I found these guys by letting Yelp reach out to a bunch of Home Inspectors near me and I went with them because of their very reasonable rates and good reviews. Dan was quick to reply even late at night and setting up some time was very easy. Dan arrived on time (a little early actually) to inspect the condo I am looking to purchase. He was very thorough, personable and fun to have over. He kept in communication, always prompt to reply and the report we received was very detailed and informative. Will definitely hire him again if purchasing a home in NJ. read more

Daniel from Frank Lin Home Inspections was awesome! He performed a comprehensive Inspection for our apartment. He not only gave us the full report on the wear and tear in the apartment but he also gave us pointers on things that may be nearing the end of their life that we'll want to proactively replace. Wonderful experience and would use him again. Thank you! read more

Well day of inspection I was told this apartment is in great shape and no red flags appeared on the report. I went ahead with buying this apartment without any stipulations because I was under the impression there was nothing wrong with the unit. Within weeks after moving in I've had to Replace the hot water heater Replace the front door and lock because they were stripped Replace the igniter for the oven Replace the piping in the bathroom That's it for now god willing there no more issues. Long story short, inspect your career path before inspecting my next home read more

Simple 2 bed condo inspection. Within 3 months - needed to replace the water heater And first time turning on the heat, it didn't work. Had to call pseg due to 28 degree weather, said the motor on the furnace needed replacement and would take 2-3 days to order. How !! How do you approve a home inspection !!!! I don't care how polite somehow is, I can't in good conscience let people not know about this. Home ownership is a huge deal when you're spending 100s of thousand. He screwed me big time, and I'm sure there's not much I can do... if anyone knows if I can do something , please help!!!! read more

Dan is super helpful and nice. I urgently needed to get an inspection done on the major systems in my house and he made sure to fit me into his busy schedule! He sent me the report very quickly. Great communication. He is very knowledgeable and arrived on time. read more

We worked with Dan and the overall home inspection went very smoothly (scheduling, actual inspection, verbal debrief immediately afterwards, final documentation). Prices were reasonable as well. read more

As a real estate agent, building confidence with a client is vital. Within that confidence-building time I am asked for recommendations for vetted professionals to help in the home buying process. Professionals who they can trust to be reliable, knowledgeable, and honest. My clients look to me to see who I trust, I trust Dan Lin. Time and time again, Dan arms my buyers with comprehensive knowledge about their properties as well as offering helpful solutions to any concerns. I have seen this man find his way into spaces that no grown adult should be able to fit into, that is how dedicated he is to give his clients a thorough inspection. Look no further! read more

If you are looking for a reliable unbiased home inspection - Dan is your guy. We have not had "pleasant" experiences in the past with home inspection but with Dan it was different. We were on a time crunch with when we need to schedule an inspection and Dan was completely booked. He somehow managed to work out his schedule and accommodate us. On the inspection day he was on time and started his work right away. He looks and finds more things than you could have imagined and I was amazed with his attention to details. At the end of the inspection he gave me an overview of where things are, what to do when, what will be in the report etc. He cared for your to be home and it just lets you make an informed decision. He is convenient with how you can pay him (ie zelle, venmo, cash, check all accepted). Dan will be my inspector forever! read more

Always professional and thorough, I continue to recommend and hire Dan for home inspections. He is extremely patient and knowledgeable--he walks buyers through the property to explain his findings and doesn't blow things out of proportion or cause unnecessary alarm. He goes above and beyond to check every inch of a property, including terrifying crawl spaces, hard to access water heaters, awkwardly placed faucets and boilers, etc. I have never witnessed another inspector go to the lengths that he does to get the job done right. read more

I cannot believe I haven't written Dan a review yet! I recommend all of my clients to him for inspections. He is extremely thorough and efficient. He makes the inspection process fun and informative rather than stressful and overwhelming. He even helps my buyers after they close with advice and recommendations of local service companies (I.e. roofers, plumbers, electricians, appliance repair). Dan is simply the best and is the go to inspector in Hudson County. read more

My wife and I are buying our first home in Jersey City and Dan was able to squeeze us in for a super last minute inspection appointment. He is incredibly professional and knowledgeable about homes both old and new. He provided great insight into what are important things to look out for and what things would be dealbreakers and worth fixing for someone buying an older home. I cannot recommend his service enough to anybody looking for a home inspector! You will NOT be disappointed! read more

