Carol and her team took very good care of us. As first-time renters, we needed all the help we could get! Carol listened attentively to what we wanted, and she showed us exactly that. She was honest about our budget and about the properties we viewed. All of her help was professional and encouraging. While we waited to arrange our lease, Farnam Realty Group helped us find a place to stay for the evening. Carol worked quickly and efficiently to move us into the right home. She even helped us negotiate a monthly rent that allowed us to remain on budget. Our lease was finalized within 24 hours of our first steps into the office. We had already spoken directly with Joey Felton, discussed terms, and agreed to the offer they wanted. I submitted my application yesterday, and my two future roommates were actively completing theirs today. Throughout the process, we were led to believe things were moving forward normally. In fact, Joey had previously stated there was little to no interest in the property, so there was absolutely no indication the unit was about to be given away to someone else. What makes this especially frustrating is that if the issue was urgency or securing funds, I could have immediately provided the security deposit yesterday. That was never communicated to us. Instead, after we had already invested time, money, and effort into applications and planning, the property was suddenly rented out to someone else with no warning, no transparency, and no opportunity for us to finalize things. The communication throughout this process felt extremely misleading and unprofessional. It honestly came across as though our applications and interest were being used as leverage while decisions were being made behind the scenes. At minimum, a professional management company should communicate honestly and give applicants clarity before having them spend money and time applying. I understand landlords can choose applicants at their discretion, but the way this was handled showed very little respect for people trying to secure housing in good faith. The experience left a very poor impression of both the ownership and management practices. I would strongly encourage future renters to make sure they get everything clearly documented in writing and confirm the status of a property before spending money on applications or making plans around availability.

    I rented with ECP for the school year, and it was a wonderful experience. My roommate and I often…read morejoke that we will never have management this responsive and helpful again -- they've fielded all of our questions and requests by next day! One of my blinds broke one morning, and I had a new one delivered to the door of my unit within 1-2 business days (I installed it myself due to COVID). Our unit has also been really well maintained -- the walls are relatively thick from room to room, and between floors. I also really appreciate that the exterminator comes once a month, which has offered a lot of peace of mind. The only thing that would be nice is if we could sell furniture to the next tenants and leave furniture for them in the apartment -- ECP does require you to move everything out between leases so that they can deep clean the apartment and the floors, which is wonderful, but it's the only thing I would want to change about my experience, and not a big deal in the larger scheme of things. Not having to worry about a landlord trying to nickel and dime me, or not responding to maintenance requests has been great.Overall, it's been a delight renting with ECP!

Someone had thrown a smoke detector in the dumpster, and it was beeping. He retrieved it and took it away. He even asked me what the temperature was like at my home in Maine - can't believe he remembered that from a brief conversation we had weeks ago! In addition to checking and fixing things professionally and expeditiously, every Elm City employee I've encountered brightens my day - from the receptionist to the routine maintenance visits to the few repairs I've requested. You've made a big difference to the quality of life here in New Haven for my husband and me - thank you so much.

    Who would ever be dumb enough to buy one of these apartments. Yeah the actual list price is the…read morelowest in town by a long shot. But why would you ever want to live in a place where I went by just to check it out and it was like walking through a retirement home. There are basically 1,000 rules. HOA fees vary based on the bedrooms. Parking is an additional cost despite your HOA fees alone for a 1 bedroom 750 square foot apartment (these aren't condos) is about $1,100 a month. That is equivalent to a mortgage payment alone of purchasing a $230,000 3 bedroom+ house. Then if you're looking for even a 2 bedroom place. Just take a look at the numbers. The nicest one on the market is a 3 bedroom/2 bath for $130K with HOAs at $1,800 a month. That is equivalent to a $2,600 TOTAL payment mortgage+HOA+insurance+taxes & $2 per month per square foot. You could get a $350K house and pay about the same per month. Not to mention, New Haven isn't a Boston or New York or LA or San Francisco where living in the heart of Downtown with a balcony is that amazing of an idea. Not to mention if you're on one of the higher floors it will take you 3-5 minutes just to get to the lobby.

Unbelievably rude!!. There is a board of directors who rule. And make up rules that as a renter you don't even know about. And this is a shout out to " Mister Black Cowboy Boots" you're a spineless hide behind your wife tattletale and you know who you are!! That's another problem here tattletales. There is no freedom in this building people watch each other and the guards can be very rude because they have carte blanche over everything! You don't want to live here it's not worth it financially or in any other way! It's an old building with old crappy rugs in the hallways and is very difficult to get hot water and any maintenance done. Forget about living here I don't recommend it
