It's been a couple of years now, but thinking of my rental experience with Four Star still leaves me with a bad taste in my mouth. First, let me start by acknowledging that yes, Four Star on the Hill deals with student rentals, and college students are not always the most respectful tenants. So I can look past the exorbitantly high rent, the sub-par condition of the properties, the absurd security deposit, the ridiculous fees. Unfair, maybe, but I get it.
What I cannot look past is their incredible lack of respect for their tenants. College age or not, if you are a property manager you should respect the needs of any client, especially when it directly involves the condition of the property you are paid to manage.
I had 3 specific experiences with Four Star during my one year rental that have ensured I will not rent from them again. All involve their complete lack of respect for both their property and their tenants:
First: the stove. When we first moved in, there was ancient stove that clearly was on its last legs of life. There were two out of four burners that worked, it barely heated; it was a mess. We contacted our property manager several times, but would Four Star replace it? No sir, not without the opinion of a "professional"! They made several attempts to fix it, attempts that were ultimately futile as it needed a part that was no longer made. But believe me you, Four Star did not conceit to this new oven without a fight.
Things were fine for a couple months, but then we had the misfortune of having a colony of yellow jackets build a nest inside our downstairs bathroom's fan. We started seeing yellow jackets all around our house, and quickly began to realize it was not simply by chance: they were coming in through a hole in the outside of our house, and in through the vent/fan in our bathroom. Terrifying, yes. Four Star's fault? No--but what happened after was. We submitted an urgent service order, describing the above situation. They took their sweet time responding to this supposedly "urgent" request, but my real issue lies in what happened when they sent someone over: He took a twig from the yard, and a piece of cloth, and stuffed it into the hole on the outside of the house that the yellow jackets were flying into. Yep, you heard me right: his solution to a wasp nest in our bathroom fan was to take a twig and a rag and block the outside entry. Where did he think they would fly instead? To Cancun, perhaps? I could not make a "solution" as pathetic as this up, folks. Check out the picture I uploaded. Obviously, this did not solve the problem and only drove the wasps into our house. After more painfully slow contact with Four Star, they actually managed to get it together and send a fumigator to our house. Nevertheless, I will truly never be able to comprehend the first "contractor's" solution. A RAG AND A STICK?!!!! But I digress.
We also ran into problems with our front door, which was quite obviously not properly sized for the frame it was in. It became increasingly difficult to shut as the months went on and we drew closer to summer. I've experienced this problem in the home I grew up in, I'm not sure if it's the humidity or the warm weather, but the frame of the door somehow seems to shrink and it becomes extremely difficult to close the door without yanking on it. In my house growing up, it always happened with interior doors which are somewhat less of an issue. With Four Star, it was our front door, and it was nearly impossible to close. You could not simply tug, let alone shut, the door behind you, you would have to pull the door closed and yank on it with the all of your body weight. Not safe. We contacted Four Star and requested to have them replace, rehinge, refit --whatever you do to a door, with no response. We submitted several more maintenance requests, still no answer. No courteous "Sorry, no can do"; just no answer at all. At this point, I figured that since our parents had all co-signed our lease, Four Star might be more amenable from hearing from them. Wrong. Still no response. Finally, I set up an appointment with CU Boulder's on campus attorney, who deals with rental disputes. I contacted Four Star and told them I was doing so. Obviously I did not receive a reply, but we had our door replaced shortly there after. Sure makes your wonder....
Anyway, as far as college rental companies go, Four Star is hard to avoid. They have many ideal properties in awesome locations. But beware: they see college students as a business opportunity and will do little to help you if it does not directly benefit them. It's rare that I do not trust Yelp's review sorting, but if I were you, I would read all of the "unrecommended reviews" in regards to this company before you sign a lease with them.