Frank Lin called later on in the afternoon I posted my review. He said that he had called the previous day, but I had no message nor any record of a missed call on my call history. His son, Dan, emailed the next day apologizing. I appreciated that there was that personal attention. It is a small family-run business so I can understand how it might be have been difficult to schedule an appointment. It seems that I'm the only one who has had this experience, so it looks like my experience is definitely not the norm. Not every company is perfect every time. I'm sure their actual work in above and beyond. read more

I met with Frank Lin and his son Daniel last month for an inspection. It was a last minute call on a Thursday night. They were able to meet quickly and provided a competitive price. I was pleasantly surprised when I arrived at the home a few minutes early and saw both were already there. They certainly valued my time. Throughout the inspection, no stone was left unturned. Their level of experience and knowledge of homes well surpassed my expectations. Daniel took many pictures along the way, which were included in the report. Frank pointed out a some things that were wrong with the house and offered guidance on how to fix them. Both answered all of my questions and worked very well as a team. We met for just under 2 hours, and I had the report with photos later that day! I highly recommend Frank Lin Home Inspections. Father and son are friendly, experienced, knowledgeable, prompt, and very thorough. read more

I was purchasing my first home in The Heights and Daniel came highly recommended by my realtor. I am VERY happy I went with my realtor's word because Dan went over and beyond with his inspection. The house was occupied by a hoarder and he was so professional as he crawled into every space and scooted between piles to check the water, roof and structure. Not only is Dan VERy professional, he is also personable! He suggested restaurants, we talked about New Jersey... he has a trusting vibe and did not get annoyed that I followed him each step of the way (not the roof or attic, of course). While following him around, he explained the good, bad and scary re: the house. He spoke what is an easy fix and what I need to change immediately if I was to purchase the house. All in all. Daniel was professional, did not rush through the inspection and took my need to know everything about the house seriously. His report was very detailed and helped me decide if the house was worth the investment. I already have and will continue to suggest Frank Lin Home Inspections to others because he takes your home and investment to heart. read more

I worked with Dan on my inspection and he's fantastic. Extremely thorough, reliable and took the time to answer my (many) questions. He's been an outstanding resource for home improvement recommendations and contacts - highly recommend! read more

These guys are the probably most professional and reasonably priced home inspectors you can find in the area! I did multiple quotes for a home inspection and without a doubt out of 3 I had none of them even came close to their price. Now you're probably thinking... you get what you pay for...right? WRONG! They were actually earlier than us for the home inspection (I arrived on the dot) and for a 4BR/3BA home, they took about 3 hours to inspect every nook and cranny! While they were inspecting, I walked with them and they pointed out the issues and its solution(s). I received a comprehensive, 77 page report filled with descriptions and pictures of major issues found (this house in particular had many issues so 77 pages might be on the longer side). Overall I am extremely happy I found them and would advocate their services to everyone if given the opportunity. read more

As a first time home-buyer on a new construction/converted property in Jersey City, I received mixed advice from my peers/realtor/attorney if I even needed an inspection done at all. I was told that the unit would ultimately need to pass city/township inspection in order to receive the certificate of occupancy + clearance to close, and that I could save my money by opting out of it. Considering the inspection cost was low in relation to the purchase price of my condo, I am SO happy I chose to have it done anyway, and I am SO happy I chose Frank Lin Home Inspections. What particularly impressed me with Dan was his punctuality, professionalism and patience. He took the time to go over every small detail of the condo, and had all the tools to check what wasn't visible to our naked eyes (like a moisture reader). He educated us with how the heating/cooling, gas, electrical, etc all worked, how often we'd need to run maintenance, and how we could make our home more energy efficient. The report he provided was incredibly detailed, with pictures for every notation. I basically paid for peace of mind + a homeowner's 101 crash course, and it was worth every penny. Highly recommended!!! read more

We are first time home buyer on Condo in Jersey City, we had Dan for inspecting our new home. Dan is very knowledgeable what we need to be careful, what is good and what needs to be done. We also asked him if he can send us report the next day of inspection, because our schedule was very tight. And he kindly did for us. He was very flexible and responsive all time. Thank you Dan. read more

We contacted Dan last minute for a final inspection to make sure everything was thoroughly checked. Dan responded within minutes and he was friendly and easy to deal with. Dan arrived on the inspection day on time and started the inspection immediately even when we got there late. He checked everything thoroughly and paid special attention to the areas that we have concerns with. This is our first purchase hence we had a lot of newbie questions but Dan was patient and gave us lots of expert advice on the apartment and the building. Dan was able to provide detail explanation and easy solutions to any questions we asked. Because of his expertise and professionalism, we felt much better and more confident about our purchase! :) I highly recommend Dan and Franklin inspection to my friends and family and anyone who wants an honest and professional inspection service! read more

