Well day of inspection I was told this apartment is in great shape and no red flags appeared on the report. I went ahead with buying this apartment without any stipulations because I was under the impression there was nothing wrong with the unit. Simple 2 bed condo inspection. Within 3 months - needed to replace the water heater And first time turning on the heat, it didn't work. Had to call pseg due to 28 degree weather, said the motor on the furnace needed replacement and would take 2-3 days to order. How !! How do you approve a home inspection !!!! I don't care how polite somehow is, I can't in good conscience let people not know about this. Home ownership is a huge deal when you're spending 100s of thousand. If you are looking for a reliable unbiased home inspection - Dan is your guy. We have not had "pleasant" experiences in the past with home inspection but with Dan it was different. We were on a time crunch with when we need to schedule an inspection and Dan was completely booked. He somehow managed to work out his schedule and accommodate us. I was purchasing my first home in The Heights and Daniel came highly recommended by my realtor. I am VERY happy I went with my realtor's word because Dan went over and beyond with his inspection. The house was occupied by a hoarder and he was so professional as he crawled into every space and scooted between piles to check the water, roof and structure. As a first time home-buyer on a new construction/converted property in Jersey City, I received mixed advice from my peers/realtor/attorney if I even needed an inspection done at all. These guys are the probably most professional and reasonably priced home inspectors you can find in the area! I did multiple quotes for a home inspection and without a doubt out of 3 I had none of them even came close to their price. Now you're probably thinking... you get what you pay for...right? WRONG! They were actually earlier than us for the home inspection (I arrived on the dot) and for a 4BR/3BA home, they took about 3 hours to inspect every nook and cranny! While they were inspecting, I walked with them and they pointed out the issues and its solution(s). I received a comprehensive, 77 page report filled with descriptions and pictures of major issues found (this house in particular had many issues so 77 pages might be on the longer side). A review is a review from any customer who feels unsatisfied. You cannot delete a review, even if the company does not agree. Not all companies are perfect just like not all inspectors are qualified in everything they find to inspect. How else will other customers know the truth? One has to stand up for their rights. As I have said before - sure he made a thoroughly inspection for an old house- finding things that was obvious. The home inspectors job, unfortunately is to find as many things as he can to justify his fee. In fact, it was so obvious that I changed my mind into not purchasing what I thought would be my dream house. Rather than shining light in the tunnel for hope by referring a 2nd inspection once fixed by another qualified specialist or quotes, instead you get bombarded by negative documentations, pictures and other findings. I was even advised "with money, you can fix anything." Not quite the enthusiasm of advice I needed to hear, especially in a time of stress and anxiety. In other words the inspection is a sure way to back out in any transection. Guaranteed! Giving this a one star for not being sensitive to the buyers and did not suggest a 2nd inspection. In fact I was advice best not to go forward with purchase. read more
