Why are people saying such mean things about Fredricka Manor? I just visited yesterday, My parents were there 8 years ago and they have totally upgraded the look from the Great Generation to the Baby Boomer generation. I loved it for my parents but it truly has sparked up for the new genertion coming in. The food looked and tasted delicious and far better than any I saw on pictures from other places. The rooms are clean, fresh and updated. The social calendars couldn't be better and the residences I met who were close to my age, loved it. They couldn't say enough good things about it and they were all participating in different activities from each other. Not only were activities abundant but holidays were made to be celebrated with special events offered and residences were signing up for trips to Lambs House Theater to upcoming plays, Peohe's was another sign up opportunity. In August 2024, we contacted and visited Frederika Manor in Chula Vista. All required documents, including medical, were submitted. We looked at the available units two times. My friend was approved to live there for one year. Then the salesperson abruptly changed her mind, saying my friend did not have enough money to live there long-term. This salesperson would have saved us a lot of aggravation, time, and expense if she had been upfront about the financial requirements from the very beginning. She told us Frederika Manor is a "non-profit" organization, but clearly it is all about "profit/money". read more

Fredericka Manor is the perfect place to live if you are looking for a relaxing and caring home. I visited 5 other retirement communities before selecting Fredericka Manor. Unlike other communities it has the following features: 1) No upfront buy-in. Costs. Similar places asked for 5-15K before moving in. 2) Small town feeling with gorgeous, well-maintained grounds. 3) life in "cottages"'or in an apartment-like setting 4) Up to three, chef prepared meals per day 5) free on/site laundry. 6) free housekeeping services. 7) multiple opportunities to get involved in the Fredericka Manor community. 8) free transportation to various venues. read more

My mom has lived here for a few years. Her behavior and personality can be quite challenging to say the least. Frederika's management and staff have been absolutely wonderful working through her challenges at every step of the way. I am so thankful we found FM and I highly recommend it to anyone. read more

If this is the best America has to offer seniors, then we are doomed. This is a dumping ground for old people. Smart money says the rennovations they are doing are to position the company to sell the location as a time share or vacation hotel. The $250,000 they spent pulling up a decent parking lot and putting down pavers was only for looks and the bill goes to the residents. Ms. Prendergast promised me a unit, and it was not ready when my things arrived. Don't worry, she said, it will be ready in two weeks. When I called her back in two weeks, she then said, oh, it will be another six weeks. I lived there for two months, before I fled. There are so many problems that it will be impossible to name them all. There was black mold in my unit from a water leak. They ignored it until I said I was getting a lawyer to pursue breach of contract. It was never dark - the porch light across the street cast shadows on my interior walls. In addition, there were five streetlights shining in my windows at night, so having the blinds open for air circulation was not an option. It was like a prison, in this respect. The Geneva Convention would not allow prisoners to be subjected to these conditions. It was never quiet, there were lawn mowers and blowers at least three days a week, so I was constantly trying to open and close heavy windows. The air was always full of particulates from the blowers and mowers, so it was terrible for allergies. My porch furniture was covered with dirt, dust, and clippings, every time they went by. The place is not accessible. For example, the doorway had a square threshold about 3/4" high. It was too high to get my walker to roll across it, so getting my walker in the door was a serious problem, if I was using it to move something weighing more than I could carry. While they couldn't afford to spend $50 to give me access to my unit, they were able to fund pulling up a perfectly good parking lot and laying pavers. The cost was over $250,000. I was expected to pay for that while they turned their back to my struggle to get in and out of my unit. They were also able to afford to pour a patio and new driveways, but not give me accessibility. The workers told me about people who were terribly treated, who had no family. One worker told me one lady was drugged to get her out of her unit. They moved her to intensive care and then rented out her unit for twice what she was paying. Then they let her out of intensive care and moved her into a smaller unit. She also said that one family bullied everyone else and occupied the best units and got special services at no extra charge, while the rest of us struggled to get a healthful meal. They promised me a low-carb diet and then fed me three servings of gloppy carbs at each meal. Two kinds of potatoes and every piece of protein covered in slop, they called sauce. When I complained, they changed the heading on the paper and fed me the same slop...at $9 a plate. I saw the podiatrist who had to do a little surgery on my foot. I have had trouble with infection in that part of my foot ever since, but since he cut my foot while it was propped up on a paper on top of a stack of cardboard boxes in a filthy storage room, I guess infection is to be expected. If you love your old people, show them and don't warehouse them here. read more

