This resulted in them working a great deal and managing to get me a good rent at the very last minute. I was more than pleased; I was wondering if I was going to need to sell this honestly, as rentals have been a nightmare this year. Instead, they got a renter, and turned the lease around within a couple of days. I would never have been able to do this on my own. I highly recommend their services and can say without a doubt they earned their fees this year. In addition to the rough market, the condo management company that handles my condo (Wald) can be a nightmare to deal with- and I don't have to anymore. That's worth a lot in itself. read more

After my negative interaction with Fulton Grace I checked with yelp and can't understand how they have so many stars!!!! I came across them because I found one of their "rental listings" (aka click bait) on a rental website. After filling out an online app I followed up with Danny the listing agent. He said he did not receive my application but confirmed they were still accepting applications (and application fees) for the unit I was interested in. During the conversation he kept redirecting me to other units in the area instead of the one I had applied. A couple of hours later, the listing was removed or said 'rented', I called the number that was listed and spoke with Oren A. - he was defensive, uninformed and hung up on me. Can't imagine it gets better AFTER you sign a lease. read more

As a future property owner, I would suggest finding another real estate agent who does more thorough job of critical thinking by doing mold inspections if there was a systemic leak and coordinating better with the building's property management to resolve the issues that transpired. While I don't believe her performance is necessarily reflective of Fulton Grace Realty I would still be sure to establish that the leasing agent you hire is a critical thinker and is willing to do the full job to ensure that systemic problems don't continue beyond the lease signing. While we were allowed to move in three days early, the place was left by the previous tenants in a horrible mess, bugs, dust, hair, grime, and dirt was strewn across the apartment (very different than the virtual tour we had been shown). When we moved in there was also many things in the apartment that were broken, and that remained broken longer than the initial lease sign on date. Additionally, we were not given a floor plan before signing the lease when we asked for one saying that the square footage provided to us was a rough estimate. Furthermore, the floor had been warped by water leakage and there was mold growing behind one of the walls that resulted in the entire flooring of the entryway and Washer-Dryer unit having to be removed which led to many days of construction and repair, two months later after we moved into the apartment. Despite evident water damage, this wasn't disclosed to us after our lease sign-on date and nothing proactive was done to inspect the fungal growth. By month 2 of our stay, there were actual mushrooms growing in the hallway! I hope that everyone's experience was less painful than mine and would not wish for anyone to move into a mold and fly infested apartment without full disclosure before lease signage. My feedback, is make sure to be thorough about fixing the condition of the apartment, even if tenants move in early this is no excuse to leave a festering, undisclosed mold problem unreported for months. Please think more critically in the future, it will save both the tenants and landlords time and hassle. read more

She helped me navigate a Very stressful time, including going to view apartments I wasn't able to because I lived out of state, and going to bat for me when I had issues with an apartment I was supposed to move into. Over the years, she helped my boyfriend and I find the rest of our apartments, and was always honest and listened to us when we told her what we were looking for. She gave us great recommendations on places to visit in the area, which areas would fit out lifestyle, and was always available to answer questions if we had them. Alen Husedic of Fulton Grace Realty is an amazing realtor! I was in the middle of leasing my place to a tenant when I realized after my tenant moved, I needed to sell. Mind you, I was out of state and employing the least possibly helpful property management company I could have found. Enter Alen, June 2017. Tenant moves out in July. Management company delays access to the unit for 3 weeks to a month. So it kills our timeline of catching the middle of the summer market, costing me tens of thousands of dollars in that aspect alone. Finally, August, we can get in. While I'm out of state, Alen gets this mess of a place painted, cleaned, photographed, advertised, and shown (He did a ton of showings every week.) He also coordinated everything needing to be done in my absence. And he was worthy of every bit of trust I placed in him. It is now fall. We don't have the traction we would have hit in summer, but Alen works it anyway all while dealing with all the joys of an association. I'll just leave that to your thoughts. It was a condo. Once the holidays come we break and regroup in the New Year. Late February or early March, we get an offer. He gets me as close to asking (which is above my expectation anyway, at this point) as I could have gotten. Almost 10 months, countless setbacks beyond Alen' s or my control that kept increasing our marketing cycle, all the obstacles of homeowner distance, even a hurricane- and Alen has this place sold and closed. Given any normal circumstances within my situation or things going according to our plan and timeline, Alen would have had this place sold within 3 months without a doubt. But he stuck with me in a cycle over 3 times what it should have taken if we hadn't hit our initial delay. Also I am only one of many clients Alen was working with at the time. Thank you, Alen, for pushing through with me on this place! Added 30 years to my life expectancy, I'm sure of it. Knowledgeable, friendly, and resilient in the bleakest of situations.
