My unit flooded August 14, 2021. The management company, and the Hampton Courts condo association, were both aware of PRE EXISTING, FOR YEARS, water issues in the ENTIRE BUILDING. ed initially attempted to hold me responsible. My entire carpet, bedroom and living room, must be pulled, due to feces, mold, and mildew. The condo has also tested positive for ASBESTOS, about the end of August. Since then, ed would not return calls, answer text, and when he would answer he'd state, " oh, I'm sorry, I was off today. I thought they had started the repairs." In the meantime, the tenant has been displaced, during the covid Era, and the condo association and management company, have refused to speak about compensation for displacement. ed has a hand picked restoration company, Rainbow Restoration (Mia Hanson), that has joined the fray, and lies, of Edward Oswald. My calls, text, and any communication with them has been documented and recorded. They'll continue to double, and triple, down on deception and lies, as the tenant's health, and well being, is being compromised. I'll watch, as I put this issue on the front page with local, state, and federal regulators. "It's not the crime. It's the coverup!" Zero stars!

    Ooooh where do I start?! First off, the rent is extremely high for value. And yeah you get all the…read moreamenities but once you start living there you realize it isn't worth it. They don't keep up on the grass or lawn service. Upon moving in, I found that there were multiple beer cans left in our kitchen drawers, and behind the UNFINISHED cabinet. I reported this to the property manager only to hear "we hire independent contractors, theres nothing we can do" Uhm what?! Make sure your freaking team isn't drinking on the job!!! Second, almost nothing is communicated to residents. I lived there from June 2021- June 2022. After moving out, I discovered that the property has held multiple events in the clubhouse, that were never mentioned in emails for residents- only posted on instagram. Why aren't all residents included in these "resident events"? Second- no communication to us when we were moving out. Just "drop the keys off this day, this time, thanks" AND I had to call them to get that info, they did not reach out to me. I'm not sure if all apartments are like that but it seemed pretty unprofessional to me. Also! Big break in problem.... Other residents have actually been broken into but for me, I was approached by a young man while getting my mail. He explained that he just moved in, next day I get a call from the property manager saying this man was saying he stays with me, but doesn't know my name. I advised I never met this man before yesterday, all he did was approach me one time. But he did watch me walk back into my apartment. I hoped they would call the police and kick him out, but I saw him wandering the property days after that. All in all, The Romeoville Seasons is like any other development... run by an unresponsive group of people that don't really care how you're living.

I followed all his recommendations, and we received multiple offers in two days and closed above listing and comps. He was great to work with throughout the process, especially when we hit a few bumps in the road due to buyer-related issues. He's also selling another property for my family and has done a great job on that as well!

    My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.

    Before hiring Baird & Warner to manage your property, I strongly recommend reconsidering. They do…read morenot follow through with regular inspections as outlined in the agreements. Additionally, if you choose to transfer your property to another management company, they will send a deposit check made payable to the tenant. If the tenant refuses to sign over the deposit to the property owner or new management, the deposit is essentially lost."