Be careful when trusting Fredericka Manor with the well-being of your loved ones. My mother had submitted her application fee and was ready to move in after speaking with the sales department and being given the understanding that she had a room reserved for her. When Covid hit, they refused to let her move in her in or provide assistance in securing her the space she had rightfully reserved, even though she had paid the $300 requested. They also promised to have a nurse evaluate my mom over skype so that she could be admitted when the covid ban was lifted, but they backed out again! It felt like I was being fed one deception after another, with Fredericka Manor taking no accountability whatsoever. Afterward, they were very cold and basically told me we should have "read the fine print." What a cold and callus thing to say to an 82-year-old woman who was just rendered homeless. I even spoke to the Executive Director, who was as shameless as the sales staff. If they were that rude to her family at the top levels, it makes me wonder how lower staff treat people when their family isn't watching. read more

I ended up coming here after my wife passed away, my daughters felt it was safe to come over here with them. I am at a very impressive place totally worth the value. I've been here almost 2 years and I love it! The food is always good and we have a nice dining room view. Top tasting food. Meals are the time for socializing and to meet other residents. The room amenities are amazing I have a kitchen. i love to go to the Exercise room and the library. I have a car and it's very easy to park near the main building. I can drive to nearby places on Third Ave, towards the bay, and explore Chula Vista. Amazing views of the ocean there is a lot to see! I can walk over to the mini stores on third ave and everything is walking distance. They have Spanish Classes every week and I love it! read more

My parents currently live here, and have for a little over a year. From the time we first visited to check them out... to the time they moved in... to now a year later, their experience has been wonderful. The grounds are lovely and quiet, it is very convenient to many services and they have several living accommodations to choose from. From the tower, to casitas, to smaller apartment buildings there is something for everyone. There is round the clock service and security so for family, there is a big peace of mind that comes along with elderly family living here. My folks live in the two story apartments, with a lovely little patio. They have their own smaller dining room that they go to every single night in their building. There is also a puzzle room that my Dad spends a ton of time in. They have tons of services, and the residents are very involved in activities and the overall community. My Dad loves teaching his weekly class, it keeps him sharp and he loves to share his knowledge. You know, when my folks needed to get out of/sell our family home for various reasons it was a HUGE adjustment. Fredericka Manor really made that adjustment bearable for them. read more

The food and service have gotten SO POOR my mom left. The dining room is only open Monday-Friday for lunch and dinner for 1 hour each. The food is being delivered by people who clearly don't know what they are doing-sometimes the food never comes at all! The Covid excuse is being used for everything. The new place my mom moved to has dining 7 days a week 7am-7pm. Fredericka Manor should be fined how poorly they take care of helpless elderly people!!! They have CLEARLY cut the budget and it's evident they can't retain staff either. So sad for the people who don't have family to be their advocate. I would not send anyone here. Before it was a great place, but they are using Covid as an excuse for everything which clearly is an excuse since other facilities are "pretty much " back to normal. read more

She loves Fredericka Manor and the wonderful friends she has made there over the years. I moved from the San Francisco Bay Area 3 years ago to Fredericka Manor and I couldn't be happier, I have a lovely cottage with a garage and a yard. There are so many activities here that you can not even take part in them all but I enjoy all that I do, I take 2 exercise classes each day. I take walks at Chula Vista Bay Park to be near the water once or twice a week, I enjoy bocce ball, I'm in the choir, ballroom dancing and line dancing. We are steps away from Third Avenue, a business area that includes restaurants, a tea shop, a bike shop, a community theater with excellent plays. Fredericka also has buses if you do not want to drive to go to many events, San Diego symphony, theaters, grocery shopping, as well as many San Diego attractions. The amenities and staff here are amazing, we have house keeping come twice a month, gardeners, and a maintenance crew that helps us with anything you might need. Fredericka Manor is like living in a small village, most people here are very interesting, well educated, well traveled, with past interesting careers. Our dining room has beautiful views, our residents family and friends love to be invited as a guest and enjoy a meal. read more

Our 92 year old Mother has lived here for a year now and she loves it. She rents a studio apartment in the main building. It has a nice size bathroom with plenty of storage and a walk-in shower. There is also a large double size closet and a kitchenette. She eats most of her meals in the dining room. The food is a good variety of ready made or made to order, your choice of restaurant style or buffet. There are many activities daily to keep her busy, and many public areas to meet with her friends. The grounds are lovely for walking or just sitting and enjoying. What we like best is the variety of services at every level. When she became ill a couple of months ago, she required several weeks recuperation in the skilled nursing facility which is on the same grounds. She was able to visit her own apartment with an escort during her nursing home stay. She has increased the amount of services she requires, such as dressing and shower assistance temporarily. When she gets stronger, she can cancel the extras. The price varies depending on the services you use, but they are very flexible. It is not economy price, but rather in the middle range of retirement homes. We looked at many different places before we chose this one. read more