With my last home inspector, John Losquardo, out with a back injury, I was nervous at first to try someone new for so important a role as a home inspector of my new home. However, Frank Lin was not only courteous and professional, he was thorough and patient in explaining to us the various steps he went through as he inspected the row house. He wrote a thorough report, which he delivered to us in days of the inspection, and he even continued to help us afterward in figuring out whether our chimney needed a new liner. We have used him since on two other properties. Continues to exceed my expectations - oh and he's super sweet, prompt, etc. We appreciate him, and hope you will too! read more

I couldn't be more grateful that I was able to have Dan as the person who did my inspection. Professional, thorough, kind, cool and all around wonderful at his job. The minute he got there - he knew EXACTLY what to do and how to do it - he didn't waste any time. Dan is a master at his job while being very communicative and honest. After showing me 1 or 2 minor issues that he came across- he was kind enough to take the time out to show me how to work certain appliances in the home -which he didn't have to do. What a wonderful person who is A+ at his job. Thanks Dan! read more

We recently used Frank Lin Inspections for a purchase in Jersey City. We picked these guys based on Yelp reviews and on the recommendation of our lawyer. We could not be happier with Dan as our inspector. Dan was incredibly efficient and professional and very clear and up front on the fees and the process. He was timely and worked very professionally during the inspection. He explained the entire process to us and took us through every single item he noted in the inspection. He was a great source of knowledge and has made some great recommendations on contractors to help us understand the financial impact of the inspection. I would 100% recommend these guys and will absolutely use them for any future home inspections that I need in this area. read more

I contracted Frank Lin Home Inspections for an investment property in Jersey City, NJ. after researching many home inspection companies. The experience of this company coupled with all the positive reviews guided my decision to partner with them. Dan Lin conducted the home inspection with a critical eye and was extremely thorough. Dan provided a detailed report in a timely manner that allowed me to assess what repairs were needed prior to the purchase of this property. Dan also accommodated my request to reinspect the repairs the Seller made. I will be purchasing more property in the area and will only use Dan Lin. Dan was professional, responsive, thorough and his expertise was clearly recognizable. read more

A review is a review from any customer who feels unsatisfied. You cannot delete a review, even if the company does not agree. Not all companies are perfect just like not all inspectors are qualified in everything they find to inspect. How else will other customers know the truth? One has to stand up for their rights. As I have said before - sure he made a thoroughly inspection for an old house- finding things that was obvious. The home inspectors job, unfortunately is to find as many things as he can to justify his fee. In fact, it was so obvious that I changed my mind into not purchasing what I thought would be my dream house. Rather than shining light in the tunnel for hope by referring a 2nd inspection once fixed by another qualified specialist or quotes, instead you get bombarded by negative documentations, pictures and other findings. I was even advised "with money, you can fix anything." Not quite the enthusiasm of advice I needed to hear, especially in a time of stress and anxiety. In other words the inspection is a sure way to back out in any transection. Guaranteed! Giving this a one star for not being sensitive to the buyers and did not suggest a 2nd inspection. In fact I was advice best not to go forward with purchase. read more

Dan is incredible. He was recommended to us by friends as a very thorough inspector, and he definitely went above and beyond. We bought a 3-family in the Heights and he checked everything-- every plug, every light, etc. He managed to get into the tiny attic door and find old knob and tube wiring that needed to be removed. His report was super comprehensive and had great photos. Dan is also a pleasure to work with- we had a lot of fun learning from him. We highly, highly recommend him. read more

I messaged Frank Lin to do an inspection for a home that i was looking to purchase. I asked him for the price and their availability. Dan quickly responded and gave me the date where he's available. Dan arrived 10 minutes before the appointed time. He was very through and made sure every nook and cranny was documented. He made sure to point out that there was a moisture problem at the basement, attic and what the possible causes are. Everything was checked, including cracks on the floor , tub , condition of the sink water stain in the closet and even the fence. I received a detailed report 3-4 days after complete with photographs of the problem areas. To make a long story short, There is a reason why these guys have earned a good reputation. They are professionals and they deliver ! read more

Dan recently completed an inspection of a condo unit we are purchasing in Union City, New Jersey. To say that Dan did a thorough job would be somewhat of an understatement. He not only spent the time and effort to go through the unit in detail, he explained at length about the functionality of mechanical units and gave a number of helpful preventative maintenance tips. I was impressed by his depth of knowledge. Even after preparing a descriptive report full of high quality photographs, he made himself available for a full round of follow-up Q&A. read more