Both my parents lived their final years there. They died in their nineties. Staff is long term, caring and personal. They know their clients and families and treat them with respect. I recommend the facility. read more

I'm 85, and have lived in Fredericka Manor for two years, and life here is truly better than I had expected. I had already seen a number of retirment facilities in a professional role, and Fredericka was the most attractive and had a beautiful dining room. My only negative expectation was that I would of course be living among a lot of grumpy old people. Surprise! There are very few grouchy people, and more "activities" than a Disney cruise ship. I live in a two-bedroom cottage, more than I really need, but know that if and when I need I can move into a one-bedroom cottage or apartment. Then, if I need, there are studio apartments or partial-care units or a skilled-nursing center or (soon) an Alzheimer facility. These options are important to me because I have no relatives in this area and it is good to know I can just be wheeled from door to door as needed. . I also didn't really understand how much would be done for me. From bi-weekly cleaning to changing the light bulbs, to forgetting paying utility bills. Reilly never had it so good. read more

I moved here with my husband Mel, 16 years ago. He was 4 years older than me, we discussed if we wanted to move in the tower or cottages around the campus, we decided it would it would be safer for us to live in the tower. We moved into a large apartment in the 6th floor. Then right after my husband past away in 2003 I moved into a cottage that I was able to now park my car right out front and grow my garden. Everyone was extremely friendly which was great. The best part about living here in Chula Vista is having nice weather all year long. Being able to walk to downtown Chula Vista was another reason I chose to live here, there are all kinds of different businesses, anything you can name just in walking distance. One of the best parts of Fredericka Manor is having the pond to be able to walk around whenever I please. Another thing I love about Fredericka manor is being so busy with all the activities they provide. I started in the flower committee, I then became a member of the hospitality committee, I then joined the quilting committee, and sewing room, repairing clothes for residents. I used to as well attend the dart baseball games, it is one of the most popular activities here, whether you play or just watch and cheer the teams on. The best part about Fredericka manor is the staff, they are very pleasant and welcoming, they made it very clear from the beginning that they wanted our opinion on everything they provide. Living in Chula Vista I was also very involved in the community and was asked to join the Senior Volunteer Patrol, working there from 2005 to 2016. At 97 years old I am still very involved in gardening, Outside of my cottage in my backyard you should see how many flowers I have blooming. I used to have a car but now I am able to take the shuttle that Fredericka Manor provides to residents to go on trips to the stores around town to be able to pick up the gardening equipment that I need, as well as any groceries and other utilities. I have had a complete blast living here and continue to, to this day! It is the best choice that I could have made and am happy about it everyday I look at our beautiful campus. read more

I have lived here for around 2 years now. The move in process was very smooth and I was completely assisted by the sales team throughout the whole process, they were extremely helpful! Once I moved in I was instantly greeted and felt welcome by the residents who live here. The dining room has amazing meals and is the perfect place to socialize and get to know your fellow neighbors. There is always events going on and different activities that also get you more involved in the community. I live in a very affordable but nice apartment. What I thought first that I would like most about the Fredericka Manor was the fact that when I first came here I thought it was like a small village. It felt like a small town, but a real neighborhood. And I thought I'd really like that. And then when I discovered Old Chula Vista (which is our immediate neighborhood ) I really liked that because there was a small village and I thought that would be the main thing. But it turns out that the main thing is the kind of atmosphere, the ambiance, the personality of the place. And not only the staff members... the staff members will help you at everything. I just was stopped by a guy who was in charge of the plant and gardening and so on. And he'd stopped me -I'd never met him, but I talked to him on the phone a couple weeks ago-and he stopped me and said "if you need help with that project" (he knew the project, he knew who I was ) "you know I'll make arrangements". And when we finished talking, he said "and I have I have some tomato plants if you got a late start." And everybody's like that. If I called up today about a couple of work orders and some advice and all the people showed up or called back immediately. And the residents are all friendly. They all seem like they're glad you're here. And I talked to my wife about that - why does that happen? And I think it may be because we're all approximately the same stage in our life and we've all made the same choice. We've chosen to come here and we feel good about that and everybody's just friendly and helpful. So the most important thing really is the people. read more
